- Laura (6/5): Good location, comfortable space, would benefit from a little bit of maintenance. - Good location, great amount of space, simple modern style. Poor information to get the key - front desk wanted an apartment number which wasn’t on the booking. Apartment was quite tired with some damage - oven heating element had dropped making cooking difficult, no oven gloves, damaged blind in non-en-suite bedroom, broken cot, water damage to kitchen floor. Also no washing up bowl or dishwasher tablets.
- Samuel (2/5): Disappointing - Property was clean and close to a tube station 1. My grandma (an elderly woman currently in a sling due to a broken arm and wrist) was due to stay in the 3rd single bedroom. However, when she first sat on the bed, the bed slats collapsed and the mattress fell through onto the floor. This caused her broken arm to jolt out of place and caused her extreme pain and discomfort and she had to have her arm reexamined at the hospital. Previous reviews note similar problems with the bed. When this concern was raised to the host after our stay, they provided no compensation and merely just they said that we should’ve made it known to them during the stay (which would have made no difference as the damage was already done). The host was already aware of the damaged bed given the multiple reviews on booking.com and should have dealt with it before letting further guests into the property.
2. The property had 2 bathrooms and was listed as fit for up to 5 people. Our booking was for 5 guests, however after 1 person had used the shower every morning the hot water ran out completely and the shower only produced (freezing) cold water. This meant that for the entirety of the 3-day stay, 4 of the guests had to have a cold shower every day.
3. One of the light bulbs in the kitchen was flickering constantly and would not stop. I messaged the host via booking.com and they confirmed that someone would come and change the bulb, however no one came. We therefore had to keep the lights off in the kitchen at all times and use the torches on our phones for light in the room. Again, the host argued that they didnt come and fix the bulb during the stay as we never replied to their message to us which stated “we will get someone to come fix the light bulb unless you’d prefer this to happen after your stay”. We assumed that someone would come given that we made the issue known to the host and it would provide no benefit to us if the light was fixed after we had checked out.

- Kristyn (8/5): This place was adequate for our needs. - This is a nice spacious apartment in a decent area of town. I appreciated that it had three bedrooms and two bathrooms. I liked the washing machine, a kitchen, a big common area and the big tv. There were several things that were broken, and the beds were too small. One of the beds kept breaking. The biggest challenge was the lack of communication or help from the property management.

There was confusion in flats/ floors/ parking on arrival which was very inconvenient after a long day of travel.
- Susan (9/5): Slightly worrying. Facilities were great, ease of access was great. But the follow up not good. - I was astonished to get a photo of alleged 'damage' that did not prove either the location in the flat I rented, or actual damage; it was merely a few planks fallen out of the bed base, which happens when they have not been properly installed (typical Ikea bed construction style - I'm very familiar with it). I have had no further correspondence. Given that an Ikea bed costs less than £500, I am unsure if I am going to be charged or indeed, if this is a standard rip-off.
- Graham (6/5): Good location (but calling it Maida Vale is a stretch!), but poorly maintained and managed property. - It was a good large space for a family to share. The location had easy access to transportation and grocery shopping was close by. There were literally no instructions about how to work anything. In particular, the cooktop had a code *LO* in the display and we could not work out how to work it. Eventually we got a message from the host and worked it out but that was after over 48 hours. Then when we started to cook, using the cooktop and the oven together (we were cooking, right?) it blew the breaker box. It was not the building, it was just the apartment. There was also an electric towel rail in the bathroom with a switch hanging off. The beds were chronically shot and gave us all back problems. I hesitate to post this since it looks like the management are just passive aggressive and blame the visitors and take no responsibility for the condition of their apartment. I would expect a discount for the poor quality I have just described.
- Anowar (2/5): OK. Only rent it if you have no other options!! - Location was good. None of the Kitchen applience were NOT working at all. None of the Kitchen applience were NOT working at all. As soon as you attempt to you use any of the appliences the electricity shuts itself down.
When complained first I was ignored, after multiple complains I was expected to find out and prove what was wrong. During my stay there were no attempts made to fix any of the issues!
We were given a parking space which was used by others! After leaving, I had to contact the host multiple times to get my deposit back!
Very disspointed experience!!!

- Well-travelled1 (7/5): Nice apartment but management company not recommended. - The apartment was good. We enjoyed the large room space. We are familiar with this part of London so it suited us as it is easy to access Oxford St, Marble Arch, Hyde Park, Hampstead Heath and Queens Park. It was clean and comfortable. Thoughtfully provided fans for each room as very hot. The building concierges were all very friendly and helpful. The "hosts" Sweetstay are not good to deal with. First there was the email from Sweetstay requiring us to state time of arrival - ok, but then an email a few days later to 'finalise our reservation' despite it already being paid in full by requiring the bond 500 pounds to be paid (not to be refunded for up to 10-14 bank working days) - the payment system didn't accept my cards, didn't say why and then I had to try again next day. I had to email Sweetstay that I couldn't pay the bond through their system. Worried that my reservation wasn't "finalised" and started to wonder if this was a scam. Then they emailed that system wasn't working then I had to do it all again through another payment system. Then received a check in email- requesting time of arrival again and the penalties by the hour for late arrival. But not the "final address details" which would be emailed on the morning of arrival. Then the details emailed with the contact details of our host for the hand over. We worried about getting to the property at the check in time and arrived to find no one there to meet us, so contacted the 'host' and no reply to my phone or text. The building concierge then asked us if we were checking in and told us no host ever came for hand over. He gave us some spare keys to get in. Then Sweetstay requested check out details with extra charges for late checkout!
The apartment's kitchen was a little limited for cooking- no oven tray, not a good range of utensils, only 1 tea towel provided. The bath towels were getting a little thin. No instructions for any of the appliances, TV, hob etc. Apartment is on the 4th Floor and fortunately the lift worked on the day we checked in. Rest of the 7 day stay no lift. Carried luggage down 4 flights of stairs. Travelling with an elderly parent.

- Shelly (6/5): London flatm - Quiet neighborhood about a 30 minute Uber from main tourist attractions. I have some mobility issues and found the tub and shower to be dangerously slick. The beds are quite low to the ground and only full-size in 2 rooms (a twin bed in the other HVoom)

- Syed (4/5): Disappointing - Location was great - really close to great food and travel options. The apartment itself is quite spacious and has several TVs, great internet, and outlets everywhere. Cleanliness could be better - the floor didn't seem to be mopped and there were ants everywhere, especially attacking any food we might leave sitting on a side table or counter. The master bedroom's bath could use some renovation. Maintenance might be an issue in the building - the ceiling in the kitchen was leaking for about 2 days starting before we arrived, onto the middle of the floor (we put a bucket there).
- Silke (7/5): Perfect for a stay during your visit to London. - Our apartment was just as you see on the pictures, which was really nice. Lots of space (really handy with 5 people), carpet floor and very good beds to sleep in. Quiet neighbourhood and friendly porter, which made us feel safe. There's a small Tesco and Starbucks nearby, as well as underground. The first day we had some issues with the WiFi but that was quickly resolved. There was also a leak in the kitchen coming from the apartment above us, but communication with Sweetstay was really easy and quick. The boiler is a bit small, which means the last person (of 5) gets cold water if the others shower a bit too long.

- Liana (1/5): Unsatisfactory: we had to live in a dusty apartment with ants - The location is really nice, and the apartment floorplan is really good. It was warm in the apartment, and there are plenty of shops and restaurants in the area - mostly Arabic, as the district is very Islamic. For example, there is a lovely Iranian restaurant Kish just across the road, nice Lebanese restaurant in a block or two etc The apartment was not cleaned when we arrived: there were piles of dust and long black hair on the floor, and as my husband and I are allergic to dust, this was very uncomfortable for us. Plus the ants - the little ants were everywhere, especially in the kitchen, so whenever there was some food on the table, they were right there - eating it. Finally, we found several mouse traps on the floor in the kitchen...
