• Ritika (8/5): Great apartment with easy tram access for a large group offering individual rooms as well as a great kitchen and common - Great location, right next to the tram stop for via Cavour with very easy access to the train station and top sights within Florence. The individual rooms are very convenient and kitchen very well equipped for easy use. Minor issue but we weren’t aware that there were no lifts and there were two flights of steps to reach the top floor to our apartment. This was a slight concern since we were a large group with seniors and also many bags. There was also a broken chair in the common area and the bench also was not appropriately fastened and causing two members of our group to hurt themselves.

Aufpassen: die Wohnung mit Terasse soll schön sein, die nicht. Kochen, Schlafen, Wohnen in einem Raum. Bad oben ohne Türschloss (Fake-Klinke). Duschkabine unten nicht abgedichtet. Parfait emplacement : pile en face d’un arrêt de tramway et à quelques minutes à pied du cœur historique de Florence. Les échanges avec notre hôte ont été parfaits tant pour la préparation que pendant le séjour: Max est très sympa et disponible Certains pourraient être gênés par le bruit de la rue : les deux fenêtres du loft donnent sur l’arrêt du tramway qui circule tôt et tard. L’isolation entre les appartements de l’immeuble est perfectible, comme celle entre l’appartement et la porte de l’entrée principale juste à côté : difficile donc quand les occupants voisins sont bruyants (mais notre hôte n’y a été pour rien)

• Paul (9/5): A great base for a group to explore Florence - A great apartment, located not far from the centre of Florence. There's plenty of space, with a good-sized kitchen, lounge / dining room, and a huge terrace to relax on. Bedrooms are large, two with individual ensuite bathrooms, two with a shared ensuite, and one with a bathroom next door. We were a group of 6, but the apartment could easily accommodate a much larger group. Max and his team were very helpful, and were quick to deal with any issues that arose. In general, the apartment is well-equipped and very comfortable. We enjoyed cooking together there. However, some of the saucepans / frying pans are tired and should be replaced. There were minor issues with plumbing / drainage and ventilation in some of the bathrooms.

Am rezervat 2 dormitoare si un living cu canapea extensibila, insa locația este practic o incapere pe doua nivele, singurele incaperi despartite de pereti fiind cele doua bai. Ambele bai aveau scurgerea infundata (una la chiuveta, cealalta la dus). Nu am avut intimitate, ne schimbam de haine dupa usa dulapului, pentru ca nu exista pereti despartitori sau usi de inchis. Aceasta a fost cel mai deranjant aspect.

Genügend Badezimmer. Schöne offene Küche mit Wohnraum und grosser und schöner Sonnenterasse. Falls man waschen möchte, hat es eine Waschmaschine und Tumbler. Einkaufmöglichkeiten, Restaurants, Café in der Nähe. Sehr gut für eine Familien oder Aufenthalt mit Freunden geeignet. Es gibt nichts zu beanstanden

Besonders möchten wir Simon erwähnen – er war unglaublich freundlich, hilfsbereit und stets mit einem Lächeln für uns da. Dank ihm fühlten wir uns bestens betreut. Ein großes Dankeschön an ihn! Das Appartement war perfekt gelegen und bot uns alles, was wir für einen unvergesslichen Aufenthalt brauchten. Wir sind sehr dankbar, dass wir die Möglichkeit hatten, vier wundervolle Tage in Florenz in diesem schönen Appartement verbringen zu dürfen. Es gibt nichts zu bemängeln….

We were getting married in Florence and needed a few large appartments for family and friends. The building was just outside the chaos of the city but close enough to be max 12mins walk to hit the Duomo, or the new tram cuts out 5mins of this walk as the stop is at the front door. The apartments are perfect for different types of families / friends combinations. Simon helped us with our bags from the carpark which is just around the corner.
• Maartje (9/5): Heerlijk appartement om Florence te ontdekken! - Wij waren met een familie van 11 personen (het appartement is voor 12 personen). Wat wij ontzettend fijn vonden waren de 5 badkamers. Zo heeft iedere slaapkamer zijn eigen badkamer, heel erg handig. Ook de grote tafel is gezellig om aan te ontbijten en zelfs avondeten is mogelijk met de grote keuken. Wasmachine en droger aanwezig. In de buurt leuke cafés en restaurants. En via een nette weg sta binnen no time in het drukke centrum. Simone, een vriendelijke gastheer, die altijd voor je klaarstaat. Mocht je minder valide zijn, ons appartement was 2 trappen op. Niet heel erg maar wel iets om rekening mee te houden. En wij vonden de parkeergarage in de ztl- zone niet zo handig. Dat komt omdat je 1 uur vooraf moet laten weten als je de auto nodig hebt en de garage na 21.00 gesloten is. Helemaal prima als je in het centrum blijft maar wij hadden ook wat dingen buiten het centrum gepland. Maar op een bijna zelfde afstand kun je de auto ook buiten de zone op straat parkeren voor ongeveer 15 euro per dag.

Good shower but it did leak out onto to floor , Doors don’t meet, but that is a very small thing as all else fabulous . Laura was there to meet us and she was there to say goodbye . • Michael (10/5): This was a wonderful experience! - We love the location and how easy it was to reach the manager. The apartment is beautiful, spacious and clean. They did everything possible to help us feel welcome and we truly enjoy our stay there! It is not possible to have a car because of the strict city zoning rules. Only commercial vehicles and taxis can drive through the street.
• Shaun (9/5): Great Holiday in Florence! - Location was great. 1km walk to the shopping precinct. 1.5km to the train station. Very clean and comfortable. Simon was a great host available on site for all requests. Tram right out the front and bus 6B at the San Marco Piazza, 500m away which goes to the train station and shopping. Both the tram and buses are 1.70 euro valid for 90mins. You can buy tickets at all stops. Very easy to get around. Great Holiday!

Close to David and the Douma. A little bit of a walk down to the river. Close to bars and restaurants. Stayed in the 2 bedroom loft. It wasn't luxury and needed a refurb. TVs in bedrooms that weren't connected. Soap dispenser in one shower that didn't work. The lounge area was tiny. Not enough room for 5 people to hang out comfortably in the evening. Would have been impossible to cook in the kitchen as also tiny. I mistakenly thought the photos on booking.com were of what I had booked - spacious apartment with modern decor and a terrace. That was my fault as I didn't check the link to the actual place I was sent. Very misleading on the booking.com website. There was no key to the place, entry via codes. No way of locking the door when you leave or at night as the lock on inside broken. Technically anyone who knew the code could have got in. Felt a bit unsafe.

One drawback is that there are 2 rooms that are right above a pub and very noisy at night. Good location, easy walking to San Marco Square and tram Station We were in the ground floor apartment, so we could hear everything from the apartments above, walking, chairs dragged along the floor, talking and music. Maybe the above apartments need carpet to subdue the noise.

Simon has an office on site and was very helpful about getting about and restaurants There was nothing to dislike although, unfortunately it would not be suitable for disabled guests as there are lots of stairs. • Lesley (9/5): We stayed in apartment Ottomano and were very impressed. Would definitely stay again. - As a family of 12 , 6 adults and 6 children the apartment was amazing. It gave us all the room we needed and could put the children to bed and then use the lounge for the adults. The kitchen was well equiped and had all we needed. The location was great, a 10 minute walk straight down to Piazza Duomo. Simon, Laura and Max were delightful and always available if we required help with anything. We stayed for 9 nights so a change of towels would have been nice. The washing machine needed cleaning but as soon as we informed Max it was done immediately.

• Georgina (10/5): Luxurious, spacious apartment in a good location and friendly hosts - Beautiful apartment, very spacious, attentive and friendly staff. Good location just outside of the city centre. Very clean and clear instructions to enter/leave the property. They also were able to store some of our luggage. The complimentary tea, coffee and snacks was also a bonus!

• Kate (9/5): Great location and value for money - The communication was great. Both hosts were very attentive. Laura was waiting for us when we arrived by car. She showed us the apartment and explained everything. The apartment was well furnished and had plenty of storage. There was detergent and clothes dryer so we could wash. We had 2 bedrooms apartment and 2 bathrooms, it makes such a difference for group of people. Small kitchenette had everything you need to cook. Each room was airconditioned which is a big difference when its hot. The apartment is also short walk to the cathedral with plenty of great coffee places on the way. It's definitely great value for money. We had enjoyable stay. There was no safety deposit box in our apartment but the complex felt very safe.
• Rok (10/5): Fun trip with friend - Simon was an excellent host who provided us with a lot of valuable information. He was available and attentive throughout our entire stay, making our experience even more enjoyable. Prosecco in the fridge was the best :)

• Juliet (9/5): Lovely spacious and clean apartment with plenty of facilities and close to the centre too. - The facilities were amazing, the apartment was spacious and clean. It was located very close to the centre so not far to walk to the duomo etc. Had plenty of pots and pans etc if you wanted to self cater. Having 2 bathrooms was really convenient too. Having a washing machine and drier was great as well we’re on a 3 week trip and needed to do washing especially as the weather was extremely hot. The electricity would sometimes short out if you had too many things going at once but was easily reset, which the property manager showed us.
• Uma (10/5): Exceptional - The hosts were exceptionally attentive and helpful. They proactively reached out ahead of our arrival. Even helped book a taxi and helped how to call one for our trip back to airport.

• Segatto (8/5): Very good - Beautiful stay, very nice meeting Simon. He was so informative to us about the area and restaurants. Would stay again. Thankyou. Air condition hard to control. Cold downstairs, very warm upstairs. Needed more toilet paper for 4 ladies staying for 5 nights. Clothes dryer needs to be inspected. Took very long to get anything dry, even though we hardly had anything in the dryer at one time. All in all was a good stay .
• Marianna (9/5): Superb - The house was great, very big with lots of rooms and bathrooms. Had a lot of facilities and was very comfortable. The property owners were great and very helpful. House was very close to piazza Duomo and to the airport Location was close to the centre, 10 min walk, however, not very close to the restaurants/bars etc. as most of them were on the other side of the river.
• Silvia (10/5): A fantastic stay close to the heart of Florence - The apartment is large, could easily fit 4 families with kids or even five couples. We enjoyed the spacious rooms, the common area (joint living and kitchen) where we could sit and relax in the evenings. Simone is a fantastic host, he explained everything, recommended sites to visit and restaurants. everything was great, nothing negative

• Rod (9/5): Great place to stay for visiting Florence - Central location, well adapted and well equipped apartment. Some more soft seats for relaxing in after a days sightseeing would be the only improvement I would suggest.
• Vicki (10/5): Perfect stay in a wonderful apartment - We stayed in the wonderful Apartment which was very spacious and clean. Lovely comfortable beds and very well appointed with everything you need. We enjoyed an evening on the beautiful terrace. The location is located perfectly within very easy walking distance of everywhere. The hosts Max and Simone were very hospitable, they kept in regular contact assisting us in transfer and restaurant bookings. A perfect stay and would highly recommend.

• Sorin (9/5): Great stay for a big group in Florence - Appartment La Terazza Very nice living room and terrace. The staff was very kind, providing access info and helping us with many infos. Appartment la Terazaa We excpected to have a private bathroom on each room. There were only 2 rooms with their private bathroom. Another 2 rooms had one share bathrooms between them, with entrance from both rooms. One room had bathroom, but the one on the hall. So, only 4 bathrooms vs the 5 mentioned on Booking when I did the reservation or vs the 6 (4 private and 2 shared) on the website of the owners.

Everything is great from the first entry to the departure. the host is very kind and helpful, he answers all questions at any time. really liked that snacks and wine were left. Comfortable beds, cozy living room, wonderful terrace. it is very convenient to walk to the old town, as well as to the station. The best recommendations.

Location of apartment is just great , very close to all see sights . Very comfortable and modern apartment with all we needed (washing machines and dishwasher). Nice kitchen with all accessories. We felt like at home. Two bathrooms which is very good for big family.

• Katrina (7/5): Florence three bed two bath - Supplied coffee pods and juice, and beds were above average comfy. When we booked there was not many two beds , two baths available so probably picked just a little too far out. I looked at accomm after our no refund period and there were better value for money options available.There are roadworks directly outside with no noise at night but diggers start at 7am. No smart tv.
• Alex (10/5): Very spacious unit in great condition (great service too), suitable for big groups (10+) - The unit was very spacious, well decorated and well-maintained - the rooms and toilets were of very good sizes and everything were in great condition. It had a nice kitchen where we even managed to use to cook a simple dinner on one of the nights. Though the balcony was under-utillized as it was winter season for us, but I am sure it would be a great gathering spot for other seasons. Simon greeted us personally when we reached and he is very friendly and accomodating, an extremely awesome host during our stay - you would have no worries with Simon and team. The only thing lacking was an elevator to help with the luggage, but Simon personally helped with our carrying our stuff, both coming and going. Really appreciated it, Thank you Simon!

• Finton (9/5): Superb - Location is good, within walking distance to most attractions. The apartment was just nice for my family of 5. The apartment came with 5 beds and 2 bathrooms. There were enough towels for all of us, bathrooms had shower gel but bring your own shampoo and toothbrush. The beds were comfortable, and the sheets were clean. The kitchen was well equipped for some light cooking. There was a washer and a dryer, which was a big help for us. Simon was very helpful from the time our booking was confirmed until we left. And he gave us a lot of information on what to do and where to eat. In his absence, we had Laura checking up on us. Overall, it was a wonderful stay in a charming city.

• Vitaly (4/5): Dishonest, poor service. Not « luxury » - Good location Service is atrocious. We specifically asked before coming if washer /dryer is available and received assurance that it is. In fact it was not working. We plan to pack lite and it presented a problem for us. Owners failed to disclose that the street is blocked with major road and buildings reconstruction is going on accompanied by noise and vibration. This was ongoing and they simply decided to keep silence about it. I find this to be dishonest

• Gordon (10/5): Enjoyed our stay in Florence! - Max and his team keep their apartments in excellent condition. They have links to a winery and a wine fridge comes in every apartment. Leave your money for the bottles you consume. They provide good info about the neighborhood and we enjoyed one of their restaurants very much. Once you figure it out, the location is near many city bus routes Unfortunately the city decided to tear up the road outside during our stay and navigation was a bit difficult, walking and getting a taxi to come to the location.

• Gilda (10/5): Excellent Accomodations and new Frienships - You will not find a more hospitable, attentive and overall wonderful hosts than Simon and Laura. We were a family of 15 and they made us feel and treated us like family. The apartment is beautiful and spacious. The bedrooms were the perfect size and slept all of us (12 adults & 3 children). The spacious Veranda is the topping on the cake overlooking a courtyard. Simon was attentive to all our needs and concerns. Gave great suggestions too. Within the next year, there will be a trolley that will run along the street to take you to the town center and all attractions. One of the stops will be right by the apartments. If we could give a rating of 11+ we would. It was wonderful to spend our stay here. Thank you Simon and Laura for your hospitality and frienship. We hope to see you soon. There was nothing we didn't like. We hope to visit again soon!
• Dario (7/5): Good. Bit of a walk to centre, but nice apartments. - Property was beautiful, felt like a house, however, the cleanliness let it down a lot. Everything was good, however, our bed sheets didn’t seem to be changed from the previous guests. The host was nice enough to deliver new ones so we changed them ourselves. I think this might have been a one off, cleaner maybe took a short cut. Glad we picked it up.
