Le loueur très disponible et prévénant ... ce qui est très appréciable. - canapé "spartiate" qui peut plus convenir à des enfants ou à des jeunes - pièce de séjour/canapé bruyante la nuit (sirène de police, d'ambulance ...) .... Bon on est en ville on ne peut pas tout avoir. - appartement en demi sous-sol, inhabituel pour nous, mais très répandu à Londres

• A (8/5): Good location, comfort stay and nice host - The hot water doesn’t work well: either too hot or too cold. Also it takes some time for the water to get hot

• Jane (10/5): A perfect place to stay to experience London. - The communication from Ben was brilliant. I stayed here for 9 nights. The location is perfect and in a safe area. It's only a few minutes walk to the tube, bus, cafes, pubs and shops. The flat is cosy and clean and had everything I needed. Would definitely stay here again.

Con muchos comercios cercanos pero muy tranquilo. Un departamento muy espacioso y bien acondicionado. Hay que bajar escaleras, no lo recomiendo para personas con movilidad reducida

• Georgesyg (7/5): Convenient London Base with a Responsive Host - We stayed at the Holland Park apartment for six nights, from Monday to Sunday. The apartment is a lower ground floor flat, as clearly mentioned in the listing. The location is excellent, very close to Holland Park, Notting Hill, and Westfield Shopping Centre, which made it easy to explore the area. One of the big advantages is the excellent access to public transport, with plenty of nearby buses and underground stations for getting around London. The owner was very polite, friendly, and responsive, always willing to help us promptly with any issues that came up during our stay. Overall, our stay was nice, but we did face a few issues. The first 3 days, we experienced unstable water temperature in the shower (it would be hot for a minute, then cold for a couple, and back again), which made showering quite uncomfortable. We informed the owner, who was very polite and responsive. A technician came on Wednesday, but unfortunately, the visit raised some concerns. There was no supervision, and after their visit, we noticed that the bathroom had been used, so we had to clean the bathroom ourselves. Despite these issues, the apartment served its purpose, and the host was attentive and willing to help. With better maintenance and more care from the service personnel, this could be a great stay for anyone visiting the area.

• Elçin (3/5): Poor - Our stay was generally below our expectations. We experienced a significant issue with the heating, and despite our request, this prevented a comfortable stay. As we were traveling with children, this was a negative factor for us. Additionally, the inability to adjust the bathroom water temperature was another inconvenient aspect; the water was constantly either too hot or too cold. We also found communication with the host to be difficult. For these reasons, we do not recommend this accommodation. On the positive side, the neighborhood where the house is located is good, and the overall cleanliness of the house was satisfactory.

Convenient location - close to a few grocery stores and tube stop Basement apartment is on Holland Ave which is somewhat busy. You will hear traffic and the occasional emergency vehicle. Light sleepers will want earplugs.

• Rashi (1/5): Get the cold illegal English experience here - The place had a roof 1. Location: apartment is located in a dingy little basement whose windows look out at lovely grim walls to give you a very grim and dim experience. 2. Cold: if you complain to Ben, the host, that the house is too cold for yourself and your 20 month old toddler, you’ll get a lesson in what the right temperature should be! Don’t know if this is English behavior but it’s definitely being a jerk. We asked to heat the house and he responded that it’s at 19 degrees, the right temperature that it should be at! My daughter ended up getting congestion and a cough, but who cares. I learnt about the right temperature I should be living in. 3. Plumbing: Ben even taught us about English plumbing! We complained that the heater wasn’t working so he asked us to start looking for a boiler in the house. We’ve flown down 3000 miles to learn about British plumbing and boilers. Loved hunting for a boiler in the middle of our holiday and not finding it! 4. Education on keys: We were given 3 keys for one door with 4 locks, so when asked which one really opens the front door, he responded “it’s obvious”. But of course it must have been obvious! How silly of us to even question locks and keys. Who cares if we took 15 minutes in the rain to figure out how to open a jammed door. 5. Broken couch: the couch in the living room was completely broken and it stank! But we dared not complain about it lest we were given a lesson in carpentry, upholstery, nasal passages or obviousness of seeing things the way they are. 6. Ponzi scheme: this was the icing on the cake. Ben, the host, told us at least twice AFTER we booked the place that we should not, at any cost, tell any of the neighbors that he was subletting the place! What a considerate, innocent criminal to include his guests into his little Ponzi scheme. So, Ben, the owner of 143 Holland Park Ave, London W114UT, is ILLEGALLY SUBLETTING HIS PLACE! He’s also a master in plumbing, gauging temperature, and being an absolute jerk.
• Mersi (10/5): Exceptional - The location is perfect,nice neighborhood,the flat was very clean,the kitchen well equipped,the host Ben was very kind and helpful for any our quest.Very peaceful and safe area,we had a great stay with our kids.
• Anastassia80 (6/5): Pleasant - Excellent location. Bus station at door step. Short walk to tube. Tesco, coffee shops, restaurants nearby. We feel safe in the area and very quiet neighborhood even though it is at lower ground/basement level. Host is responsive and efficient. Bed needs a mattress topper, it was hard and springy. Sofa bed is the Ikea firm type not a proper sofa bed with one side part collapsing. Towels and beddings are low quality. Wish the furnishings were upgraded to make it more comfortable as it is in such a good location. Temperature are set so you cannot change it but by request to host (who is responsive to change for us) but still inconvenient as we are in the middle of winter and it gets colder in the middle of the night and cannot adjust the temperature. Felt bad to have to text the host after midnight to adjust temperature.

It's close to a tube station and there are plenty of buses that pass on Holland Park road . There are numerous shops , cafes , pubs and restaurants close by as well. Nothing all was great.

There could have been heating on certain times we felt cold but we were advised heating would only come on below 19C. Shower temperature control was a challenge to navigate.

Poor quality of equipment (pots and pans, bedding, etc.). Very difficult to adjust shower temperature... either cold or boiling.

Close proximity to many restaurants, parks, playgrounds. Would love if it had blackout curtains. It is still amazing, but would have been good for our kids.

• David (9/5): Superb - the apartment is very good, it is in one of the best areas of central london, very quiet and safe and also 100 meters from the Holland Park subway stop. It is within walking distance of Notting Hill, Portobello Market and Kensington Park. Ben was always in contact with us and was very attentive and diligent even though we never saw him. The apartment is modern, clean and well equipped, with one bedroom and a sofa bed in the dining room, making it suitable for families of 4. It is located in a private residential area, specifically in the basement of a beautiful Victorian building, so it does not have too much natural light, although this is not a disadvantage for a few days. For its location, cleanliness and convenience, it is highly recommended.
