- Colin (1/5): I was ripped off and will not retun. - Property did have beachfront and it was quiet. Horrible sewage and other odours. Cockroaches and many other bugs.
Host was inebriated.
Accused of theft by other inebriated guests.

- Castaner (3/5): Una verdadera Pena - El concepto es bueno, vistas muy bonitas y habitación bastante amplia, gerentes amables Higiene inexistente, edificio dejado al abandon, baño de principios del siglo pasado, cal por toda la robinetterie y ni una gota de agua caliente.
Las puertas de las habitaciones son inseguras totalmente y para nada funcionales., una mampara gatos casi mejor su trabajo.

- Diego (4/5): Una pensión de mala muerte en una ubicación excepcional. - La ubicación es sencillamente excepcional. La playa "privada" protegida por la isla de las mujeres que está justo enfrente con muy poco sargazo y encima resultó un sitio magnífico para hacer snorkel donde se veían rayas, peces globo, etc.
El personal fue amable e hizo esfuerzos en que estuviéramos agusto y nos gestionó algunas salidas.
La piscina estaba bien. Los alojamientos necesitan un buen mantenimiento y puesta a punto. Puertas que no cierran, haciendo que la seguridad brille por su ausencia, trastos apilados donde no corresponde, sillas viejas oxidadas que pueden ser un peligro para la salud y te clavas al sentarte, humedades en las habitaciones, etc etc. Precio realmente alto para el tipo de alojamiento que es. Salvo por la ubicación se corresponde más con una pensión de mala muerte.

- Darryl (1/5): Garbage - Nothing Everything it stunk so bad . No hot water. Mattress was hard as a rock.I left early the next morning. I was supposed to start a week . Barely made it 8hrs. Room was not refundable i guess he does to all that rent. What a waste of time.
- Emanuele (6/5): Pleasant - The location and the private beach! The house is not in optimal and safe conditions, the photos do not correspond to the present, but at least to 10 years ago.
- Parviz (10/5): Alex is Ana amazing manager. A true professional! His customer service and communication skills are exceptional! He was - it is a real paradise for those who cherish privacy and just want to unwind. if I ever find myself in Cancún in the future, I will book this property again without doubts! hot water wasn’t available during my first 3 days. but the host quickly first the issue.
- Filip (7/5): Marvelous location, relax and enjoy! - The location is wonderful! The rooms are right at the beach, you can wake up next to the white sands and the iguanas in the coconut trees on the beach. It is a gorgeous beach, fun to snorkel (just beware of little stingrays :)
Alex ensures lots of fruits and juices for breakfast, which was more than enough for us, though the kids would have liked more bread or eggs. It's close to Cancun, but very calm at the same time since it's in the outskirts of the Cancun area.
Barbecuing on a Caribbean beach was an amazing experience as well! The infrastructure is outdated, the host is working on it, improving gradually, so it will definitely be better soon. Nonetheless, some beds, cabinets, showers need urgent upkeep.
Be sure to book a room with a kitchen to have a bit of comfort.

- Beverley (1/5): DO NOT BOOK with ERNESTO with his FILTHY rooms and DISHONESTY. - The only thing we liked was the beach. The room was DIRTY, my bed was sleeping on milk crates with a mattress. I questioned him about the DIRTY white sheets he was putting on bed.
The bathroom was disgusting and FILTHY.
It looked like it hasn’t been cleaned in months. The sink and bathtub GROSS. The shared kitchen is also FILTHY with taps barely working. NO HOT Water both
In room and kitchen. Had to ask for dish soap!
If we could have found another place, we would have left!
My jewelry that I purchased at 7800 pesos went missing from room and Ernesto refuses to replace with insurance!
If he has insurance? ERNESTO SHAME ON YOU for being a DISGRACE with your rooms and DISHONEST person!

- Paul (10/5): The perfect location and that made our holiday 10/10 - Our stay was perfect, and host was very accommodating to our needs - the perfect host. The location and apartment were perfect for our needs and getting transport into town for shopping, dining or going on tours was on our doorstep. we came back very relaxed and happy with our experience and would definitely return. nothing.
- Ken (1/5): Gross, I had a longer stay booked I would have left the same day and book somewhere else. - Location was not too bad, but there is not enough there to enjoy. When the coffee maker didn't work he made coffee every morning. Why you would leave the broken coffee maker out and not tell you and thats why he is offering to make it, I dont' know. i DIDN,T LIKE THE FACT THAT IT WAS NOT A PRIVATE APARTMENT as advertised. I was a private room with a toilet and shower. It is in fact a private room with a shared kitchen, and common room.
I didn't like the fact that every picture in the properties add did not represent the condition of the property.
I did,t like the fact that the property owner, is tricking people into booking on a property that has not been maintained
since the pictures were posted.
While plumbing in Mexico is a challenge, I accept that, this property is not up to minimum tourist standard.
It is unfortunate that Booking sights don,t require time and GPS stamped pictures to verify vender adds and pictures.
I didn,t like that there was no cancellation policy on a less that standard property.
- Agus (1/5): Bad - Ernesto is a horrible person. Unfortunately the host did everything he could to ruin our stay. On our arrival, the whole place didn’t have water, the apartment we had hired was not available. Instead, we were hosted in a room with none of the amenities formerly hired, though we could share the kitchen with other customers as if we were in a hostel. Moreover, the toilet was broken and the first night we had to use a bucket. When we complained in good way with the host he was rather really rude, made no apologies and told us to leave the place without sense, and which we had already paid. The following day we moved to the apartment at midday, no help was offered and we had to carry our things along the beach and up and down considerably steep stairs. Once there the toilet was broken and the oven didn't work but we overlooked this fact and continued to share the kitchen (then the host run out gas so we couldn’t use that kitchen too). Meanwhile, we observed several maintenance issues (see pictures) one would have overlooked if the day before we left the host hadn't shown such unkind and violent behavior after a simple request. I never lived a situation like this in my whole life. I don’t know why he treated us that way. He either is a psychopath or thinks he can take advantage of customer's discomfort for his own sake renting the same room twice. I would NEVER go back.
- Maksim (2/5): Ernesto is welcoming guy, looks like he is trying his best to provide the best service, but as an outcome he cares less - The view, the nature, Mexico is beautiful country with stunning wild life. Ernesto’s place looks authentic, which dives you perfectly into that. The level of service. Be prepared for careless communication, we were “lucky” to arrive during water outage caused construction nearby. Ernesto has water tanks to provide water supply, despite that we found ourselves out of water every two days, to get water Ernesto asked to let him know each time we experienced no water to order delivery, which been take random waiting time to deliver, from 1hr to 24hrs, no jokes. We waited for tap water for about 24 hours. I beleive he has a chance to check water level before it ends, but he acted extremely careless. Absolutely not recommended if you care about services listed in description.
- Andrew (2/5): Good potential, but best to find other accommodations. - The host was very nice, along with the general beachfront location. The kayaks and bikes available for use were a great added benefit. The property is extremely neglected. On the surface it looks pretty good, but you will quickly notice the photos advertised are not accurate at all. There is grime and grit in all of the corners and surfaces. The bed is thin and very uncomfortable. The sheets and bedding is near non-existent. The bathroom is a utter mess and has a mold and unpleasant smell.
There was substantial mold in many places, including within the AC unit, making it unhealthy and unusable. All of the woodwork was in various states of rot and disrepair. The showerhead, while it was hot, was a rusted barely funtional spurter. The toiletseat is not installed properly and will not stay up, making that experience very unpleasant...
The unit was fairly sparse with nowhere to sit or put your bags, except for the cabinet/closet, which was filthy and lacked hangers, and was also all but unusable. We did find a broom in the common area to sweep, but the daily collection of grime was not attractive. Understand that this is a beach property, but without a better mat, it is highly prone to collecting dirt everywhere and very badly in need of deeper cleaning. There was also no color/decor to be found and the room felt more like a dilapidated prison... with two outdated paintings hung as a distraction. The unit we were in needs a fesh coat of paint and some updated appointments, as I do not think it has recieved any attention in many years.
The exterior went a long way to offsetting the negative interior, but only if you ignore the seaweed piled up and bit of garbage littering the beach. The frontface/access door and hallway again needs to maintenance and repair, and had buckets and random items strewn about. The door did lock, but I think a heavy wind would have turned it into toothpicks.
This property has great potentional and some general attention and maintenance would go a really long way, but currently I would recommend looking elsewhere.
- Andreea (8/5): Great affordable, comfortable room, great view, great communication with hospitable owners! - Location is amazing - a little piece of heaven on the beach. Few feet away from the water, nice dock, nice sand, seats setup to work and enjoy the sun, a nice pool. The potholes in the neighborhood. These huge hotels being built around are destroying the streets and it's really making it hard for tourists to drive around. Infrastructure is bad in that area. Perhaps it will improve once the million dollar hotels will be finished.

The owner of the house is very friendly and willing to help. there is a problem with algae that does not allow you to enjoy the beach. the air conditioning does not work, the facilities need more care and renovation.

- Anonymous (10/5): Exceptional - A great owner of apartments Ernesto made our vacation marvelous! he personally helped us to get anything we wished in our vacation. it’s fully isolated of the main city but still great place to stay in. thank you Ernesto and Axel! wish you well with your business! we will obviously come back one day! sometimes there was not that way good weather. that’s why it was windy on the seaside. but still beautiful!

- Lisa (10/5): Amazing beach front for relaxing - We had the most amazing stay right on the beach. Our host, the owner, was amazing and fresh coffee in the morning was a quick whatsapp message away. The location truly makes this place a paradise. Gorgeous soft white sand beach, nice water for swimming. The breeze from the ocean keeps you comfortable and watching the ocean from our balcony was a real treat. Quiet when we were there, the few other guests were mindful and happy to be there just like us... It is a little bit away from main Cancun areas and hotel zone, which is exactly what we wanted. Easy to get around anyway and there are bikes and kayaks for you to use ( weather permitting as it is windy at least when we were there but that helps keep it cool). The kitchenette was simple but worked for us, big comfortable beds, loved the hammock in the living room and the balcony view. The pool was nice, not huge but didn't need to be, good for a refreshing dip! We travel quite frequently and don't usually say we are 'coming back' since we like to be on the move... But we loved this place and will likely be back. Nothing. It is a little dated and you have to be prepared that this isn't a resort and you are on the beach. There were a few bugs/ants, but not in excess. Also make sure you plan accordingly because shops/tours/etc. are a bit of a distance. But again not terrible.. And if you want peace and relaxing time in Cancun this is the place for you.
- Colette (3/5): Wonderful charming host that tries to make up for the below standards property - the wind , the ocean front and the host kindness and charm, the offer of bikes and kayaks for free - however the bikes were in bad condition .The Quiet and peace away from the crowds. everything else. Very poorly maintained place, Host makes guests sign a waiver that they accept the premises as is. I had no choice to sign because I had no energy to find another place right then, The place is NOT as described, NO PRIVATE apartment to myself, kitchen is dirty and communal/shared as is the patios and everything else except yur room. the pool was missing a step on the ladder and was dirty and not enough water, it was plain dangerous as I could not get out of it. it took 3 days to resolve this with a small bench at bottom so one could climb on it to get to the ladder. and it got cleaned only 3 days after my check in when other guests were expected. Which means I only got to use it two times in 5 days- There was a small step one could trip on always and I did between floors ... The fridge door in kitchen was held closed with a heavy object. and leaked water the sink in kitchen had NO HOT WATer although hot water was in showers only, torn and broken lounge chairs and so much more..too numerous to mention.

- Michael (10/5): Excellent! Exceeded our expectations! Ernesto and dad- your are the best! - Perfect stay! Ernesto and his wonderful father made our stay very special! Such a wonderful father and son combo who made us feel at home. Ernesto provided my wife and I with everything we asked for and more! He provided us with instructions on how to take local transportation and even loaned us the Pesos for our first trip since we had not changed over money at the time. Ernesto went out of his way to make our stay amazing- he made for us cups of coffee and cappuccino with cookies! We were provided plenty of drinking water, fresh towels and bedding! The location of the complex was perfect for a quite get-away. Hidden in a residential area far from the crowded Hotel Zone and the beach was right out the front door with the ocean waters just steps away! Our apartment had everything we required to make coffee, cook our own meals, and a refrig to keep the beer cold! The shower had great pressure with super hot water which my wife enjoyed for washing off the sand from the beach. We will definitely return and hope to spend more time hanging out with Ernesto and his family! A new hotel or condo complex is under construction down the road. Hopefully, it does not interfere with the positive and soulful vibe of the neighborhood.
Depending on the wind- some of the loud music blaring from a few of the party boats sailing by was sometimes annoying.

- Philipp (3/5): Poor - Our host seemed to be a nice person. Getting in touch was easy and swift. The place itself is old and run down. Not taken care off well. The kitchen is old, dirty and rusty. The fridge is super old, rusty, leaking and doesn't close properly. Everywhere is ants or whatever animals that were. Our room was not comfortable. The bed way too small for 2. Ugly brown walls, no colour, no pictures, holes in the wall. No possibility to lock the door from the outside, so everybody staying at this place can go in. Doesn't feel right. Also a kind of strange, that the host makes you sign a paper that you accept the room as seen. Never experienced that before... now I know why. We arrived late, already dark, bad light in the house and we were also very tired from a long day of travelling so we decided to stay and see. In the morning we realised in day light, we decided to give it another try, but had to leave after one more night. We stayed 2 of 4 booked and prepaid nights. When we told our host that we were leaving early after only 2 nights he didn't even ask why we are leaving.
