L’acqua calda dopo pochissimo tempo smette di funzionare, quindi sconsigliato per un gruppo di persone. Le lenzuola vanno pagate 60€ cosa che verrà comunicata solo al momento dell’arrivo, parcheggio inesistente anche se nella descrizione c’è scritto che c’è la possibilità di un parcheggio interno, FALSO!

Wir möchten dringend von dieser Unterkunft abraten. Unser Aufenthalt war ein absoluter Reinfall:
Die Wohnung ist dreckig, ungepflegt und unhygienisch.
Überall Schimmel, besonders im Bad, das zudem katastrophal ausgestattet ist.
Für die gesamte Wohnung gibt es nur ein winziges Fenster – die Belüftung ist praktisch null.
WLAN funktionierte nicht, der Vermieter reagierte trotz mehrfacher Nachfrage überhaupt nicht.
Wir wurden gezwungen, Handtücher zusätzlich zu buchen – völlig unverständlich.
Silberfische und andere Insekten waren in der Wohnung vorhanden.
Alle Mängel sind mit Fotos belegbar. Dieses Appartement grenzt eindeutig an Abzocke. Wir raten jedem dringend, diese Unterkunft zu meiden.

We strongly advise against this accommodation. Our stay was an absolute disaster:
The apartment is dirty, poorly maintained, and unhygienic.
Mold is everywhere, especially in the bathroom, which is in a catastrophic condition.
There is only one tiny window for the entire apartment – ventilation is practically nonexistent.
The Wi-Fi didn’t work, and the landlord did not respond despite repeated requests.
We were forced to book towels separately – completely unreasonable.
The apartment had silverfish and other insects.
All these issues can be documented with photos. This apartment clearly borders on a scam. We strongly recommend avoiding this accommodation.

- Christopher (1/5): Nightmare…. If my son didn’t figure out how to manually get the heat on… I was ready to leave and go - We liked nothing…it was a disaster. I knew we were in trouble when we didn’t get a welcome WhatsApp on the date of arrival with instructions on how to get in… And had to reach out to them directly to get a response… they proceeded to ask us not to use the AC too often cause it’s very expensive…And it went downhill from there. We’ve stayed in rental apartments around the world, and this was easily the worst experience… One of the main issues was it was 50° out, and there was no heat in the apartment… The remote control for the air unit was broken… And none of the four hosts given to us would respond to our WhatsApp’s for hours… Also, there was one TV in the entire two bedroom apartment and it didn’t work… Could not get any response from the hosts… I’m including screenshots of all our WhatsApp inquiries with these people below… The place is like a dungeon with one small window for the entire two bedroom apartment… So needless to say no natural light

Could not get tv to work, mentioned first day, no one came around, no photo to show us how to get in until after I phoned. Not a very good transition to apartment. A pity the renovation was not good as it could have been. Location was the redeeming feature
- María (1/5): Avoid this place. The hosts will not be there if there is a problem. They do not even pick up the phone and let alone co - Nothing at all. It was a dark sad place, the heating did not work. Nor the WiFi. The hosts said I was complaining in order not to pay, when I have been for years a good customer and very happy to pay for a good service. When I told the hosts the heating wasn’t working (it was Christmas time and I was spending a few days in Rome with my 80-year-old dad) they said “you just turn it on”. I was looking at YouTube, trying to understand instructions in Italian on the internet (which I had to browse in the street as in the house there was not WiFi!) to no avail. They kept saying everything did work!! And stop answering my WhatsApp’s. The worst experience ever. I would recommend everyone to avoid this place. Unkind people who only think about getting the money. We went to a hotel after two nights. So it was expensive for us the few days we spent in Rome, but there was no staying at that horrible, dark, cold apartment which only has one window, and a bathroom that needs a good refurbishing. The bathtub did not have a plug so the hosts unable you to have a bath, the sink did not have a plug either. Why? The toilet lid disarranged every time you sat down… Anyways the list is long but the worst thing was the heating not working, it was winter and the hosts did not give a damn. Horrible experience. The experience was horrible. Selfish hosts, very unkind. They did not pick the up phone, they could have come or sent someone to check the heating. It has never happened to me ever. Things can stop working, but they simply said “it works”, and blocked me on WhatsApp. That is not normal and they do not deserve any profiting with their behaviour and lack of manners.

- Kristine (10/5): Amazing location in Rome! - Perfect location and you do you do no need to rent a car! You can walk anywhere from this location or public transit. The apartment is so unique and comfortable and rested well. Had an amazing time!
- H (3/5): The appartment is fine as long as you don't need to use the kitchen. - Location was good, the building was interesting One of the reasons we chose this appartment was because it had a kitchen so we could have breakfast before we went out and cook for ourselves in the evening. But that was not possible. One of us is anaphylactic: we can't go to restaurants as it is only safe to eat food we cook ourselves, so cooking facilities are important. The kitchen had a hob which did not work. it did not get hot enough to fry an onion or cook pasta (even when boiling water from the kettle was poured into the pan). The kettle was temperamental sometimes working, sometimes not, and turning itself on and off. so we had to leave it unplugged for safety. I contacted the host whilst we were there asking for help and heard nothing. I have asked for some compensation heard nothing.
- Caroline (7/5): Great location - The location was a plus The definition of boutique infers superior facilities, I don’t think the apartment qualifies. The bathroom needs updating badly, the shower curtain was old and stained.. I was surprised that there was not even a cake of soap provided or even a box of tissues. The renovation to turn the room into an apartment was not well done. I could not get the tv to work and mentioned this on the first night, however no one came around during the whole time we were there. There was a washing machine which was great but nothing to hang clothes on. The location was definitely a bonus and the beds were comfortable. Although the bookcase had many books there was not a map or a brochure showing tours etc

- Jospheen (7/5): Overall was really good - I really enjoyed the location, it was right in the middle of everything. Also the fact that the apartment had separate rooms and very spacious. Checking in was very easy as well as checking out. The apartment could use some renovation especially the bathroom, the shower was very very old and the shower curtain smelled bad and was damaged. The beds were not that comfortable but I guess they were good enough for the price. I would also recommend to move the bed by the AC to the other side, no one would want to sleep that close to the AC or maybe provide a heavier blanket for that bed if not moved. It didn't bother me at all since it was just me and my mother, but I thought to mention it in case you host a bigger party. Last thing, most of the outlets in the apartment were not working, we only had one outlet to use in the Wifi room behind the door, It was our only option to charge our phones. The other room, none of the outlets worked, so it would be nice to check that out as well. Thanks
- Kristen (5/5): Experience Ruined By The Entry Process - One of the 3 hosts was helpful in sending photos to help with the arrival confusion when they were messaged - greatly appreciated. Amazing location in Rome. Historic and charming building and unit architecture. Free wifi. Stressful experience. With unclear instructions, it took an hour to find the correct unit. One of the hosts was dismissive and not helpful when contacted. With clearer initial instructions it would have been fine. And you need to place a phone call to unlock the first door - as a non-EU resident, I was charged $ by my phone company everytime I went in the building, which was frustrating. Bathroom seemed clean, but was honestly creepy with dark stains in the grout, and stained shower curtain - sorry. AC remote screen is broken and impossible to read.

But very uncomfortable for living. - Only location and price I liked There is only one small window for 3 rooms, AC is right on the sofa below the window. Cannot recommend for more than 4 people. It’s very hot no air cooler as AC cannot be switch on. Was very uncomfortable. Washroom is small and kitchen is useless for cooking. Price was attractive for the location

Bathroom and kitchen needs immediate renovation. Moulds all over the bathroom as it does not have proper ventilation. There is not even a proper shower curtain. Old, dirty looking and smelly....

- Barbara (3/5): Poor - There was only one window in the whole apartment - so it was very dark inside. The bathroom looked like it had black mold around the bathtub. The entryway and stairs to the apartment were dirty - they could have swept and it would have been better.
The washing macine worked well. And the location was great. It would have been nice to know that there is only one window in the whole apartment - which includes two bedrooms, living room, kitchen and bathroom.
- Shirley (2/5): Location was excellent, did not enjoy the apt at all. - The location and surrounding areas was perfect. Up Pictures did not represent the apartment. One window in the whole apt., bathroom very out dated, toilet seat broken, shower curtain did not fit so always water on the floor. Kitchen, very little water pressure, dark. Both bedrooms were adequate but were open to living room along the ceiling/very hot. Living room/dining room-1 lamp and one puck light, other three were burned out. BUT the worst, the one air cond. unit, needed batteries to operate-none were in the control panel, we bought those. Even after, the room never cooled past 79 degrees F-in an attic apt.! Contacted the owner, she said she could send a technician, after two days, he came, said it was working-same temp level. With it being the only unit bedroom doors could not be closed, I even suggested possibly two fans-that met with zero response. I’ve been renting for many years in many locations, this was my worst and not a cheap rental either. The bodega and cafe right outside the courtyard was lovely and also the gelateria there was well used. Sorry, I can not recommend this rental, with only a small amount of money it could be so much more comfortable.

The space has everything you need and all the main attractions are within walking distance (with Vatican City being the most far, with around 20-30 min). The area itself has plenty of great bars and restaurants. A tip would be to cross the bridge and walk towards 'Bar San Calisto'. Very nice streets, good food and artists.

The bathroom smells so badly that we could hardly breathe. It is not healthy especially for an older woman and a child.
The appartement should not be rented in this condition!
The owner did not answer via WhatsApp or booking.com.
No help or refund of the city tax or the rent from him.

- Rosemary (6/5): Central location in older building. - The location was perfect for us, super easy to get around and only a few minutes away from a taxi stand. The living room was the perfect space to hang out and we loved all the books. There was a washing machine, so we were able to wash clothes (though no drying rack). It is a very old building and thus there is a lingering smell to it (musty & moldy). We were asked not to run the A/C when the temperatures were in the 80's (F) our whole trip. There was also no response from the person we were given as a contact for the apartment. Luckily the building super was there to let us in, as the instructions were to make a phone call to be let in. It was not the easiest to find the apartment, but after the first time we were set. There were also not clear check out instructions, except to put the key back (nothing about trash). There were no converters available to use the hair dryers, had to borrow the one from the fridge.
- Francesco (1/5): Zero value for money - it’s very central, in a very nice area Let me start by saying that this is not a cheap stay. I say that because it does feel like one. But it’s not.
The rooms (bedrooms, kitchen and bathroom) don’t have windows. There is only one window in the living room, that’s it.
The apartment is advertised for up to 6 people but there are no full walls to separate the rooms so you can hear all around. Zero privacy.
Also, the water heater can support maximum two quick showers. Then to me you can’t offer the apartment to 5 people as in my case. Most of the power outlets don’t work. In one bedroom none of them worked. I texted the property asking if they could help and I didn’t get any answer.
Finally, as there is only one side facing the outside, there isn’t any phone signal in the apartment.
Even thou they let you check in at 5pm and check out at 10am. Nevertheless I showed up at 5 and I was told that they would send me the instructions on how to get in only if I would pay the city tax (which I’m completely fine about it) but it was the first time I was hearing about it while I was waiting to be able to get in. The city tax was 35€. Being told “I send you the instructions on how to get in only when you pay 35€”, while we are waiting outside (and I paid more than 800€ for two nights) is outrageous.

- Tom (8/5): Great place to stay - excellent for the price - decor a bit tired, but very clean. - The Propertyis perfect for exploring the centre of Rome. It is extremely private and there is a little bar close outside the front courtyard.
Tip - if you're going to do an open top bus and the colosseum, you can get a joint ticket which is much cheaper than seperately. Take ID for anyone who looks like they may be close to 18 if you're buying any child tickets. Arrival instructions could be clearer. We couldn't figure out the parking/driving into the ZTL so we parked outside and walking in. Finding the apartment the first time was tricky for us - although we were tired and it was dark.

- Kenia (7/5): Great location to stay from historic places - Property is in a historic district. There is so much history behind it. I liked the charm it had and was very spacious for my family of 5 that stayed there. Location was perfect. Located in the Jewish Ghetto, lots of great eateries and away from tourists spots. Walking was easy 15-20 min to all the main spots. Transportation was also easy to get. Mini markets close by for small essentials. The bathroom tub needs a deep cleaning and the first person to shower gets the warm water.

Bathroom is quite old, there was never enough of warm water to take a proper shower (even for one person)

- Abi (7/5): I would come back as great value for money, a comfortable stay in a great location with excellent hosts. - excellent location, clean, lovely building, safe and hosts were lovely and helpful. needed updating a little, facilities such as bathroom and bed linen a little lacking and tired.
- Robert (1/5): VERY disappointing. - The location is good. That’s about all I can say that is positive. Where do I start? The bathroom was dirty with no attempt to clean the black mould. The shower curtain was disgusting. The shower head bracket was loose and useless. The toilet seat was not fixed properly to the toilet.
There is only 1 small window in the 5 room apartment. Consequently one has to rely on lights and lamps in order to see. The main light switch at the front door turned on 1 solitary light high up on a bookshelf. There was 1 bed lamp in the main bedroom. But even if there was another lamp one could not find a working power point in order to plug it in. Multiple power points in the apartment did not work.
We booked for 3 adults. Only 2 towels were provided.
I reported these problems to the host Matteo. There was no apology. Just a message “we fixed something and we finish the other thing tomorrow”.
Only late in the first day of our 3 day stay did we realize that there was no linen on either single bed in the second bedroom!
When I contacted the host again there was never any response.
On day 2 some linen was delivered while we were out. It was just left on the table. The beds were not made up!
A new shower curtain was delivered. But it also was left in its packaging on the table. we had to remove the filthy one and install the new one.
Two small lamps were delivered. But no light bulbs. So we could not use them. But with so many non-functioning power points the lamps could not be plugged in anyway.
We could not get a response from Matteo the host in spite of the claim on the website that they would love to help guests in every way!
Finally at then end of day 2 there was a response via Booking.com claiming that we had not followed their policies and we owed them 144 euros.
The most disappointing aspect of this saga is that the hosts did not seem to care about providing a clean and functional apartment. As long as no one complained they were content to keep taking the money!!
My advice: don’t book this apartment until they pick up their game.
