- Sandra (8/5): - Die Wohnung ist sehr zentral gelegen. Guido gab uns sehr gute Restaurant-Tipps. Das Essen war hervorragend. Ein Schlafzimmer hat keine Türe nur einen Vorhang und es gibt auch nur ein Doppelbett und zwei Schlafsofas.

- mark (5/5): Enjoyed the stay but wouldn't book again - Really nice apartment in an unbelievable location The property is described as 3 bedroom apartment. It is only 2 bedrooms and one of those is a converted study with a pull out couch. The third "bedroom" is a pull out couch in the living room. It's quite expensive for an apartment with one real bed.

- Simoukal (1/5): Awful experience - The appartment had only one bedroom! There is also one more room with no door with a small sofa that turns into bed. I called the owner as we arrived to tell him that this is not what I expected and he told me to find another place an that he will give me a refund. I found an other appartment, I booked it and I called him again. He told me to speak with Booking and he hung the phone. After I tried to talk to him he told me and Booking that he is not agree with the refund. When I asked him why he told me that I should have canceled the reservation (which I had) and when he stoped answering my messages. We ruined our vacation and had to spend a huge ammount of money to find a last minute appartment.

Guido met us when we arrived and was very warm and welcoming. Gave us a lot of tips and recommendations.
Beds are comfortable (even the sofa beds) and the location is great. Nothing!

- Claudio (8/5): - The location was excellent - within easy walking distance to such places as the Pantheon, the Trevi fountain and Piazza Navona. The apartment was very spacious. It was a welcoming ambience! The apartment needed restocking of some basic supplies, such as toilet paper, paper towels and tea-towels.
Guido promised to supply these, but for some reason, they were not delivered.
We recommend carrying out a check of supplies when Guido is there, as the lack of these supplies is inconvenient.
Guido is a nice person to deal with, so making your requests to him directly, will help.

- Victoria (10/5): Exceptional - The place is GORGEOUS!!! Its in an amazing location, Decorated by an interior disigner obviously, and we could not be happier with our stay. Its minutes from the Fontana de Trevi and Spanish steps. Loads of restaurants around. We were 5 adults and the fit was perfect. Really only 2 rooms but large area for sofa bed in the living room was more than fine. Guido the property manager was a complete gentleman. Delivered additional toiletries and towels the next morning without even requesting them. I will absolutely stay here again, no need to look any further! Highly recommended! Everything!

The apartment was clean and well maintained and the apartment manager was very responsive to our needs and provided some great recommendations for restaurants. Thoroughly enjoyed our stay. Our only complaint was that the second bedroom was not a real bed, but a pull out couch, which was uncomfortable.

Bathrooms are generous too, which is rare in Italy. Guido was a lovely host, and helped with checking us in and answering all questions Main shower needs to have all new silicone as it’s very mouldy and leaks out near the toilet. 2nd bedroom needs doors, curtains weren’t sufficient.

- Elizabeth (10/5): A great spot to make your base for your visit to Rome. - The location was perfect and the apartment spacious. We were met on arrival by Guido who explained everything very well. We could easily access all that Rome has to offer. Lots of options nearby for meals. A great spot, Bar Frattina across the road for breakfast but the kitchen is well equipped if you choose to self-cater. Carrefour supermarket is nearby. It is advertised as three bedroom but is only two - one with a sofa bed and the other sofa bed in the lounge area. In saying that, the sofa bed was very comfortable and it was fine. The shower heads are cracked but the bathrooms are good.

- Andrew (8/5): Good flat in very good location - Great location, Spanish steps five minutes one way, Trevi fountain ten minutes in the other. Plenty of restaurants nearby and a little carrefour to buy stuff. Guido was very helpful and friendly, flat is generally good but a few things would make it better, more cutlery and tea towels in the kitchen, and lighting on the stairs too!

The beds not the most comfortable but we also have tempurpedic at home. overall a good experience. Guido met us and gave us the keys, then told me I had to pay the tax per person in cash. I knew I had paid that through booking but I didn't feel comfortable arguing over it(approximately 90 Euros) when I knew we had to leave our belongings there with no safe to keep them in when we left.

- Alison (8/5): We had really enjoyable stay at this apartment. - We as a group loved the location of this apartment. The overall look is great. As it’s advertised as a 3 bedroom apartment the third bed should not be in lounge. Pillows need to be replaced to allow a good sleep, Also and I have seen this before on reviews both bedrooms do not have working air conditioning.

The apartment is spacious. There were 5 of us and we had enough space. The sofa bed is not small. Two people fit comfortably. Having two bathrooms was a plus for our group. Guido, our host, greeted us upon our arrival and took the time to guide us about places and answer our questions. Furthermore, he promptly answered our messages. The Pantheon, Spanish Steps and Trevi Fountain are within walking distance. There is even a taxi station 2 minutes away and a Carrefour 4 minutes walk away. To the Colosseum and the Vatican we take Taxis. Many restaurants and shops. Our stay was very pleasant in Rome. Thanks Guido. By the way, Rome is spectacular. We will return.

There was only one small bubble bath in each room, no shampoo no conditioner.

All amenities worked well, heating created a lovely cosy space and beds were very comfortable. Would definitely recommend this apartment. Although it sleeps six, it relies on large sofa bed being open during stay. Also, would recommend additional pillows.

- Tina (10/5): Choosing this apartment allowed us to explore and relax which made our stay fab - Usually properties in Rome are on the smaller size but this apartment was well above - there was so much space and even with the fold down bed up in the living area there was still plenty of room for a family of 4 including 2 teenage boys to relax and have downtime. The property was spotless on arrival and you could not get more central- right on Via Frattina which is a lovely part of town - you are within walking distance of most attractions, shops and lovely restaurants and cafes- you have the option of staying in and cooking as everything you will need is in the apartment. The host Guido met us on arrival and was so helpful- we would definitely book again if visiting Rome.
- Leah (4/5): Disappointing - Location was good The listing says it has 3 separate bedrooms and a living room which was not accurate. It is 2 bedrooms and a living room. We had 6 women travelling. 2 left to stay in a hotel as the sofa bed was squeaking and was very noisy from the street below. We were on the 3rd floor and there were no lights in the stairwell. One day there were no lights in the main entrance and was pitch dark in the whole building. There was a leak in the bathroom so we asked for more towels, and never received them. I emailed the property the day we arrived and did not get a reply till 1/2 hour before leaving. We were there four days.

Right around the corner from the Spanish Steps, so we were able to walk almost anywhere. Guido met us at the apartment and gave us a tour and keys. He was very friendly and helpful. The apartment was quiet and even though it was in an older building, it had been updated. The apartment is listed as a three bedroom and it is NOT. There are two bedrooms and a third bed (sofa bed) in the living room. We made it work for our family, but if we had been traveling with friends, this would have been a huge problem. The listing also stated a toaster and coffee maker were included in the kitchen and neither were there. I had to ask for a dish sponge and kitchen towels, which were delivered the next day. (I asked about the toaster, but that was ignored.) Pillows on the beds were awful. The AC in the master bedroom never seemed to get very cold (it was much colder in the other bedroom.) The shower heads and walls need to be descaled.

Guido takes the time to personally greet you, show you the apartment and stays in touch. It is quiet, comfortable and the location is unbeatable. Nothing - everything was perfect.

- Karen (8/5): Strategically located nice apartment - Strategically located at Via Frattina, it was quite central to most of the attractions in Rome and the shopping streets. Mr. Guido contacted me way in advance to arrange for our arrival and hand over of keys. He was pleasant and helpful. Apartment was huge and was comfortable and clean. The apartment could get some updates and refresh in terms of pillows, paint on the wall shower area (water easily clog up) and lightings (some were not working).
Rubbish was placed right at the entrance, sometimes waste liquid could be seen on the walkway and it could get smelly.

- Rodolfo (10/5): A true luxury house in a perfect location. Couldn’t have been more perfect. - The location of the house couldn’t have been more perfect. We walked absolutely all over Rome. Even the street itself was beautiful. Guido, our host, was so kind and courteous. He got in touch with us about checking in and nothing was a problem. He even allowed us to leave our luggage before the official check in time which enabled us not to miss valuable time sightseeing. The house itself was in immaculate condition. We would so so far to say there couldn’t be a more perfect house in Rome. We honestly can’t wait to go back. Absolutely nothing!

- George (9/5): Great apartment in a great location! - Roomy apartment in an amazing location! Comfortable living room with a nice kitchen. The master bedroom is a nice size with an en-suite bathroom and comfortable bed. The other bedroom is also a nice size with access to the second bathroom from the hallway. The lighting in the common area stairs didn’t work making it dangerous to walk the stairs at night so we usually used the elevator.

- Salva123 (5/5): NOT EVERYTHING IS LOCATION - The location was perfect The building´s entrance, the elevator and the access stairs to the apartment were extremely dirty, with rubish on the floors and a lot of dust, as if it HAD NOT BEEN CLEANED IN YEARS and in unacceptable conditions.

It’s equipped with most everything you’d need , except paper towels. Most hotels in Europe don’t have rooms to accommodate 4, so this is the best option ! Trash cans are right inside the entrance of the building , you’d think someone would put them out of sight .

Also has air con. we were a family with mum, dad and 1yo. Apartment block could be a bit noisy but to be expected in that part of town. No extra things - games, books etc. which you might get in air bnb and which can be a pain to take away.
So quite functional.
- Jo (7/5): Good - Size was fantastic, as was location and facilities. A brilliant place to stay! The common entrance to the apartment building was filled with garbage, a spill and a bad smell. This was not removed or cleaned at all throughout our stay.. Also there was some damage to the apartment that the host explained to us at check in, but not previously.

The host was extreamly freindly and gave good recommendations for places to visit, eat, and transfer back to the airport. The apartment requires some sort of maintenece. Few lights are blinking, one shutter was stuck to close, bathroom spray head blocked. The cost for this apratment is high so expect the maintenece to be better.
