- Mandy (9/5): Superb - Location is excellent for central Rome. If you're unsure of walking, the metro is very easy to use with access to all central places of interest. Communication with host was excellent and very obliging, a delight to deal with. Property was clean, air con and ample space with good facilities. I would book again. Nothing.

- Raymond (10/5): Amazing location and apartment, little slice of paradise - The location is very convenient, you can walk, take the train, bus, or tram and be at any notable location within 20-30 minutes. No surprises, very nice apartment and a great host who was flexible with our schedule. Laundry machine worked, bathrooms were very nice, kitchen and living room was very cute. Felt safe and secure the whole time especially since the property is across a police station. Great food around the area. Would definitely go again and again. I have never seen this bed frame style before, it had several rows of wooden planks, and unfortunately two of them were out of place. This meant if you sat near the very foot of the bed you'd essentially fall through. That only happened once though and to be honest the bed was very comfy and much nicer than most spring mattresses since the planks added a nice amount of elasticity. Not sure if there's a great way to fix it or not. Honestly not a big deal at all it was a great apartment.

- Andy (10/5): Exceptional - The property was conveniently located for visiting Colleseum ( 20mins walking).
Anything further afield, we used the nearby " metro", just some 3/4 mins away. Property was spacious, & comfortable. Air-condition if you needed it. I enjoyed playing the "upright piano". Beds were very comfy. TV with access to Netflix was great!!. A Great retreat to come back to after a day out exploring!.

- Graham (9/5): Great value for money - Great sized apartment, 3 bathrooms, 2 with showers. Easy check in with the host, kitchen with everything you need. It’s a 15- 25 minute walk into the centre but the underground train station is around the corner. Great value for money compared to hotels nearby There is damp in the en-suite shower room and doesn’t appear to be an extractor fan in that room but window can be opened. Slight drains smell in another of the shower rooms. Mattress isn’t the best.
- Bedford (9/5): Superb - Very spacious 1 bedroom apartment with 2 bathrooms. 20 mins walk from the Colisseum. Checking in and out was very easy. The staff are very polite and helpful. No curtains in the living room where the 2 extra beds are.

- Nadine (6/5): Pleasant - Great location and good value for money. Well-equipped apartment with enough space for 3 people. Close to metro, restaurants and everything you need. It wasn’t clean, we got in trouble with the cleaning lady Monica which treated us really rude! No way to apologize this kind of behavior towards guests. The shower was broken on the first day and we didn’t had hot water and heater. When the construction workers came to repair no one cleaned after them. They walked with their shoes all over the apartment. Furthermore it would have been nice to give us the advice to park close to the police station (I even asked where the best parking location is). We didn’t so Someone broke into the car. Anyway, it’s a nice apartment for a reasonable price but the rude behavior and the dirtiness disturbed as a lot. Normally I would have requested a refund.

Loved the space, cool in the heat of Rome, spacious basement/ground apartment. And in a lovely neighbourhood.

- Heidi (9/5): Superb - Big apartment. Two bathrooms. Good location. Big kitchen. Good host. Metro and supermarket are near by. Quiet neighbourhood. The information says two bedrooms but there is only 1. The bathtub didn't really work. You could only get water in there like 20-30cm so if you really want a bathtub for your stay, don't recommend this one.
- Steven (10/5): It was a wonderful stay at the orange tree house. Sara is the best host! - The flat was clean, spacious and well-organized, and the host provided useful information for the neighborhood as well as for the city. The host also provided basic supplies for breakfast as well as coffee and tea - very thoughtful! It was also a big plus that the flat had air conditioning. The street was loud, but the windows are all brand new and cut out most of the sound. Unfortunately, it's then necessary to use the air conditioning, even if it's cool outside.

- Polly (9/5): Lovely stay, lots of room to improve & we can't wait to return... - The things me & my partner really appreciated the most about this property was the location; it was within a easy enough walking distance to & from the termini train station & same to the colosseum (both less than 30 minutes in either direction from the apartment). Once we had got our bearings it made things a lot easier trying to figure out how we needed to get to other places we wanted to visit around Rome & there were a couple of shops/supermarkets near by so we could buy some groceries & snacks.
The communication between myself & the host (Sara) was excellent, she had sent me messages via WhatsApp before we had set off from England to inform us about check in/check out & if we arrived earlier than planned that we could take a key & leave our luggage & she messaged us to see if we were enjoying our stay.
It was nice to have the whole place to ourselves (sad we never got to meet Sara's kitty though) & having some basics in like coffee, milk, butter, oil & seasoning available was handy too. Sara even provided a informative "how to" guide book for the apartment & Rome & the surrounding area.
The final part of what I'm about to write I really hope it doesn't deter anyone from staying here or upset Sara but I want my review to be upfront & honest, & I hope the "didn't like" part of my review can be seen more as this place has so much potential/room for improvement! We hope to return to Rome & would love to come back to this particular apartment & see the improvements... :) Yes when you walk into the apartment there is a bit of a stale/damp smell, but after a while we got use to it, & if you're only visiting Rome for a few days you don't want to be spending your time indoors! Visiting in May (18th to the 22nd) the weather had been a bit hit & miss, one moment its sunny/cloudy & dry then next it was thunder & lightning & heavy rain so the whole place/apartment felt "muggy". When I saw that there was a bath I thought to myself "great I'll be able to relax after a day spent walking!" & the evening we wanted to use the bath we tried to figure out how to use it it took a while, in particular the plug! Neither of us had ever used a "push button" plug in a bath before so once we realised that we would need to push the plug down to close it we thought great let's run the bath, but unless cause we wanted a bath at late at night the warm water didn't come through well we decided to stop running the tap & have a shower instead, but we couldn't "unplug"/push the button plug out as the small amount of water (about an inch) made it hard to do this. So we decided to leave it with the hope it slowly drained away the next day, which it did. The showers were great, we learned to turn them on & run the water for a minute to reach a good temperature before stepping in, however the drainage for the shower attached to the bedroom was a slow drain during the time it took to wash myself & my hair, but it does eventually drain away! The flush button/socket for the toilet attached to the bed room seemed to be loose so I always made sure I held it when I would flush it. As thankful as I was for a hair dryer being made available when I tried to use it the other bathroom as there was a plug socket it kept cutting out so ended up moving the long mirror in the living area to the breakfast bar & plugged it in there.

- Amanda (6/5): Great location and host but apartment is damp and musty - The host was kind and left us some breakfast items to start our trip with. Sara was always available to answer questions and was very helpful. The location is in a great little neighborhood with quick access to the Metro. Great little pickup restaurant Piccola Palermo Specialita Siciliane right around the corner. Very affordable accommodations. The room was musty smelling and damp. Our bed always felt wet which was uncomfortable. There are two showers and a jacuzzi tub in this apartment but only one shower worked and the jacuzzi tub drain needed to be pulled with a small blue plunger (we couldn't it to work for us even using this route). We did run the dehumidifier the entire time and aired out the apartment every night when we returned and that did help it smell better in there but it was still a very damp feeling space.
- Radosław (8/5): Well equipped and hidden away in a (moist) cellar. - Very spacious and well equipped, kitchen even had some spices, oil, olive, salt and pepper. Bubble bath was a nice added bonus. The moisture of the cellar was getting tiring after few days when towels didn't couldn't dry between baths. Even with windows open for half a day it wasn't ventilating much, maybe an air circulator could help?

- Hyunsung (9/5): A pleasant stay - Close to Manzoni station. Walkable distance to Termini and Colloseum. Kind and caring host who even prepares a book containing info on how to make the stay convenient. Well-equipped kitchen. Drainage was slow in the bigger bathroom. It would be great with better air circulation.
- Katrina (6/5): Good value, Great for 2-3 people - there are 2 full bathrooms with showers, spacious kitchen. location isn’t great but it’s close to metro stop. No air conditioning, only 1 fan. The shower in the bedroom was moldy & we had to have it cleaned. Luckily the host was very lovely & able to get someone to clean the next morning
