• Margaret (1/5): Not good would not book this type of accommodation again. - Arrived at property after 8 hours travel time. No key to get in called owners to be told booking had been cancelled. No one called me to advise. I was standing in a street I didn’t know in a city I didn’t know. Called booking.com to be told Nikki g had been cancelled and they would send alternative accommodations to choose. these properties were nowhere near where I needed to be. I had to book alternative accommodation at £150 more a mile from thus property no happy!! 🤷‍♀️

Also the bathroom smells. I had to keep ventilation all the time. Also cleaner knocked my door at 9 am if l am still in there. He couldn’t wait me leave. Check out time was 10am.

• Jaha (1/5): Avoid this flat especially room 3 - It wasn't too far from Epping Forest This booking was a complete sham. The studio room we were given (room 3) was tiny. It was only displayed in one photograph on the booking.com website, so I have attached more photos for your reference. The host Frankie was not very responsive. He sent the message to access the keylock and a welcome booklet at 8am 1 day before my check in, but failed to include which room key was mine for my stay. I replied 20 mins later and received no response. I decided to WhatsApp message Frankie at 4:30pm and I was sent a holding message at 8pm. With no further response, I wrote back after 10pm saying that I was concerned I had not receive the room number yet. After 11pm, I was finally informed what room I was assigned. The whole ordeal was extremely unprofessional wnd unorganised. Further, when I did finally check in, the first thing I noticed was the size of the room. It was extremely small. The bathroom was even smaller, and there was tissue and other remnants still in the toilet despite the roll of toilet paper having been squared to show it was a new roll. It made me feel uncomfortable, as someone had most likely used the toilet before leaving the property and had not flushed it. It made me concerned about the cleanliness of the room. The bedframe had stains and signs of water damage, and the sink had hair in the drain. We did not sleep on the bed sheets as we were afraid of being contaminated with something. Upon looking in the bathroom, we noticed very bad black mould on the ceiling. Additionally, the room did not have many amenities - we were left with only one extra roll of toilet paper for the weekend stay. I had to go and buy my own toilet paper just in case we ran out. The room was also not very sound proof, as I could hear people talking and closing doors in the hallway from inside the room. I attempted to use the oven in the room, only to find it had not been turned on.

• Janet (10/5): Excellent stay, clean, comfortable, and well connected, if a bit far out of the centre of London. - We stayed in suite #2, it’s big with everything you need. It was clean and well stocked. It’s a bit further from the city than I normally like to be but not prohibitively so.
• Monika (7/5): Okay for a place to sleep but don't expect more - Spacious, bright No communication, no WiFi, in general the bad state of the flat, a lot is broken, used up, worn or not done properly in the first place. The floor is broken, frames are hung up but still show the "place your image here" "image", the toilet keeps often running, the shower was clogged, the mattress was worn out, ... The staff never replied to the questions of earlier checking in or how the WiFi works there. Instead we always got a reply (probably an automatic one) on how to take care of the keys and the PIN while checking in and checking out.

The room has everything you need, it was comfortable, it was cosy, and we had a lovely stay. Also the owner was brilliant, very attentive and helpful! Would definitely stay here again, no doubt!

• Bev (9/5): Excellent value for money and good facilities. - The location was just right for where I was visiting. The owner was accommodating by agreeing to a later check out which was a relief and much appreciated. All the amenities were clean and the appliances all worked well. I highly recommend this property. Very safe and secure for female travellers. Nothing to do with the property, however parking is for permit holders only. As I have a disabled badge it was not an issue for me. If staying without a car then it would be fine.

• Aleksandra (7/5): Good value for money - The location of the place is stated in the accommodation description, so not sure why other travelers were surprised. It is a bit far from the city centre but there are plenty of transportation options and bus stops nearby. Good value for money. The area was calm, plenty of shops and restaurants nearby. You can hear other people in the house so bringing ear plugs is recommended. The house itself was a bit smelly but not the room. The bathroom is small, but that is not the issue - it’s the cupboard over the lavatory, it’s so easy to hit your head on it. Some simple improvements would greatly increase the overall experience: add blackout curtains, remove bathroom cupboard (or move it a bit above it’s current place), add an over door rack in the bathroom

• Steen (7/5): Good Value Short Stay. - Facilities were as stated,handy for bus to city which took just over an hour,plenty of takeaways if needed a couple of pubs nearby. entrance to hallway/stairs and shower/toilet had a slight smell , possibly just London drains. Rickety table suggest a pulldown wall table otherwise really good value.
• Anne (9/5): Overall a lovely stay. - It was a very cosy little studio, shops and bus stops were very nearby. Had pretty much everything you need. We enjoyed our stay overall and are hoping to come back soon. Late check out was kindly offered last minute. Very affordable and response time from owner was efficient. The windows are very revealing, and the curtains didn’t help, also had a fairly fresh ketchup stain on them and they seem to be falling off. The window by the kitchen part didn’t have any curtains. Maybe some black out curtains would be best for improvement. It was quite disruptive? For some reason there was always a knock on our door early morning which was quite annoying as it interrupted our rest. It would have also been nice if we were told beforehand about the carpet replacement, because it went on from 8AM til about 3PM. Think this was a one time thing, but a heads up still would’ve been nice.

• Olga (9/5): nice clean apartment - Clean, hot water in the shower, comfy bed - what more do you really need? We found the place nice and comfortable. Lots of kebab and such places nearby to grab a bite. It takes ~50 minutes to get to the center and you need to take a bus first to access underground, so be aware. We found it to be okay as the bus is usually empty, so you can sit on the first seat of double decker on the second floor and look at the sights. It’s very small, but you can expect that everywhere in London.

• Emanuela (9/5): A very quiet and nice flat - It was a typical British house, very very nice and small. It was clean, with a private bathroom and it had everything to cook something. There is an Aldi near the place and 4 bus stops in different streets located within a 5-minute walk. The neighborhood is very nice and clean, not so much touristy, also there are two pubs within a 8-minute walk. It is a bit far from the city centre, 40 minutes from Oxford circus and Liverpool Street so, to go out at night you need to be careful with the time the underground closes. All in all, if you take the bus, the nearest underground stations are: - Walthamstow Central Station (Victoria line - Overground) - Blackhorse Road (Victoria line - Overground) - St James Street (Overground) - Leyton (Central line)
• Zane (10/5): Exceptional - The check-in instructions were very easy to follow. The studio was very clean. Very well presented. The studio was quiet, too. It gets very bright during the day. The bathroom was super clean. Managment was very friendly. Nice surprising studio. The main road is about a 2 minute walk where there are loads of buses and shops and restaurants nearby.
• Kana (8/5): The recommendable room for solo travelers. - The owner provided me an enough facilities. I booked a room with a kitchen and didn’t expect there were kitchen consumables, such as salt. They were gentle and quick respond to my asking. The location was a little far from the city center, but it wouldn’t be matter if you are familiar with the London transports. It was a little smell from the drain in the bus room, but it didn’t be a matter after turning the ventilating fan on.

A quiet region, the street is not overcrowded with transport a lot of cafés around, supermarkets are near like Tesco express and Aldi. A bit small apartment but comfortable.

• Anamarija (10/5): Exceptional - I must say, the studio was really nice, just like the pictures. The communication with the owner was really good all the time, they were there to answer all my questions that I had before my trip and during my stay here at the studio. The studio itself was cute, the street is not too loud and you can get a good night sleep. There were plates and towels and all the necessery things provided. It is located just a short 3-5 minute walk to a bunch of different restaurants and stores so if you want to eat something on the go and not have to travel anywhere you can 100% do that. The connection to the center was amazing with the buses that where there every couple of minutes so you can go anywhere you want really easily. I would 100% stay here next time I am in London. As for the negatives, I didnt find any. I think that the studio was everything I paid for and everything that I wanted it to be.

• Osasumwen (2/5): Our stay was clad with so many challenges around the house, accessing basic amenities and support. - I liked the fact that my partner and I were together and there were no interactions or noise from the surrounding. It was relatively serene and quiet. I also liked the fact that we could locate stores around and easily identify bus stops. Cooking was not very dificult for us, although the gas cooker was very slow and we spent longer time cooking. The toilet was dirty, leaking water from the radiator and very small. I and my partner did not enjoy using the toilet, we only had no choice. The house owners were completely unreachable by phone, and all the times we tried to reach out to them, it was never successful. Their number doesn not work at all, I had to resort to using emails to communicate, and at some point, I got fed up and decided not to try to contact them by email until I was done with my stay. We could not use the washing machine becasue for two days, we had no idea that you needed to put in a coin before it can come on. Therer was no one in the property to walk us through such steps. The central heating system was nothing to write home about, we had to always use the portable heater, which sometimes made the room very hot. The drain in the bathroom was blocked from day one, we had to always use a plunger while taking a bath, in order to allow water flow, this was very uncomfortable and unhygeinic. Overall, the esperience was not pleasant, and we did not have a run for our money. Thank you.

Room smelt dreadful because of rubbish bin smells and prior smoking. Shower fittings were damaged and fell off wall at first touch although good shower volume and heat. En-suite tiny for normal sized folk. Heated towel rail was not. Light over bed not working and bed jammed against wall one side so easy access difficult . Cutlery incomplete so only one fork for two people and rest in poor state.

It has good connection to transport, and there are many shops around for food/basic items. The host was nice and responsive. Would definitely stay here again next time I am in London. The studio can get a bit hot during summertime, a small fan could be a good addition maybe.

It is unfortunate that parking is only available for permit holders until after 6:30 on a Friday. This is outside of the control of the owner. However there is free and affordable parking close by.

Noise from upstairs all night a dog running around and men walking the floor which was my ceiling didn't sleep a wink all night then in morning 6 ish doors banging I came home feeling exhausted and ill due to lack of sleep never been to anywhere like it. Don't be concerned, there will definitely be no returning. What I paid for that room I paid less for hotel. With extra day as a bonus.

• Abdulrahman (6/5): I believe that the property would best suit a solo traveler. - This property would best suit a solo traveler due to it's small size. The general hygiene of the property is poor, the toilets cleanliness wasn't on point and the floors weren't flawless. The property isn't accessible by underground and requires the use of buses/Uber to reach from and to the underground station. If you have a vehicle it's very difficult to find out a parking as most of the streets surrounding requires a Resident Permit parking.

• Dennis (4/5): Not returning. - Host was friendly. The communication was very nice, quick and friendly. He gave us a few tips on how to get breakfast and other restaurants in the neighborhood. Also about transport. Did his best to make it feel like home, but… Needs some repairs. We found (smelly) food from previous visitors in te refrigerator. The room temperature was very hot when we arrived, we had the window open the whole stay to cool it down. The shower temperature was hot and couldn’t be brought down. The bed was not comfortable for us, after 3 nights we were broken. We stayed in room 3. The distance to the city was 45-60 minutes bij public transport.
