• Kira (9/5): - Очень удобное месторасположение - напротив авто и жд вокзал. Прекрасный вид на канал. Хозяин квартиры встретил нас, все показал. Очень уютная и просторная квартира, есть кофемашина, рядом продуктовый магазин и есть вкусные ресторанчики. До Сан Марко спокойно доходили пешком. Я мерзла постоянно из-за ощущения влажности, но это скорее особенность самого города и времени года) И еще. Это не относится к квартире, но будьте внимательны в Венеции - карманники вытащили кошелек в первый же день прогулок, держите сумки поближе к себе.

Right next to the canal. It has everything you need. We walked everywhere. We will be back again. Thank you, Francesco. None.

• Leandro Jorge (10/5): Gepflegt, ruhig und autentisch. - Die Wohnung ist nahe der Bahnhof und gut zu Fuss erreichbar. Die Wohnung ist sehr sauber und gepflegt. Die Gegend ist ruhig und man sich gut ausruhen. Francesco hat auf uns gewartet, erklärt wie wo was und uns die Schlüsseln übergeben. Wir sind sehr zufrieden mit allem.

• John (9/5): Absolutely loved our stay here. The property was great, location was superb and Francesco a gentlema - I liked that Francesco guided me from the train station to the canal stop and then waited for me at the entrance to the property. Nothing.

• David (10/5): Peaceful, clean quiet, well located - Great location, spacious ground floor apartment on a quiet square by the canal and with boats and gondolas passing right by the living room window - all windows double glazed, so warm and quiet too, and of course curtains for privacy if the novelty of the boats wears off (which it didn’t). A short walk to Riva de Basio vaporetto (water bus) stop. Super close to the train station and the bus station but quiet nonetheless. Francesco was great, a friendly greeting at the apartment at the agreed time - in fact a little early which was a blessing as we had just come off a transatlantic flight. Comfortable bed, shower. Equipped kitchen (stovetop and microwave, no oven) with fridge and coffee maker. Neighborhood was safe, apartment was super clean. Sofa in living room, tv as well. Luggage storage close by. We are a 60ish couple and this suited us just fine. Would definitely stay here again! Only that a towel hook by the shower would be good and a few more coffee pods per day and some black tea would round out the experience.

• Nemchinova (10/5): - Расположение и вид. сама квартира, хозяин Франческо очень приветливый, рекомендую и возможно еще вернусь. единственное для меня лично была не очень удобная подушка. Добавить еще подушек дополнительно в шкаф, чтобы можно было использовать, мне подушка была высокой.

• Chiao (8/5): Great location, beautiful apartment with fully equipped kitchen - Location walking distance to airport shuttle and train station. Canal beside apartment. You have the choice to walk back instead of waiting for overcrowded vaporetto. Host waited for us to show us the apartment even when our flight was delayed. If you have heavy luggage, you can choose to take vaporetto 1-2 stop to train station/airport shuttle and avoid all the bridges. Bathroom stall is a bit small even for my small build.

• George (10/5): Fantastic location - Had a fantastic stay in Venice! The location was absolutely perfect. right next to the train station, making it super convenient for exploring the city. The room was comfortable, and Francesco, the owner, was incredibly friendly and welcoming. Highly recommend!
• Kseniya (9/5): Canal - The canal view is great The location is close to the most popular ferry route stations, a lot of restaurants nearby, easy to get to any part of the city. Big size of the apartment, comfortable bed; there were some food and coffee left for us. It was quite warm (December). Check in time was from 13 to 18 o'clock, and there were no possibility of self check-in, so mind it while planning your arrival. The apartment is on the ground floor, so it was a little dark in the bedroom. Cold tile floor in the bathroom and in the hallway (socks didn't save us), but generally it was very warm in there. There were no trash segregation, but I don't know how it's done in Venice. Check in time was from 13 to 18 o'clock, and there were no possibility of self check-in, so mind it while planning your arrival

We had some problems with the heat but in the end he accepted to take measures. I ve given a 10 for the great location, great city and for the nice apartament. • Priel (10/5): Excellent location, wonderful owner, and great value for money! - The place is absolutely wonderful in terms of location, cleanliness, facilities, etc. The heaters there work automatically, so the apartment is always nice and cozy when you come back in from the freezing roads of Venice. The apartment is spacious with the bedroom being extremely big (even bigger than it seems in the pictures) and its location is amazing: only a 5 minute walk from the train station, nearby a few shops and restaurants (including a Burger King for anyone traveling with kids), and yet in an extremely quiet and safe location. Somehow, the most amazing thing about this place is actually Francesco, the owner. Francesco is kind, polite, and extremely helpful. Throughout our stay he was available for questions and he gave us several tips regarding navigation across Venice, affordable places to eat, and transit to the airport (he literally had lists of relevant busses and trains available in the apartment for us). This might be one of the best places I ever stayed in on vacation, and I cannot recommend it enough. Thank you, Francesco! We look forward to our next stay :) I honestly liked everything about the place.
• Gloria (10/5): Fab Stay in Venice - Very clean and homely apartment with everything you could need - large rooms, great location (canal outside window), quiet (and yet close to everything). Francesco was so kind left us lots of little extras and kept our luggage after check out. If you want a real Venetian experience this is a lovely place to stay - would definitely stay here again if in Venice. Enjoyed everything
• Andrew (8/5): Terrific Venice apartment on the right on the canal and close to the train - This apartment has much to commend it. It is a ground story apartment which backs onto a canal which in turn empties into the grand canal, less than 100 m away. The upshot is regular gondolas floating past the living room window, which has to be the quintessential Venice experience. Despite begin a literal 5 minute walk from the San Lucia train station, the apartment is accessed from a large but quiet square which opens onto the grand canal. The walk from the station involves battling with the hordes of other tourists, all the way until the last corner, when amazingly you turn into an secluded square from which you enter the apartment via a delightful garden. We were met at the apartment by our host who was particularly friendly and facilitated us dropping our bags before the apartment had been cleaned. The apartment has a large quiet bedroom, clean new bathroom, a smallish but functional living area, with a separate kitchen space. The decor was somewhat eclectic, but overall, a very pleasant place to stay, and one we'd be very happy to come back to. Being right next to the canal, there was a typical mild canal type smell, noticeable on the approach to the apartment. In side the apartment was completely fine. Absolutely no concerns in this regard, though it meant we had an incentive to keep the window closed. Although its not a complaint, it's worth realising that although this apartment is as close as you could want to the train station, it does involve crossing the Ponte Degli Scalzi, which. with heavy suitcases. is a challenge. So... you either need to be very fit to carry the bags up and over the steps, or very rich to afford the Vaporetto, which stops a few minutes away with no bridges intervening.

• Richard (9/5): Cute apartment close to the Grand Canal - The property was very close to the train station, which was very important for us since we were departing Venice via train. We ended up storing most of our luggage at the train station to avoid having to haul it on cobblestone streets and across bridges. The property is also very close to a water taxi stop, which is how we reached the property from the airport. Getting to the property from the water taxi stop was an adventure since Google Maps couldn't quite pinpoint the final location and we ended up going in circles at one point. The representative who met us with keys could only speak Italian, so it made the hand off interesting because my Italian is limited to asking for a bathroom, but we managed. Remember to have euros for the city tax; the host will let you know how much prior to your arrival. The property is lovely with a view of a fountain area from the bedroom, a canal from the living room window, and a canal inlet from the bathroom window (not weird at all). It has a full kitchen if you want to cook, but you're in Venice with plenty of restaurants so why? There were enough coffee pods for our stay and the machine made lovely coffee. Because Venice is so small it's easy to walk everywhere. I think we walked from the property to St Mark's Square in about 20 minutes. The Riva de Biasio water taxi stop is also close to the property so you could ride to the opposite end of the island. I would recommend taking the water taxi from the train station to St Mark's and listen to the Rick Steve's audio describing things to see along the Grand Canal. The bed was reasonable in comfort. The bedroom was spacious so we could spread out. The living room had a TV, couch, and small table with two chairs. It was enough for the two of us to relax a little. The bathroom was spacious, but the shower was pretty small; think cruise ship size. Overall, we were very happy with the property.

• Tatsiana (9/5): Superb - It is honest canalside, a place to feel how to live on the water, very authentic. Great location for the Santa Lucia Station and Cannaregio. Conad supermarket is 3 min walk, good pasticceria/coffee shop is accross the channel from the supermarket, both are open on Sundays. A frying pan, salt and olive oil would work better for me than snacks supplied for the breakfast but it's the matter of taste:)

• Stuart (10/5): Beautiful, clean and spacious apartment with picturesque entrance and small canal views from the lounge. - A beautiful apartment in a lovely quiet location just a few minutes walk from the train station. This also means a short walk to Water Taxi and Bus on the Grand Canal. Supermarket and Laundry nearby if required (with directions on the fridge - nice touch). Plenty of restaurants, bakeries and cafes nearby. Pastries were a nice touch also, coffee machine, fridge, full (small) kitchen. Everything you could need in an apartment. Francesco was prompt in meeting us and a lovely person. Highly recommended if you are looking for more than a small hotel room. Nothing at all.

The apartment is spotless clean. The host Francesco was very thoughtful & helpful. He recommended very nice restaurants for my birthday. All’Anfora serves excellent pizzas which is abt 8-min walk from the property & Osteria Fanal del Codega provides great seafood dishes which is abt a 15-min walk away. It’s definitely a perfect vacation apt for every event

• Daphnie (10/5): A wonderful place to stay, highly recommended - The owner Francesco was really nice and welcoming, not only responded to our questions really quickly, but also came out to fetch us when we arrived. After the stay he also offered us to store our luggages at his office. Overall the place was marvellous 🤩 The facilities are new and clean, the space was really big, and the living room was a great place for relaxing, while you can hear the sound of water flowing (the river is just outside our window). They decorated the house nicely to make it cozy. In the room there’s a fan so you don’t have to worry about the heat in summer. Easy breakfast and snacks are given (out of our expectations), and there’s coffee and tea, all sorts of tableware in the kitchen that we can use, and toiletries are also provided in the bathroom. Finally the location is really good, it takes less than a 5-minute-walk from the train station and was not hard to locate. We have nothing else to say but only gratitude for the hospitality that made our stay in Venice perfect and unforgettable. Nothing.
• Ruth (10/5): Brilliant - Communication via texts was great and we were able to leave our luggage before checkin which was all arranged. The cleanliness and spaciousness of flat was great with lovely art. We loved the location because it was quiet but conveniently placed for train station, Grand canal and getting a hop on/off water boat tour from near train station to Burano meant we got to see nearly all of Venice via boat. Also could see the gondolas from the lounge window right in front literally on the canal. Continental breakfast was kindly left for stay duration. Nothing to dislike be honest. It was lovely. It would have been nice to have been left a few condiments like salt and oil but I guess the supermarket was very close around corner. We managed without a washing machine but that would be useful for some.

• Aghalar (10/5): Really a nice place to stay. - When I booked this place I had some dilemma to book or not. Cuz the place looked very well but the reviews were so less. But as a result, I booked. Honestly, I can say that, I didn't disappointed about it. Even I liked it so much. And recommend to everyone. Location was sooo close to train station (5mins). For the breakfast we got some snacks, jam, milk, coffee, tea and etc. But unfortunately I couldn't find black tea, but it is ok👍
• Adrienn (10/5): Perfect apartment in Venice - The communication with the owner, Francesco, was clear, the responses were always instant. We found the location easily, the owner was waiting for us at the exact time as we agreed. The location of the apartment is amazing. Although it's a quiet and cozy place, it is about 200 meters from the train and vaporetto stations. There are some very good places, pubs and cafes around. The building itself is very stylish. The apartment is beautiful, very well designed, perfectly equipped. As the name of the place "Canalside" suggests, it is right next to the water. Looking out the window, you can see a canal with gondolas. It's a great view, a fantastic experience. Francesco was very kind and helpful in person as well. We won't search for any other accommodation if we are back in Venice. We highly recommend it! Ps. Just a quick tip. If you cook some seafood, don't put the plate in the window for a good photo, unless you don't want to make a hungry seagull very happy. :D -
