• Mareike (7/5): Um Rom zu erkunden sehr schön - Die Unterkunft liegt sehr zentral. Man hat verschiedene Möglichkeiten Rom zu erkunden. U Bahn bzw. Busstationen sind alle gut zu Fuß zu erreichen sowie einige Sehenswürdigkeiten. In der Nähe sind mehrere kleinere Supermärkte zum einkaufen falls einem etwas fehlt. Uns persönlich war das Badezimmer etwas zu klein.

Appartments was comfortable, not small and warm (for winter), you can sleep quit . Windows look in courtyard. In apartments owner leaved everything for cooking and breakfast (including coffe, bread, milk, oil and other), you dont need immediately go to shop for buy something for breakfast. In roof of house you can drink coffe in the morning and observe Rome from top(owner give keys). Many thanks for comfortable staying (3 weeks) and very warm attention from owner. The knives for bread and food were dull )))
• Simon (1/5): A stay that lasted no more than 15 minutes - This property is a textbook case of misrepresentation, and it is deeply concerning that it continues to be listed on Booking.com without correction. I booked it in November based on its description as a 'Deluxe apartment', its 'superb' rating, photographs suggesting a bright and attractive space and the EXPLICIT PROMISE that “Guests enjoy a sun terrace.” On this basis, I paid approximately €400 per night, expecting a certain standard. The reality was entirely different. The apartment is located in an old building with a central courtyard. The window shutters are broken, leaving the living area visible from outside. Inside, the apartment is small, dark and cramped, the windows high up, providing little natural light. The living room had a stale smell, strongly suggestive of a heavily used sofa and lingering cigarette smoke. But the most serious and misleading aspect concerns the sun terrace because THERE IS NO TERRACE in the apartment. Instead, guests must leave the apartment, climb four flights and access a shared rooftop which is used by other residents for drying laundry, with clothes horses and underwear on full display. Presenting this arrangement as a “sun terrace” is downright fraudulent. We decided to leave because we did not want to ruin our holiday, and we had to find and pay for alternative accommodation. We immediately contacted the property manager to request a refund and we delayed posting this review in the hope that either a resolution would be reached or the listing amended. Neither occurred. It is disappointing that Booking.com has not yet taken no visible action, despite being informed of these issues immediately and we are now planning legal action. Allowing listings that are so deceptive to remain unchanged undermines confidence in the platform and fails travelers who rely on truthful descriptions. This review serves both as a formal complaint and a warning to future guests: do NOT book this property. It is a nasty surprise.
• Lillian (9/5): Excellent stay with a very accommodating and helpful owner. - Should be a 9.5 Excellent location to most ancient sites and eateries - within walking distance - and off main street/walkways. So, it was pretty quiet. Well appointed colorful, comfortable, and modern apt in historic walkup with interior planted terraces/balconies and rooftop with views. Lots of windows, making it bright when needed and well ventilated. Heater/AC worked well as we needed some heat in November. Most rooms were well sized for our needs. Campo de Fiori was just down the block and around the corner for precut fruits(scrumptious mango and papaya), etc. and near a small Carrefour for some groceries. Though the owner supplied us with much food for breakfast in the kitchen (coffee, tea, bread, eggs, cheese, butter, yogurt, water, juice, etc.), she also sent over fresh pastries every morning - an unexpected plus. The owner was phenomenal and easy to contact, and with excellent response times! The shower was very small, but that was, I believe, the norm. The living room is quite spacious with a pullout, which we didn't use. The lighting can be improved for reading in the living room and bedroom - additional or focused lamps?
• IEVA (9/5): - What is outstanding in this flat is the location (right in the centre and very close to all the sights) and the service of the host Alina who was very quick in replying and answering all our questions, as well as leaving us fresh croissants every morning. Communication was excellent from the booking to the end of our stay ! The flat is on a small side but was comfortable for a short stay of our family of four. It was also very nice to have things for breakfast/snack provided.

Silenziosa (persino la sera di Capodanno). Proprietaria disponibilissima anche prima del viaggio per rispondere a qualsiasi richiesta. Abbiamo trovato tutto il necessario per la colazione. La signora è molto gentile e disponibile, grazie alle sue indicazioni è stato facile raggiungere l'appartamento. Unico tasto dolente il parcheggio. Non si può parcheggiare nelle vicinanze e l'unico parcheggio disponibile è a pagamento ( 70€ per 36h)

• Aliya (1/5): Грязная, старая и депрессивная квартира. - Расположение Фотографии на сайте отфильтрованы, поэтому там квартира кажется светлой, в действительности она темная. Вид из окна, как тюрьма, т. к я видела только решетки на соседских окнах. Ванная маленькая, душевая тоже, она рассчитана только на людей маленькой комплекции. Стиральная машинки нет, микроволновки нет, сушилки нет. Ремонт делали наверно лет 15 назад. Белье серое, застиранное. Шумные соседи. Завтраки состояли из йогуртов, яиц, круассанов, булочек , и других не полезных продуктов с большим сроком годности.Все это хранится под кроватью в большом количестве. Эта квартира испортила общее впечатление о Риме. Хотелось поскорее уехать.

• Carine (6/5): Falls very short to the expectation created by listing and reviews - The host was amazing, very attentive, gave us nice tips for restaurants and parking and responded fast to anything. The delivery of fresh croissants every morning was definitely a nice gesture. Location was perfect, walking distance to everything. The living room with the sofa bed has a nice size and decor. The shower is really really small. It’s true that one can tell it already by the pictures, but only when you are there you can understand the impact. It is not comfortable to take a shower there. The building doesn’t look good; it is not ‘antique’ as one could expect, it feels old and badly maintained. It’s dark at night and doesn’t get enough clarity during the day. The apartment itself is also small, so you are always bumping into something, especially if you are in a group of 4 people, as we were. Some of the things could be fixed (like the table and the chairs in the kitchen are too big for the space), some others are more difficult because they are structural (like the size of the bathroom). You can see that host/owner made the effort to turn the apartment into something better than it was before, but I believe that those reviews of 9-10 are too generous and that the pictures in the listing are overpromising. Overall, we expected much more.

Julia was exceptionally helpful, providing us with invaluable tips right from the start, even though our stay was unfortunately short. The apartment had everything we needed to start our days on a high note, and we were pleasantly surprised by the fresh, warm croissants waiting for us in the morning. The location is unbeatable, with easy walking access to iconic landmarks like the Pantheon and the Colosseum. Plus, there are plenty of fantastic restaurants nearby, as well as a charming market with fresh fruits and vegetables. We traveled with our dog, who was welcomed with open arms, making us feel right at home. The air conditioning was a big plus, especially appreciated by our furry friend during the warm days. Rome is an amazing city, full of history and charm, and we felt incredibly welcomed throughout our stay. Communication with Julia was seamless, and we couldn’t have asked for a better host. Thank you for an unforgettable stay! Everything was perfect ❤️

When we arrived Refrigerator was filled with breakfast items( yoghurt, bread, egg, cheese, juice, milk..) This is not a hotel, but an Apartment with close location to a square (Campo de' Fiori) with a fresh market and many restaurants.. Walking distance to almost all attractions. Nothing, all went well, very happy with our stay and visit to Rome…we will return!

Had to leave the apartment and lock up, then go up more flights of stairs. Not private. No lift. Up 2 flights of stairs with luggage. In kind of a gritty area

Amazing niceties like Nespresso machine, yogurt etc saved the day. So comfortable & clean. Hosts are amazing at responding with any inquiries within minutes & extremely helpful &!accommodating. We our stay & I’d go back for sure. Shower is tiny if you’re a bigger person, no closets to hang anything

• Victor.rocha (10/5): Perfect apartment for its value. - The location, communication with the owner, facilities and check-in were pretty good. Nothing to complain about really. The apartment is at a walking distance from the major places to visit and if not, you can easily take a bus to go to other places. The bathroom tube to take a shower is pretty small and hard to take a comfortable shower.

This apartment had everything that we needed, and it was close to a lot of wonderful cafes and restaurants. The kitchen was well stocked with coffee and breakfast items, which was plenty for our small family. The host also brought fresh croissants on the first day, which were incredible. The location really sells this apartment, but the stay was super comfortable and cosy. Recommended!

The apartment block has plenty of olde world charm but the apartment has all the modern conveniences you could wish for. The rooftop terrace was a real bonus. Nothing!

The location was perfect for us. Near all the main tourist sites and Vatican City as it’s located near the river.

It was prepacked toast, prepacked cakes, fruit yoghurt, coffee, tea, milk, butter, a jar of jam. You can help yourself, there's alot. There's no fresh bread, eggs, cereal, fruit etc. Luckily you're in Rome and you can eat excellent breakfast out doors.

• Julia (4/5): We are absolutely disappointed and couldn’t believe that we had to pay 384 Euros per night for this! - Good selection of yoghurt readily available in the fridge including UHT half cream milk and many bars of butter. Coffee capsule machine was broken and the cleaning lady had to bring a mocha machine and coffee powder. Two big jars of jam and various types of packaged pastries and provided. In fact, so many that the whole cabinet was full. I think it’s more hygienic and cost efficient to provide these in small moderate portions as it’s unlikely the next guests will use the same jar of jam from previous guests for example. We chose it due to the washing machine in addition to the location etc but to our disappointment, the washing machine is broken and we couldn’t wash. We were offered one day city tax free on order to wash in the laundromat nearby but the point is; who wound waste time sitting in the laundromat instead of enjoying the holiday? Three out of four of the IKEA pillows provided are totally flat and we had to use sofa pillows in addition or we had a bad sore neck and shoulders. The toilet seat and shower sliding doors are also broken resulting in a flooded bathroom after every shower.

Andrea was an incredible host; we never met but communicated via Whatsapp. He was fast answering questions, friendly, warm...couldn't have asked for better. An excellent and clear explanation on retrieving the key; great system. Such pretty place to stay; I fell in love with the wall-paper in the kitchen. There was ample choice regarding breakfast, including assorted bread types, yogurts and milk. The airconditioning worked top-notch: you do not need to leave it on during the day, folks...it was just as cool coming in at the end of the afternoon as it was when we left it in the morning. I saved this properties under 'favorites' for the next time I go to Rome. Thanks for everything Andrea! Nothing
