• Cyril (3/5): Disappointed, won’t recommend. - Location is good, walking distance to most of attractions Toilet paper and shampoo was provided as very bare minimum. We ended up having to buy everything ourselves. Lots of rules on cleaning and housekeeping, we were told that we have to take out the trash ourselves, which is 4 mins walk away from the Airbnb. We are fine with taking out the trash, however, no bin bag was even provided… this is ridiculous. The property was marketed as cleaning service provided everyday, however it’s simply not true :) The toilet had a bad smell especially with the fan on.

All doors opened by keypad which was handy -No mirror, asked owner but they could not get one -Booked patio flat but got a loft flat that you can't stand up straight in (told me I had patio in watsapp before I booked) very disappointing. -Water pressure very bad -Owners response time to messages was poor -No windows so like in a dungeon and no fresh air -couch very uncomfortable

• Tribble (10/5): I would totally stay here again and highly recommend. - The location of this place was perfect. We were so close to a lot of the sites and there were a lot of shops and restaurants so near and convenient. We had a little hiccup at check-in but it was due to my phone service. The host was great with communicating and adapting to get us what we needed to get into the apartment. I have not one complaint. Thank you for making our stay so pleasant.

• Olivia (7/5): Overall we were pleased with the property, but a few changes would make it much more comfortable/homely. - Great location, so close to major attractions! The property was generous in size, and was well-equipped. A couple of extra pillows would have been nice, we only had one extra. The lights in the bedroom don’t switch off properly at night, so it was quite light. The rest of the lighting in the apartment felt quite clinical. The shower switch to change the water flow from hand held to overhead was broken, so kept switching itself in the middle of showers. The sofa in the lounge area is very uncomfortable.

• Natan (9/5): Great apt but check in a horror - The apartment was lovely and spacious. Lots of room and plenty of electric outlets. WiFi excellent as well as the air conditioning. Didn't use the kitchen, but it seemed OK. Bathroom clean and modern. Washing machine outside on the patio and washing detergent was provided. Great location and easy walking to almost all sites. Quiet and a safe area. Bedroom very spacious and bed very comfortable. I would definitely stay here again. Hint...if you are coming from the train station, take the C2 mini bus on Via Panzani (direction away from train station) to Ghibellina Pepi stop. You can buy bus tkts across from the bus stop. Could use a new sofa and the art work leaves a lot to be desired BUT the main problem with this property is the owner and the check in process. The owner would not send us the entrance codes until we filled out a registration form which usually isn't a problem BUT in this process, you have to scan your code at the bottom of your passport using the scan device on the form. We tried for over an hour to scan our passports, but it wouldn't work. After finally getting angry with the owner, she agreed to accept photos via Whatsapp which is what most owners do. Then she demanded we pay the city tax before giving us the codes. Then she informed us that check in is at 15:00 and if you want earlier, you have to pay 10 Euro for each hour before !5:00. Well, we got to apt at 15:00 and it was still being cleaned and I doubt she will compensate us for HER being late. Too may rules. We travel a lot and most owners are flexible and will allow you to check in early if apt is ready. Also, she will charge you 10 Euro for every hour you stay after check out time. Really a shame because the apt is very nice.

• Darryl (8/5): Very good - Location was the best part of this stay. I found the apartments to be fairly quiet, clean and very tidy. It felt like Fort Knox to get in on the first visit, although after that fairly simple to gain access. Missing some basic facilities, such as a press or iron for clothes. Could do with more amentities in the bathroom too for the price paid. The main communal door is loud, it opens and closes automatically and unfortunately caused us to hear late a night within the bedroom.
• Nischal (7/5): Spacious apartment at great location - The location, sleep quality of the property are excellent. We didn’t use the kitchen stove for cooking but it’s a nice addition for someone wanting to cook. I don’t quite agree with other negative reviews on the usability of the washing machine outside. It was quite easy to use and we had no issues with the noise. The property is spacious and has some elements of history in the decor. We enjoyed the location for visiting Academia, Uffizi, Piazzale Michelangelo etc. The major let down was the lack of friendliness of the host. Right from the word go we were inundated with emails containing instructions on the apartment that seemed like a lot to go through. Plus this information flow is more of one-way traffic, most of our queries are either still unanswered (15 days past the stay) or took several follow-ups. In the email instructions, the host asked for cleaning fee which was included in booking.com price, host made no effort to clarify even though we asked the question several times. Strict around both check in and check out times, there is five hours gap between check out and check in (which is by far the highest at any property that we stayed in Italy). Given the check-in was at 3 pm, we requested baggage drop for weeks and the host kept on denying and asked us to store the luggage at the train station. This became a problem for us as we had pre paid activities near the propery location starting before 3 pm. Finally we gave up and booked a storage close to the property- even though the host agreed at the 11th hour - we could eventually store the luggage but not before paying for storage elsewhere. We did not know that Florence has 2 locations for the same street address, more information on this would have useful. All in all the management company seemed to be interested in sending email templates chores etc rather than making the guest feel welcome. The property is fantastic but the lack of friendliness from the host, excessive one way comms is too much to deal with - almost an irritant. Given the other aspects of the property- I would probably book again, but will keep my expectations from the host under check.

• Sarah (5/5): Not horrible but not great - Passable kitchen. Flat has a strange layout but a lot of space. Decent location. Not a great experience. We booked for the kitchen and laundry facilities. The washing machine had mold on the seal and bleached several of my husband's shirts. Not very clean. Poor water pressure. Host was nice but some poor communication - partly due to Booking.com error but also seemed disorganized.

• Thomas (5/5): This was a clean property in a good location that fell short of a place that I would return to. - Self check in was relatively straight forward. Location was great and the flat was very clean. It was for the most part quiet since it opens to the center space of the building. there was a bit more noise on the weekend when most of the adjacent properties were occupied. The bed and pillows were comfortable! the kitchen was basic. there were no towels or linens provided for the kitchen. the property manager was available by text and said she would provide paper towels, but we never saw her or the paper towels - she stated a few times she manages 30 properties and is going to school, so that may explain her preoccupation elsewhere.
• Ann (7/5): Good - The location is excellent and being on the ground floor also excellent. The apartment is in an old building and has been attractively renovated. There is good natural light. There is ample space and the kitchen works well. There is a kettle - the first for me this trip. There are a lot of rules and I received many communications warning me about extra costs for not obeying them. There is a 90 euro cleaning fee. Twice people opened the door of my apartment while I was there - once to fix an electrical problem next door and once because new guests had been given the wrong information.
• Mairead (7/5): Good - The apartment is a beautiful tastefully decorated large space. The location was safe and quiet.and within walking distance to the centre of Florence. The grey sofabed in the sitting room (which is featured with stripy wallpaper) was so uncomfortable to sit on and needs to be replaced! There are built in led up-lghts in the bedroom which highlight the high ceiling but were not possible to switch off so therefore it was difficult to sleep. The mattress on the bed was too firm for us but after putting the spare duvet from the wardrobe underneath the sheet - it was much better! The water in the shower gathers around your feet due to slow drainage. Two small rolls of toilet tissue for two people for seven days is not sufficient. There are no dishcloths in the kitchen. Missed having a toaster and microwave! On the 4th morning of our stay (Wednesday) the touch ceramic glass induction hob stopped working (this was the only means of cooking in the apartment) We reported this and it was not resolved and left us without cooking facilities for the remainder of our stay. An alternative means of a small plug in hob was dropped off at the apartment around 7pm Friday evening while we were out. We did not use this as we were checking out the following morning by 10am We were later informed that we broke the induction hob and billed €100 - this is simply not true. We have forwarded pictures of the hob etc. to Booking.com
• Viviane (9/5): Great location, comfortable, clean and enough amenities = a wonderful experience in Florence. - The location of this ground floor apartment was fantastic. It was within walking distance to many great attractions and museums in Florence, restaurants, coffee shops and a grocery store. Everything in the apartment was practical, clean and in good working order. I received great instructions from the host about gaining access to the apartment and she checked in with me during my stay. I felt secure at all times during my stay. I would stay here again. Since I stayed for 10 days, a change of linens and towels would have been welcome. Other than that, I had no complaints.

• Faten (8/5): Great Location - The location is great near all the main attractions also plenty of grocery stores in the neighbourhood like Pam and Conad. The apartment itself is very nice, cozy and practical it has all the things you might want in your stay . the bedroom is big and the bed is comfortable , there is a big cupboard with plenty of hangers . The water pressure was bad especially if two people are using the water outlets , also if the washing machine is on the water in the shower barley comes down . I would have preferred the washing machine to be inside the apartment instead of the patio because it can be noisy for the Neighbours if you decide to use it in the morning or at night . The handle of the patio door kept falling needs a small screw to fix it; also the shower water knob is broken.
