- Andrey (9/5): Well-equipped flat in an amazing central location. - Amazing location. Flexible check-in. All the necessary equipment for a wee-long stay Be prepared to carry your luggage upstairs via narrow stairs.
Most evenings the neighbourhood gets a bit noisy

- Vladimir (1/5): FRAUD, FAKE PICS and LOCATIONS, STAY AWAY OF THIS HOST - FRAUD, FAKE PICS and LOCATIONS, STAY AWAY OF THIS HOST. I paid for 7days for apt on 4 Leicester Squar. 12 hours before coming, they send me a message with a new adress: 32 Shepherd Market, which is 1.3 MILES from the previous adress.
Guy from Uzbekistan with name Bobur met me there at night. He told me that 4 Leicester sq and 32 Leicester sq is their office locations. I was so tired at night after flight and only when he left I realized that apartment is not that and totally different. I started to call him on whatsapp, but he didnot pick up the phone already. In the description it was 430 sq ft studio with couch and sitting area, with a view in big building. This small apt was 150 sq ft , no sitting area, no couch, narrow steps to 3rd floor, heavy noise till 3.00 am, many crowdy pubs around, view to a pipes from restaurants, and smoke from the pipes of fish and steaks coming to your window.
I called Bobur in the next morning, it was alreday not Bobur, Abdul. Abdul started brainwashing me that this is apt I paid for, I just dont recognize it. I am explaning to him_ size is not that, windows, fireplace, kitchen, toilet, and everything are totally different. However, he was continuing that thias is the same apartment. I called again, it was already not Abdul, Azam. Azam was saying the same as Abdul and told me to go to complain to some other places.
I already lost have a day, I have decided to go strait to the office. And what you think, 4 Leicester sq is the adress for theatrical tickets and 32 Leicester sq is Radisson, nobody has ever heard about Famous Picadilly Circuss aparments. Looks kind of criminal. They stole the picture of building from real estate agency on Charles street in London. If you put this picture on Google Lens you will see it.
The tactics is very simple, instead of pictures they give you low level apartments, and you just dont want to loose time for conversations with them because you have limited days to see London...
- Chris (8/5): .Fantastic location, but a bit stuffy in the heat - Amazing location on Berwick Street in the heart of Soho – perfect for exploring central London.
We booked two apartments and were pleased they were right next to each other — we’d been worried we might be split up.
Early check-in was a great bonus and much appreciated. The apartments are small, but workable.
One of the bedrooms was very stuffy, with locked windows and no skylight, making ventilation difficult — air conditioning would really improve comfort.
Only some skylights worked in the lounge, but those that did, along with fans, helped with air flow on hot days across the apartment.
The bed was too firm for our preference, though others may find it comfortable.
We had to wait around 30 minutes for the keys — not a surprise based on other reviews.
- Anonymous (6/5): Ok and comfortable - just not what was expected - Apartment was okay but was NOT the apartment in the pictures or in the location stated A different apartment than was shown in the picture
- Anonymous (8/5): Very good - location, nearby restaurants, grocery stores, the palace
small kitchen - but all in it from espresso machine and you will need to prepare a light meals additional fee of 50 pound for arriving after 2000, in case, no receipt (promised to send it via WhatsApp / mail - never arrived)
- Terry (1/5): Disaster I want my money back - Location would have been ok if it was what was advertised. Adversited as by Leicester Square - day before address given as Sheperds Market. Real pain (fine location, but I booked where I did because working in Covent Garden. Advertised (with pictures) as decent sized on bedroom (separate bedroom, sitting area / kitchen). New location = tiny studio type apartment. Not nice. Final straw - shower doesn't work. Left and found alternative accomodation. Pushing for refund.
- Katherine (1/5): Warning- read before booking - The property was located a mile away from where I booked which I only discovered on the day of booking. The agent told me they had a number of properties within 2 minute walking distance to the ‘central point’ and that their booking listing states you might be at any of those properties. It was not two minutes. I believe running sub 4 minute miles is only possible for top athletes. A mile through central London with luggage is not comfortably possible and so it cost me numerous taxi fares to be where I needed to be. I was also kept waiting for half an hour on the street waiting for a courier to deliver the key to the property. All of this meant I was delayed to appointments and my time schedule was completely ruined.
The studio did not have a bed, it had a pull out sofa with dirty sheets and the shower tray was also filthy.
- Hanan (2/5): I did not stay in the property - I did not stay in the property. After seeing it, I refused to stay. It did not meet my expectations. The entrance was dirty, and the place photos were way better than reality. I could hear the street noise through the window of the room.
It was not what I had expected, and I had to find myself a hotel to stay in for the two nights. Yet I have not received even a follow-up call or an email from the owner/company.
- Michael (10/5): Excellent location in very fun area. - The location was brilliant and the area around the apartment was fantastic. The area was a buzz with pubs, cafes and restaurants and it just had a good feeling. It wasn't too far form the tube, Soho, Oxford and Regents Streets The only issue was that there were three flights of steep stairs to climb. Upon arrival I had to wait to receive the keys. The stairs were very narrow and I was carrying two heavy bags up the steep narrow stairs. I would have been nice if the young man offered to take one of the bags.
- Paul (8/5): Very good - The apartment was very well appointed and newly decorated - couldn't fault it. I rated the location as one star as I didn't stay where I expected to. Booking.com gave as address in Leicester Square near where I was working whereas the actual address turned out to be in Mayfair, a 25 minute walk away. When I complained they told me the Leicester Sq address was at the centre of a number of properties they might put you in. That was not the impression the description gave. Secondly, you have to wait for someone to turn up with the key. So after a 25 minute walk I had to wait another 25 minutes for someone to let me in. A key safe would have been a lot easier.
- Ronald (1/5): The property was unsuitable for ourselves as the stairs were to narrow for us we had to get help to take cases up the s - Nothing It wasn’t the property we booked and had confirmation for we didn’t get the address until three days before traversing if we had cancelled it would have cost about £470 so we had no choice. We contacted the property before we got there asking why they had changed the address and the reply we got was something to do with it being a middle property and they were no help . If we had known this when we booked it would have given us so a chance to check the property out and never of booked it. We have complained to Booking .com Customer service Team who has escalated my complaint and we are just waiting for their reply.
- Hugh (2/5): We got scammed in the booking of this property. No one will take responsibility. There is no one to communicate with and - Convenient location. Everything else about the entire experience was hideous. If you are booking the studio then be sure to look at all the pictures as the pictures feature a different apartment.
Hideously noisy. Entirely surrounded by bars and restaurants so noisy until late and then there’s the crashing of the empty bottles going out. Don’t even think of sleeping before midnight on your sofa bed. No double glazing so it’s like people are in your room.
There is a double quilt that comes half way across the body of two people. We asked for another. No reply. No tea towel. Electricity failed when we used kitchen appliances so had to get washed in cold water from the sink. No compensation offered
The sofa bed is miserable.
There is no garden view.
The plastic plants are disgusting.
There is a narrow, steep staircase up to the flat.
It is a good 25 minute walk to theatres and 7 minutes to tube.
There are significant road/building works around it adding to the noise.
Reminded me of my student flat from 1980 (but it was better).
The property sent a generic communication about the scamming directing us back to Booking.com. We are over 800 GBP out of pocket.
- Mohammed (1/5): Bad - They take 200£ cash and they don’t return the deposit money and they say in the department finance and until now they don’t return it
- Maurizio (4/5): Disappointing - Different Apartament in different place. I booked an apartament but they gave me another Apartament far 0,5 miles and they advised me only 2 days before. Booking wouldn’t permit it
- Christina (8/5): Very good - Seamless checkin. Accommodation has everything you need. It is small but sufficient.
- Cindy (7/5): Good - The location was fabulous. Can not fault.
- Dan (3/5): Poor - Location of the facility was good Basic amenities were either not provided or consumables were not replaced throughout an 8-day stay in the facility.
- Ken (8/5): Good Value Good Location - Centrally located with tube station close by. Apartment had all facilities needed for extended stay. Certainly excellent value compared to local hotels with far more bang for your buck. Number of pubs and restaurants immediate to apartment resulting in late night noise and early morning emptying of glass en masse. Double glazing needed. Bed's mattress wider than bed. Smoke alarm randomly going off three times in two days.
- Vasilis (8/5): Very good -
- Michael (3/5): Poor - The property is misdescribed, in that it is in Mayfair. It is up 3 sets of very tight spiral stairs. On the morning of my departure I was planning on working in the room, however someone in one of the flats below set off the fire alarm, which was still going off after 90 minutes, making it impossible to think, let alone work
- Jonathan (8/5): Great little London apartment - Gentlemen met us at the location, very nice and helpful and was friendly and polite, great little apartment excellent location and everything we needed. Would recommend and definitely would stay here again.
- Veneta (10/5): Great stay - Really clean, really helpful hosts. On hand for questions. Spacious apartment. Fantastic location. None
- Pamir (8/5): Very good -
- David (7/5): Excellent Loacation and size, but mattress and smell of shower room let it down - location was excellent, good spec kitchen and shower room as well as overall space Mattress, which was in poor condition was to small for bed frame and 2 single duvets provided were awkward for a double bed for two. Shower/WC room and sewage smell
- Karin (7/5): Good - Rooms too cold
- Ian (1/5): do not book this place - the staff were very unhelpful, refuse to except we had booked a room. did not want to see our confirmed booking. so we were left to find another placed to stay that night. they couldn't have been anymore unhelpful. N/A
- Stephanie (7/5): Good - Room was good size and clean, location good Small than photos make out, milk would be a good idea
- Robert (8/5): Very good -
- Bahja (9/5): I like staying there - Everything u might need you will find it in the property At Night , noise from down street
- Janene (8/5): Very good -
- Roberta (8/5): Very good - The house is located in one of the most tourist areas in London; you can reach almost everything on foot and the metro is just behind the corner. With no hesitation, I can state that the position is the strongest value of this accommodation. Kitchen supplies were scarce and, since there is a restaurant just next to the apartment, there was a bad smell in the building stairs and hall, but NOT inside the house.
- Tamari (9/5): Superb - The perfect location! Midpoint between Soho, Covent Garden, and Leister Square. every site in the city centre within walking distance. A great apartment in a beautiful building with everything you might need, including a lift. Warm and comfortable, quite spacious considering the location. Communication on the day of check-in and in person check in was also good. As other reviews mention you don't really know the address of the apartment you are getting until 3 days before you arrive, and they only contact you about the check-in on the morning of the check-in day. The internet is basically nonexistent, but the pluses outweigh the minuses.
- Dimitris (9/5): Nice apartment in central Soho - You can't beat this location. It is the perfect spot for people who want to explore London on foot.
- Sumatilal (3/5): Unsatisfactory Accomodation - Nothing really. 1. The location mentioned on booking.com and the real location of the place were entirely different.
2. The photos shown are of all the apartments they rent out and the apartment that we stayed in was shown only in 1 picture out of the 47 photos. It was very misleading and it also looked much bigger in the photos.
3. Everytime the bathroom door was opened the door of the kitchen opened on its own which was extremely disturbing for the person sleeping on the sofa cum bed
4. They took a Cash deposit of £200/- which wasn’t mentioned anywhere and we got to know this only on arriving at the apartment.
All in all not a great stay. Wouldn’t recommend staying here.
- Michael (7/5): Good -
- Kirtania (4/5): Disappointing -
- Janice (6/5): Fantastic location, in need of some upgrading within property - Location No sink plug therefore washing pots was a challenge and no tea towel even though towels were provided, hot water took ages to come though, bed was awful
- Kelly (8/5): Very good - Location was good Beds were really uncomfortable
- Amber (7/5): Nice location, Nice apartment, but wouldn't book with booking.com - Location was fabulous. The apartment (which was NOT the photo in the booking; which is irritating) was good. For the most part everything worked, it just took awhile to figure it out. It took us 30 minutes to figure out the shower, it took 30 minutes to figure out the TV, we couldn't find the hair dryer and had to message the hosts, we couldn't find the flatware (there is a hidden drawer). So, the apartment is great. The communication from this booking agent is for sure lacking. Ok. I traveled with 23 people. We all booked together, assuming that we were in the same building. We were sent addresses 48 hours in advance, and then the day of arrival, these booking agents would not stop messaging me. We had rented a bus to drive us to London from our event in Birmingham, thinking we had ONE stop, and then about 45 minutes before we arrive, they text us with 5 different locations. Then we arrive "late" because now we have to have this bus stop at 5 locations, and the booking agents charged us all $50 late arrival fees.
I wouldn't book with booking.com to summarize.
- Natasha (6/5): Pleasant -
- Janie (7/5): Good - Location Customer service could be improved. The gentleman who meet us with the keys just continued to talk without listening to the questions we were asking. There was confusion on our reservation and the apartment profile where we booked was misleading. I will not be using this company again.
- Robin (4/5): Disappointing -
- Kevin (10/5): Brilliant place great location poor Wi-Fi - Everything you could wish for was there, superb central location for everything like sightseeing, bars, restaurants and shopping. Host was there to meet us at the time they said allowing us to drop off our luggage. Couldn’t ask for a better stay beautiful and modern rooms so clean. Would definitely come again as long as the Wi-Fi is looked at. The Wi-Fi didn’t work at all the password kept coming up incorrect password, despite contacting the host number the reply was to use the same password that was showing as incorrect so in the end we didn’t bother with it but it does need looking at, which was a shame as that was the only downside to a wonderful stay.
- Alison (7/5): Fab location, clean flat, bring earplugs. - The location was fabulous. The bathroom and apartment were spotless and had so much in the way of extra bedding. The guy who met us was really sweet and informative, telling us how the front door of the block might stick. Flat was so tastefully decorated. Really lovely. Lack of Double glazing. I think it’s strange that there’s a £5000 noise warning when it’s noisy outside until 4.30am. Due to that, I did not sleep at all.
- Nuatali (9/5): Superb -
- Shlomi (6/5): Pleasant -
- John (8/5): overall the property was great value. - Perfect location and very clean My property was on the 5th floor and no lift, it would have been better without 5 flights of stairs to climb. Also had to wait for 30 mins for the keys which was a little bit frustrating.
- 윤 (10/5): Exceptional - Well cleaned, well set all thing good :)
- Karen (9/5): We had an incredible stay there especially due to its location, would definitely recommend it - The best part was the location so close to Covent Garden and restaurants pubs and shops A little bit stuffy and hot sometimes in there. Otherwise excellent
- Alan (7/5): Get details before booking Famous Piccadilly Circus - Being in Soho was not what I was expecting when I thought I was booking a flat in Leicester square, but it turned out ok. Clean and modern. You are only advised of the actual property a few days before arrival. You may end up in a different area than you thought. I suggest requesting the apartment address before booking. Also ask how many flights of stairs. We ended up on the 4th floor. People with mobility issues will have found this flat challenging.
- Michelle (8/5): The bed was comfy, but my friends said the sofa bed was not good. -
- Erin (8/5): Very good - The apartment is in a perfect location, it’s clean, comfortable and modern. We waited a long time for someone to meet us at the apartment with the keys. There are many steps up to the apartment but the walk is easy, but tiring
- Xiaoping (2/5): disappointed - close to China town the sink was clogged, told them ,nobody cares. the bed sheet and duvet cover are dirty! customer service is very bad
- Sarah (8/5): Great location, comfort and clean - Great location and liked that the living room had a door so could make it feel like a second bedroom. Unfortunately there was a homeless lady sleeping on the entry so my daughters felt a bit unnerved arriving by themselves after shopping. There was also no light on the second floor hallway .
- Aimee (10/5): Exceptional -
- Susan (8/5): Very good -
- Litian (4/5): Disappointing - Clean place I booked a room for 6 people. They arranged us to stay at different addresses instead of together. The floor was high and there was no elevator, which was really inconvenient for children and the elderly. The water temperature for the shower could not be adjusted. It was so hot that I couldn't take a shower at all. The water scalded my skin and it hurt.
- Nasereldin (9/5): great location to stay - walking distance to all attraction - property management are professional and kept communicating until we get the key to apartment - location ---- location location is perfect to visit most of attractions on foot - walking distance to all attraction and clos to public transportation
- Melissa (7/5): Good -
- Lee (1/5): Bad -
- James (8/5): Very good -
- Almuayad (8/5): good but there is room for improvement - location and the apartment cleane and good decoration communcation with the proprety management and the Wifi .. the communication was too slow. i knew the contact number by email once i arrived .. it was hard to communcate ... the Wifi is useless better to remove than tell the customer that the wifi is there. the curtains doesn't close/open
- Nancy (1/5): Apt looked like a well worn frat party house. Did not match description or pics. - Location central to London sites Property was NOTHING like pics. Not sure it was even same property. Carpet completely stained. Bathrm door rotted at bottom. Door handle fell off, misaligned latch kept window from closing. Must sign agreement for extra 100 pounds if u call maintenance! Trying to resolve issues on phone WAS NOT successful & no replacement was offered at the time. We felt unsafe as if a scam, we left.
- Roslyn (8/5): Overall we like is the location and we be happy to stay the apartment again. - Don't take breakfast . No storage to keep our luggages and cupboard too limited to hang our clothings.
And the main entrance door, I find it hard to get it opened with a bit of twist and turn.
- Hughes (9/5): Superb -
- Etek (10/5): Exceptional -
- Wallis (7/5): A reasonably priced, comfortable stay, close to the palace theatre. Perfect for my family of 4 for a few nights. - The location was great. We stayed to be close to palace theatre when seeing Harry Potter and the cursed child so that we had a base between shows and weren’t far at the end for my youngest. I loved the decor, and it felt clean. The table was very wobbly and I was worried we would break it! And there really could have been a tea towel or two, and some oven gloves! Otherwise, plenty of bedding, comfortable beds, friendly staff, good blackout curtains in the bedroom!
- Terri (5/5): Quick and brief we were out most of the time so the comfort wasn’t too much of an issue - Location was very central Noisy! Cramped, no washing powder or dryer
- Chloe (10/5): Really great location - It was easy to pick up the keys and the flat was ready early. Communication from the host was great. The location was amazing, so central to Covent garden and even got a little roof terrace which was a bonus! Beds were comfy and sofa bed was easy to assemble. I’d definitely book this again. Perfect for what we needed as a group of 4.
- Prof (10/5): Fabulous for families. It‘ all about location and this one has it. Ten on a ten scale. - The apartment was fabulous. We were a family of 5. The accomodations were excellent and suited our needs. Easy check in/ check out. Location, location. Near Oxford Circus, and within easy walking distance to Undergrounds and tour bus stops. Great view from balcony of London Eye. Will recommend highly to friends abroad and at home. Not much. Lights on stairs didn’t work but we got along. Staff answered all inquiries immediately if there had been peoblems, which there were none.,
- Mulligan (8/5): Great location, carpet needs to ne changed. - The location is great, a lot to do in the area and easy access to public transportation. The carpet is very dirty and it smells. Pictures are don't transform the real condition.
- Sören (7/5): Excellent Location, comfortable Rooms -
- Adrian (8/5): I would recommend it - Good location
Clean Uncomfortable mattress
Noise from street
- Ailisha (8/5): Nice place, value for money, good location - Very clean, modern, good facilities Bed uncomfortable
Noisy but acknowledge that due to it proximity to lecister square
- Slobodan (10/5): Exceptional -
- Judith (10/5): Exceptional -
- Hicks (10/5): Exceptional -
- Andrei (9/5): Superb -
- Patricia (8/5): Great except for the noise as early as7:15 - The location near the nice areas The flat above was being refurnished and workers used drills at 7:15am.
- Dovydas (10/5): Exceptional -
- Biljana (3/5): We didnt know the location until 2 days before our trip. When I came it was 4th floor no elevator, very poor wifi, metro - The location Was not like on the pictures and no wifi ( very poor)
- Kerry (3/5): Location was perfect - Location Dirty
Stained bed sheets etc
Dated kitchen
Member of staff wasn’t very welcoming
- Pelin (10/5): On the whole, I would definitely recommend this flat. - The property was modern, spacious and clean. We liked it very much. It was centrally located, which was very important for us. Access to public transport is very easy and you can discover exciting places in London. Unfortunately, there was no hairdryer and no cloth (for cleaning the dining table). Otherwise there was everything you need.
- Shuaibu (10/5): Al my family are happy with the location so great - The Apatmen is good and the location is good too
- Dawar (1/5): they are cheater - they are cheater i booking i bed room they cut from my credit card 3 times for 1 room and they did not transfer back money others 2 rooms they are cheater dont deal this company they wiil cheat you same be carefull and booking. com also involed they are not doing anything they are worst i will never deal again this company

- Kai (9/5): Awesome stay and great value for money! - I am a family of 5 visiting London and was staying at a 2 storey 2 bedroom apartment in Marshall St. The apartment has good security ie you’re not able to enter without the key and the apartment itself looked new and was very clean. It had all the necessities that I needed eg 1 en suite bathroom (with a hose bidet for the toilet) and 1 sharing bathroom, both equipped with bath tub… a complete kitchen with washing machine and dryer, airconditioning / heater, cooker, microwave, oven and living room with a pull out sofa which makes into a double bed. The location of my apartment is very strategic and convenient, walking distance to lively shops and restaurants so it was really easy to get food and drinks and just sote seeing. Also, wifi is working perfectly so my teenager children were happy. For the strategic location of the apartment and the price I am paying for it… I dont like the apartment, I LOVE it! Not entirely the apartments’ issue but my neighbour downstairs was complaining of leaking at their home suspected coming from our apartment. No issue for us except that 5 of us had to only use 1 bathroom for 2 nights but thats manageable. We were also informed upfront for visits from maintenance team so thats very respectful and professional.

- Rashna (8/5): 5 stars for location, comfortable apartment in the heart of the city. - Fantastic location. Close to many tourist sites. 2 min walk from train station.. good appliances in the kitchen. Stayed with my parents and my husband. It was comfortable for the 4 of us. As everyone mentioned there is an issue with the wifi but even our phone network seemed to drop sometimes so it seems to be a general network issue in that area.
