• Philippa (9/5): Clean, well situated appartment 5 minutes from the station, perfect for a base to visit Florence. - The location is excellent, near train station and T2 tram to carpark outside Florence and to the Belfiore Social hub Conference and hotel. Everything is within an easy 20-30 min walk. Although the flat is in the city centre, it is on the Western side which means it is very convenient for sites that are both North, East and over the river South in Oltrearno. It is quiet as windows are double glazed and have large shutters and there are no immediate bars/cafes nearby. It was very clean and had everything a traveller needed. I was there 6 days. It is managed by a very responsive owner who lives next door which makes everything easy as he opens the flat for you and explains everything. The kitchen is a kitchen, with stove, fridge, microwave etc. The area has useful small shops and there is an excellent local bakery/deli nearby. The bedroom is larger than the living room although I spent very little time in the flat so it didn’t matter to me. The WiFi works fine in the lounge where the table is. I attached a laptop and phone and had no real issues. It works less well in the bedroom by the window.
• Ruth (9/5): - Great location near the train station and 10 minutes walk from the center. The owner was super nice. Although the booking was non-refundable, we had to change plans because of train strike, and we got a refund for one night. Very considerate.

• Clare (10/5): Lovely apartment, ideal location - Lovely apartment, it is small but plenty of space for the two of us. Great location, on a quiet street. Only a couple of minutes walk from the train station and no more than 15 minutes walk to most of the main sites in the old city. The host Osvaldo is very friendly. Check-in was easy. He met us at the property and told us all we needed to know.
• Bernadette (7/5): The apartment is lovely. The host is friendly. - The apartment was clean and had the essential amenities. We were able to walk to all of our destinations easily. The area close to the train station is a little rough. Because the apartment is located somewhat in an alley, the nightlife traffic can get very busy and loud. During the day, there were guys lingering about , openly using and selling drugs. Although they didn’t bother us, I could see how someone could feel a bit unsafe in this particular neighborhood. If you’re looking for something quaint, you might want to look elsewhere.

• Perlini (8/5): A cozy & clean apartment near the train station, artfully decorated with paintings and furnishings - Close to the main Santa Maria Novella station in Florence (about 10 - 12 minutes walk to the apartment). Apartment is one level up from the ground floor. There is no elevator in this building so guests with large/heavy suitcases or have mobility difficulties It’s cosy with a kitchenette, separate bedroom, living/small dining area, and ensuite bathroom. Nora, the lady who maintains the place keeps it very clean and is a wonderful lady. She’s a wealth of information about the apartment (dos and don’ts), teh surrounding area - where to find what, how to get about, etc. Ample space to put large suitcases and hang-up clothes, good water pressure, has working AC in both the bedroom and living/dining area. There is a step up from the living/dining area to the kitchenette counter space which would benefit from some sort of demarcation to indicate a difference in floor height because the flooring is of the same material and colour. My partner tripped and hurt both his knees and hand. We shifted the bright red floor map to the edge after, so that we could see this clearly.
• Timothy (9/5): Lovely place and worth the value. - Great location within walking distance of the train station and all major attractions in town. Staff was very helpful in getting settled in and advice on nearby grocery stores. Location, kitchen and air conditioning.
• Christopher (9/5): Recommend this place. - 10 minutes casual walk from Florence train station. 2nd floor and no elevator. On initially entering, the living area and kitchen seemed small, but it was cozy and comfortable. We Used the kitchen to cook breakfast and it was fine. No oven. Microwave and toaster. We were met at the apartment and shown through. We had some rain, and it was a fine to stay inside for the day. Contact with management was via WhatsApp and was always responded to quickly. Medium size Refrigerator and had ample room Had a Kettle, plates, side plates, & Utensils Air conditioning was good. Bed was very comfortable. Pillows were soft. Wardrobe space was good. The Shower water pressure was very good and didn’t run out of hot water. Water Temperature was constant. Towels were a bit thin, but did the job. WiFi was good. Close to restaurants, and 10 minutes walk to Ponte Vecchio. A great place to stay. (Not sure if it’s a recurring thing), but Saturday morning (4am or so), a bit of yelling in the street. Seemed to be connected to a late night venue in the intersecting street. Didn’t go for too long though. Apart from that, the place was generally quiet.
• Ross (10/5): Exceptional - Fantastic location, less than 5 minutes walk from the train station, and also a straight walk (5-10 minutes) to restaurants, the river and most attractions. Really great little apartment, super clean, and full of character. Local bakeries and supermarkets all within 2-3 minutes walking distance.

• Jamiel (10/5): Fantastic host, super clean apartment, all within close proximity to all the major sights. - Osvaldo was an excellent host. He kept in touch right up to our arrival and was there to meet us at the appointed time. The place was very clean and comfortable and had 2 AC units which kept the place cool as it was very hot and humid in Florence. The area was very central and all the main sights were within walking distance, with many wonderful eateries in close proximity. For people who want to have access to halal food, that is also quite close by and good value for money. All in all, our stay in Florence was really good, but the foundation of the stay was Osvaldo's apartment. Nothing. It was all good.
• Shi-yi (10/5): Everything is very good👍🏻 - This B&B is my favorite during my trip to Italy. The owner is very cute and kind. His home is just behind the B&B and he provides me with olive oil to complete the dishes. I highly recommend this B&B with all the necessary equipment and convenient transportation. I really like this unique B&B, especially the view outside the bathroom window is very Florence-like. I hope I can come again. Return to beautiful Florence
• Matt (10/5): Great place! - Excellent spot. You need to get the keys from Osvaldo when you arrive but he was waiting nearby and extremely helpful from the outset and throughout our stay - very friendly guy. The place is in a fantastic central location. It's not luxurious, but it doesn't pretend to be. It feels more like a home than many properties and is well-equipped. We'd definitely stay again. Nothing!

• Mohmed (10/5): Perfect - First and Foremost Osvaldo was absolutely amazing! He is such a kind man who went above and beyond to ensure we had the most comfortable stay possible! Would recommend this property for anyone looking for somewhere walkable to all main attractions in the city centre and a homely feel during the stay, Osvaldo was just so lovely! The apartment is clean, good sized and did I mention Osvaldo? Absolute legend!

Just to say something that may be improved, the light in the bathroom could be better for makeup purposes.☺️

• Elizabeth (9/5): Convenient place for two for a night in Florence! - The location was easily reachable from the Santa Maria Novella Train Station in Florence. The apartment provided plenty of space for the two of us. The rooms were decorated nicely and although the kitchen area was small, it was sufficiently supplied. Our host was friendly and helpful. The shower is a bit tight but that is certainly expected in a quaint, old building.

A great size, well appointed and very clean - The location was excellent. 500 metres from the main train station and in the heart of Florence. It was close to restaurants and all the main attractions. The size of the accommodation was great and the cleanliness was excellent. The location was excellent as all the main attractions were within an easy working distance, including getting to buses to do some day tours. The key handover could be improved. We walked past the place a couple of times but didn't realise that it was our accommodation behind street doors. There was no signage.
• Vivek (8/5): Small apartment.. great location.. but no lift.. - Its a small clean apartment with walking distance (approx 300m) from Firenze SM Novelle station…The owner Mr. Oswaldo is a nice and friendly person.. the supermarkets are nearby.. The apartment is located on the first floor and it has no lift.. it was a bit cumbersome to carry the luggage to the room…also the washroom is pretty small and has a very limited space to move around The bedroom blanket was used and seemed used by previous guests…

• Jamaica (8/5): Very good - The hosts were very friendly and helpful. This apartment is a block away from a discoteca, so it's a wise idea to have good quality ear plugs with you! Otherwise, this was a really well located and comfortable apartment.
• Anette (9/5): Cozy, clean and Central apartment in the heart of Florence - it was very Central, so easy to get around by foot. There is two air cons, one in the main area and one in the bedroom, which makes the rooms comfortable. The bed was very comfortable. The livingroom and kitchen is quite small, so the apartment is not well suited for multiple people, but for a couple it is perfect.
• Pratham (10/5): Warm memories of Florence because of this place. - It's such a cute place. Close to the train station and just very warm and cozy and nice. The host is really great too. They went above and beyond to help us for something purely out of concern. Any thing we mentioned to enquire if it was there, was provided even if it was not available at first (minor things). More than anything, the cheerful nature of the host really made my experience great! Nothing at all! Everything was great except maybe the food could have been a bit more fresh.

• Ivy (10/5): Perfect stay! Wish we were there longer! - we loved the location of the property less than 5 minutes from the main train station. we also loved the layout of the apartment. The hosts were very kind and creating a beautiful apartment with lots of personal and helpful touches. This place is amazing! There’s a comfortable queen sized bed. we loved that we can shut the window shutters and made the room so dark and quiet. perfect for a good nights sleep.
