Guest Reviews
- Janet (9/5): - Locality
- Jabel (10/5): - Clean
- Mo (5/5): Not as described. Extremely difficult to park. - Location was reasonable. I was allocated a studio smaller than the one I booked.
No parking space reserved. It was extremely difficult to park in the street and ended up parking away from the property.
Very poor communication when I asked the questions before checking in.
Some radiators weren't working.
Terrible smell in the property.
No washing machine in the property itself.
Booking.com stepped in to help me get the refund I requested.
- Vasil (1/5): - There was no heating, we were cold, my girlfriend got sick. The owner should pay attention to this, it is not acceptable to limit the heating at the end of this season, after all, we pay to be warm and cozy!
- Irene (10/5): Good communication with Frankie. - Clean and easily accessible No plug in kitchen basin
- Maria (9/5): Excellent stay ! - Location and cleanliness A bit noisy(neighbours)
- Natalia (10/5): -
- Alonso (10/5): - todo genial!! Ademas estuvieron muy atentos a nuestros mensajes contestando muy rapido y resolviendo todas nuestras dudas! Un placer
- Cintiaperez25 (10/5): -
- Fabricia (10/5): Great stay in London close to markets bars transportation even later at night - I really like the room and facilities, weather was good for november in london so the balcony was also a good thing but the light was not working which was the only negative I can think.
- Kurian (9/5): a perfect choice for 2 people convenient for leisure or business trip - It was a perfect apartment meeting all our needs. The small garden outside was apt for us to just step out and enjoy the outdoors. The apartment was well equipped with a large wardrobe, iron board, enough hangers, fully equipped kitchen. The host Frankie ensured basic amenities like towels, handwash, shower gel etc were stocked for our convenience. Most important he was always available for any help. The location was good overall with convenient stores nearby, Highams Park station just a km away and decent eating joints around. closer to bus station was another advantage incase we decide to enjoy a bus ride. This was our business trip and the purpose was to go to Excel London at Custom house. We could reach our work place in about 50 min using the train route but at the same time the apartment is not very far from the city attractions like Oxford circus or Westminister. Overall it was good and would love to come back for our next trip Nothing much to say.
- Juan (10/5): - The space I like it all
- Stephen (5/5): - The flat has a cooking facility and access to a small garden. This is a house converted into studios. The bed is old and has springs and needs to be changed. There's a funny smell in the flat mainly due to poor ventilation when you're cooking food. The soundproofing is just terrible I could hear everything from the room next door, I always bring my ear plugs in case the soundproofing is bad, but this was very bad. The radiator in the bedroom looks horrible and needs to be repainted.
- Felicia (1/5): -
- Lauren (8/5): very happy, staff helpful, nice and clean. - frankie was very helpful, room was nice and clean and local shops near by. The bed was a little hard, but can’t complain.
- Mireia (8/5): Tranquilo y bien cuidado - La zona muy tranquila y bien comunicada. Todo limpio y estuvieron atentos a los mensajes

- Roman (5/5): Passable -
- Daniele (8/5): Very good -
- Hana (7/5): Overall really good. - Everything was nice. The whole space was just enough for the two of us. Kitchen had everything we needed. I really liked the garden, never had one. Overall really good. Bathroom space is really small and minimalistic. No place to hang towels. Could be little more tidy. We wanted to use a hairdryer, for example, and it was full of dust.
- Nomonde (5/5): Passable -
- Camila (10/5): Exceptional -
- Esen (7/5): Good -
- Mase. (5/5): Passable - Not too much to be honest, the 2 day stay I had there was basically used for sleeping, I was out during the daytime so no need to use much of the place. As said earlier, I wasn't there much to use the facilities, but when you do stay for 2 nights you definitely expect the bathroom to be fully usable, in this case it was NOT! firstly the tiny sink would not hold any water in it because of a faulty sink plug, hot water for a shave disappeared as soon as filled, secondly, the main part of the bathroom would be the shower, I couldn't use it at all!, the mixer tap was not working at all, it continually ran scalding hot water!, completely unsafe to use, I phoned the man who I thought would explain the reasons for this and he completely ignored my calls & did not respond to my voicemail I left, this is not acceptable!!, I would therefore like a refund of sorts for this lack of non working facilities, two very warm days I was there I would have expected to have a refreshing cool/warm shower but was not possible to do so, I do so hope I will now be contacted regarding this matter,
Mr steve mason.
- Bev (8/5): Really good accommodation - The location. Being on the ground floor and the facilities.
Really appreciated the garden at the back with the barbecue pan.
Separate bedroom with a door was good. Happy with everything.
- Wendy (1/5): Bad - The floor was delaminating and sticking up in places. .
The bedding was dirty, and had holes in the sheet, also had hairs in the bed.
The bed was falling apart.
The bathroom had broken tiles, mastic around the shower looked like a child had done it, the door latch was broken, and the bottom of the door was all messed up.
The shower temperature was way too hot, and it wouldn't turn down anymore.
The skirting boards and beading were all falling off.
You couldn't get into the garden as there is a great big tv stand in the way.
When closing the curtains, there were flies in the bottom turn ups.
There was nowhere to park.
The entrance wasn't very welcoming.
The fire alarm button had gaffer tape over it, the light switch had sellotape over it, and one of the lights in the ceiling also had tape on it .
All in all, it's very run down, and I wouldn't recommend it until it was inspected again and all the problems resolved.
- Robert (10/5): Exceptional - Very good quality and excellent price. Nothing
- Giulia (2/5): Very poor -
- Elizabeth (9/5): good value for money - very good value for money, good bus and tube route to city centre other guests were very noisy
- Virginia (8/5): We would go back to stay here again. - Good location, overground station nearby. Nice little private patio. Very good communication with the owner. We felt the bed was a bit small.
- Manasa (10/5): Exceptional -
- Saila (9/5): Superb - It was a great place to stay. Staff were really helpful. Bed linen could be better.
- Panzer (7/5): Good -
- Leroy (8/5): Very good -
- Suzanne (8/5): Outdoor space good, light bedroom. - Outdoor area, comfy bed, light and airy in bedroom. I was happy with the place, it had what I needed. Expected parking on the drive not available on the second night, awkward as I had a lot to carry and an early start the next day. I did manage to park on the road maybe 50 metres away though.
- Sharu (8/5): Very good -
- Gary (10/5): Exceptional - Pleasant staff. Own flat. Quiet accommodation and area. Parking was hit and miss
- Elhadji (10/5): Exceptional - Am happy Am happy
- Phiengkwan (8/5): Very good -
- Adeel (8/5): Very good - Location & Clean property
- Mary (7/5): Good -
- Julien (9/5): Comfy, and convenient, quiet - Comfortable clean and well presented. Love the little patio....made all the difference Tv placement
- Mike (8/5): Very good - Windows into the garden If there are obstacles in the overground railway, it's a long journey to the centre
- Olivia (8/5): Clean, airy apartment with convenient location. - Excellent location and transport. Very clean, well lit and friendly communication from owner. Very small bathroom sink with shelf above so can’t wash your face easily.
- Zane (10/5): Lovely, quiet, private stay. - Stayed in there before. Lovely quiet, private stay. Staff are really good and helpful.
- Baffour (7/5): Good -
- Egidijus (8/5): Good place for a reasonable price. - Good location, easy to reach.

- Syed (10/5): Exceptional -
- D (9/5): great would stay again - I liked the space available to me.
i also used the garden. All amenities were clean and available Couldnt park on one of my nights stay.
- Debbie (3/5): Wouldn’t stay here again - Easy to get key out of key safe The place as it was dirty
Couldn’t feel safe
Kitchen door to bedroom didn’t lock and door to room had no lock
Water in kitchen didn’t work
Had to block the door was worried anybody could have walked in .
- Simon (8/5): Very good -
- Josh (8/5): Comfortable and great location. Easy accessible drive for van or car - So close to Higham park station, Tesco and Morrisons within 10 min walk, BBQ was a great touch Needs a new shelf in the bathroom to place toothbrush’s as it’s too flimsy to hold anything.
- Jim (3/5): Not pleasant nor restful - No traffic noise Mould in the shower which made the place smell. The linen did not look clean. Towels were very small. Walls so thin we could hear other guests talking and snoring throughout the night. Owners said there was no toaster available due to safety reasons.
- John (10/5): Exceptional - Excellent base for exploring London with Highams overground only a short walk away with links to all overground, underground and national rail lines.
- Donald (8/5): Would totally visit again - This facility was really good for me
Had a microwave, kettle, fridge, iron, portable heating (just incase the one installed wasn’t sufficient), it was roomy and had a patio
I feel like they thought of every thing (Heck, They had a portable fan incase you wanted one)
I really enjoyed my stay and it’s really not a bad place to be
It also had parking for 2 cars (well, 2 cars if both owners parked properly) but then, there was also parking on the street beside us ( I think the street parking is free in the evenings or within a restricted time) Well, the check out time was way too early… I’d barely woken up
Honestly can’t think of any other thing I didn’t like
- Charlotte (9/5): Superb - Lots of info from the host before hand making it smooth for check in and leaving!
Studio was an accomadating space, we were able to cater for ourselves all weekend with the equipment in the kitchen and slept well in the bed.
Location was good, about an hour away from central London but was easy to get to with public transport 😊
- Abbie (7/5): Good -
- Helen (10/5): Great stay! - Great apartment, had everything you need, lovely garden! No air conditioning in the kitchen, cooking could potentially set off the fire alarm
- Laura (10/5): Great value for money. Would stay again - Great stay comfortable for what we needed.
- Shahzad (9/5): Fantastic value, clean and tidy , everything you need ! - Great Value. Really Clean , accurate pictures and everything you need. Towels , coffee etc nice bonus. Parking can be tricky as there are a few residents you share parking with.
Street parking is available but again its London !
For the price u pay its manageable
- Kaniche (8/5): Great everything clean nice -
- Michael (8/5): Beautiful and comfy bed - The location was perfect. not applicable
- Zane (10/5): I was pleasantly surprised. I liked it. 👍🏾 - Really nice surprise and I've slept in A lot of different places. Very clean and quiet little flat. Nice clean bathroom. A little tiny kitchen and even a private back garden. Instructions were easy to understand and follow. A few big supermarkets nearby a big sainsburys and a tesco not too far away. Main road is a 5 minute walk where you could get buses. I enjoyed it.
- Mariia (8/5): Very good - Separate room with bathroom and kitchen
Good location area Bathroom doesn’t have space where to put belongings for face wash and so on
- Calvin (7/5): I would stay again IF I did not have to take car unlikely as there are no nearby train/tube stations - Nearest to the place I needed to work
It was clean, warm and quiet
It had a small desk for me to work Key safe numbers are indented into black plastic. These are difficult to see in the dark (when I arrived) as there is no automatic light that is triggered by a person's presence
The advert says there are A) two car parking places (first come first served) and B) free parking on street. A) is correct but 7 wheelie bins on either side mean it is not possible to park two vehicles when one is a huge tradesman's van. B) is less correct. As most houses are terrace ones where owners have replaced gardens with 2 parking spaces, parking on the street blocks most driveways. I needed to park in an adjacent street where parking restrictions meant I could not leave car between 07.30 and 22:15.
- Corinna (9/5): Superb - Private and comfortable
- Isadora (5/5): Passable - The accommodation met all our requirements, but the upstairs neighbors were very noisy and we were unable to rest as desired
- Mithy (6/5): Pleasant -
- Md (10/5): Exceptional -
- Klára (9/5): Cheap accommodation with good value in calm part of London - Great communication with owner. Clear instructions. Calm part of London. Good value for price. Kitchen with dishes and appliances. Kinda small room, but we need it just for oversleep so it was okay. And small odor from the bathroom, but also not so terrible. Kinda far from center, bit we knew it.
- John (5/5): I picked for the location and price, that was fine. - I picked the location, so it was fine. Value was fine. From the online pictures I thought the garden was available to all but it's only available to the garden flats. The flat is a converted bedroom in a house so it's a bit small. 3rd floor flat above is noisy if they're running around up there, not good.
- Chiara (7/5): Good -
- Georgică-ionuț (6/5): Pleasant -
- Emilia (8/5): Very good -
- Siva (1/5): Bad - Unfortunately I have to share some negative points about my stay. Throughout the stay the light in the toilet/ bathroom didn’t work at all. I had to use the toilet/ bathroom in the dark also at some time I didn’t get hot water in the shower and there was no hot water at all. It was really difficult to put the heater on and it was quiet confusing with the fuse box to make things work again. It was not a pleasurable stay at all. I have reported the problems on the first day and I was assured help and was waiting. On the next day morning since no one came to solved out the problems I called again and I was advised to use the bathroom in a different room. A person came only on the last day during my stay to solved out the problems. Really poor service.
- Eleanor (3/5): Mould in the bathroom - The host was accomodating when we contacted them about the cleanliness of the place, they offered a refund for the remaining nights or to have a cleaner come. We went with having the place cleaned and decided to stay since finding somewhere else would have been a hassle. There was mould in the shower and on the bathroom ceiling, the towels smelled bad, very thin walls, we could hear the neighbours' conversations (among other things) clearly.
- Stc (6/5): Pleasant -
- Aakash (5/5): Passable -
- Emanuel (6/5): Good Overall - The property don't provide breakfast, but have all the facilities for anyone to cook is own breakfast The time of check-out was 10am to early should be a list 12:am as the check-in was around 15:00
- Julina (4/5): The apartment wasn’t very expensive and upon arriving we knew why. - The kitchen was clean and modern and the stove worked very well. Contactless check-in was provided. The room and especially the bathroom smelled and there was mold in the shower. The bedlinen didn‘t smell clean either and there were other peoples hairs in the bed.
- Andzelika (10/5): Great and enjoyable - Cleanliness was up to standard and the location was great
- Diana (8/5): Very good -
- Anna (1/5): Never again - Nothing Garden furniture was broken and not stable, bathroom was mouldy and smelt of damp with leaking tap and shower. Picture above the bed came down on us while sleeping. Fan base had no screws in it to hold it together. Cups were badly tea stained, plates were dirty. Washing up sponge was old and used. Towels were hard and rough. Bed base was old and stained. Holes in duvet covers……. Don’t even get me started on the racist lady next door. Never again.
- Big (9/5): Superb - Good
- Amara (3/5): Not good - The kitchen was clean. The collection of keys was easily accessible. Wifi was stable. Iron and iron stand were provided. There was a TV and dining table in the room. We didn't get the room with the garden. The whole house had a damp smell and overall poor cleanliness in the room. The bed was not comfortable. All amenities were very basic and not so clean. The iron was heavily used and the iron stand was not clean. Poor connection to the city centre.
- Louis (8/5): Very good -
- Nathan (8/5): Very good -
- Richard (8/5): Very good -
- Oluyemi (9/5): Superb -
- Theroberts19 (9/5): Great little flat! - Everything you need, full kitchen, tea, coffee, bathroom, bedroom, iron, garden and great communication! Parking! Because it is permit holders, there was a spot on the drive for when we arrived but when we went out and came back the spot was gone, we had to leave at 7.30 am to avoid a fine!
- Oluwole (9/5): Superb -
- Philip (7/5): Good little venue - It is small but very well designed with everything necessary for a short stay. The bed is comfortable. There were provisions for tea/coffee.
Communication with Frankie was timely & helpful. We were very happy with it. I had the impression there would be a dedicated parking space. There were two but both were occupied. However we did manage to find street parking spots.
The key safe numbers/letters could do with being painted white . My old eyes found them hard to see at night - though entry was straightforward.
