- Catherine (9/5): - The independence of having our own place. Perfectly quiet. Great facilities in the apartment. A 13 minute walk to Bounds green tube which is on the Piccadilly line. This line also serves Heathrow. Bowes Park train station is also available. Approx a 5 minute walk from the tube station.
One cannot fault the premises. When the long dark evenings arrive it might be a concern.

- Alex_mmr (9/5): - Great stay, about 30 mins to central London, great spot if you're looking to be close to north London. The flat has everything you need and is very comfortable. Instructions to arrive were clear and easy to follow. The entrance is in a side street that's a bit dodgy looking with some fly tipping, but other than that everything was good.

So much more than I have ever expected. The kitchen was well stocked as was the bathroom with lots of fresh towels and toiletries etc. The location was ok, bus stop is around the corner and underground to central London 10 minute walk. - Jon (10/5): Space, comfort, peace & quiet. - The location was excellent for getting into London with the rail links etc, although just off the North Circular it was exceptionally quiet and peaceful.
The accommodation was spotlessly clean & Ian had left lots of extras like bacon, eggs, bread, milk & Gin (which was very good) & much appreciated.
There was everything you need (and more) within the property, lovely power shower & a big plus the air conditioning plus a lot of personal touches from Ian like the record player etc.
To top it off there was also a parking space we could use. Nothing
- Aart (8/5): Nice little apartment with good facilities, but a bit far from downtown London - The small apartment has a spacious bedroom upstairs with a good bed. Facilities in general are good, especially an airconditioner which was very welcome with the heat in London. Nice story about the history of the gin distillery and some free gin included. The location is a bit far from the centre of London, about half an hour towards Piccadilly, although it is good that the Bounds Green station is on the Piccadilly line. From Bounds Green station to the apartment is about 10 minutes walking, which is a lot with luggage (there are apparently buses, could be an option). There was an option to park a car, but we came by public transport. The gin distillery compound is quite close to the northern ringroad of London, which is less nice to walk along. The bedroom upstairs is nice, but because it is still connected to the ground floor by open stairs, it is not strictly a separate bedroom (in fact it could be called a duplex studio).

Lovely touch to have breakfast foods and drinks provided! Black out blinds in the bedroom would improve the sleeping experience.

We booked this apartment and were completely ignored by the host on the day of arrival. No messages, no calls, absolutely nothing. We were left stranded outside the property in a different country.
While standing outside trying to figure out what to do, a man approached us and started pressuring us to come back to his house. We told him clearly that we were two females alone in a different country and didn’t know him, and that we were not comfortable. He didn’t care. He came back again, saying he had a female friend who rents out rooms, clearly trying to find another excuse to lure us somewhere. It was creepy, scary, and completely inappropriate and unsafe!
We had messaged ahead of time to confirm our arrival would be between 9–10pm, and strangely, at exactly that time, the man appeared and was already waiting outside, directing us on where to go. It felt far too coincidental and added to our fear, especially considering the host had never responded or confirmed anything with us.
With no contact from the host, we had no choice but to spend a ridiculous amount of money on a last-minute hotel in the city centre. Only for the host to finally respond after we’d paid, with a rude, cheeky message and not a shred of an apology.
What makes this even more confusing and upsetting is that the reviews for the property were really positive, which is why we felt confident booking it. There was absolutely nothing to suggest it could be a scam or that we’d be put in such a stressful and unsafe situation. That’s why the complete lack of contact, the rudeness in the response, and everything that followed was so shocking to us — it felt like a completely different experience than what was promised or reviewed.
This was one of the worst travel experiences we’ve ever had. Completely unprofessional and unsafe. If you value your safety, your time, or your money – avoid this place at all costs.

Only minor thing was the two duvets on the double bed which was odd, kept losing one or the other in the middle of the night.

Just off the North Circular but surprisingly quiet. Difficult to find somewhere to park nearby if you're driving. Quite a walk to tube/railway stations and then 30 mins in to central London.

The little added extras were great in the fridge and were a fab bonus we weren't expecting. The place was quiet at night and an easy walk from the underground. - Johan (10/5): Great host and a nice, cosy house - The host is really a great guy, Very supportive and at arrival there was a great welcome package for the first breakfast and more including the nice gin from his own distellery next door. He is proud on his distellery, and for a good reason!
The house is cosy with an industrial look and a bedroom at the 2nd floor. For a 2 person stay it has all you need.
It does have an airconditioning, and that is a required convenience in the summer time.
Although there is a busy road nearby, you do not hear anything from it. So it is a quiet neighbourhood. Underground (Picadilly line) at walking distance, bus stop around the corner, train station at walking distance, so you can go to the city easily. The bed is a bit small for two bigger persons and there is a lot of light in the bedroom in the morning.

- Mrsw2006 (10/5): Lovely place, will definitely be back! - The property is located in a small mews with businesses either side, one being the Gin Distillary. We arrived on Friday afternoon and found there was ample free parking near the accommodation.
The nearest tube station was a good 10 minute walk but buses are available on the main road behind the property.
There are lots of local amenities within walking distance including shops, bars, restaurants, etc...
The house itself was fab! Our host was amazing and, to our surprise, left a lovely breakfast pack in the accommodation for us to enjoy.
The house is peaceful, sunny and well equipped. We did not find anything negative with the property at all.
- Sonya (10/5): Exceptional - Convenient, comfortable, fabulous location to underground line, Tottenham stadium with shuttle bus close to a great local pub, anything you could require of an accommodation was there and more. Plus Ian had beautiful supplies in as always which made our stay more outstanding.
- Denisa (10/5): Cosy house which feels like home - Our stay at Ian's was excellent! The place is approx. 10 mins from the tube line which takes you to all the sightseeing locations in London and there's a bus stop near the house as well. But we liked to stretch our legs and used to walk to the underground station and took the tube. It's the easiest way. The house was super clean, fully equipped, cosy ad comfortable. And the style in which it's furnished is so nice! The entrance door and downstairs part comes with window wall but it was alright. During the day, it let the sun in and later in the night, the privacy was secured with the blinds. The fridge was stocked with ingredients for breakfast and we even got a bottle of Ian's gin as a welcome gift! There is a superb Greek restaurant in the vicinity (approx. 10 mins by walk) and some groceries near the tube. I really liked the fact that we had separate blankets. Ian was also very nice and helpful. Overall it felt like home, and I will definitely come back when I'm in London again. No complaints

Everything was lovely and clean. We were left a lot of different breakfast food options and snacks as well. We were also given a bottle of gin from the distillery and ingredients with a recipe to make a cocktail which my partner and I thought was super thoughtful and a lovely touch! I would say the double bed had two single duvets which isn’t ideal but no way a dealbreaker or anything major. Wouldn’t stop me from going again at all.

Ian provided eggs, bacon, croissants and good coffee. The flat is close to bus and tube. We loved our stay here. He also has a wealth of information about London in books at the property and gave us great recommendations on local restaurants.

- David (10/5): Amazing find - Fantastic cosy place.... communication is great up to your stay. On arrival we entered a fresh smelling clean room, with a great seating area, dining table and kitchen. Bathroom is down stairs, bedroom upstairs. Amazing shower, loads of towels etc...
In the fridge was milk juice bacon and eggs, a loaf and croissants on the counter... such a wonderful touch, made us feel at home instantly.
We didn't use local transport, so unsure how far the tube is... but looking at a map, a few pubs and such like not too far away.

Everything you could possibly need was provided. Very generous amount of breakfast foods available for the whole stay (& sausages for the BBQ in the freezer ) & the delicious gin was a real bonus! Would definitely stay again! Liked everything but a bin for recycling would be an added bonus.

- Adriaan (8/5): Retro chic small house - -The property is a small house, very well set, small but on two floors. In a retro chic style! With a vinyl turn table and some records to listen to. Clean and smart!
-12 min from Underground Bounds Green (zone 3, Picadilly) direct to the center (King Cross).
-It is meant to be a Bed and Breakfast, so there was quite a lot of food in the house, bacon, egg, bread (not fresh), muesli, porridge, croissant, all sort of coffee and tea.
-Plus a small bottle of local gin with tonic, basil and grapefruit to consume Buckingham style!
-It is quite close to a very busy road (traffic) but it is very quiet and we were not bothered by the noise.
-The neighborhood is also quiet.
-The bed is 160 cm and comfortable. -The surrounding is not as nice as the inside. There was litter, discard things, bottles left in the alleyway (mew).
-The view from any window was also not very inspiring.
-The entrance door leads directly to the downstairs room. The rest is a large window wall... good for the light but not great for the privacy (and the view)! Venetian shade needs to be drawn!
-The shower water did not evacuate well.
-The oven is hard to operate and we burned the croissant.

- Vlad (10/5): Exceptional - I chose this place because we were going to a show at Alexandra Palace (which is around 30 minutes away on foot) and it turned out to be the best accommodation I've had in London. It's very comfortable, and the kitchen is well equipped with everything we needed to cook our own meals. They offer a complimentary bottle of gin (which is great!), as well as a few other things, such as milk, coffee, bread, eggs, croissants and bacon. Wifi is working great and the location is nice and quiet (10 minutes away on foot from a tube station, a bus station is only a couple of minutes away). Our hosts were very nice and welcoming, I wouldn't hesitate to stay here again. For the first couple of days I felt like downstairs it was a bit cold, especially in the bathroom. In the bedroom upstairs however, the temperature was perfect.

Easy instructions on checking in, and everything you could need this place had! Bacon, bread, milk and even a bottle of gin left for us which was very nice! Location is good, 10 min walk to underground, 10/10 stay we will definitely use again

- Daniel (10/5): Fantastic location, easily accessible into Central London, with great amenities and would return. - We thoroughly enjoyed our stay. We arrived and easily found the key lock box, having been supplied the code a couple of days before from the owner. Kitchen was very clean and tidy with lots of groceries, including Bacon, Milk, Butter, Eggs, Biscuits etc etc... There was air conditioning which also doubles up as a heater should you need it. TV downstairs and upstairs with netflix. We were a little worried about possible noise from surrounding roads - we experienced nothing but silence during the night. The owners have thought of everything and the décor is very fitting to the location. Whilst it is difficult to cater for everyone which is completely understood, we did find the pillows were a softness we were not used to, just personal preference
