• Kim (1/5): We booked 47 Luxury Suite Colosseo expecting the high-end experience the listing promotes, and paid €5,300 for three peo - Den bedste ting som alligevel ikke var god var beliggenheden, men udsigten er langt fra hvad der ligges op til at gitteret heller ikke kan trækkes fra som vist på billederne Den var under alle forventninger. Dårlig service, beskidt og dårlige forhold. Hvis vi kunne vedhæfte flere billeder havde vi gjort det. Vi har skrevet til udlejer imens vi var afsted, og de skrev retur hvis vi var utilfredse kunne vi finde et andet sted, som at det var en normal ting at intet fungerede efter hensigten.
• Lindsay (10/5): Great location, great staff, great apartment - Loved the location, can’t be beat. Staff is awesome, super responsive and willing to help with transfers and anything else needed. Breakfast provided was great, and the apartment itself is very nice and spacious. The ONLY minus to this property is that one of the bedrooms doesn’t have a shower, and I didn’t realize that when booking (probably an oversight on my part).

The host was great with communication and trying to accommodate additional needs. Pick up from airport allowed an easy check in and well stocked kitchen for meeting everyone's needs

• Lindsay (9/5): Highly recommend for groups and families! We would stay again in a heartbeat. - Because you have to check-in at their hotel, transportation was arranged from the train station which was MUCH appreciated and well organized (they held our bags while we explored and brought them over when it was ready). Suite itself was great; kitchen came fully stocked, and you simply can't beat the view. Loved being a little away from City Center; Monti was a great neighborhood to have within walking distance. Furnishings were a bit outdated, but everything was clean and no issues with lights / appliances / water pressure / etc.

• Dr. David (4/5): A potentially wonderful stay negatively impacted upon by unresponsive staff and poor management of the location. The fac - It was a lovely location to spend the week. It was a shame about the property. We could not fully open the gates windows for half the week which impacted negatively on our holiday. When I first reported it they said “try the key again” but it was blatantly broken. The Suite cost a lot of money etc and the customer service was poor. When we got there the place had a lot of dead moths even though they said it had been cleaned.

From the moment we arrived, everything exceeded our expectations. The apartment was spotless, beautifully decorated, and had everything we needed for a comfortable and cozy stay. The attention to detail was incredible — from the soft linens to the thoughtful little touches that made us feel right at home. The location was perfect — nestled in a charming neighborhood, just a short walk from some of the most iconic sights in Rome, yet peaceful enough to truly relax after a day of exploring. There were amazing cafes, restaurants, and local markets just around the corner, which made it easy to enjoy authentic Roman life. Our host was outstanding — warm, welcoming, and super helpful throughout the entire trip. They gave us excellent recommendations for places to eat, things to see, and even helped us with transportation tips. Honestly, this stay made our trip unforgettable. We fell in love with Rome even more thanks to the comfort and ease of having such a beautiful place to return to each night. We can’t wait to come back — and when we do, we’ll definitely be staying here again!

• Simona (7/5): Poor value for money. - We did like the location, You couldn’t really get any closer to the Colosseum! And we did like the size of the apartment, the fact that the kitchen had all ustensile which you may need if you wanted to cook. But we didn’t want to :) The bathrooms were old, rusty, water pressure bad. Like barely any water coming through in the master bedroom. Impossible to shower in the extremely tiny shower cabin!! The only decent shower in the whole apartment was a shower in ‘the gym’ - single machine- and there were 4 bathrooms basically! Ridiculous! The place needs an urgent update for the rates it charges, it is not really good value for money. There is no daily cleaning! Only every 3 days or so, therefore not sure why it charges fees in line with 4/5* hotel rates. Another issue there is the noise and lack of privacy, as the windows of some rooms are facing the street at the street level… there are no curtains. Just blinds, which you need to keep shut, so no daylight. And with all the people around there during the day (and the teenagers gatherings at night), the place is not ideal. I wouldn’t recommend unfortunately, we were 8 (6 adults and 2 kids) and although enough space, it didn’t feel all that comfortable for the reasons cited above.

The one toilet constantly ran but you came out twice to fix it. So nice. We didn't have enough hair dryers but you came out to bring us another one. So nice. The door and windows for the patio was hard to push.

• Melanie (4/5): Would never recommend. - The view Very old and dingy, stale smells . Moldy bathrooms. The food provided for breakfast was very substandard. The only nice thing was the view, but couldn’t even open the bars fully to get a nice picture, which we really wanted to have for our daughter’s 16th birthday. Very disappointing.
• Toon (9/5): Beautiful location and generous breakfast - We loved the location, gave us an unbelievable view of the Colosseum. The array of food for the breakfast was fantastic and very generous. The apartment is fully furnished and there was nothing lacking. We couldn’t open the grills to see the Colosseum and that marred our views and photos of it. The furniture was starting to look a little tired and worn, especially the sofa. Some previous guests had used some of the mini jam jars and placed them back in the basket. Perhaps the staff could have been a little more on top of that. Bathrooms may need an update.
• Alison (7/5): We had a great time and liked our stay a lot. Offering some tips to make it better for future guests. - The location was spectacular! The view cannot be beat! Rita was a fabulous host and so very helpful. Beds were comfortable and we loved having multiple bathrooms. Breakfast was mortadella, procuitto and cheeses. It was good. Just needed some bread. 1. We could not get the smart TVs to work to access our Netflix accounts. Specific directions should be left for guest or they should help guest do this upon check in. 2. Needs updating. Bathrooms are old (except 1), pictures are missing from walls but the nails are there, knobs are missing from some cabinets, and floor was not cleaned under sofa and other pieces of furniture. No shelves in some bathrooms. 3. living room cabinets need to be organized. They had a bunch of wires, old remotes, n games. I would clean them out and have a cabinet of games for guest. I would label remotes for each room. Old remotes were left n it was confusing. 4. Washer machine and dryer very confusing for non Italians. Directions should be left for guests. Also, dryer did not dry.

Could not draw the shades up in the main bedroom and bathroom. Water pressure was a bit low in master shower. All of these were just minor annoyances that could be overlooked when compared to every other good experience your company provided..

• Catherine (10/5): It was such a pleasure to stay here and we will definitely be recommending it. - Enrica is a FANTASTIC & GRACIOUS HOST!! Nothing was too much trouble. She thought of everything that might be needed to cover our varied tastes for breakfast. These little touches made us feel so welcome and it was just what we needed. The rooms were so comfortable, spacious and spotless with crisp white linen. We had the most amazing views in the mornings and evenings. I have absolutely nothing negative to say about this property.
• Karen (10/5): Loved it - Amazing location and outstanding facilities. Exceptionally clean and car pickup service from airport very much appreciated. Showers a lot smaller than what we are used to but added to the character of the apartment and weren’t a problem.

There was rank sewer smell from one of the bedrooms that permeated the entire apartment. They did nothing to fix it. The bathrooms were not clean at all. Moldy showers - very small. Many things didn't work, lights, phones, outlets. Not well maintained at all. Beware that you also have to check in at the hotel, but then fight to get them to pay for a cab to the actual apartment.

None of the windows of the apartment were operational , all were jammed using wooden block . The blind curtains had their strings broken ot tied and jammed in window . Werent functional . I inspected the property and informed their representative about the same . He said he will inform the management. Dispite of such issues I never created fuss and made my family comfortable . After the check out . The blame was put on me and i was charged penalty on my Credit card . Don't know what was this ! Fraud , scam , or Racist behaviour. ? I messaged them explaining the same . But could manage a single reply let alone refund . They don't want to return the money . Would surely won't recommend this malicious property. • Melissa (10/5): The most beautiful place in Rome! - One of our favorite apartments we stayed in and all of Italy. I mean, how can you beat that view will never forget it. It was a perfect apartment for our family of six and a fabulous location. We had the best time!

• Maria (7/5): Great view, large apartment, great communication from hotel that it is part of - What I liked - view from the property was exceptional, kitchen was huge and well equipped, breakfast provisions were ample, customer service and checkin were great. Over the property was large and can easily accomodate large family groups. Entrance to the property was secure and there were many transport options close by. The area felt safe during the day despite being right in front of a tourist hot spot. At night it was quiet. We would walk into town in the evening but catch an Uber back. What I didn’t like - Although the property was great and worked well for us, it is due a cosmetic refresh (blinds, lick of paint) to get it back up to a luxury standard. However if you are looking for a large apartment that is close to the ancient part of town then it is still a great option.
• Monica (10/5): Wonderful experience, we will definitely repeat! - Transport from the airport ( included in the price) and quick check-in on the way to the property made us reach the apartment in a very easy and fast manner. Apartment is extremely nice, comfortable and with an amazing view on the Colosseo.
• Michelle (10/5): Exceptional - OMG what can I say, this apartment has got to be one of the best I have ever stayed in, from check in to check out, the staff couldn’t do enough for you, felt like going into luxury. When you first enter apartment it was amazing, it is massive and very clean. The fridge is stocked up with ham, cheese, eggs, fruit juices and loads of cakes, croissants and bread which was a lovely touch. And now for the view, it was exceptional and couldn’t ask for more. Great location, walking distance to everything. I can not believe we found this little gem of an apartment it was amazing xx There was eight of us that stayed here and plenty of space for all of us x Nothing

Close to metro and buses. But the view is the most outstanding feature. Could not beat it. Everything was superb.

• Grant (10/5): Magnificent view, amazing apartment, warm and wonderful hosts - The apartment is magnificent, amazing and beautiful. Very clean and the view is one in a lifetime... The Colosseum right in front of you, not part of it all of it. Erica, Lety and Dyanda were so kind and efficient and warm... So nice, so kind. Everything went very smooth from booking to check in to check out and very very helpful. Anytime we needed help, they were there. Don't hesitate to book, you will be so happy you did and absolutely love it. A few reviews mentioned a low shower but we had no problems and try the sauna back by the workout room, it is fantastic. Thank you again Luxury 47 Hotel and Apartment for a most wonderful stay in Rome!! The Howards Nothing, everything was perfect!
• Andrew (7/5): Great location but overpriced and dated accommodations. - No Gluten Free Option otherwise the items supplied were adequate for our needs. We ate out mostly. Check in process was onerous with numerous paper forms to complete and sign. Requested early check in was not available and was not advised prior to arrival. Phone to reception did not work and message to reception regarding check out was not replied to.

• Julie (7/5): Great Location! - The location was fabulous. The facility was very spacious. The appliances are old, dishwasher leaked, coffee nespresso machine leaked and didin't work well. Overall the place just needed a little updating. Breakfast was fine, but we ran out of coffee pods due to the machince not working well.
• Amanda (10/5): amazing time in Rome! - wow, just wow! this apartment was so luxurious and in the perfect location! there was nothing better than waking up to the colosseum and then going to bed with it all lit up and perfect. the epitome of Rome right out the window! the apartment was stocked with everything we needed, including a wonderful breakfast! great location for our group of 7 with 2 gals in their 70s.
• Karan (10/5): We instantly fell in love with the property and its spectacular view - We absolutely loved our stay at the property! The hosts were exceptionally helpful, responding to any enquiry we had before our stay, and on the day when we arrived at the property. The view is nothing short of phenomenal and never ceased to amaze us; and the close proximity to the Colosseum made it useful for travelling to other locations via metro, bus or even taxi. The apartment is spacious, well-decorated and was great to relax in after long days of sightseeing or travelling. Its location near to several restaurants, cafes, and supermarkets that are only minutes away from the apartment was incredibly useful too. Although the hosts were kind enough to provide ample food for breakfast that we had during our stay, all of which was delicious, and made our stay even more enjoyable. As a first visit to Rome and Italy, we cannot recommend the property and hosts more, we felt it was value for the money we spent and if we were to return we would definitely stay in this apartment again! Nothing, although it can be a bit loud outside sometimes during the night we were aware of this, and didn't mind as we liked the atmosphere of the area, and felt safe.

• Tamra (5/5): disappointing for the money - The shower was not usable in master bedroom as the maid had broken the glass before we arrived it was very inconvenient to have to use another shower in someone's room especially since it was our honeymoon, the 4th bedroom into the living room which was just a blocked off room was very loud, not a TV, and absolutely freezing all day and night without being able to make warmer we stole the blankets off of the other beds. You should have extra comforters available. The ice maker was not working the first day and even after working it looked like the ice was very very old and not dumped out. THe living rooms walls had pealed wallpaper or some picture removed that looks beat up.

Many of the electrics / sockets were broken , plaster had peeled off the wall, only 4 wineglasses which were dirty, dishwasher roller wheels missing, no ceiling lights in bedroom 4, shower in bedroom 1 was a pathetic drip, air con very noisy in bedroom 2 , window frame in bedroom 3 had been damaged and falling apart, overall uncared for. View of colosseum was obliterated by bushes and the security railings
