• Emilie (5/5): Voyage en amoureux - Emplacement de l'appartement et la vue sur le Colisée sur le rooftop Dialogue avec le propriétaire Photos mensongères améliorées par l'IA, car le rooftop n'a rien à voir avec les photos. Le jacuzzi est en faite une baignoire balnéo dont les jets ne fonctionne pas. Il faut attendre environ 2h pour pouvoir prendre un bain chaud. Accessoires extérieurs ( transat, bulles et jacuzzi) en très mauvais état, non fonctionnels. Apparemment ne possède pas de volets, réveillé très tôt, matelas non confortable. Salle de bain très sombre, pas de porte manteau ni de penderie. Petit déjeuner non préparé maison, gâteaux emballés. Le prix est juste le prix à payer pour la vue sur le Colisée.
• Grégoire (5/5): Emplacement parfait mais sincèrement ne vaut pas du tout le prix - L’emplacement est parfait L’accueil est sympathique Les équipements vétustes (machine à café à détartrer, spots à changer, aquarium à retirer ou alors il faut des poissons dedans. Soit disant les occupants précédents avaient tués les poissons. La bulle a l’extérieur est à remplacer encore une fois pas de chance une tempête avait détérioré le matériel. Sauf qu’on voit très bien que le plastique est jaunit et est à changer…) Les finitions très mal faites Le bain à remous qui fonctionne mal Les fenêtres qui ne ferment pas Pas de volet dans les chambres La salle de bain minuscule Payer un early checkin alors que l’appartement était prêt qu’à 17:00 (déposer des valises avant ce n’est pas un early check-in) Il faut je pense refaire l’appartement pour y redonner un véritable coup de fraîcheur. Vu le prix demandé à 500€ la nuit ce n’est pas du luxe d’avoir au moins du thé de qualité (pas des infusions carrefour) ainsi qu’une douche faisant plus que 1m2. Et par pitié réparez les lumières dans la salle de bain. Même en plein jour on a l’impression d’être en prison. Nous avons l’habitude de faire de très beaux hôtels. Pour une fois j’avais changé pour un endroit un peu plus intimiste. Erreur. Ne vous faites pas avoir.

• Sean (3/5): I highly recommend to not pick this place. And I recommend for booking.com to get some more accurate photos of the place - The only thing vaguely good was the hot tub. The property up keep was very poor and really disappointing. There was no hot water for the first day and a half of my short stay to this place. The photos on booking.com were very misleading and need updating because this isn’t fair for the people buying there stay on with the only thing you can go by is the photos.

• Julien. B (6/5): Sympa mais cher la qualité des prestations. - La vue. Magnifique vue sur le Colisée de nuit, au top 👌 L'originalité et le confort de la chambre et du salon. On y dort très bien. La salle de bain, vraiment très sombre avec toute la peinture noire. De plus la peinture s'écaille beaucoup au plafond et de nombreuses traces de calcaire sont visibles. Je ne pense pas que le ménage à fond soit fait tous les jours. Payer plus de 450 euros la nuit pour voir de la peinture qui s'effrite c'est moyen. De plus, ayant séjourné en hiver, le jacuzzi chauffe très mal.... Pour le remplir c'est comme un robinet de baignoire qui ne chauffe pas longtemps et le jacuzzi ne maintient pas la température désirée et ne se chauffe pas automatiquement à la température souhaitée. Jacuzzi ancien. Ayant séjourné dans pas mal d'hôtel disposant un jacuzzi, je sais très bien le fonctionnement et vraiment cela ne correspond pas au prix de la nuit... À notre arrivée, la chauffage n'était pas mis en route ainsi que la sauna. Comme je l'ai dit précédemment, payer plus de 450 euros la nuit, on ne peut pas faire directement un sauna 5 mn après être arrivé, il faut soit même le mettre en route.
• Christian (8/5): Un alojamiento completamente diferente al resto - El apartamento se encuentra en una zona muy especial de Roma, cerca del Coliseo, y tiene unas instalaciones IMPRESIONANTES. Estar en el jacuzzi de la terraza mirando al Coliseo es desde luego una experiencia única. El resto del apartamento está impecable, limpio, ordenador y muy bien decorado. Aunque no tiene cocina, está preparado con lo necesario para poder desayunar y una nevera con refrigerios de cortesía. La comunicación con el propietario antes de la llegada fue difícil y no tuvimos respuesta a las solicitudes que le habíamos hecho hasta el mismo día de la llegada lo que condicionó nuestra organización y que tuviéramos que hacer un cambio de plan de última hora.

Comunque è una location e una proprietà eccellente. Staff molto disponibile, ma a volte non indipendente al 100% : nn penso sia necessario specificare molto quando si chiede di ripristinare il necessario per fare colazione ;) Difficile da trovare, forse la doccia interna un po' piccola :)

• Alessia (1/5): Non vale la pena - La valutazione positiva oltre che per la vista, va esclusivamente per la persona che era con me che ha reso tutto perfetto. La struttura necessita di urgente ristrutturazione. Colazione in stile ostello della gioventù e kit ospite inesistente. Il piano con la vasca idromassaggio ha delle serie dispersioni di corrente. Si prende la scossa tutto il tempo. Per una struttura di questo livello ci si aspetta molto di più, trovo la valutazione 8.3 esagerata. Non arriva nemmeno alla sufficienza. La vasca idromassaggio è solo esterna a differenza di come indicato che ne propone una interna ed una esterna. Indicano di fare un checkin on line per agevolare l'ingresso in struttura, ma al nostro arrivo non sapevano nemmeno che eravamo italiani.

• Anastasia (6/5): - The jacuzzi was very nice, it also had a very nice court yard with a sauna. The living and bedroom were great, looked great and tidy. We liked the drinks, fruit, and croissants provided. Aircon worked well. The facilities were poorly serviced, many lights didn’t work, the tv remove was a bit grotty. We were told Netflix was available with an account, we quickly discovered it was not logged in and were told it would be fixed but it was not. Next to the jacuzzi was also a wasps nest, which I happened to find out about as I was stung in the face, don’t recommend that experience
• ricardo (1/5): Malísima calidad precio - Las puertas y ventanas no cerraban ni abrían bien. Ausencia total de armarios para colocar la ropa. Cama en el suelo que hacía incómodo tanto acostarse como levantarse. Ausencia se mesitas. Acceso incómodo al dormitorio, con escalones. El baño pequeño, ducha incómoda y reducida y poca luz. Los biscotes de pan tostado que dejaron para desayunar caducados. Acceso al ático muy peligroso con escalera de caracol muy reducida. La haima de ático maloliente. El acceso a la vivienda pésimo, pues hay que subir 2 tramos de escalera hasta el ascensor en el portal y después un piso más, desde el cuarto hasta el quinto. Relación calidad-precio malísima.

• Philip (4/5): We loved Rome and the place served its purpose but cost didn't match the property - The welcome was great and the situation was perfect, especially as it has a beautiful view. There had been attention to preparing for us with pastries and the jacuzzi being filled and so on which we appreciated. Whilst the concept of the property was a good idea it was poorly maintained, for example, the planters were overgrown and weedy, lights didn't work in the bathroom mirror, jacuzzi jets weren't effective etc. Internally, some of the decor was shabby, the bathroom in particular. The property needs some care and attention generally.

The location is unbeatable — just steps from the Colosseum, with a breathtaking rooftop view that made every moment special. The highlight was definitely the jacuzzi on the rooftop — soaking in warm bubbles while watching the sunset over ancient Rome felt like a dream. It added such a luxurious and romantic touch to our stay. The apartment was clean, beautifully decorated, and fully equipped for a comfortable stay. The bed was cozy, the air conditioning worked perfectly, and everything felt calm and peaceful. A huge bonus was the amazing host, who went above and beyond to help with everything we needed — from check-in details to local recommendations. Communication was fast, kind, and helpful throughout. This place is perfect for a couple’s getaway — a unique and magical experience we’ll never forget. Highly recommended!

The cleaning crew came in everyday and made sure all was good. The hot tub was so relaxing after a long day of walking and getting lost in Rome❤️

• Joanna (6/5): Pleasant - We have stayed 3 nights in the apartment. The location is great and views from the roof top are amazing. The host is lovely very friendly, helpful and welcoming. The apartment is lovely and have great potential but it would need a good deep clen. The nice surprise was beverage fridge with good selection. The bed which i didn't realize from the pictures is on the floor so for someone who is tall it is not comfortable to get up but mattress is comfy. The roof top compensated a lot. Unfortunately the biggest issue there is cleanliness and i have never seen so dirty bathroom. I have asked the host to clean the bathroom again but it didn't make big of a difference as she only tried to clean the shower and the rest was left as it was. For the breakfast you have 1 cheep muffin apple, orange and banana. There is no kitchen area or sink to wash glasses or plates so you have to wash them in the bathroom sink. Coffee machine was dirty as well.
• Rachel (9/5): Superb - Amazing views! Super cute apartment and accommodating staff! We loved it. The bathroom was the only downfall to this apartment. It just felt a bit uncomfortable and the lighting just felt like you were in a club haha. Due to the lighting it was hard to get ready and do my makeup in there once the sun went down and the lighting caused it to be super dark in the shower and it was kind of hard to see. Otherwise the apartment was great!

• Mona (3/5): Disappointed - Great location, right by the colosseum. Amazing view from the top balcony overlooking the colosseum. Lots of options for meals within walking distance. We found the bed comfortable. The apartment is nice and the jacuzzi has a great view. The elevator doesn’t go all the way to the sixth floor. Check in at five pm. The shower has mould in it and the lighting in the bathroom is poor as though to try hide the mould. The jets in the jacuzzi didn’t work. We tried contacting the number and they got back to us saying to push the button we were pushing but it wasn’t working, so that was rather disappointing. The mattress is on the floor. Breakfast wasn’t much. To be honest I don’t think it was worth what we paid for it.

Moved to trastevere where appt was twice as nice at half the price - Hot tub overlooking the colosseum No one met us at appt at agreed time, no one answered number given on booking to call for keys. Left in street for 30 minutes until a passing neighbour let us into the building. Knocked on door and cleaner let us in. Bed is a mattress on the floor. The patio lights don’t work so can only use hot tub in daylight. No wardrobe or kitchen sink.

• Lindsay (8/5): A great place to stay near the Colosseum with fantastic views. - The views from the property are incredible. The doa bath on the rooftop overlooking the colosseum is amazing . The mattress on the bed sagged in the middle so wasn’t very comfortable.
• Ashley (1/5): The filthiest shower in italy. - The view of the Colosseum. Ample snacks were provided. There was a smart tv which was lovely to watxh a bit of english tv instead of italian which is only what is available in hotels/apartments in italy. Walking in, the place looked amazing. However, the focus was on the 3 balconies instead of inside the apartment. It was intentionally done so by the host because when we settled in we had noticed the absolute filth. The coffee machine looked like it had never been cleaned. There was no dishwashing liquid for dirty dishes. The bed was extremely confusing as there was no duvet or comforter and i do not think that the sheets were fresh. But what was the most grotesquepart of the place was the bathroom. To our horro, the shower was horrendously filthy. It had lots of mould and filth. It was evident that the bathroom had not had a proper clean in some time and the shower was probably never touched with cleaning agents. The owner had a tacky pink/purple light to mask the disgusting bathroom. However, the FILTH was pretty evident. We had to shower with a plastic bag on the floor. Extremely overpriced for what it actually is. It should readvon the door "ENTER IF YOU DARE"
• Miro_basa (10/5): Amazing view from the hot tub - We wanted to have a beautiful view from the hot tub overlooking the Colosseum, and that's exactly what we got here. Additionally, we received a very warm welcome. Yes, it's not the newest penthouse as the dissatisfied retiree mentioned earlier, but as a retiree, I choose accommodations more suitable for my age. We were very satisfied, the price-quality ratio met our expectations, and we will definitely be happy to come back again. In the hot tub, we either couldn't turn on or the jets in the bottom part weren't working. I would appreciate a larger refrigerator, especially if I were staying there for more days, as this small one doesn't cool properly in my opinion.

• Andrew (1/5): We refused to stay as it was unsafe, especially the very old elevator that wouldn't even reach the f - We were not allowed in until 5pm.The elevator only went up to number 5,so we had to walk up a flight of stairs with our heavy suitcases. The bed was a mattress on the floor. My wife and l are over 60 and it would've been impossible for us to get up and down from that mattress. We only stayed there for 1 hour. We asked for our money back and he said ok yes, it will take about a week to give you your money back. Thats all we want is our money back, this accommodation is a nightmare. We are so unhappy, it has ruined our holiday. An elevator that worked properly, instead of climbing up alot of stairs with our suitcases. A mattress on the floor for a bed,the photo of it didn't show the end of the bed.My wife and l are over 60 and there was no way we could get up and down from the floor.It was dark and dismal.This accomodation is ruining your name. This is the first time we have gone through booking. com and we are extremely disappointed. I hope all your accommodation is not like this, l can't stress enough it was horrible. There was mould on the bedroom and bathroom walls and lots of it.It was not suitable for anyone. They even left us sitting in the street until someone got there at 5.50 pm.We had a great holiday until that horrible accomodation which then ruined our holiday. Somebody from your company needs to go there and take a look at it, they will be horrified. And the price was so high,l wouldn't stay there for free. It was dangerous to stay there. We only stayed there for 1 hour as we were talking on the phone to the owner, who promised to give our money back in about a week. We need our money back to continue our holiday. It took us 5 years to save for this holiday. I do hope we haven't been scammed.
