• Fiona (9/5): Cozy, central apartment - perfect for solo travelers or small groups. - Super central and easy to get to - building itself was very secure and the key pick up was simple to do, even later at night. Overall a very cozy space and one I’d book again 🌈 Although not a huge issue during my stay, the balcony was off limits due to the door being broken. As the weather improves, I’m sure that getting that fixed would be appreciated for future guests (but this is me being picky - it was a great place to stay overall).

Lack of seating for people as only 1 sofa in an apartment sleeping 8. Bed in the main area seems to be there as a space filler - there was marks on the duvets which whilst they were clean was off putting.

• amanda (7/5): Not brill but could easily be.... - Stayed here recently and honestly it’s a bit of a mixed bag. On the plus side, the location is really good 👍 super convenient for getting around, especially ABBA Arena(30 min walk £60 uber)& shopping at Westfield Center (10 min walk). The apartment itself is spacious 👍 and felt secure 👍 which was reassuring. Parking is £20 a day, secure under the apartment. There are also good amenities👍 and it was nice to have complimentary toiletries and household items (needed a tea towel tho)👍 — those little touches definitely help. That said, the downsides unfortunately took away from what could have been a great stay. There’s also only a 3-seater sofa in an apartment that can potentially sleep 8, which isn’t really adequate 👎. The patio door was broken, so the balcony was completely unusable 👎 which was disappointing. One of the beds wasn’t great either — it’s in the living/dining area and was extremely uncomfortable 👎. Bedding and towels were clean but looked quite old and worn 👎. The dishwasher had a really bad smell 👎, and the TV remotes didn’t work 👎 which was frustrating. One thing I can’t fault is the communication — the host was excellent, really helpful and attentive throughout 👍. Check-in was a bit long-winded and could definitely be made easier — having the parking fob and pass with the apartment key would really streamline the process. That said, the complimentary extended check-out was greatly appreciated 👍 and made a positive difference to the stay. Overall, it has a lot of potential, but the issues mentioned really let it down. • L (10/5): Comfortable apartment in a great location. - The management and communication for my stay was first class. Sam Peers was my designated liaison and he could have been more helpful or communicative from start to finish. The location for an event at The London Stadium was ideal, just a pleasant 10 min walk away but no hustle and bustle around the apartment, very peaceful. The door out to the balcony needs to be fixed/replaced. It is difficult to operate.

Half the blinds all broken and didn’t work , needed a Hoover the carpets. No plug working in the bath . Just value for money was poor

The place is extremely quiet and welcoming. We had a fantastic stay. Perhaps an overload of communication, with many things to digest. But this is a detail.

• brian (1/5): Avoid at all costs - Location It’s run down, tired looking and like other comments, toilet needs fixing, patio door was open when we turned up and can’t be shut properly and to top it off the ceiling was leaking water in the bathroom, so we protected the bath and tiles and in the morning we woke up to the ceiling coming down in bath and floor so we couldn’t have a shower. Reported to the client management team and what response did we get? Well there was no issue when the apartment was cleaned that morning!!! Stated there was never a problem, strange as the photos prove otherwise I.e painted over the leak clear evidence of paint on the spot lights! And not even an apology! Worse place we’ve ever stayed - will now take up the matter with credit card company and send them the evidence

The apartment needs some maintenance. Balcony door broken. Toilet flusher broken and door handles broken. Could be perfect with just a little effort
• Rebecca (7/5): - Close to Abba venue (25 min walk), opposite Queen Elizabeth Olympic Park. Good value for a larger group Facilities a little tired. Difficult to close and lock door onto balcony (even with given instructions). An actual double bed is in the kitchen area. No tea towel (tend not to use dish washer for a few pots). Very hot inside. Didn't help that the tumble drier would have given out a lot of heat during the day before we gained entry as it was full of towels. The clean towels left for us were still a little damp.

• Jemma (8/5): Very good - Plenty of separate beds Great location Modern bathroom Quiet/sunny balcony Communication from staff Ease of contactless checkin I was uneasy about the very long list of T&Cs I received after payment had been taken that requested a security deposit paid away from Booking.com as well as emailing copies of driving licences/ID for every guess, considering Booking warns against sharing such information away from the platform. Staff did their best to put me at ease and assured me the T&Cs are generally a result of rowdy guests who have damaged their properties in the past. Thankfully everything was fine and we had a pleasant stay. There were signs of the damage mentioned above and some of the towels/bed linen were quite worn out but for the price we were impressed.

There's a bed in the living room next to the dining table also no air conditioning when we arrived the heating had been on whilst it was 27 degrees outside it was very hard to sleep with it being so hot even when we opened the windows to try and cool the place down.

The apartment was very nice, quiet and comfortable. The communication from our host Sam Peers was excellent. Maybe the decor and fixtures/fittings could do with freshening up, but otherwise all good.
• Fiona (10/5): Stratford peace and quiet haven - The location was wonderful, peaceful and looked out over a park, velodrome in distance. Balcony great. Near to LAC and Westfield. Apartment was roomy, kitchen was well stocked and parking was reasonable (using apartment parking for a fee) and safe. The staff were very kind when we left something at the apartment in error, they collected it and posted it back to us (at our cost). Couldn’t be more helpful. A wonderful stay. Nothing to dislike

• Susan (4/5): Good location but disappointing quality and poor after-care for customer complaints. - Good location Advertised with a balcony but this was out of use as the door was broken and locked. I messaged the host and was told it was broken by a previous group staying there. There was no toilet roll in the property at all. One of the beds was in the kitchen area, however, I was told the property would have the same layout as the one i booked (all beds in bedrooms). This bed was very uncomfortable. I requested a partial refund for these issues, but was told to leave a review for this to be escalated. The property manager has ignored my emails. Decorating needs touching up- see photos. Some stains on walls. Not the quality I would expect for the price paid.

We couldn’t stay there and had to pay out for 3 additional hotel rooms. The company are refusing to refund us and I have taken the matter up with Booking.com.

• Theresa (9/5): Fabulous stay in Stratford - We had originally booked the 2 bedroom apartment but they called us the day before and offered us an upgrade 5 mins walk away to a 3 bedroom, 3 bathroom house with parking. We accepted and we were very pleased we did. Superb house that was warm, comfortable, spacious and homely. Fabulous location to boot. Great communications from the team. We can't wait to visit again in May.

• Anna (10/5): Great location with well equipped accommodation, helpful staff and easy check in. - The property was a fantastic location for ABBA Voyage (10 mins in taxi) and Westfield (10 min walk) which also had Stratford underground station access. The three bedroom house had lots of communal space, a well set up kitchen, spacious bedrooms, a house bathroom, ensuite and downstairs toilet so plenty of facilities. It was well kept, equipped and very clean. Nothing.

• Andreas (2/5): Worst place I ever stayed at by booking through booking.com‘s platform. - Heads up: I was foolish enough to accept an “upgrade” with “free parking” and ended up 30 yards away from the North Circular Road 8 miles east of Stratford in Ilford in a large but shabby apartment where curbside parking is free anyway. The check-in procedure was the most complicated, I have ever gone through by use of Whatsapp (!) and I was asked twice how large my group is, but there were only towels in the place for half of us. Half a roll of toilet paper … but worst was: only cold water for the whole stay and no admittance of this fact of the responsible management when I complained at booking.com … very, very poor value for money and the 5-star-rating is hopefully correct for the place I originally booked, but the place I stayed at run by the same management deserved at best a 1-star rating. My trust in booking.com has been severely damaged – such places should not be on their website and such “upgrade”-attempts be forbidden: give the customers what they rented and no cunning communication outside the website by use of Whatsapp.
• Luke42 (8/5): Super stay in London with plenty of space. - Great location and great hosts. Plenty of space for 4 people for a one night stay in London. Really appreciated a fan in every room, even though it was only around 20c, it still felt quite warm! I think it's important for customers to understand that this listing is for various properties. This particular property that I'm reviewing is right next to the railway but you can barely hear this at night. The kitchen had all the usual utensils and the view from the balcony was surprisingly pleasant from the 3rd floor! There were many beds to pick from (6!), although at least one of the double beds mattresses were very hard. The majority of the pillows were quite firm as well, so I would recommend having softer pillows to pick from if needed. I appreciate this isn't a hotel... but still :)

• Gerr (5/5): A basic apartment that just about met our needs for a one night stay in Stratford. - This is a basic apartment and met our needs for one night. It is spacious and in a quiet residential location just 10 mins walk from Stratford Station. Good communication from host before and during visit. This apartment was not particularly clean - the cooker/oven was positively filthy, lots of dust in the corners of the rooms and the bed linen was very creased giving the impression of not being changed. No towels left out, though we found the "drying room" and were able to help ourselves to large bath towels. No hand towels or kitchen cloths. There was washing left in the washing machine! The apartment was over heated and we were unable to adjust the underfloor heating. The windows and doors to the balcony were locked, so we could not get any fresh air.
• Ann (5/5): Would not stay at this property again. - good location. clean. All pillows were solid and half the mattresses were very uncomfortable. dining chair was broken. Issues accessing the property as given the wrong key safe code. See photo of keys accessed which did not contain the key fob required to open the property. I was made feel it was my fault not understanding how to open it…… Door to balcony was impossible to close as partially broken…… marks showed how others have obviously struggled. See photo
• Þráinn (5/5): Good apartment but poor furniture - the layout of the apartment is good, the location is good and it's good to have a balcony The furniture (sofas) in the living room is not comfortable, old although the apartment is new, there is a bed between the living room and the kitchen which I don't understand as there is sleeping space for 6 in other beds in the apartment, it would be better to make the living room a little cozier. There were no seats on the balcony, except for a useless sofa. When we arrived, the balcony door was half open and couldn't be closed completely, so the cleaners probably left it like that, it had fallen off the track, the smoke alarm was beeping every minute. I asked the owner before we arrived if there was a hair dryer, the answer was yes, so the girls didn't bring hair dryers with them, but there was no hair dryer in the apartment. again I asked the owner about it, he said that sometimes guests take it with them from the apartment, but if you are renting an apartment, the owner must check the apartment after each rental and make sure everything is there. So the apartment is good, but the furniture and equipment there can be much better.
• Helen (6/5): OK for one night - Good location. 10/15 minute walk to the Westfield shopping centre and 25 minute walk to the ABBA Arena. Quiet residential spot. Good communication with the staff - they were quick replying via WhatsApp and sent messages with key location and WiFi code etc.. Felt secure in the building. Decent blackout curtains. Sadly the quality of the interior let's this apartment down. The beds are uncomfortable. The small black sofa in the lounge is exceptionally uncomfortable. The door to the balcony was stuck open. One of the dining chairs was broken. The kitchen tap drips so if you are sleeping in the bed in that room you will hear it. Other issues worth mentioning are broken tiles in the bathroom, rubber seal hanging off the shower screen, damaged dining table, broken seat on the balcony. This apartment could be so much better if these things were addressed. Most of them are not huge problems to fix but add up to a poor overall feel of the place.
• Andrew (7/5): Good - The location suited our needs well and is close to transit options Nearly the entire time we were there the smoke alarm was beeping every 20 seconds. We contacted the host immediately after checking in and they informed us that it was escalated to maintenance but the problem persisted for 24 hours. It briefly stopped for a few hours in the middle of the second day but then started again. The host was very responsive and communicative when it came to check in/check out but was MIA when we had an issue.
• Heather (1/5): Let down - Nothing I asked if it was possible to check in earlier and was told we could upgrade and there was no additional cost, I thought it was great , how kind but ..... The apartment we were located in was much further away from the venue we were attending, the bathroom was so small and light switch hiden behind cupboard, stains on curtains, broken socket, broken bedside, stained bedside lamp. It was so disappointing we left by half 9.

• Jason (1/5): Worst experience I have had, avoid this property. - Safe location, not too far from public transportation. No air conditioning despite the listing claiming there was air conditioning. There was a hole in the box spring/ foundation of the bed in the front room which caused a large sunken area in the mattress. The bathroom was missing a large portion of the surface of the ceiling and had co side table water damage. The shower head tightening screw is broken so the shower head would not stay put. The toilet flushing buttons were not properly set in the fixture and would get stuck frequently. The smoke detector in the kitchen was missing. The door to the balcony did not hinge properly and once open was nearly impossible to close. Had been that way for a long time because there were scuff marks and damage all around the frame. Significant water damage all around the balcony door and windows. Staff did not respond to requests for help and we left the property early. Avoid this property at all costs. Do NOT stay here and don't trust the management company at any other properties. Worst experience I have ever had staying at any property.
• Ciaran (10/5): Lovely apartment by the park. - Location is perfect. Within easy walking distantance to all amenities. Clean apartment in a quiet building. Very helpfull and easily contactable host.
• Karl (3/5): Disspointing as booked for the hot tub use as well which wasnt there. - Well located for London Stadium concert which is a short 15 minute walk away. To get keys on the day of arrival we were given a key code for a safety box in anearby street. Before the key code was released though we were requested to pay a £500 security deposit, which was the first we had heard. The owners said it weas on the property terms at time of booking, but we checked and it wasnt and Booking.com checked and they confirmed it wasnt either. Eventually we negotited a £300 security deposit, which after we left took three full weeks to be returned to us, even though we had to pay it within a few hours before arriving by BACS. Car parking is with a card and we had to collect these from a cleaner. Each pass only lasts 1 day so you have to renew every morning. Was described as having a hot tub and it didnt. Doors were broken on arrival. Complained to booking.com who did nothing.
