- lee (10/5): - Great responsive customer service and location

- Tomas (2/5): Horrible, never ever again. - To be fair, the location was good, which was one of the reasons we booked the place. We asked the host to cancel our stay 2 mins after we entered the apartment (they declined after 2-days of message ping-pong).
We hoped to be at a wrong spot when we saw the building entrance. It might be suitable for homeless junkies to have some privacy but I never saw a similar entrance to a hotel/ apartment building. However, the worst was just to come.
When we saw the elevator, we started to smell troubles. Actually to be precise, we smelled other things, as the elevator looked like the whole neighborhood was using it as public toilet. The carpet (or whatever that sponge-like thing on the floor was) could be easily classified as chemical weapon.
The apartment itself was dirty and smelly, with oily stains and old decor. You wanna make sure to wear flip flops and not touch anything you dont have to.
The biggest disappointment was the host. We booked it only 1 day ahead and contacted the host immediately after our arrival that we want to cancel the booking. We offered to stay/pay 1 night and then even 3 nights so that they have time to sell the remaining 3 nights (we booked for 6 nights), but they clearly didn’t care and refused. They tried to convince us not to write a review, so it’s likely their score on booking.com and AirBnB are “fixed” and as far as I’m concerned are faaaar from reality.
We moved elsewhere anyway and escalated with booking.com. Just for context, all other stays (3) we had in Japan were great and I rated them around 9.
Hope it saves somebody else unnecessary troubles. Spending time on discussions and additional moving instead of holiday is not the best.
I’m attaching a couple pictures.
- LI CHUAN (8/5): - 地點很好,設備該有都有,入住時也方便,不過整體環境較舊,增加整潔度會更好!
- Alessia (1/5): Non andateci - Nulla Esperienza pessima.

- Afnan (10/5): All great centralised - Lovely everything is perfect Nothing
- Glenn (8/5): Great stay, not premium feel but nothing much to complain about. - Good location, easily accessible, all the amenities needed are available. Property feels dated and could use some repairs. Some noise from vehicles can be heard but it wasn’t much of a big deal.
- Fatih (8/5): Super convenient location with good-enough amenities - It's conveniently located near the subway station. We appreciated the convenience of hopping on and off the subway and returning to our home base for a brief rest during our daily explorations. Since it's our first time in Tokyo, we didn't have a good benchmark to compare the size and quality of the amenities. The overall experience is fine if you spend most of your time exploring the city outside. The neighborhood is home to numerous embassies from around the world, making it easy to find international cuisine. We also appreciated the supermarkets and convenience stores within walking distance. It's a studio apartment and feels a little small for a family. For instance, there was no proper table for the kids to have breakfast. It probably works better for couples. We also struggled to get Wi-Fi working at the beginning — instructions weren't helpful, but then we figured it out ourselves, and it was working fine.
- Vicky (4/5): Overpriced and uncomfortable stay with too many rules—definitely wouldn’t book again. - Great location—just a few hundred feet from the nearest subway station, with plenty of grocery stores and dining options all around. The room was small and lacked basic amenities, with uncomfortable beds and flimsy walls that let in a lot of street noise, especially at night. The host kept sending reminders about various 'rules' during our stay, which felt a bit excessive. The WiFi username/password given to us did not work, and we were asked to use the same towels and linens for the duration of our stay (four nights). There was also no proper way to dispose of trash—we had to store it in separate bags and leave it in the room. We loved our time in Tokyo, but this accommodation didn’t live up to our expectations and felt overpriced for what it offered.
- Erin (8/5): Will use for future visitors traveling on a budget. Very grateful. - Amazing location and amazing value. Amenities exceeded expectations including washing machine and kitchen. So close to station. Surprising view of Tokyo Tower from stairs. Self check in very easy. The lift was a bit old and dirty likely from other guests. Watch out for your arms when the door closes.
- Teodorescu (8/5): Very good - Excellent location, nice area, plenty of restaurants around, very safe. The communication with the owner was very good, they sent us a complete guide beforehand and precious information. Very weak and unstable WiFi. You cannot count on the internet connection and of the apartment.
- Christian (7/5): Good - Good location, easy to communicate with Quite noisy
- Hoong (9/5): Superb -
- Gaurav (9/5): Clean, well located, value for money for upto 4 guests - Clean apartment located right next to subway and close to restaurants and other facilities. Well stocked with all the stuff and amenities that you'll need during the stay. Very good value for money. Somewhat small compared to what it appears in photo, difficult to open multiple suitcases at the same time and more than 4 guests is not recommended. A partition door or even a curtain between the bedroom and living room will be good.
- William (8/5): my family enjoyed the stay - proximity to transportations and resto
- Kubaba (2/5): Very poor - Easy to enter. Clear user guidr Dirty. Brown stain on the mattress... The room was prepared for 2 but I booked for 3 beds
- Nur (10/5): Very near to train station perfect stay - Across the street from AzabuJuban Station. Easy to go anywhere we want to go.
Perfect for our family of 5. If more than 5 people can be a little bit cramp. None
- Joyce (10/5): Exceptional - Close to the metro, the apartment is very clean and large. Nope
- Vuhue (8/5): Very good - The room is small but have everything you need for your family. It 1min from Azabu-Jupan station so really convenience for you to travel around the city. There are plenty of restaurants nearby and convenience stores. Right next to building there is Ramen restaurant opens from 11am till 5am on the next day, they serve rice as well. And another restaurant with hamburger, hotdog, coffee and tea for your breakfast with really good pricing in Tokyo. The apartment facing main street and very noisy at night. Police & ambulance noise playing all my first night when arrived. Would not recommend this to anyone difficult to sleep. But my family did not bother that much because we travel whole day and too tired when reach home so everyone slept so well event too noisy
- Judy (10/5): Perfect location - Location A little noisy because by roadside.
- Amornrat (7/5): Just take a rest and sleep. - The location is really convenient. It is close to using public transport and the supermarket. Cleanness needs to improve. The floor in the kitchen is not clean and feels sticky with oil struck on the floor. The wallpaper and hangers inside the restroom are also broken. The terrace cannot really be used because it is very dirty.
- Mark (10/5): Big and well equipped apartment: all you need for a amazing stay in Tokto! - Spacious apartment (for Japan standards), beds are really comfortable and clean. Nice kitchen and toilet. The apartment is fully equipped: a big sofa, TV and also a place to use the computer. There is a elevator and the building is surrounded by kombinis and restaurants. I will certainly stay again! The noise of the street is a little loud but the host offers hear plugs.
- Freya (8/5): Great location for touring Tokyo. - Very near to a bus/train station and the other tourist spots . Convenience store is just located down the building. If going to Shibuya, it is also accessible. The veranda where we can hang wet clothes and supposedly have a night view of the city seems like it was not cleaned for a long time but the inside of the house, it is clean.
- Wenche (5/5): Very good location and helpful host. Room was pretty basic, and a bit small. Hard to picture more than 4 people there. - Very close to metro station Azabu-juban. Nice neighbourhood with lots of cafés, restaurants, convenience stores etc literally two minutes away. Very helpful host, who always replied promptly, and gave us very good instructions when we needed help with washing machine etc. All appliances were in good working order. Nice beds, and very efficient air condition (which was sorely needed, as temperatures were above 30 C or more during our stay). Balcony was not very clean. Bathroom was clean, but with wallpaper starting to peel. Hard to maintain consistent water temperature in shower. And it was bit small, even for three people.
- Fábio (10/5): Amazing place ! Excellent location! -
- Rebecca (1/5): Small place for a group -
- Nalinrat (9/5): good location,easy check-in,clean -
- Virgil (10/5): Exceptional - place was very Accessible to local transportation particularly the sub way station which is a big buck for the money.
place was also very spacious and neat. even though we arrived at exactly 12midnight, the owner/management was very easy to contact and talk with. since it's at the main road, sirens can be heard In the middle of the night but it's no Biggie since the owner already gave a heads up about this. but nonetheless it was a great stay here.
- Nico (10/5): Exceptional -
- Giang (10/5): Exceptional -
- Megumi (7/5): The location was fabulous! - The location was fabulous! We used to live in Azabu Juban area, so it was wonderful to be back and have all our usual hang-out/shopping spots easily accessible.
Check-in was very easy and the unit is comfortable, albeit quite loud next to the highway. The internet connection is laggy. I recommend upgrading to a proper wifi connector instead of a pocket wifi of sorts.
Toilet door handles are broken. Could easily be fixed with proper glue.
- Yuk (10/5): Excellent. - The beds were super comfy. The softest beds I've ever slept on in my entire life. Please don't ever change the beds!!!
I also like the facilities. It comes with everything you need such as shampoo, body soap, microwave oven, kitchenware, washing machine and vacuum cleaner.
The size of the room is just right for one to two people. Not too big, not too small yet spacious enough to have a comfortable stay. More towels could have been provided.
Also, the water flow of the shower is a bit too slow.
