- Andrei (6/5): April 2026 - Good value for money, good space for two When we arrived an hour after our scheduled check in time the room was not prepared and still needed cleaning prompt response from CS team but our plans for the afternoon had to change... They advised us they can get the room ready within 30mins. I messaged them to say to take their time to ensure the room is thoroughly cleaned but still turned it around in that advised time unfortunately due to the rush cleaning some small things that were not up to standard but room acceptable

- O'Neill (8/5): Excellent option for spacious rooms, affordability & a cool, local atmosphere! - Roomy by Tokyo standards. Our "hotel room" was two adjoining apartments opened into one, with 2 kitchens and all! Comfortable space for our family of four! The apartments had mural art done by local contemporary artists. Having two private full bathrooms was also very nice! Omori is a great little town with tons of food, shopping and markets right across the train tracks. The only thing that would have been nice is if they could organize a luggage locker service. It seemed like there was enough space to build a luggage room next to the rubbish bins. Since they dont have any live staff on the premises, they could use a digital code system provided to the luggage porters from the airport. That would have made our stay a little easier.

Nice walk to the train statio - The price point provided great value considering it’s a little further out of the city. The facilities are larger than your typical rental rentals in town. Finally the building has a more modern design, which is nice. The beds were a little firm for my liking.

- Seiko Dendievel (7/5): convenience locaiton with a retro shopping street, easy access to train and airport. - The instruction was clear, but we had to scan a few documents before getting the access code, which would have been easier if we could have done it ahead of time. If you didn't have internet access, you would have a hard time checking in on the tablet. All the instructions were in my email and on the app, so you need at least Wifi access to retrieve the information unless you printed out everything ahead of time. The cleanliness of the kitchen was so-so. The bathroom height was very low; if you are 6ft + tall, I would not recommend this property. The AC unit in the room was lower, and my husband accidentally hit his head with it and cut his forehead.

- Henrik (7/5): Room is nice, but the train crossing was driving us insane - The check-in is fully digital via a tablet with no staff on site. The room was nice with a small kitchenette and there is a coin laundry available. The room was right at the street so any noise was easily heard. Especially the signaling noise from the train crossing was driving us insane, with trains passing constantly.

I had to book a last minute stay somewhere else for my trip and left the same day . My cousin had the same issue in her room , we both left the property hours after we checked in, and did not return. She messaged the property and never received a response . How do you expect guests to sleep in a small space when the room smells like sewer and hair in the drain is very unsanitary. I would not recommend this place to anyone . Can you please have someone contact us regarding this situation.

- Georgie (9/5): Alternative apartment style stay in Tokyo - The Aoca stands for "Apartment of Contemporary Art". So it's an apartment block with no staff. All communication is online and very efficient. The family apartment I had was huge for Japan standards. It had a kitchen, two bathrooms, great sized beds, AC, and good security. Located close to transport (about 700 metres away), convenience stores and a quieter neighborhood with more than enough restaurants to find somewhere to eat. It's right next to a railway crossing, so the bells of the boom gates closing are a constant dull noise in the background. This would be my only issue but it wasn't too bad to frustrate me but it's good to know if you were to book.

Comfortably accommodates 2 + 1 adults (double + single bed). We travelled as a family with 2 adult children, so the space was a bit too small for us. Towels and furniture was a bit worn.
- Yinyin (6/5): OK stay in Tokyo - It’s about 7-10 minutes walk from Omori train station and easy enough to find. Lots of dining options around. A coin operated laundromat next door and they offer luggage storage space. It’s next to a train crossing however the noises didn’t bother us. The bathroom had a noticeable sewerage smell and was quite humid, which made it unpleasant to use. The futon provided was thin and not as comfortable as I had hoped.

- Jennifer (7/5): Good - The place is very near a Mega Donki store where you can buy your groceries among others. The apartment itself is nice and clean. It is equipped with a kitchen so you can cook your own meals. The laundry area is just at the back of the building. It was quite far from the train station, like a 25-30 minute walk. Not suitable for walking while carrying large and bulky luggages and the elderly.

It’s just different from the U.S so we had to get used to it. We loved staying at the Aoca because it’s close to the train station, MEGA Donquijote, 7/11, and many street food restaurants near by. There’s a laundry in the property and complimentary shampoo, soap, conditioner. My family and I loved staying here! Looking forward to booking here in future Japan travels! The property was a little bit small at first but it’s something to get used to.

You can borrow an umbrella at the lobby, and the laundry is next to the building, very convenient. The room is a little bit small. It is acceptable since the price is only £360

There were too many reminders and instructions for the booking. It was not consolidated and difficult to work out at check in. - Anna (8/5): Cosy stay for a family - Quite a spacious accommodation, clean, there's an equipped kitchen, living room, and 2 bathrooms. Was a great choice for a stay with little kids. Train station is at short 10 mins walk. The property is easy to find, contactless check-in/check-out is great for introverts. We booked the trip at the very last minute, when 95% of accommodation in Tokyo already wasnt available, however Aoca Tokyo Sanno appeared to be a grea choice, providing value for money and located near a train station along the line that can bring you directly to many places of interest.
