• Smart_Avia (8/5): - A historic apartment in the old town. Great location. Just 2 minutes from the waterbus and the Academy Bridge. Spacious with old furniture. Without air conditioning, it's stuffy, especially on the top floor. I had to sleep with the windows open and the fan on. Bring mosquito repellent, otherwise you'll get bitten. Overall, it's a good stay for a few nights. The mattresses are old and uncomfortable.

The check in and check out process was smooth, the owner is kind and responsive This is a very old fashioned apartment in a very old town, you have to be ok with some minor issues like the door and the windows are uneasy to open/close

Der direkte Kontakt zum Vermieter per WhatsApp. Abstellen des Gepäcks vor 15 Uhr während der Reinigung der Wohnung nur gegen 15€ Aufschlag. Eintreffen nach 19 Uhr ebenfalls 15€.

The host wasn't very responsive, so we had to figure out a couple of things by ourselves. Many mosquitos in the bedroom upstairs. I understand this is possibly related to the area and time of the year.

• jorge rafael (5/5): Anfitrión "despistado" - Buena ubicación Piso muy alto en casa muy antigua. Dificultad para contactar con el anfitrión, no contestando a nuestras preguntas, aunque ningún problema en sus indicaciones (aunque no del todo correctas) de cómo llegar al apartamento y cómo abrir.

• cheryl (9/5): We loved staying in a traditional Vanecian property. The view from the window across the rooftops was just stunning. 2 m - Beautiful apartment in a central, but peaceful location. The host was very responsive and provided excellent instructions for locating and accessing the property. No AC, but fans were provided which made a difference (we stayed in August).

• Maria (1/5): No recomendable - Muy por debajo de lo esperado - Nuestra experiencia en este apartamento fue, sin duda, una gran decepción. Las imágenes publicadas en la web no tienen nada que ver con la realidad del lugar. Al llegar, nos encontramos con un apartamento en muy mal estado: techos con humedades evidentes, paredes en obras cubiertas con telas y otras con grietas, mobiliario viejo y roto (la cama, sofá, sillones y armario en pésimas condiciones), contraventanas y ventanas en mal estado, e incluso una instalación eléctrica peligrosa por el mal estado de los cables. La suciedad era alarmante, había mucho polvo y el apartamento en general no estaba limpio, lo que, junto con la humedad, causó reacciones cutáneas y problemas respiratorios a dos de los huéspedes. Lo más frustrante fue que, tras informar al anfitrión sobre estos problemas el primer día, no se nos ofreció ninguna solución. Para colmo, antes de que finalizara nuestra estancia, el anfitrión intentó chantajearnos, ofreciéndonos "perdonar" la tasa turística obligatoria de Venecia a cambio de no dejar una reseña negativa. Este intento de manipulación solo ha confirmado que este tipo de comportamientos no deberían ser tolerados en ninguna plataforma. Contamos con fotos que demuestran el estado lamentable del apartamento, y la situación en general ha sido muy desagradable. No recomendaría este lugar a nadie, y, lamentablemente, hemos tenido que pedir un reembolso parcial debido a la seriedad de los problemas. En resumen, fue una experiencia muy negativa. No cumplió con las expectativas ni con lo prometido, y el trato por parte del anfitrión fue inapropiado. Esperamos que esta reseña sirva para advertir a futuros huéspedes y para que se tomen medidas.

• Martin (9/5): - L'appartement est grand, hyper bien situé, très joliment décoré (vintage/brut mais un vrai voyage dans le temps esprit 60's italien) et surtout un cadre magnifique, je n'arrêtais pas d'admirer la vue sur les toits de Venise. Peut-être l'air co même si j'aime la dimension de faible empreint énergétique. Les ventilateurs et surtout les volets faisaient l'essentiel du boulot.

• Daria (10/5): It is very comfy and atmospheric - more than just a place to sleep - The apartment has a very good vibe. The bookshelves, the valance above the bad, the sights from the windows - everything pushes you to take photos there again and again:))) I didn't understood from the description, but the second bedroom is on another floor and has a second toilet room, it was very convenient for us! Well, some furniture is old (esp. in the kitchen), but we loved it:) And thank you for coffee!!! Sometimes it was cold (21-24 November), there's automatic heater, but sometimes we found it cold (maybe we didn't understand how it works)
• Michele (9/5): Fabulous Apartment in Great Location - The location is perfect, central and close to all facilities -tourist attractions, restaurants, coffee shops, supermarkets, markets, etc. The apartment is spacious, comfortable and fully equipped The stairs. We did know about them but it doesn't mean we had to like them.

It was extremely hard to access the property, due to lack of communication and not answering the phone. It took us 2.5 hours to get access. Has to be an easier way. Very frustrating.

• Krae (10/5): Just perfect - Hard to say how much i liked Fabios apartment. The character fits Venice perfectly so i felt like i was living in the authentic Venice. All the comforts. Great location quiet yet close to everything in the neighborhood i would chose every time, Academia. Great roof top views from all aspects of the apartment. Fabio was a great communicator and super helpful. I have two apartments i rent so i know good quality when i see it. Highly recommended. nothing

• Richard (10/5): Fabio (the owner) was very helpful and always responded quickly to any questions. - This is a wonderful LARGE apartment in the heart of Venice. It offers two bathrooms and a separate bedroom in an upstairs loft. It also offers a full kitchen with stove, microwave and refrigerator. It does require climbing steps. It's top (third floor) location offers nice views of the Venice roof tops.
• Mike (7/5): Great location and large appartment - Location is his strong point - 3 min walking from vaporetto, 3 min from a market + a gellateria and a wine bar are close by Apartment is very spacious, good view from windows and mostly everything you need to stay and eat. - Most of all - heating - it is only remotely controlled by the host mostly according to his wish . In our case, we have some terrible nights, frozen, looking for all kind of blankets. It is totally uncomfortable to sleep like this and also to ask the host all the time to increase the temp or change the schedule when is on. - Hot water mostly missing or you have to be patience to wait for it - Bed from upper bedroom is making noise and uncomfortable to sleep in it. But his toilet is very cute - Some parts from kitchen may be repainted - I have the feeling that we have too many rules - From the moment we book we receive a message that we should send " immediately " a whatsapp message to be in contact. Then a binder is welcoming you in the room and few more pdf files was sent with all kind of very useful info but also with rules. We are a decent family and agree with rules but still... generally we have the feeling here was too much. - Especially last section of the stairs ( 3rd floor) sometimes is hard to get - Communication with the host at the beginning was not so good and we even thing of looking for another place. But after we arrive answers was quite prompt and ok. - At arrival the toilet washbasin was very dirty. Host was very prompt and offered to re-clean it. But his explanation was a bit surprising and does not makes me feel good : they have other 5 locations to clean before us and .... "is Sunday for everyone"
• Esme (9/5): Superb - The appartment was nicely decorated and had all the things we needed. It was wonderful to be able to stay in Venice in our own place. When we stayed there, it was incredibly hot and we needed to open all the windows. The mosquitos ate us alive! The place could do with some mozzy nets or air con.
