- STABELLINI (1/5): “Prenotazione cancellata senza alcun supporto” - Prenotazione regolarmente pagata, struttura contattata direttamente per comunicare con largo anticipo l’orario di arrivo (17:30). Nonostante ciò, non è stato segnalato alcun problema relativo al check-in né fornita alcuna indicazione alternativa. Poco prima dell’arrivo, la prenotazione è stata cancellata unilateralmente con trattenuta dell’intero importo.
Esperienza molto negativa sotto il profilo della comunicazione, della trasparenza e dell’assistenza al cliente. Dopo l’accaduto, la struttura è risultata inoltre irreperibile, senza risposte telefoniche né riscontri agli ulteriori tentativi di contatto.

Il telefono di riferimento ha la segreteria con messaggi pieni. Scrivono solo messaggi automatici.il negozio vicino all'indirizzo mi ha detto che fanno spesso imbrogli e che lasciamo la gente per strada con dei trucchetti come questo. Andrebbe tolto da booking. Non ho visto il posto, mi hanno cancellato la.prenotazilne per 10 minuti di ritardo senza possibilità di interloquire . Un host degno di questo nome chiama il cliente avendo il numero. Se chiedo di arrivare entro le 18 invece che le 17 e mi scrivono alle 1710 che la prenotazione è cancellata, non stiamo parlando di ospitalità. Non ci andate.

Aparentemente un apartamento adecuado a nuestras necesidades. Como es un evento que ha de organizarse con mucho tiempo de antelación, dado que son 36.000 personas las que corren esa maratón, lo realicé hace meses. Hace unas semanas comencé a intentar contactar con el alojamiento dado que pude darme cuenta de que el horario de check-in iba a ser dificultoso debido al horario de llegada de nuestros vuelos.
Al no obtener respuesta por parte del alojamiento, contacté en varias ocasiones con la atención al cliente de Booking, que también trató de contactar con ellos, denegando el acceso más tarde. OK, lo entendí, pero traté de llamar en millón de ocasiones al alojamiento, le escribí diariamente simplemente por confirmar que pudiéramos entrar al día siguiente y coger una noche aparte ese primer día, dado que no llegábamos a tiempo.
Cuando llamaba siempre, siempre, siempre saltaba el contestador y a los mensajes nunca respondía.
Hasta que un día dijeron, "contestamos siempre los siete días antes de la llegada".
Durante esos siete días les escribí diariamente, jamás obtuve respuesta.
Estaba agobiada, llamaba a Booking y no podíais darme mayor solución que recolocarme en otro lugar solo si el dia de llegada no respondian, por lo que cogí otro alojamiento, dado que no podíamos quedarnos sin alojamiento con todo el viaje organizado (y el otro ya me lo habian cobrado).
Llena de rabia y de confusión, puesto que ya me habían cobrado el alojamiento, les escribí el mismo día.
Casualmente ese día sí contestan, increíblemente en múltiples ocasiones y en formato a veces amenazante.
Contacto con Booking y consiguen hablar con el alojamiento, pero cuando yo los llamo, a mí no me cogen el teléfono porque, me cuelgan siempre y salta el contestador. Es como si vieran mi llamada y directamente le dieran a colgar. Algo... Que el anfitrión sea un tremendo estafador ya que tiene el celular apagado y los mensajes no responde, solo respondió cuando la reserva se cerró por que dijo el que yo no estaba y es mentira yo estuve en la puerta de la dirección por horas y nunca me dejaron entrar no existe ese lugar, Booking debería sacarlo de la aplicación no debe permitir que más personas terminen estafados por esta persona NO ES JUSTO que llegues desde tan lejos a pasar unos momentos horribles en Roma no quiero volver más. - giulia (1/5): scam - nichts schlechte kommunikation, betrügerisches verhalten, zuegspamt mit telefonaten und nachrichten. der vermieter hat versucht mit dem schlüssel in das appartment zu kommen während wir drin waren, zudem haben sie von und verlangt das wir einen kaffee kaufen, um ihnen passendes Cash zu geben, da sie nicht passend herausgeben konnten. sehr unsicher und betrügerisch, sie haben nicht au meine fragen geantwortet und es haben mich 3 verschiedene telefonnummern angerufen. die adresse war auch nicht diese vom inserat

- Sericano (1/5): Nessuno si è presentato al check-in, nessun rimborso, nessun supporto reale da Booking.com. Evitare - Nulla La mia esperienza con questa struttura è stata purtroppo molto negativa. Avevo una prenotazione pagata in anticipo e confermata per il 31/12/25, ma non ho potuto effettuare il check‑in perché nessun incaricato si è presentato all’orario indicato sul portale. Mi sono recata all’indirizzo con largo anticipo e ho atteso per ore, ma senza alcun risultato.
Sono stata contattata da un numero diverso da quello indicato sulla pagina della struttura, con comunicazioni poco chiare e con orari di arrivo oltre il limite previsto per il check‑in. Successivamente mi è stato detto che non sarebbe stato possibile effettuare il check‑in e che sarei stata rimborsata.
Ad oggi, però, non ho ricevuto alcun rimborso e i numeri forniti risultano non raggiungibili.
Ho segnalato immediatamente l’accaduto a Booking.com, ma finora non ho ricevuto un supporto risolutivo, solo risposte automatiche, nonostante la situazione fosse documentata e non imputabile a me.
Scrivo questa recensione per mettere in guardia altri utenti: la mia prenotazione non è stata rispettata e non ho potuto usufruire dell’alloggio, con un notevole disagio e nessuna assistenza concreta né dalla struttura né, finora, dal portale.

Had no money back for this and are now £200 out of pocket.

- Magdalena (10/5): I can recommend this apartment. - Everything went well during my stay. On the day of arrival, the owners contacted me about the keys and came to deliver them. Check-in is until 17:00 (5 pm). The apartment team communicated with me during my stay, asking if I needed anything or required a cleaner.
The apartment had towels and toiletries such as shower gel, hand wash, and shampoo, as well as paper plates and cups.
The location is excellent—literally a 30-second walk from the Trevi Fountain, right next to it. It’s very easy to get around and amazing for a night stroll or photos of the fountain when there’s no one there! 😌
The apartment is on the fifth floor (I think 🤔), so there are some stairs to climb, but it wasn’t an issue for me and is totally worth it for the location.
So overall I can recommend the apartment! 😊

Hostitel nám svévolně a zlovolné zrušil ubytování a začal komuinikovaz aoutomatem ihned po sedmnácté hodině přesto že v té době jsme prokazatelně byli na uvedené adrese. Žádám o vrácení peněz. - Danette (1/5): Warning!! You Have To Climb 70 Stairs For This Apartment Warning!! - The pillows on the bed were fluffy. After climbing 70 steep stairs to the apartment, the only furnishings were 2 couches and 3 beds and 4 bath towels. Two bowls and two plates. No silverware, cooking pans/tools, cups, glasses, hand soap. Slept the first night and woke up to absolutely no hot water. The toilet wouldnt flush until it recharged 20 mins after the 1st flush.I tried to contact the owner and he replied he would look into it and get back to me. Never heard back with multiple emails, calls and what's app messages. I called Booking.com who contacted the owner and stated that the hot water was working when we arrived. We hadn't checked the water as we dropped our luggage and immediately went for dinner. Booking.com was absolutely no help. They said they had to take the word of the owners. I asked if someone could check on the issues and was told they didn't do that. We left and had to rent a new Airbnb. Terrible experience. I should've read the reviews and refused to walk up the 70 stairs upon arrival. The pics of the apartment do not depict what is in the apartment. I still haven't heard from the owners and am out $1600.00.

The person in charge is not picking up the phone and they decline the demand even i talk about the issues. The room is stink. It smells like something died inside the room. The air conditioning is not working at all. The worst thing is the room has all kinds of insects all around the floors. The toilet has no ventilation.

Extremely tiny place for 8 people,( for the price , not worth at all), very tiny one shower with clogged drain, shower head slightly clogged so water not strong. Not enough towels for 8 people, not enough toilet tissue for 8 staying for 3 nights ( we had to buy our own). With kitchen but no cups, not equipped for the price you pay; if in USA, the money you pay you'd be staying in a luxury suite.

- Manuel (1/5): Bad - 2 times he has tried to buy on line with my debit card. Stupid me gave it to him cause he demanded that I had to give him a credit card in case of damage. Gave him my debit cause didn’t have the expiration date or the cvv. Out of all the places I stayed and booked through booking.com this was the only place that it was mighty fishy. Even the businesses around that place told us that that place was a scam.

After booking the apartment, they took our money. impossible to find an apartment at that address. he just canceled us and wrote that we didn't show up. the money was not returned and we had to look for new accommodation. avoid him.

And the hotel manager dont answer the phone calls & emails. So very hard to contact hotel manager during the check-in. Additionaly the wi-fi does not work whole day and again the hotel manager is not answering to the phone, even blocked me on whatsapp. Very bad management

- Rasin (1/5): Terrible - The location. We had to leave one night before the check out because there was a flood in the toilet, and the host didn’t even bother to answer us. The whole apartment was flooded with feces toilet water. We were forced to leave to another hotel and payed another 350€. The host was rude, and bot helpful. The air conditioner is broken, and the apartment is in the third floor with no elevator. The stay was terrible and ruined our whole trip in Rome.

- Ariel (4/5): Location=great; host/service=terrible. - Great location. I received no show emails as I was getting off the plane even though I let the host know several days prior we would be arriving very late in the day. After several unreturned emails through booking.com I was finally able to get a response through WhatsApp. I was told I had to pay an additional 100 euros for a late check in as well as an additional 63 euro for city taxes (taxes in cash). Once we arrived we waited outside in the rain for several minutes before we were let in to our room. The person who checked us in then wanted the entire 163 euros in cash, which I was unprepared for as I only had enough to cover the city taxes. I had to find an ATM and She came back the next morning to collect the additional cash.
The internet didn't work at any point of the stay, despite multiple messages to the "host". The party above us was very loud, at one point my husband and I were awaked from sleep by what sounded like something coming through our ceiling. That complaint to the host was also unanswered. We paid close to $4000 for 3 nights, although the location was great the service and amenities were very disappointing and not worth the money.

no towels which were only provided the day after arrival apart from the fact that we were given 4 towels when we were 5 people
Because of delay in flight and traffic getting into central Rome, we were asked to pay an extra 50 Euro upon arrival - we were not given a receipt and this was nowhere written on booking.com conditions or even on the regulations found in the apartment

She doesn’t speak English. by properly phone number reach her impossible. We were asking about invoice 🧾 however she decided just to ignore us. Cleanliness is the last thing that u will see there, they didn’t provide even bed linens enough for all of us. Towels were covered in spots etc. dust on every corner.
The only good thing about this apartment is the location. We were in 1 min from Fontana Di Trevi.
- Bernardo (4/5): Fontana di trevi's nightmare - Location. Quite dirty. Lights of the main room didn't work. Heater was dropping off constantly.. we needed to get out of the shower to reset it multiple times. Shower space very tiny and get wet very easily. Don't be led by photos, they don't correspond the reality. I'm sure you'll find better options in the same zone, for the same price level.

-tv does not sit on a swivel and the placement is awkward; therefor the tv is inconvenient nothing major as I don’t really watch tv.
-shower head needs to be replaced. shower head sprays water outside of the bath and spilled all over the floor, i ended up using a towel to clean up.

- Claudia (1/5): very bad experience - location was good, and this was the only good thing about the apartment I was charged 50 euros for late check up and this was not stated on the information or contract of the property, the apartment was not the one on the pictures, not even close, the part meant was not clean, the bed had stains and smelled terrible, very bad smell like humid and putrefaction from garbage. the wifi did not work, no hot water and heater did not work either, very disappointed. stay at your own risk. not worth your money!!!! there was even wet towels on the chairs when we arrived and the whole apartment smelled very bad,

Nothing like it what was shown on pictures, washroom was smelling very bed, no towels at all, i had to call the person who brought the keys to bring the towles, no soap for the hands and toilett paper. In the pictures was shown Ferragamo toiletries but there was no toiletries AT ALL! The sheets had all over bloody marks!

Bed mattresses too thin and too hard. No towels. Nothing at all in kitchen. Not even a kettle. Towels excuse was Covid but that was not true at all. No hot water so all of us had to go without a shower and use a shoe dust bag to wipe out hands and face. No answer from the host. General stink in whole apartment. Two bedrooms but only one toilet/bathroom in the interior bedroom so if you have an issue with holding it in you are in big trouble. Listing shows photos of shampoo, head boards, and all sorts - nothing as such. Almost as of photograph on the listing is of a different property altogether.

The room was not the one what was listed and we had to travel to another place, no window in the room and the entry/exit into the apartment was a cage door covered with glass which was not safe at all. The owner of the place doesnt speak English so it was hard to communicate. £7 tax was paid upon the arrival

Where do I start this is an ant infested apartment . The apartment stinks of surage which is masked by the fact that the person that let's you in has all the windows open when you arrive . I turned over my particular pillow and found blood stains on the pillow case . The duvets are not even covered they just placed on the sheets on top. Pulled back the sheets and found dead ants in the bed . Needless to say everyone slept in there clothes on top of the sheets . This place is horrendous tiles missing in the bathroom. I actually don't know why booking.com allow such a hell hole on the site. The only bonus is the 5am- 9am as the street cleaning and the smell has you running out here as the earliest opportunity. I can't stress enough how bad this place is.
