• Leon (9/5): - GianFranco was a great host and communicated well with us making the experience great. The apartment is in a great location very close to the Zarette ferry terminal making transit easy from the main train station. The apartment had everything we needed including a washing machine and dryer. It does have stairs to go to the second floor where the bedrooms are which were not a problem for us. The apartment had 2 bathrooms one up stairs and one downstairs. The kitchen was fully equipped with everything you needed if you wanted to cook in the apartment. GianFranco even had some delicious snacks out on the Kitchen table for us to eat. There is an excellent Chiccetti shop just around the corner from the apartment. The apartment was in a good location and you could easily walk to all the normal attractions. I would definitely recommend this apartment . Nil

• JEROME (10/5): - Exceptionally charming flat, situated in a quite side street, with plenty of space by Venetian standards. Very clean! The flat has everything you need, even for a longer stay. Communication with the landlord went smoothly. There is a relatively narrow, steep staircase in the flat, which may be challenging for guests with reduced mobility.

• Nicole (7/5): Very nice stay and the mask festival was amazing. - Nice apartment in a good location and easy to reach via public transportation. Host met us to hand over the keys and show us around the apartment. Also had some pastries for us which was appreciated. Main picture is a bit misleading as it is from a building around the corner from the apartment and we were under the impression that it was the building we were going to stay in. This was the only thing I mentioned initially as I am not one to complain quickly. But after the review the owner responded how unfair my rating of 7 was and how 'stupid' I was to think their main photo was where we were going to stay. So here we go with all the reasons why I gave it a 7. The downstairs bathroom is very tiny and uncomfortable. The day we departed, we left our bags in the house and went for a final sightseeing before travelling further. Upon returning to get our bags and quickly use the bathroom for the last time, we were told we were not allowed to use the bathroom anymore. We had to grab our bags and leave immediately. It was the exact time for check-out, but I felt they could at least have given us time to use the bathroom first. There is no lounge where you can sit and relax and all the bedrooms are upstairs so if someone struggles with stairs then this is not a good choice. This place is average with a few things that were not ideal, thus a 7.
• Marcel (10/5): - Ruim appartement, mooi ingericht, twee badkamers. Prima contact via mail / app met verhuurder die snel reageert. Appartement is makkelijk te vinden doordat de verhuurder je opwacht, of een duidelijke video stuurt hoe er te komen. Er lagen ook spullen voor het ontbijt en een grote fles water gereed bij aankomst. En er is een tweede set sleutels. Appartement was prima, maar we hebben het eigenlijk alleen gebruikt om te slapen, omdat Venetië zo´n mooie stad is om niet binnen te zitten. Voldoende restaurants, terrassen en bezienswaardigheden op loopafstand. Ik zou dit appartement de volgende keer weer boeken.

• Valentini (9/5): Es waren wieder einmal traumhafte Tage in Venedig. Ich komme gerne wieder - Das Sestriere Dorsoduro ist ein ganz bezauberndes Stadtviertel von Venedig. Hier gibt es viele enge Gassen mit kleinen Restaurants, Baccaros oder auch Einkaufsläden und den Campo di San Margherita mit seinem besonderen Flair. Die Vaporetto-Stationen Zattere, S.Basiio, Accademia sind in nur wenigen Minuten zu Fuss zu erreichen. Das Appartement San Gervasio liegt sehr ruhig am Ende einer kleinen Calle und hat einen besonderen venezianischen Charm.

Apartment was very good, clean and cozy. Host was best we ever met. High recommended. Location is best and there are a lot of good bars and restorant.
• Sylviane (10/5): Séjour parfait dans un appartement agréable et idéalement situé au cœur de Venise mais au calme - Appartement parfait en tous points : emplacement de rêve dans le paisible mais central sestiere de Dorsoduro, liaison rapide avec l'aéroport ou la gare, hôte charmant qui est venu nous chercher à l'embarcadère à l'heure convenue, appartement spacieux et accueillant, parfait pour 4 personnes, équipement complet tant au niveau de la cuisine que des salles d'eau au nombre de 2, machine à laver le linge et sèche-linge, machine à laver la vaisselle, corbeille de produits pour le petit déjeuner, produits de toilette. Il y a un supermarché très pratique à 5 minutes et un excellent glacier juste à côté. La literie de chacune des 2 chambres était excellente et nous n'avons entendu aucun bruit la nuit ! Enfin, notre hôte GianFranco nous a permis de laisser nos bagages avant que l'appartement soit prêt et à notre départ ! Tout était parfait

• Benoit Guénette (8/5): Comme toujours très beau séjour à Venise - La gentillesse de l'hôte qui nous a initialement bien guidé pour le trajet en bateau de la gare à notre lieu de rencontre. Ce dernier nous attendait pour nous faire visiter l'appartement et nous permettre de déposer d'avance nos bagages. L'appartement était bien équipée avec différents produits de base nécessaires pour faire à manger. À 2 pas des bateaux-bus. Comme nous sommes à Venise il est évidemment plus difficile de se rendre à l'appartement à pied qui est à une 20aines de minutes à pied de la gare si on veut éviter les bateaux-bus qui sont particulièrement coûteux : 56 euros aller-retour pour 3 adultes.

Gianfranco is an excellent host, very helpful and a pleasure to deal with. The welcome pack was brilliant and very thoughtful. Thank you!! The apartment is very close to the essential amenities and the ice creams from Nico’s (20 meters from the front door) were fabulous. Absolutely nothing.

• Shivane (10/5): We enjoyed our stay at Franco’s ! A cozy lovely apartment close to all major attractions ! - We stayed at Franco’s apartment for 2 nights in July 2025. Took the private water taxi from airport to the apartment. Franco was very good in giving precise directions on how to get to his place. The place was lovely ! Franco had some complimentary pastries waiting for us which was very sweet and thoughtful ! The AC was in good working condition . The house was safe, tucked away on a peaceful street , yet close to all restaurants and shops. We loved the gelato place - Nico’s ! It was a 2 minute walk and amazing gelato flavors ! Grocery was just a block away . Overall , a beautiful home with all the attractions, shops and restaurants within walking distance ! Bathrooms were a bit small . Other than that , I would say it was perfect !

• Tsui (9/5): Conveniently located accommodation - The location was fantastic. So near to the vaporetto and there is a yummy gelato place situated right outside. It is also very easy to explore the Dorsoduro neighborhood from here, with a bar that serves cicchetti very nearby the accommodation too. you can stand and enjoy your food and drink while watching a traditional Venetian boatyard repairing gondola opposite. Clear instructions were given by the host as to how to locate the accommodation and for key collection. snacks and drinks were also places in the kitchen making us feel very welcomed. The accommodation is full of character with traditional furniture and display all around and the neighbourhood is charming!

Marble effect downstairs, wooden upstairs. Locked gate, then locked door to enter. Living room with t.v.. The location superb close to Zattere. Area around very good with bars and cafes. Not too crowded. The central heating bit problematic to start, but then got sorted. So then more comfortable heating. The living room area. The bed settee new and looked good, but very uncomfortable to sit on. Old settee in photos looked much more comfortable. Too much tat around apartment eg lighting fixtures, fitting, hooks and hearts in bathroom., glass cabinet in bedroom, lacy curtains. Tbe apartment would be so more stylish without the ornaments as the flooring was so lovely. Just some basic tweaks. The main double bed sooo squeaky. Tbe toilet in front of shower.

• Edmund (9/5): A comfortable convenient place to be - Excellent location away from the tourist crowds; available washing machine and dryer, host gave us a map and many recommendations, quiet location, comfortable beds, and very easy access to the boat taxis to and from the train station. When we left, we left behind a bag, and the host went out of his way to retrieve and deliver it to the train station for us! We are very thankful for his response to our crisis. The only thing we did not care for was the starircase to the bedrooms, but this is unavoidable; its just part of the layout of the apartment.

I really appreciated the supplies left for coffee and starters. The bed was very comfy and the neighborhood quiet. We loved the location close to taxi and access to the greater Venice, yet out of the fray of tourists.

• Annette (10/5): Wonderful apartment in excellent location with very helpful and friendly hosts. - What a fantasic place to spend our 4 nights 5 days in Venice. The location was perfect. Easy walk to all places, just 8 mins from the Accademia bridge from which you can easily walk to Piazza San Marco and all other central areas. We were there to see the Biennale and walked to both Arsenale and Giardini. However if you prefer the boat the Apartment is right next to the Zattere boat stops which get you to absolutely everywhere you would want to go, including the airport! Would recommend taking the boat at some point, it is a fabulous way to see venice. There is a supermarket 5 mins walk away, a range of great eating places nearby and right on the corner of the alley to the apartment an excellent Gelateria. To the apartment itself, wow so lovely. It has everything you would need. The beds are very very comfortable, the kitchen is well equipped, and the sitting room has comfy chairs to relax on. There was also air conditioning which is a great help in the lovely but humid heat. We have stayed in a few places in Venice and this is definitely the best so far. It is, and feels very venetian , with beautiful furniture and decoration throughout. Gianfranco and his daughter Sonia are the most excellent hosts. They could not have been more helpful, with instructions and information before arrival. There was a transport strike while we were there and they were very quick to offer help and advice as to alternatives. It was lovely to arrive to a bowl of pastries/snacks and for there to be some coffee provided and some milk, butter and water in the fridge. All round wonderful. While we were there the downstairs shower didn't work so we had to shower over the bath in the upstairs bathroom-there was no curtain- so we had to be careful not to flood the bathroom! However plumbing issues happen to everyone and Gianfranco was apologetic and tried to get a plumber while we were there, unfortunately it wasn't fixed in time for us but I am sure it will be for future guests. It really didn't take away from all the huge positives of the apartment.
• Celine (7/5): Good - Well located There are 2 showers listed. One is only as a bath attachment and the other one was broken. The host said it had just happened but we had our doubts. It actually made showering a problem because the only functioning one wasn’t great. I would have expected a discount to be offered for the inconvenience.

• Paul (9/5): A great, honest option for Venice with easy access to the waterbus station. - Great location in Dorsoduro next to the waterbus station with food options all around. Host was kind and met us late at night for check-in. Wi-fi was spotty. One shower was broken and couldnt be repaired before our departure, but that bathroom also had a window we couldnt close and it became a favorite entryway for mosquitoes.

• Geoffrey (10/5): Fabulous stay in the perfect place. - Location is amazing! So easy to get to and close to bars, restaurants, and the vaporetto. Communication with the host was easy, efficient, and friendly. The property is well equipped for a short stay in Venice, with a well-stocked supermarket close by. Good laundry facilities, easy to use dishwasher, good size fridge. Extremely quiet at night. Easy to follow system for rubbish collection. Really lovely old building with secure outer gate and front doors. There was nothing we didn't like and would stay here again. Although of no concern to us, travellers with impaired mobility, impaired eyesight, or those with small children, should be aware of the winding, open tread staircase, as well as steps to kitchen and laundry.

Use of washing machine was a bonus. Plenty of hot water. Stairs are steep if mobility is a problem. The shower downstairs is small for anyone who is on the large side but understand it is an old Venetian property and not built for people’s expectations of a modern building today. But these comments wouldn’t deter me from booking the accommodation again. They are useful points to note.

• Sam (10/5): Comfortable quiet stay close to the heart of the action! - The appartment was tucked away from the hustle and bustle of Venice but a short walk away from the vaporetto and within an easy walk of all the major tourist hotspots. It was comfortable and well equipped and we were given excellent instructions as to how to find it! I would definitely stay here again and would highly recommend it especially for those who prefer a more homely stay than a hotel. The apartment was very clean, fully equipped. The host was very friendly and we appreciated the welcome basket Thames’s prepared on the kitchen table. Great value for money Nothing negative to say.
