- Amrit (7/5): Lovely stay but be wary of the security deposit - The property was really close to the tube station and comfortable They ask for security deposit after booking so bear that in mind if booking here and would not give you keys unless deposit paid. They did return it though but it was a surprise for us when it asked after booking properly. Few fittings in the flat were wobbly and light bulb missing. The dishes were a bit unclean as well.

- Ullah (2/5): Terrible property managers that did nothing to fix an issue with their toilet. - Location The bedsheet had stain. Towels were very old. Kitchen towels not provided. There were mice in the building. The toilet didn’t flush and the property management promised to send someone to fix it but never did. When I called, they disconnected the line. So for 2 out of 3 nights we would not use the toilet. A basic necessity in a dwelling was not provided. It ruined our stay.

- Dominik (1/5): Avoid at all costs. - Nothing. It was all terrible. Poor communication from host before arriving and even upon arrival.
Incorrect check-in instructions given, there were about 15 key lockboxes and the one we were told holds the keys wasn’t the correct one. After contacting the host, we were told to just try all the lockboxes.
One window was broken and couldn’t open, highlighted this and got zero response.
The flat was in a terrible condition; light fittings hanging for dear life off the ceiling, smelt extremely damp, kitchen utensils were all dirty, mouldy towels, stained bedding, ironing board covered in black mould.
After taking the bin bag out, there was food waste underneath (inside the bin), poor cleanliness throughout.
Still waiting for my deposit back after almost a whole week.
An actual real life nightmare.
I thought the other reviews were just exaggerating but no, this place and host are disgraceful.
I wanted to take photos to share with this review although I was worried the mess would break my camera. Avoid.
- Edward (7/5): Good - Good location within short walking distance to the train station. Housekeeping or cleaning services were below standard. There were many areas not cleaned properly.
The check-in process was not managed properly with very bad coordination that failed every step, The check in message was not sent to me at the promised time. After chasing up with phone calls on arrival to obtain the security code to the key box, there was no key in the key box after opening up. After many phone calls then got the advice to contact the cleaner who was still in the building cleaning the room.

- Toru (1/5): Worst operation - Not special. Worst operating people. They said immediate refund of sequrity deposit of 150 pounds, but no response after my check out. I asked several times to refund but no answer and no refund. I asked to do so to BookingCom and payed back from BokkingCom.
Also when check in they did not specify the key box in whIch the room key was kept, there were several key boxes around, so wait about hour someone came.
Finally poor hot water.

- Brodie (1/5): Unprofessional and misleading - NOTHING This listing is false advertisement / misleading. The owners haven’t bothered to outline their damage deposit policy in important information which is a requirement on booking.com. Once you have paid and booked for your accommodation, you are told you are required to pay a £150 damage deposit, along with a photo of you holding your identification (no mention of this in important information) like most professional places do.
The staff on the phone sound rude, young and unprofessional and refuse to refund me even though I didn’t even stay at the property and they have flat out ignored all contact from booking support / won’t answer any messages.
Do not book this accommodation unless you want to be greeted with terrible customer service and with the unexpected deposit. Zero professionalism from the staff who do not have correct or updated policies and could use a few classes in customer service skills.

No coffee machine and there was small insects crawling on the floor. There’s a Tesco and Sainsbury’s near by but not places to eat
- Esther (5/5): Instructions need to be clearer overall nice flat - Once we got into the flat it was clean had all the facilities we needed bed we comfortably We had a little trouble finding the key then the building then getting in the building from the instructions, lift was out of service so had to go up 9 floors. The front doors you have to put a code in but the instructions did not say place hand on keypad so that the number appears so that took some time to work out.
- Mish (7/5): Great size studio, good location, cleanliness not that great, decent value for money - Nice big studio so wasn't crammed, had door for kitchen and bathroom so felt like a flat. Local to food and underground literally 3 mins walk. Wasn't cleaned properly, had to clean property, bedsheets were dirty, towels dirty, had to wash everything. Keys were not in lock box, had to wait for cleaner to let us in but wasn't too long. Looks like cleaner just arrived gave us keys and left so wasnt actually clean, however facilities itself were okay. Has some maintenance issues they need to look into - wobbly chair legs, kitchen cupboard need cleaning, etc,.
- Karter (6/5): Overall, the accommodation served the purpose. - Location was excellent for your purpose to stay near UAL Costume Store building. It was walking distance to North Acton station. After I booked, I was given the location of Trentham Court. A few days before departure, I was given the name Poulton Court. The elevator was not working from the day I arrived until I left, 10 days.
The bathroom LED bulb was flashing, which gave me a headache. I contacted the property management but it was not fixed during my stay. I found a broken pencil and long hair under the sofa. The cleaner could do a more thorough job cleaning.
The property management charged 30 BPD for cleaning. I wish they could do a better cleaning job.
- Benzidoun (10/5): Great Stay - The location was excellent, with all necessary amenities available upon arrival. Nearby, there were shops such as Tesco and Sainsbury's. It was conveniently situated just two minutes from the station and ten minutes from central London. The bed was exceptionally comfortable, and the room was both spacious and well-maintained. I thoroughly enjoyed my stay, and my mother was pleased with the apartment. I highly recommend this place and intend to book again in the future.

Came for the anthony joshua fight definitely going back for the next time im in London
- Hilton (9/5): Superb - The studio was in a perfect location to easily travel to and from central London by train using the central line. Sainsbury's and Tesco shops nearby and a massive ASDA about 10 minutes walk. The studio was safe, secure and very spacious. The washer/dryer worked well and the rest of the apartment had everything we needed. The price was very competitive and we thoroughly enjoyed our stay. A few minor repairs/maintenance issues and the place would be spot on.

- Carah05 (9/5): Worth It!⭐️ - • Close to station and to many bus stops, close to a huge 24-hour ASDA, many other takeaway food places, and to where we needed to go (Wembley Stadium). It's definitely a great spot for an apartment!
• Affordable, especially considering other prices for those specific days, so we are extremely grateful 🙏
• Having a great homely feeling whilst being away from home, with access to Netflix on a big screen and free wifi
• Friendly hosts, kept in touch, answered our calls whenever we would ring, and would resolve problems (on our side! About what we were unsure of as it was our first time in London)- easily!
• The area was nice and quiet while we were there, no arguing nor screaming during the night, so we slept wonderfully
• having a washing machine, tumble dryer, stove, kettle, freezer, etc, to use
• having toiletries, towels, and washing powder, this was extremely handy as we had a few clothes and towels to wash. This is basic, but we have stayed somewhere before without windows, so we were glad to find windows here.
Overall, I would definitely stay here again! I wish we could have stayed inside more and enjoyed what we had, but we were constantly busy and exploring London!

- Maja (7/5): The property standard is really good, but the cleanliness (and smell of a wet mop from the utility room) should be taken - Very close distance to the tube station, spacious flat, comfortable bed, lots of shops, pizza places and takeaways around The towels smelled really bad, like if they were rotten, the rug in the bathroom was very dirty - I was trying to squeeze it with hands, because it was fully soaked and it appeared that the water came out to be yellow-brownish (you should really wash them after every guest!), huge minus for the hosts to demand to send a selfie holding the ID - this is against the general data protection regulation

Finally, they said it was in the copboard, but the towel I found was damp and not clean. Other towels are in the cupboard with the vacuum cleaner and other cleaning supplies.
There was no laundry detergent, only fabric softener. So, I had to buy laundry detergent myself. I became worried whether the staff washing the items in the room were only using fabric softener without laundry detergent.
I haven't received the deposit even a week after staying in this flat. The staff usually doesn't respond to my messages

It was apparently in the small print regarding deposit, the key collection was confusing, was given the incorrect WiFi password, the apartments heating was stuck on so had to sleep with the window wide open (very noisy) and the pictures are misleading.. they have both the 1 bed and studio on the same booking page.

That was the main reason for us to choose this accommodation. Price according to the distance from the station and time spent on the way to the city center (+/- 30 minutes). Next to the apartment is Tesco, Asia shop, Dominos and Papa Johns. The streest is really loud. We are use to it, so for us that was not problem at all, but can imagine that it could be disturbing to sleep for someone. Only take this to consideration :)

- Gillian (4/5): Disappointing - Location to the station We did not have hot water for the duration of our stay (5 nights!!!) Every effort was made to communicate this and have rectified with the hosts, but the situation was never resolved. If you can forgo a hot or even warm shower in the middle of Winter, for the convenience of proximity to the station, then go ahead and book. I for one, would have preferred to have a hot shower!
- Anwar (8/5): Pleasantly surprising and homely. - After having researched for weeks and seeing the exhobirant prices in Central London. We stumbled upon this and it was quite a good decision for us. The room was spacious and clean. And space, mind you, can be a rare commodity in London.
The place is a stone's throw away from the tube station and has fast food chains and convenience stores located right next to it which makes it super convenient.
For new users, the check in experience might be little intimidating. But eventually, it becomes very easy.
The washrooms, kitchen are decent and have a good mix of appliances etc you might need.
WiFi is also good/ The building has a central water heating system which was average. If you like really hot water, it might be a concern.
There is no dedicated space for eating. You might find it a little odd to eat on the bed or on the couch.
Coming from India, where hospitality services are far better, we were a little underwhelmed knowing that room cleaning was not a part of the deal. But I was told that's a standard practice with studio apartments.
The bed is quite low.

- Kristie (4/5): Disappointed that we were never offered compensation for our inadequate conditions. - The location was close to the tube and a small grocery store. The apartment was quiet and spacious. The balcony door was completely broken. It was reported to the apartment owner upon arrival and it was never fixed our entire stay. It is the end of November damp and cold, since there was no door it was freezing in the kitchen and living room. There was wet sheets and bedding left in the kitchen washer/dryer when we arrived. We found a dirty towel in the bedroom closet. In the refrigerator smelled so bad, there was spoiled food without a cover left in the freezer. When I told the apartment owner about it, he directed me of where I could throw it away.....I did not want to clean someone else's spoiled leftovers. There was no paper or drying towel in the kitchen and only 1/2 roll of toilet paper on the roll in the apartment.

I didn't like that I lost time due to the fact that I was not poisoned in time with information on how to check in, as a result, I was late for a meeting after. I had to call them, hopefully without roaming... I didn't like that there was no soap in the room, how can you forget about soap? I'm not talking about shampoo and other accessories. The room is stale, streaks are visible on the walls, in the bathroom. It doesn't look neat. The window didn't close well and it was cool at night. The smell of cigarettes inside was disgusting. The deposit was returned to me when I reminded them about it, which is very strange and I didn't like it. And with a commission, apparently due to the transfer to the Euro account.
- Erin (10/5): Home Away From Home - The apartment was absolutely like a home away from home! Quiet, self-contained & everything you could want or need for a short or long stay in London. The tube station is 2-minutes walk from the apartment, which is great when it's raining or when you've got luggage! Despite being so close to the tube, the apartment is quiet & you never get the sense of being close. Always felt safe coming in late at night as well.
There are coffee shops, takeaway food places, as well as a Tesco & Sainsbury's downstairs which makes it super easy to shop for necessities.
The apartment is well kitted out with everything you could need - microwave, air fryer, toaster, crockery, cutlery, washing machine, fans, tv, hairdryer.
Getting in touch with the owners / managers was very easy through the app or by calling. Super helpful to manage my split booking (I stayed for 5 days, went away for 3 days & then stayed again for another 3 days). Directions to the block of flats could have been simpler - all the owners should have said is once you've picked up your key from the lockbox, turn around - the block of flats is directly opposite you. Google Maps struggles to pick up the block of flats.

- Manuela (1/5): I want my money back - We arrived at 9pm to learn the keys were not there. Waited one hour for someone to come as they claimed they had a copy of the key. They didn’t. They couldn’t even get in the building. Booking.com horrible system didn’t let me go through and I couldn’t reach anyone on customer service. The area is very dodgy I didn’t feel safe. The cleaner apparently took the key home (check in time is at 3, until 9 o’clock no one had checked the keys were not at the safe box). They sent an Uber to collect the keys with her and deliver it at the property, we got in the apartment after midnight only to find it not very clean and only one towel was left for us… no plugs or lights were working in the living room, I had to find out the fuse was tripped… I couldn’t reach booking.com and their joke customer service you can’t access online only through phone, so I had no other option but to stay. The apartment is noisy even with windows closed. There was only handsoap available, no toiletries, and of course after midnight everything is closed. Horrible. It took me 2 weeks to be able to come here and write about it. Oh and the company required me to transfer £150 before sending me the code for the keys (that were not there), and also so send a picture holding my id. I work in a hotel and you are not required to show id in the UK if you have an UK address.

They wanted a deposit in addition.to booking. Com charge. Found it unusual and inconvenient, it was refunded fully 2 days after

No issues with collecting the key, it was in a lock box outside, they did send me a message with the wrong code but had sent me the right code separately, not sure why it wasn’t correct in the original sheet
The wifi didn’t work, I messaged but they didn’t reply back, unusual because they responded before and after for keys etc

- Michael (6/5): Our stay at this accommodation was more of a negative than positive experience, which is unfortunate, as if the apartmen - Positives - previous reviews stated that there were issues with hot water, the toilet not flushing, and no curtains. However we did not have any of these issues.
The location was very convenient with the metro station just across the road, and bus stations close by also.
There was a lovely view from the balcony / bedroom window.
The lockbox was convenient and we cannot fault the instructions we received on this.
The apartment is equipped with an air fryer, microwave and oven. Negatives - when we arrived of a late flight around 1am, it soon became obvious to us that the cleaners had not been in earlier that day. The bed was unmade, so we knew the sheets had not been changed. There were used towels on the bathroom floor, dishes left at the sink, and in general, the apartment was not as clean as we would expect it to be. I contacted the owner to make him aware of this. I was told that there was a ‘miscommunication’ with the cleaner. He told us that there could be a cleaner there in the morning, which I agreed to. We had to sleep with no duvet, take the pillow cases of the bed as well as the sheet, which after coming off a late flight, was not ideal. When we arrived back to the apartment the 2nd evening of our stay, there were still no clean sheets, and it was clear the cleaner had not been. We contacted the owner again, who had told my partner that I had said the night before that I did not want the cleaner in. This was not the case.
Also, there were was no tea/coffee etc which we have never came across before when staying in this type of accommodation.
No satellite signal on the TV.

- Terézia (7/5): Very convenient location to the City of London and the good value for the price. - The location is very convenient to the underground station. The studio is exactly as on the photos. It had all the necessary amenities - dishware, washing machine, microwave, hair dryer, TV, even iron and ironing board.

- Ashley (8/5): Great value for London - Location was great. Room was spacious. Full amenities in the kitchen. Bathtub. Comfy bed. Good TV with channels. Bathroom smelled mouldy and the shower leaked. We had issues with the toilet and had to fiddle with it to make it flush. We were surprised to read that it was our responsibility to take out the trash, even though the maid arrived the minute we left the flat. There were delivery trucks at the local Tesco late at night and very early in the morning, causing noise.
Keep the window closed.

Overall very comfortable. There was nowhere to hang clothes and no tea and coffee supplies. A fan for hot weather would be useful too.

Some of the stated provided items were not there. Because it was very hot in London comfort level for sleeping was uncomfortable and we had to run a fan all night.

- Ikerfp (8/5): Good! - I was a bit worried because I read bad comments about the noise, smell and more things, but:
- No smell at all in the bathroom
- Yes, there was PLANTY of light in the bedroom and the courtains can't block it because they are very thin, I told to the host and he sent me a new blind ones which I put myself and done, happy sleep!
- Yes, the noise is too annoy, is a 8th floor but when some car or bike put a step on the accelerator it's impossible sleep, but if you close the windows the noise is gone.
- There was too hot, I told to the host and he sent me a fan He doesn't have air dryer.

- Emma (4/5): I guess you pay for what you get as £100 for London isn’t expensive but think twice if you’re concerned for your safety - as described with regards to facilities available not very clean , curtains need replacing , toilet doesn’t flush properly , noisy even with windows closed and in not in ideal area travelling as a mum and daughter as we were greeted on our return to the apartment by 3 men in hoodies and masks but thankfully another resident came at the same time
and they walked away . there’s also a sign in the lobby saying call 999 if anyone is in the building and don’t approach them which makes me think this isn’t an isolated incident! the lobby is not manned 24 hours like it’s stated, we never saw anyone there .

- Evmorfia (7/5): Good - As in pictures. Easy check in. Felt overall safe in the neighborhood. Very close to the tube and to convenient stores. The Central line if very frequent in work days and also runs weekend all night. Comfortable bed, equipped kitchen. Good value for London despite the disadvantages. The bathroom was clean but the rest of the apartment was not as clean as I would have liked.
Very very loud street below. Night is ok but I was waking up at 5:30 every morning because there were a lot of trucks passing by. Also the curtains do a poor job of blocking the street and morning lights (see picture I took from bed). No dining table.
The smell people mention coming from the bathroom is TCA (same as in corked wines) and it develops when clorine meets wooden surfaces, it's not mould. I left the bathroom fan on and it didn't bother me.
The toilet flushes ok if you use the bin to dispose all toilet paper. Sometimes it needs a second flush but it's just because it's not powerful, not because it's clogged.
