- Sunil (9/5): Perfect location in Rome. Two minutes walk from Spanish Steps. - Location excellent
Clean
Peaceful
Very nice host 4th floor no lift
En-suite shower room needs attention, shower door broken, needs soap dish, needs proper holder for handheld shower head. No hot water in any sink.

- Emma (8/5): I would recommend this property for location if you are happy with it being on the 4th flr with no lift. - The location was in a great location and was very spacious for 3 adults. Check in was very smooth and efficient It was on the 4th for with no lifts
- Ani (9/5): - The locations was amazing There was no elevator
- David (7/5): Enjoyable for attractions and a short stay. - Very central for all the famous attractions (within 2km of walking). As Rome is very much a walking city the purchase of cheap walking poles might be of use for those who need support.
The apartment can be made very special with a few additions as stated below. Ensure that tea towels are available.
Shower curtain needs attention, water splashes onto the floor.
Toilet cistern in the back bathroom is very slow to fill up.
Welcome pack-bottle water, milk, biscuits, a few dishwasher tablets. All useful for early/late arrivals.
Information pack-what do you do with rubbish, recycle?, codes for internet, spare key; recommendations for cafes, restaurants, supermarkets; nearest Metro/buses.
- Natividad (10/5): - Casa muy acogedora y en una localización insuperable
- Karen (8/5): We enjoyed our stay at the apartment. - Host greeted us at the door and helped us bring the luggage up the stairs. I loved the location and that the apartment had character. We enjoyed the tiny balcony in the front of the apartment which had beautiful views of the city. I thought I had paid for the entire booking before I arrived, but when we arrived we were required to pay a city tax and late arrival fee even though our late arrival was due to snow and ice on the plane which was out of my control.
- itsgabyagius (7/5): - The location is great but we felt that the photos are a little misleading when it comes to the comfort of the place
It is very charming and we would stay here again :) The sofa bed is pitiful, and one of us slept on the couch as it was near a draft and a very thin mattress
- vincent (10/5): Top - Top Rien
- Pejovic Dejan (10/5): Dejan Pejovic - Very nice apartment in the center of the Roma! 4 th flat without lift. It is only not perfect. Ventilator not working in the one wc.
- Ulrike Claudia (10/5): - Alles - außer den vielen Stufen bis zum Appartment.
Beste Lage, um Rom zu Fuß oder mit der Metro zu erkunden. Und sehr gutes Service von den Mitarbeitern. Danke, Julius!
- Almudena (10/5): -
- Ronelle (10/5): Large apartment and very close to many sites - The apartment has a lot of room, with two bathrooms and a large living room with kitchen. The host who met us was very friendly and helpful (he helped carry our very heavy suitcases up the stairs too!) The location is excellent - you can walk to many places worth visiting, or even take the bus. Climbing the stairs with our bags was hard work, but that was our own fault for packing too much!
- George (8/5): Enjoyable short stay with only minor negatives. - We totally enjoyed the fact that we were in a 300 year-old building, and in a historic neighborhood. The work and effort that the owners are putting into the apartment was appreciated, and made our stay enjoyable. There were two of us in our mid-70s, one with mobility issues. The four-floor walk-up (no elevator) to the apartment via a very narrow and steep stairway made the stay slightly an inconvenience. But we did not spend a lot of time in the apartment. Basically, it was a place to sleep for three nights, so the walk up and down the stairway was only a twice a day ordeal.

- Stephanie (10/5): A fabulous weekend away with fabulous, life-long friends doing what the Romans do when in Rome! - The location was excellent. A few minutes walk from the Spanish Steps which is so central to lots of other attractions. Small supermarket, place to get tickets for attractions, restaurants and shops right on the doorstep!
I liked the fact that an actual person met us at the property to go through a few things and hand over the keys. And, he was very friendly and helpful!
Whilst you probably do need to heed all the warnings of pick-pockets etc, we were sensible but never felt unsafe or witnessed any anti-social behaviour. The city was clean, friendly and welcoming. There was absolutely nothing to dislike. Location, location, location. Good food, wine, company - and we were in a fantastic city.
- Stefan (10/5): Perfekt - Sehr gute Lage. Sehr hilfsbereit bei allen fragen. Sehr zu empfehlen
- Esra (6/5): -
- Beata (10/5): - lokalizacja, klimat mieszkania, było ono również dobrze wyposażone, dwie łazienki to też plus
- chatfield (8/5): We loved the location. - We had a little delay due to our transport and our host was easy to reach and met us promptly. we loved the place and really felt like we stepped in an Italian place. Electrical needs to be upgraded. our host informed us about what to do if the circuit went off, which it did 4 times the first night. could also use an elevator, we were on the 4th floor, but it was in the descriptions. But it is a wonderful location, a block away from the Spanish steps, walking distance from the Trevi fountain
- Stacey (7/5): Great location a little dated - The location is fabulous. There is plenty of space in this apartment. Julius met us there and was so helpful and informative. It was very dated and felt slightly grubby. The electricity kept tripping off when we first arrived and turned on the air-conditioning. We had to keep flicking back on the trip switch until we figured out we couldn't have all three aircon units on at the same time . One of the lats on the master bed was faulty and kept displacing. My husband had to get up.and sleep.on the couch the last night of our stay.

- Krysten (1/5): Worst property experience I’ve ever had in my travels. - The property manager was prompt and there to let us in. The property was clean and the space was as advertised in size, location, layout. When we arrived the ac was off and it was very hot in the apartment, so the manager went around showing us how to turn everything on. He also showed us how to reset the breaker for the electricity incase it flipped off, which worried us a little at the time. One main reason we booked this place was because it had a washing machine so we could do laundry half way through our trip. We started a load of wash before heading out to explore the city. Before we left, the power went out, so we made sure to turn off everything except the 2 ac units in the bedrooms and the washer.
When we got back that night, the power was back off and the room was incredibly hot. We contacted the manager and he said to unplug the refrigerator and have everything off except the ac units because they can only have a small amount of electricity in use in Rome. We called and messaged him several times and their only response was to use less electricity. We left the half done washer off and hand washed everything. The electricity continued to turn off every 15-30 min for several hours throughout the night. In between cold showers because no hot water due to the power continuing to turn off, my 2 young children crying because the situation was scaring them, and the hot rooms, we just hopped to get through the night. We finally found out The only electricity we could use were the 2 ac units (one in each bedroom) and one light. Anything else including one more light would trip the breaker. We were not able to use the washing machine, refrigerator, or main living room kitchen area.
The next day they offered to come by to look at the electrical panel during prime touring hours. We did not feel comfortable letting them in when we weren’t there and didn’t want to miss our scheduled tours.
- Jeremiah (7/5): Comfortable stay, A/C was good. Cute place, good location. Note stairs and late fees. - Good location. Comfortable and nice space. 8 flights of stairs to reach the room. Our flight was delayed which made our arrival delayed and the host charged 20 euros "late fee."
- Lena (9/5): We had a great stay, thank you - Wonderful apartment 5th floor without elevator, but it is not possible to change
- Rita (7/5): Cute - Gorgeous little property right in the heart of Rome & accessible to all the sites around us. It was large & quaint, good value for money, much better than a hotel room. It’s on the top floor so you have to walk up 8 flights of stairs, 79 steps. If you have a lot of heavy luggage I wouldn’t recommend it for that. The owner met us on the first day with keys & took our heavy suitcases up stairs but was unable to help us when we checked out & we really struggled to get the luggage down the stairs. It’s a pity because the complex looks like it had a lift but has not worked for quite some time. Only drawback of the property because it’s a real gem of a place.
- Abarca (10/5): Strategic location , nice apartment - Location, near to several attractions, mainly the Piaza Spagnola. It is on the top floor. There is no elevator in the property what I think this is a common issue in Rome.
- Frank (9/5): Overall Rome experience was great.. - Location was excellent. Cleanliness was an issue.
Too many stairs but was OK
- Rushabh (1/5): Worst & poor experience - Location I usually don’t leave negative reviews, but this experience was disappointing enough to warrant one. The property was not clean when we arrived, and only after checking in did they begin cleaning — which was quite unexpected. To add to the inconvenience, the property is on the 4th floor with no elevator access, which made it extremely difficult, especially since I was traveling with senior citizens and a large family.
The place is in need of serious maintenance. Basic amenities like toiletries were not provided upfront — we had to request them multiple times before receiving anything. The hot shower didn’t work at all during our stay, which made things even more uncomfortable.
After several conversations and losing valuable time from our trip, the manager finally agreed to refund us for 2 out of the 3 nights. However, we were then asked to vacate the property the very next morning, which left us in a difficult situation. When we requested to extend our stay for just one more night due to the challenges of finding an alternative at short notice, we were told we’d need to pay again in cash — despite the earlier refund being for unused nights.
The entire experience was frustrating, unprofessional, and emotionally draining. This was by far the worst service I’ve received in years, and sadly, the first time I’ve ever felt compelled to file a formal complaint. I hope this helps others make an informed decision.
- Ryan (10/5): Exceptional -
- Christoven (9/5): Superb - The place is clean and exceptionally vintage. The location is on the 4th floor, it's tiring to bring the luggage upstairs.
- Erica (6/5): Nice Location but Rundown Apt and Terrible Beds, would not recommend. - Excellent location. Close to everything. Large apartment Pretty worn and in desperate need of an update. Broken chair that my child fell out of when first sitting down. Cot in sitting room wasn’t a cot just two cushions pushed together so came apart in the night. Main bedroom bed very worn and hurt our backs. Other bed slid off frame and separated in night. Couch dirty. Kitchen utensils, pans and flatware stored across room from kitchen area in various furniture pieces. Asked for more toilet roll as they left two for 5 people and five nights. They said I’d have to buy it. Then later someone else responded and said what’s the issue, ok I’ll bring it. Odd communication and just not a good experience.
- Cassidy (8/5): Good home in Rome - Nice Roman home Many stairs and narrow entrance
- C (10/5): Great apartment with excellent location and an utmost atmosphere - Location, great apartment.
- Olja (8/5): Very good -
- Natalya (6/5): Cheap and cheerful - Location is the best value in this property. The kitchen equipment was pretty good. The host was helpful, brought us some tea towels and a kitchen roll on request. Provided good instructions on arrival and also helped to fix the boiler. The Bed in small room is awful. It looked like a double bed initially but in reality it was two separate mattresses and these mattresses don’t fit the bed base, they overhang. The bed base hasn’t got brackets to hold mattresses in place so two mattresses split from each other while you sleep. The whole place is in need of good TLC.
- Andra (10/5): Exceptional -
- Maite (9/5): Superb -
- Katina (9/5): Superb -
- Sasy (8/5): Very good - Location is great
- Sahil (9/5): Superb - The location was perfect. The apartment was retro style and we liked it. Only negative thing is that the apartment locating in 4th floor. Only negative thing is that the apartment locating in 4th floor.
- Elizabeth (8/5): Fantastic stay- close to everything and lots of options for eating out. - Fantastic location in the heart of everything NH. Very close to Trevi Fountain and .the Spanish Steps and an easy walk to the Colosseum. The apartment has a very homely feel.
- Lynette (7/5): Ok for a short stay - Location
Cheap
Adequate for our needs Beds not that comfortable
A few items in stock to at least make a cup of instant/tea
- Marie (7/5): . - In general, it was a decent apartment for the price and close enough to the metro. The host left clear instructions to get into the apartment. The stairs are a workout especially with luggage.
- Mari (10/5): Exceptional - Extremely comfortable apartment, contact person was helpful, kind and went beyond our expectations.
Fantastic location!
- Pamela (5/5): Nothing Deluxe about this Crispi Treat - Location. It was excellent. This review is being written by a veteran New Orleans vacation rental professional.
The MOST IMPORTANT ITEM TRAVELERS NEED TO KNOW ABOUT THIS PLACE IS IF YOU BOOK THE TWO BEDROOM YOU'RE WALKING UP 84 STEPS SOME OF WHICH ARE WAY STEEPER THAN OTHERS. There is no lift. This information is hidden in the middle of the facility information and you're not told until you've paid in full
1. Beds were atrocious. Horrible. They weren't even beds. Thin mattress on wooden slate cots.
2. The lock was not easy and too many times we couldn't unlock the door without extreme effort
3. No dish towels, no dishwasher pods, no dish sponge for cleaning, no trash bags. No instructions on what kind of coffee pods to use.
4. There are no instructions on what to do with the trash.
5. The self check in was ridiculous. I never had foreign travelers self check in because there's a very good chance they had questions.
6. The 'blanket' on our bed was stained so I truly wonder about the cleanliness
7. The closets were stuffed with "stuff" which made using them difficult.
8. No instructions on how to use the washing machine.
The bathrooms were not travel friendly because there was extremely limited space to put anything or hang a towel.
9. Our bedroom bureau drawers opened only half way.
10. Pillows were old and lumpy.
I literally could go on and on but if you don't get the point by now go ahead and book this place.
- Claire (9/5): Was close to everything just what we wanted - Good location All good
- Cansu (8/5): Very good -
- Kayla (7/5): Good -
- Anonymous (9/5): Superb -
- Susan (9/5): Great location, great host, very clean! - Location could not have been better for any of the attractions It was okay for us but 4 flights of stairs is a lot if ur not very fit
- Fiona (9/5): Charming apartment in excellent location. - A charming and comfortable apartment near to the Spanish steps and close to the central attractions ! The apartment is quite large by Rome standards and there are two bathrooms one of which is a bijou en suite. The apartment is well provisioned and has everything you need for a comfortable stay and also has a washing machine which is useful. The lounge windows open out onto a narrow balcony either side with a great view of the street below : ideal for people watching! There is a lovely covered terrace off the master bedroom which has sliding windows overlooking a small courtyard below. This is a lovely spot for morning coffee or breakfast. The apartment is traditional in decor and quite dark but that is a relief in the heat as it is also very cool. There is a large fireplace which is a nice feature. The kitchen is a galley in open plan lounge and there is a microwave and a good oven. Our host Jaypee was very helpful with some settling in niggles and came back to us straightaway re any queries. The air- conditioning , available in all rooms, was excellent which we really appreciated in the heatwave Nothing really. There is no lift and the property is 4 floors up which can be challenging at the end of a long hot day but we managed.
The bed linen, whilst very clean could maybe do with replenishment but on the whole we had nothing major to complain about.
Be aware ,like many other apartments in which we have stayed ,the electrics can be temperamental and the switching on of the kettle at the same time as another major appliance may trigger the trip switch but you just switch it back up and the box is in the kitchen so no major hassle .
- Davit (8/5): Very good -
- Helena (10/5): Characterful property in fantastic location with very friendly and helpful host. - Amazing location within very short walking distance of major sites like the Spanish Steps and Trevi Fountain. Within 30 mins walk of other places we visited - Colosseum, St Peters etc.
Fantastic characterful, old building which really gave you a sense of being in Rome and great to be able to head back for a siesta after a morning's sight seeing before heading out again in the evening!
Great communication with the host and check-in and out process very clear and easy. Nothing!
- Jennifer (9/5): Superb - The location and size of the apartment were perfect. The A/C worked well and it had all the supplies needed. It was very clean and loved that it also had a washing machine! As others have mentioned, the stairs are extreme! We are a fit family, so it was not a big issue but when you get to the bottom and realize you have forgotten something, the struggle is real!
- Eva (10/5): A real rustic Rome experience in the heart of the city with all the modern amenities (AC, renovated bathrooms). Extremel -
- Richard (10/5): Great location with responsive hosts. -
- Diaan (10/5): Perfect - Every thing was amazing. Started our holiday with a bang.
Beautiful in the apartment. Super clean, super comfortable beds.
Awesome location.
Everything was perfect.
- Nithiyananthan (7/5): Good - Ambience No elevator
- Natalie (8/5): Very good - Loved the size of apartment and two bathrooms. Close to everything!
- Enzo (9/5): Will stay again without hesitation - Perfect location. Spanish steps, Trevi fountain, Borghese park / museum very close by. Coffee shop across the street to start the morning right. Lots of space, air conditioning in 3 rooms, 2 bathrooms. Jaypee very responsive. 79 stairs to apartment but get used to it after a day or two.
- Stark (5/5): I would pass do to the stairs - The location was good. The showers were clean and we appreciated the laundry machine. We did have to txt the host back and forth regarding a few things, but he was helpful. The Stairs, I under estimated how big a deal it would be. After a long day of walking the city, the stairs to our unit were exhausting. I won't do that to myself again.
The kitchen could use some updates. It was charming, but feeling comfortable to me is more important.
There was some food left in the fridge, the doors to the garbage under the sink were about to fall off. Rusty knifes falling apart. I was not able to make myself an espresso because I did not feel it was sanitary for me. The little bit of sugar was hard and there was no coffee.
- Stephanie (10/5): Comfortable and homey. - Well appointed apartment with two bedrooms and two bathrooms. Working a/c was great! (it was very hot during our visit) convenient location Not that it was a big deal- Lots of stairs up to the apartment- no elevator. Getting luggage up after traveling was not the best. But otherwise it was fine. :)
- Rosalind (10/5): wonderful stay, would do it again - location, location, location. not far from all the popular sites the stairs, 77 of them to the 4th floor. if you don’t have a problem with walking stair, it is perfect
- Ana (10/5): Exceptional -
- Greg (10/5): Exceptional -
- Rebecca (10/5): We loved our stay here! The owner was very responsive to any questions we had. If you stay here, check out the little pa - The location is excellent, very close to the Spanish Steps, Trevi Fountain and shopping. The apartment has loads of charm and was very clean! I guess if anything it would be the climb to the apartment. We counted and it is exactly 80 steps. But honestly, it was a great workout!
- Humberto (10/5): Beautiful Clean Apartment near Center - Check in was really easy and convenient the place was cleaned very well that as soon as we arrived it smelled like cleaning products which we appreciated. The place also looked better in person and had the most beautiful view from almost every window. Location was great, about 7 minutes walking to a busier part of the city but as soon as you got to the street closer to the place it was calm. It truly exceeded our expectations. I would definitely stay here again! The stairs were steep but worth the walk.
- Mitu (7/5): Good -
- Sarah (8/5): Bellissimo Roma! - Loved the character of the Apartment, it was spotlessly clean & very comfortable after a busy day touring. The position was ideally located to get around & see the sights with the metro station only being a short walk away too.
Would highly recommend & thank you for having us! The only negative is the stairs to the Apartment as it’s on the 4th floor with no lift & was a trudge after being in your feet all day but we knew that prior to booking it.
- Jane (9/5): Very central to everything we wanted to see, great cafe right next door for morning coffee. - The location was very good, well presented, everything we needed. As in previous posts there are a lot of stairs. But it is worth the climb. The person that met us at the property assisted by carrying my bag up the stairs
- Anonymous (9/5): great location, great service - Great place, great location, we parked the car 1 min walk outside Rome ZTL, and Walt’s for two days, everything is so close. The apartment has style and warmth, everything worked well and any question we had got answered fast and with warm hospitality. The fourth floor was good enough for us it doesn’t fit everybody
- Mark (10/5): Exceptional - Close to everything. Lovely apartment with everything we needed. The climb up the stairs to the apartment 😂
- Jean (8/5): Great location and good value for money. - Great location close to the metro bed / mattresses need to be replaced
- Diego (8/5): nice flat near trevi - beautiful flat near trevi. both hosts (sabrina and julius) were great be in shape, lots of stairs
