• Katja (7/5): Tolle Lage, Appartement mit besonderem Charme - Die Lage ist einfach super. Gleich nebenan eine tolle Foccaceria und ein leckerer Bäcker. Viele Restaurants und Bars nur einen Katzensprung und dennoch nicht zu überfüllt wie andere Stadtteile. Die nächste Vaporetto Station ist nur 5 Minuten weg und die Vaporetto Station San Stae wo die orange Linie vom Alilaguna Shuttle vom und zum Flughafen Marco Polo hält ist auch nur 15 Minuten (mit Koffer) zu Fuß entfernt. Der Check in klappe gut. Den Schlüssel bekamen wir bei El Venexian und wurden von der Gastgeberin auf ein Glas Prosecco eingeladen. Leider hat uns die Dame in der Bar vergessen den Türcode für die Haustüre zu geben, wir haben sie Besitzerin aber sofort erreicht und sie hat uns den Code übermittelt. Die Wohnung (Dachappartement) ist zweckmäßig eingerichtet und wenn man eh nur für die Nacht da ist auch vollkommend ausreichend. Wir hatten Probleme mit dem Bad, auch hier hat sich die Vermieterin schnell gekümmert und der Handwerker kam sogar am Sonntag. Alles in allem fanden wir es sehr gemütlich und haben uns in dem Appartement wohl gefühlt und den kleinen Macken arrangiert. Wir waren vier Nächte dort. Wenn man den Preis auf die Nacht und pro Person umrechnet ein gutes Preis Leistungs Verhältnis für die tolle Lage. Das Appartement ist schon etwas in die Jahre gekommen. Es stand noch eine leere Weinflasche in einer Ecke beim Whirlpool vom Vormieter und hier und da war es etwas staubig, das sollte besser kontrolliert werden. Das Badezimmer ist kurz beschrieben eine Duschkabine mit Klo und Waschbecken. Ich konnte mit meinen 1,65 gut darin stehen, mein Mann mit 1,85 musste schon sehr aufpassen. Der Wasserdruck bei der Dusche war nicht sehr hoch, ich habe mir dann die Haare kopfüber über der Wanne gewaschen. Ein Wasserabzieher in der Duschkabine wäre toll um den Boden nach dem Duschen besser trocknen zu können. Das Bett war etwas zusammen gestückelt. Unter der bequemen oberen Matratze lagen zwei einzelne welche auch mal auseinander rutschten und man so in der Mitte des Bettes zusammen kullerte. Bei einem Lattenrost waren Latten locker und eines nachts krachten sie heraus. Wir konnten den Lattenrost wieder zusammensetzen, auch das sollte regelmäßig kontrolliert werden und vielleicht eine eben so große Einzelmatratze unter die andere gelegt werden. Ein Spülschwamm und Geschirrtuch wären auch toll gewesen. Spültabs für die kleine Spülmaschine waren vorhanden. Der Kühlschrank ist auch sehr klein. Eine Terrasse hat das Dachappartement nicht.

All the time floor was wet and water was inside the cabin. Every time when you want use a toilet you have a wet feet. 😒

La persona con cui ho comunicato per mail gentile ma quella che ha consegnato la chiave scortese. Nella comunicazione che hanno mandato si diceva che si poteva entrare dalle 15 in poi. Sono arrivata nella camera e c'erano le persone che la stavano ancora pulendo. Scale molto scomode e non illuminate. Bagno disastroso (grande 1 metro x 1 metro). Con perdita d'acqua per cui il pavimento era sempre allagato. Finestra rotta (non si chiudeva per cui entravano zanzare). Il bagno è talmente piccolo che la doccia è nel bagno stesso ed è impossibile lavarsi il viso nel lavandino profondo circa 15 cm!

• Rosita (1/5): Sorry but sadly not a great experience - good location, very old and dreamy kind of space, the jacuzzi bath was very pleasant after a whole day walking around Venice. The owner sounds lovely and she was quick to answer her phone and she tried her best to help with our key issues. 1. There was no terrace although it's in the property title 2. The bed was very uncomfortable 3. the key holder gave us the wrong key 4. A copy of our key was given to new guests who accessed the property while we were inside 5. the toilet and shower are all in one tiny space. the shower water doesn't drain so there's always water on the floor every time you need to go to the toilet

• Claude (1/5): C est du vol par des gens sans scupule, Tres decu de booking.com qui n as pas vérifié cette apart - les clefs ce fut un probleme avec un heure de retard a un bar tres diff a trouver quand tu arrive. LAPPART EST UN E ARNAQUE le deux tier de l apart est pas utilisable car trop bas pour marcher le lit tres mauvais'un foam de 4 po sur deux lits simples qui fait un trou dans le centre pour deux pers c est terrible. je sus decu de booking de lister des apartement sans s assurer de leur conditon, JE VEUX UN REMBOURSSEMENT POUR APART QUI N EN VAUT PAS LA MOITIER ET TOUT LE DESAGREMENT. Les photos de l apprats sont trucquéés fausse representation , du vol par des arnaqueurs en cravate bien cachés la douche et la toilette sont ensembles c est un désastre le plancher toujours trempé car les controles de l eau son parterre et coule toute la le temps et la porte est si petite que tu erafle a chaque foie que tu y rentre, le frigidaire est de 1 p.c. , et la TERRACE N EXISTE PAS. Cette appartement est un nid a feu aucune sortie d urgence les fenetres trop hautes pour pouvoir sortir sur un toit ou tu te tuerais en tombant du 3e. je veux un rembousement car c est du vol.

• Guzmán (1/5): Pésima atención, no tienen vergüenza - Nos hicieron entrar al piso dos horas mas tarde del check in y estando muy sucio, a pesar de estar hablándoles no nos contestaron hasta después del check out dos días después. La vitroceramica no funcionaba, la ventana del baño estaba descolgada y además no paraba de salir agua cada vez que ibas. Pero sobretodo la poca vergüenza que han tenido para no querer hablar ni querer llegar a un acuerdo, haciéndonos esperar horas con las maletas en la calle y perdiendo medio día.

Non c'era una cosa che andasse bene non vedevamo l'ora di andarcene.venezia bellissima peccato...
• Shipley (6/5): This could be improved easily - Location was superb, the apartment is spacious with 2 large bedrooms and plenty of storage. The shower in the en suite is amazing. There is a lovely balcony. The communication was poor. I booked the apartment a year in advance and the only communication I had until 24 hours prior to check in was the confirmation email when I booked it. I messaged a couple of times (via WhatsApp, email and Booking.com) but didn't receive anything. When we received information how to check in, we were not given the code to the front door, so we were still stuck outside The dishwasher was not emptied and all the dirty dishes were still in there from the previous guests There was no coffee or tea - which was in all other 3 locations we stayed in during our holiday. I'd think this is basic. The shower in the main bathroom literally just goes all over the floor but without any drainage. The design is terrible. Due to the central location, it can get loud outside, so if you have small children this can be a problem at night.

Camı açtığımda güneşin odaya vurmasıyla beraber etrafda tozların yayıldığına şahit oldum. Eski bir yapı olması nedeniyle yürüdüğümde devamlı yerdeki tahtalardan ses geliyordu. Oda yeterince ışık almıyor ve küçük bir pencereden odayı havalandırmak mümkün değil. Odayı kiraladığımda gördüğüm fotoğraflar ile bana kiralanan ev aynısı değil. Her şeyden önce evde balkon yoktu. Alçak yavan olması sebebiyle 2-3 defa kafamı tavana vurdum.

Złożyłem reklamację do Booking o zwrot kosztów pobytu. Ładne zdjęcia obiektu i nic więcej. Cieknąca toaleta, kurz, mole i komary. Niewygodne łózko i pościel bez poszewki. Nie polecam nikomu pod żadnym pozorem.

• Paolo (7/5): - Appartamento di due camere con due bagni, ottimo per una famiglia o due coppie. Al primo piano, che per Venezia vuol dire non troppo scomodo, conoscendo le scale delle case. Il luogo (San Pantalon) è perfetto rispetto a dove volevamo essere, comunque comodo per San Polo, Dorsoduro e Santa Croce e vicino a stazione e piazzale Roma. I dintorni sono pieni di locali di tutti i tipi, tra cui la pasticceria Tonolo - imprescindibile a carnevale per le frittole - quindi comodo ad ogni necessità. l difetto è forse che la calle San Pantalon è anche troppo vivace per essere sotto le finestre delle camere e le finestre del retro, col terrazzo, danno sui profumi della cucina di un ristorante, può piacere, ma anche no. Non abbiamo usato la cucina. I bagni sono nuovi, ma i lavandini sono bassi e uno dei due wc molto alto (io sono 190 cm), uno dei due letti è troppo molle e spezza la schiena, a vent'anni cambia poco ma a 50 non si regge. Difetti minimi e accettabili e alcuni sistemabili. Il problema è stato che la seconda sera saltava la luce delle prese e non c'era verso di ripristinarla (il quadro è esterno all'appartamento), il che significa niente condizionatori, niente ricarica telefoni, niente frigo e niente lampade da tavolo. La cosa è stata segnalata e immagino sia stata risolta, in caso comunque succedesse, l'unica presa che funziona è quella alta nel bagno del soggiorno. Senza questo disagio il voto sarebbe stato 8.

Deze ligt in een bar, waardoor je bij aankomst een hele omweg moet maken. Daarna blijkt er een code nodig om binnen te geraken. Dankzij de goede communicatie met de host verloopt dit wel goed, maar je moet zeker zijn om een gsm bij de hand te hebben om binnen te geraken.

• Maria (3/5): A trip to a beautiful city was marred by the poor accomodation - The location was ideal, in the center ot Dorsoduro with cafes and restaurants in the vicinity, and only 5 min,. walk from the vaporetto The apartment was not as described: we expected an apartment with terrace and instead we got an attic, which was so low that a tall man (like my partner) had to stoop to move around. The apartment claims to be 40m2 but half of it is unreachable as the roof bends to the floor. To get in one has to climb two flights of small and very narrow stairs - very difficult and dangerous especially when carrying a baggage. The bathroom was actually a shower cabin with a toilet inside. The ceiling was low here too. The wash basin was so small we couldn't wash without spilling the water out.
• Martí (1/5): Really bad experience, we felt scammed and we even had to left to sleep in a hotel the last night... - The apartment's shower wasn't working properly and was completely unusable, so we had to use the jacuzzi instead to be able to shower. Unfortunately, it was broken and all the water spilled out, flooding the floor. This situation forced us to leave and rent a hotel, since staying in an apartment without a functioning shower and with a flooded floor was impossible. The property didn't compensate us for this big mistake... and they even try to blame and charge money to us for this problem. The bed also has two mattresses, with one side lifting up, making it uncomfortable for two people to sleep on. I'm user of booking for more than 10 years, and I never had a experience like this, it's very sad and it ruined a bit my holidays. Before chosing this place I read a lot of bad reviews and I should have taken them more seriously.

The bathroom is tiny and there‘s no separation between toilet and shower, so the floor is always wet and we had to take our socks off to use the toilet. It‘s not very practical…
• Elaine (4/5): Who is the reasonable place to stay and experience Venice as an island. - It was a place to stay. The Jacuzzi made the place enjoyable. No clear directions to the property. Didn’t mention that there was narrow steps and we are both 6 feet tall. The beams were hard to maneuver around , places suited for shorter people.
• Cristina (10/5): Beautiful apartment - The apartment is really big and functional. There are two bathrooms one is inside the bedroom. The kitchen is small but everything is present. The instructions for getting the keys were easy. It's near the famous pastry shop called Tonolo. There is a little terrace but during the evening there is a smell coming from the restaurant below so it's not so good to stay there.

• Ian (1/5): Do not stay at this apartment in Venice - The location was terrific but that is the only positive comment I could make This property is not what it seems to be. They have used very tricky photography, no terrace, size quoted is misleading as you cannot use various parts of the apartment due it being in the ceiling. The stairs to get in and out are dangerous with inadequate lighting. Bathroom is so tiny you need to duck your head to use the shower and there is no bath. This property should be delisted!

Hot tub was the highlight It wasn’t clean and it states that it is a traditional home with a terrace, however we had an attic room. The air-con did not work for hours on our arrival however luckily the host replied into the late hours to assist. The shower head is perfect if you are a height of 5ft5 - I had to bend down a little to wash my hair and i’m 5ft10
• Ted (1/5): Stay away. - Nothing. It should be delisted. DO NOT STAY HERE. Here’s the list of problems we’ve had with them. The place is downright dangerous and should be de-listed. We took photos of the issues so far it can be photographed. First things first, when we booked the accommodation it was misrepresented, we didn’t receive the room from the photos but a unit below it (without a spa as advertised). After a day in the town we came back and tried to get our kids showered. No hot water. Then they started messaging us diagrams and to start messing with the gas hot water system (dangerous). Eventually we had enough and had cold showers. Next problem. One of the shower heads lets off a mild electric shock. So we stopped using that shower. Then we noticed black mould. On the walls and inside every single airconditioning unit. We couldn’t open the windows because of the noise/mosquitos, and couldn’t turn on the aircon because it was FULL of mould. The place is obviously run on a shoestring budget and barely cleaned. Things like this are incredibly bad for people’s health! Then I noticed that the main bed was broken in the middle and there was a massive dip. Like sleeping in a hammock. They seemingly tried to fix it with a second mattress on top. The bed cover was also filthy, they didn’t even bother to use a doona cover instead just a bare doona sandwiched between 2 sheets. I’ve never even seen something like that when I was backpacking as a teenager. Then we noticed how dirty the place was left. It stank because of the mould probably. Then when we came back the next day there was a strong smell of bleach in both bathrooms. Seemingly someone had entered the property without notifying us. Obviously we had complained about the hot water, but we were never told someone was coming in. We have 2 young kids and someone entering a property unannounced is concerning as well. Last but not least, we were left with 2 rolls of toilet paper for a family of 4.

The terrace was not comfortably furnished and overlooked the back of a pizza restaurant. The kitchen arrangement was awkward and not suitable for more than making tea or coffee.

The location was perfect for us as we were arriving on an evening flight and could get to the apartment quickly. The bus from the airport took 20 minutes then it was a 10 minute walk from there to the accommodation. We also enjoyed the location for proximity to bars and restaurants which were open later than in some of the more quieter areas of Venice. The upgrade was actually a downgrade: instead of two separate bedrooms we had only one and a bed in the kitchen. And no terrace!! We disapproved but the owner would not pick up the phone nor would reply to our request to give us the apartment we actually had booked. Booking was no help either. They made us stay in this dark, uncomfortable roof top studio instead. The bedsheets were not ironed - and they felt unclean. I really hated it!! And I feel betrayed, both by owner and booking. Look at the pictures and compare to the actual one we booked.
• Ian (6/5): A bit disappointing really - Location ok, all the facilities mentioned were actually present. The room was quiet. The layout of the apartment means that some of the facilities cannot or are difficult to use - the washing machine is pretty much inaccessible, the right hand side of the bed and shower/toilet compartment is awkward to navigate beneath the sloping roof. No wi fi available.

• John (7/5): Our stay - Location was brilliant. Size of rooms. Great shower. Good air conditioning. Rooms clean and fresh Nice bar immediately opposite. Toilet seat not connected and toilet covered in black foam/rubber so en suite not useable. Bed with 2 single mattresses did not have a cover to hold the mattresses in place so moved into the other bedroom. Password did not connect to the WiFi.. Terrace was nice but for fan blasting out hot air.

• Lena-marie (5/5): okay for a 2 night stay. - It was very central. Perfect walking distance for all Venice attractions The shower was not working. Water did not really come out of the shower head. Also the bathroom was extremely low in height. My boyfriend could not stand up straight in it. The sink was so small that water splashed the whole bathroom while washing hands or brushing teeth. The toilet is within the shower. So once trying to shower with the inconvenient shower head the whole bathroom is wet. The bed was super uncomfortable as the mattress was bigger than the bed. The AC was right above the bed and very loud but could not sleep without it as it was super hot. You should also know that the terrace is only available in one of the 2 apartments which I did not know and was not happy about finding out, that our apartment did not have the mentioned terrace.

• Dejan (4/5): Disappointing - The location, terrace, inclusion of washing machine and 2 separate bathrooms. We ran out of toilet paper, the toilet seat in the ensuite bathroom was too high and the seat frame didn't match the seat so moved around and was difficult to use, the stairs were very narrow and difficult to climb up, we didn't have hot water for a shower in the morning, the place wasn't properly cleaned and had used cigarettes on the balcony, the kitchen was very small, the airconditioners were poorer quality especially in master bedroom and, above all, the beds in the master bedroom were a nightmare for our back. They should be replaced for future users.

• Alastair (4/5): slightly disappointing but a good location - brilliant location we booked under the premise that it had 2 beds and 2 sofa beds. however, upon arriving we found out the sofa beds were not actually equipped with bedding. the host said we needed to specifically request bedding on the sofa beds. just don’t add it having 4 beds (including 2 sofa beds) to the description if they’re not set up as beds. it wouldn’t be hard to leave additional bedding in a wardrobe in case a guest wants to use the sofa bed. it wouldn’t have been a problem but we had 4 men between 190cm-205cm sharing beds.
• Ruvini (3/5): The pictures look a lot better than reality - The location was great - quick access to everything. We parked at Piazzale Roma whilst we moved our luggage which only took about 10 minutes each way. The location was only a max 15 min walk from all the tourist attractions at Venice. The ceilings were really low which we did not realise. My partner is 6’1 and he had to hunch pretty much the entirety of it our stay here and could only stand up straight in 10% of the room. The showerhead came up to his shoulders and he had to kneel to use it. The shower was also cramped together with the sink and toilet in a less than 1m^2 room and was super uncomfortable to use. It rained one of the days we stayed and there was a leak in the roof and it dropped straight onto the cutlery and plates. The next morning there was a pool of rain water and mosquitoes on the plates which made it difficult to want to eat breakfast. There was also random wood chips that fell from the roof onto the TV.
• Alisdair (6/5): Quirky place in lovely quiet location but facilities need improved! - we loved the quirkiness of the property! The host has only added a slim mattress onto the old mattress but it’s too big so overhangs. The sheets are also too small so will most likely come off the mattress during the night. The lock on the front door into the room wasn’t turning to we just had to leave the door pulled shut. It was within a locked close area so we weren’t overly concerned. However, this needs addressed as it poses a security issue. The shower is poor pressure & the shower head could do with being replaced as it sprays everywhere rather straight/down. I recommend the host provides a squeegee for removing water following a shower otherwise it will be wet for the rest of the stay. We attempted turning on the hot tub but the smell of the drains as well as some gunk coming up the drain quickly put us off that idea. This is purely constructive criticism. We did have a nice stay but there are some things that need addressed :)

• Line (10/5): Location with less people. - Location was excellent and very quite place. Hard to cook with the kitchen layout.
• Luis (8/5): Overall we loved how cozy this place was and it was a great location for our adventures in Venice! - We really loved the location of this place. It is next to a lot of restaurants, bars, and supermarkets. Plus the bakery right next door was amazing and we went there multiple times for breakfast! We also really enjoyed the luxurious tub in the room and used it many times during our stay. We didn’t love the location of the shower. You have to make sure that you plan to shower last because the toilet and everything else will be soaked in water after cleaning up. The bed also wasn’t as comfortable as it looked and the pillows were quite flat which made sleep a bit more difficult. The t.v. wasn’t reliable so if you’re hoping to watch something after a long day of exploring Venice, you’ll probably need to use a phone or iPad for that.

• Zak (8/5): Would stay again - it was very clean and was super cozy in a perfect location the sink was hard to use as it was so narrow, but it was due to the size of the apartment so I suppose could not be helped very much, the title says home with terrace but the terrace was the apartment below us which wasn’t totally clear at first booking
• Lance (4/5): Great location, needs a lot more attention to detail to be comfortable - Location Reasonable distance to vaporetto, Alilunga airport shuttle, and Bus / train stations Uncomfortable detached single mattresses claiming to be a double bed in both bedrooms, no mattress protector and very thin sheets, rock hard uncomfortable pillows. One bathroom had a toilet so high that feet were 6” off the ground when sitting on it very cramped kitchen/living space Television is in one of the bedrooms as no space in living area Minimal dining and kitchenware though the agent did bring items when requested
• Roman (8/5): Very good - Location and support was very good. If you want to get access to the room on the top floor with the jacuzzi you have to ask extra. The pictures from the jacuzzi room in the advertising might lead to wrong expectations and slight disappointment on arrival when it is not possible to access.
• Lea (10/5): Cute rustic cozy - The place was on walking distance to the bus/train station as well as the best bars/restaurant and the best bakery ever(one you have to visit that place packer with people every time) was right on the very same street. I loved the view from the little window! the place had all the necessary stuff to spend a cozy stay in Venice after you get so tired of walking around all day!! hot tub is the best part!!! if you’re looking for a unique experience on the rooftop apartment it is a really nice cute rustic flat that you should consider, I also felt like it was so private I literally heard no one else. The host was super quick to respond, Wi-Fi worked perfect!!

• Emma (10/5): The perfect base to see Venice from. A home away from home. - The location was fantastic, we were so central to everything. We were so close to the Frari chapel and the Accademia bridge and were able to walk everywhere. The photos of the apartment don't do it justice, it's much bigger than it appears and it was really comfortable. There were 2 of us so we had a big double room each and there was an ensuite bathroom in my room. The terrace is lovely and the area has lots of great restaurants and bars really close by. Our host was really responsive with any questions we had and was really helpful. Any time I go to Venice I will be booking this apartment - I highly recommend it. Nothing, it was excellent from start to finish. The photos don't show how big and lovely the space is! It exceeded our expectations. There is nothing negative that I can say.
• Saria (1/5): Bad - Nothing. One of the bathrooms leaks so you can only really use one bathroom. The WiFi did not work the whole trip so me and my friends all had to buy data. The host did not help one bit and had the audacity to charge me €168 after for some damage that never happened!!! What a scam.. stay away

• Jan (6/5): Pleasant - quit good location and relatively cozy place the bed was extremely uncomfortable. I strongly recommend the owner to change the madrasses since now each madrasses has different hight and its super uncomfortable to be there as a couple.

• Eleanor (10/5): Lovely stay with two kids in the perfect location - The location was great. We were right next to multiple cafes, bakeries, and restaurants that had great food and prices. The apartment was well set up, and the terrace was really nice in the evenings. We traveled with two kids (3 years and 7 months), and the host was really easy to contact and helped us figure out sleeping arrangements for the kids. There was air conditioning in the main living space as well as the two bedrooms, and the WiFi was great. We will definitely stay here the next time we are in Venice.

• Jan (5/5): Passable - The upstairs toilet is the size of an airplane toilet and the aircon, was running but not cooling down the room, it's completely under dimensions. The extra bed in the kitchen downstairs, was impossible to sleep in.
