La cama de la habitación es grande y cómoda y el sofá cama también es amplio. Nicola fue muy amable con nosotros, nos enseñó todo el apartamento, nos explicó cosas sobre Venecia y nos recomendó sitios para ir a comer. Estuvo atento y nos ayudó en todo momento.

• Anna (10/5): - Nicola was very nice! He let us check in early, changed his plans for us, thank you, Nicola! He is always ready to answer any question you ask. The apartment is great: nice bed, warm floors, good coffee (moka pot), various kitchenware if you want to cook. Pleasant view from the windows. Very close to Santa Lucia railway station and also rather close to San Marco square and other sites. We were buying some food in “Coop” supermarket nearby. Really quite at night, pleasant view from the window (the advantage of living on the top floor), you can see tiled rooftops, green garden , cobblestone streets… Perfetto!

El apartamento tiene todo lo que puedas necesitar: la cama es comodísima para descansar después de caminar por Venecia y la climatización funciona súper bien. Es tal cual se ve en las fotos. Pero sin duda, lo mejor de la experiencia ha sido Nicola. Es un anfitrión genial y nos trató de maravilla. Nos organizamos a la perfección por mensajes, nos estuvo esperando para darnos las llaves personalmente y enseñarnos el apartamento, y hasta nos recomendó restaurantes estupendos. Además, el último día nos hizo el enorme favor de guardarnos las mochilas porque nuestro vuelo salía por la tarde-noche, cosa que agradecemos de verdad. Como único punto de mejora constructivo, diría que sería importante poner una puerta a la mampara de la ducha; ahora mismo tienes que ducharte muy pegado a la pared para evitar que el agua se salga hacia fuera. A pesar de ese pequeño detalle, la experiencia ha sido fantástica. ¡Totalmente 100% recomendable!

The neighborhood feel quite safe, even during the night. The grocery shop is very close and convenient. The apartment is very tidy, clean and quiet, with everything works smoothly. El servicio de tren estaba en huelga y llegué al check in del alojamiento muy muy tarde. Nicola comprendió la situación y me esperó hasta que llegué al alojamiento, cualquier otro nos hubiera dejado tirados. Es imposible poner una nota negativa a su alojamiento, todo estaba tal como se muestran sus fotografías se encuentra cerca de la estación de bus y cerca del Rialto. Es sencillamente genial!
• Shabir (6/5): A comfortable convenient apartment but not fault free. - Convenient location for bus train station and sights. A comfortable top floor modernised apartment, with a good bed, it's well heated and a good shower. Excellent wifi with smart TV in lounge (bedroom TV was in need of repair). Pleasant helpful host upon arrival at the agreed time. Supermarket and plenty of restaurants and cafes nearby. The listing is not accurate. There is no dishwasher, so the utensils are only as clean as the last guests' efforts. Whilst external sound is minimal, the dog cannot be heard in the bedroom. However, we could easily hear the downstairs argument from our bedroom. The boiler is in a cupboard just off the bedroom and when it comes on at about 6.40am it made so much noise I was convinced we had an intruder. That said my wife heard nothing, so if you are a light sleeper, bring ear plugs. Lighting is odd, the main ceiling lamp in the lounge is on a timer and goes off. Two out of three tubes were dead. The bedside lamps are too dim for bedtime reading. The external city view is for summer only as the windows are covered with translucent fabric stretched onto batons and unlike curtains cannot be drawn back. One window is frosted. In any event the sofabed has its back to the window. The mosquito screen needs repairing well before summer, as despite it being winter we still found three live mossies. Luckily there was a solid mossie killer in the flat, whereas it would be better to have a long term liquid one. It would have been preferable to small tables either side of the sofa so we don't have to put our drinks on the floor. There's a torn refuse information leaflet sellotaped to the front door. All these minor issues ought to be rectified without delay. Lastly, the slimline washing machine works wells and there is a rack for drying, but do bring your detergent.

I - The location was perfect for meeting local people and eating local, it’s a quiet neighborhood , it is easy to walk to anywhere, the water bus has convenient stops within walking distance. The water bus will take you down the Grand Canal in both directions to anywhere tourist destinations. Nothing , I loved it

Pondría algún perchero para poder dejar los abrigos al llegar al apartamento. Añadir algunas tazas grandes más, ya que solo había tres y éramos cuatro.Y afilar o cambiar los cuchillos, ya que no cortaban nada. Son solo sugerencias de mejora, ya que el apartamento está genial.

Vicinissimo c’è un bar in cui far colazione e comunque a poche centinaia di metri c’è qualunque tipo di locale si desideri. L’host è stato cordiale e gentilissimo, avendoci dato la disponibilità a lasciare i bagagli in giornata per consentirci di trascorrere le ultime ore a Venezia in libertà.
• julia (5/5): Bad experience - Location is not far away from the train station but very hard to find, especially for visitors don’t speak Italian. It took us 2 hours to get there. The owner didn’t reply to our calls messages and we had to wait for her for half hour to get the key.. we have told her the estimated arrival time in advance, she didn’t give us any useful instructions about how to get there. Never book this one again

Nicola was very nice and gave special instructions for using the door lock and even sent a few restaurant suggestions. There could have been instructions on how to use the induction stove and a note that the washing machine is not for guests use - I wasted ALOT of time trying to figure these appliances out. They could also use a coffee table and a couple of side tables in the living room - in case you want to have a snack and wine while watching a movie :)

It was easy to find our way around and very short walk to train station. Apartment is as it appears in the photos on Booking.com. It was very clean and had everything we needed for a comfortable stay in Venice. Nicola was very friendly, honest and kind and was there to greet us at check in. He was very responsive to any messages we sent and even let us check in a bit early. Beds were comfortable and it was wonderful having a washing machine to do some laundry. There is no dryer but a rack to dry clothes and it worked just fine. The hair dryer was greatly appreciated. There is no dishwasher but it didn’t matter to us as we just washed up and dried our few dishes by hand. The wifi was quite slow and a couple of times stopped connecting to our iPads for no apparent reason, then would reconnect spontaneously. There was a strong signal to get data on our phones though so the wifi wasn’t really an issue. It worked well enough for what we needed. We had packed laundry soap sheets in our luggage and glad we did as laundry soap is not available in the apartment.

• Alistair (10/5): Perfect location, perfect apartment, perfect stay! - The location was excellent. On our last visit to Venice we stayed quite near St. Marks Square so wanted somewhere less busy. This apartment is in Santa Croce, much quieter and much more interesting to explore and see another side of Venice. It was also very easy to find and within a very short walk from the bus and train stations. The description says it's on the third floor but they are just short flights of stairs and not difficult even with our bags. The host, Nicola, was waiting for us when we arrived in the evening and showed us around, pointing out all the necessary details about heating, lighting, doors, keys etc. We also had a lovely chat with him about the area around the apartment and some of the interesting places to look out for. There was also a lovely touch of a bottle of sparkling wine for us as a welcome! The apartment was very comfortable and cosy. Enough space to relax in the lounge area and the large bedroom had plenty storage and a big, comfortable bed. The toilet/shower room was clean and modern with a good shower and again very spacious. The kitchen was well equipped and very modern. All you'd need if you wanted to cook for yourself, but who comes to Venice and doesn't eat out? It was nice that the option was there if you wanted to. We prefer to have snack food in the fridge like ham, cheese, fruit, bread etc. and there were a couple of grocery shops within a few minutes walk, both well stocked with good food choices and reasonably priced. The only tiny problem was low water pressure in the kitchen. However this wasn't an issue in the toilet/shower room and the pressure there was just fine.
• Name (10/5): If you want to visit Venice, I higly recommend you stay in Santa Lucia island. It’s worth what you pay. - Everything the apartment offers was designed for your comfort including the washing machine. Nicola was the kindest host we ever met. We arrived at Venice in the early morning by train and although the check in time was not before 11 a.m, he made the house ready at 8 a.m which was not something that every householder will do for you. The location was perfect for discovering the city by walking. The apartment had floor heating and despite being an island there wasn’t the slightest humidity in the house. It’s so clear that Nicola takes good care of his apartment. We even came home early in order to enjoy the apartment :) I said home because we felt like that. Looking forward to visiting again. Not even a tiny thing

• Nikolay (10/5): Lovely apartment, highly recommend! - Great apartment in one of the quieter neighbourhoods of Venice, yet close enough to the main attractions. Within walking distance of the bus and train stations, there is also a supermarket nearby and great places to eat. The owners were extremely helpful and helped us with anything we asked for - we were able to check in a little early as our flight was extremely early on the morning of the first day, and they stored our luggage on the last day as the flight was late in the evening. The apartment itself is very modern, clean and comfortable. It has everything you need for a great stay. The kitchen is well equipped - we managed to cook a lovely pasta several times. We were two people and didn't use the sofa in the living room, so I can say we had plenty of space as well. Comfortable beds and pillows, warm room, no problems with the hot water. I would definitely choose again if (when) I return to Venice. We killed a few mosquitoes the first day, but the next day we got a mosquito repellent from the pharmacy and we were calm. Actually, at the end of November, we didn't have any bites even on the first night, the mosquitoes were just flying around but apparently not biting :D As already mentioned - the building is old, typical of Venice, and there is no elevator, but the stairs are not steep and not worth missing this lovely apartment for a little effort with the suitcases.

We only used the kitchen for breakfast, but it was well stocked with plates, utensils, pots, etc. Nicola greeted us on arrival, and helped us with our luggage. He was a great source of useful information. We would definitely stay here again! We were fine with climbing up and down the stairs, but be aware that Venice is not for the mobility-impaired. No matter where you go, you will have to climb up and down bridges, so be prepared.

• Esther (9/5): Warm and comfortable apartment in a great part of Venice - Fantastic location in a quiet part of Venice but only a 10-minute stroll to several boat stops and umpteen cafes, canals, and churches. San Marco is maybe a half-hour walk away but there was plenty of atmosphere all around the flat itself with dozens of tiny bridges, strange alleyways and pleasant squares. The area was lovely and less overrun with tourists than the busy San Marco area, so we would choose this location again. Very cosy flat, easy to get comfortable in it. LOVED the underfloor heating which was most enjoyable in the slightly chilly March weather. Flexible layout with a double bed plus a pull-out sofa-bed in the living room. Nicely renovated apartment. Everything new and super clean. Welcoming, cheerful host. Large bottle of chilled water in the fridge. Wardrobe, full length mirror, hair dryer, everything a couple or small family might need for a short stay in Venice and very reasonable rates. No kettle!! We had seen this already in the reviews so we brought our own mini-kettle but we would have preferred to travel lighter - especially on budget airlines - so this was an annoying inconvenience. Also, it was 2 floors up from the ground which could be a problem for less energetic people. Location is only a 10-minute walk from Piazzale di Roma but we didn't find Googlemaps at all useful for orienting ourselves at the start and had to ask for help. Once en route though, it was OK to follow Googlemaps to the flat and the host was waiting patiently for us and called to us from the window. So this is not really a negative but just an observation.
• Tudor-ștefan (8/5): Nice apartment with a good money value - spacious, well located (10 min walk from piazalle Roma), very quiet ambient, underfloor heating, well equiped kitchen low water pressure in kitchen (hint: turn on hot water in bathroom to have hot water in kitchen). apartment gas heater is located in bedroom (due to quiet environment, you will wake up when heater starts, or keep it or during night as I did). WiFi is actually a mobile hotspot with bad reception and data cap.

• Agata (10/5): would recommend! - we had a fantastic stay in the apartment - the location is amazing, it seemed close to every church and museum we wanted to visit :) there's a grocery store nearby, restaurants as well. it's quiet and the view is very pretty; the apartment is clean, modern, warm, the bathroom is nice. the hosts were very kind and accommodating. overall all i would definitely recommend this place for two people, especially if, like us, you plan to sightsee a lot and need a nice cozy place in a very good location that you can come back to after a whole day of admiring the city. overall we really liked everything about the apartment; but maybe an electrical kettle could be added in the kitchen, it would be very useful, especially during winter months, for tea making purposes :)
