• Michelle (5/5): - Yes the location was amazing. A minute away from St Marks Square. Close to lovely restuarants and Cafes. We paid 1000AUD a night for 4 nights. There is nothing luxurious about this apartment. It was clean, but had the bare minimal. The main bedroom had one bedside table and 1 lamp the ensuite door was broken and the sink backsplash was a tile that wasn't even attached to the wall. The bed head was stained. The linen was clean but the pillows were not very very thin and not comfortable. Every wall had black marks and every door was dirty. The second bedroom had only a bed, no bedside tables not even a lamp. Walls and door were covered in black marks. The 3rd bedroom with the Sofa bed was that uncomfortable that my 17 year ols son had to sleep on the lounge the entire stay. This room again had nothing but the bed. We booked this apartment after 3 weeks in Italy staying at numerous apartments which where all amazing. This was our splurge at the end pf pur our holiday for New Years in Venice and we were so very excited but it was such a sad let down. We would suggest to update your photos and adjust your pricing as this apartment is nothing like you depict on booking.com or conduct improvements to make the appartment reflect the price you are charging.

The coffee maker doesn't work properly, and the dishwasher is poorly adjusted. One of the showers has an external air conditioner unit built into it, which smells really bad and very cold in this bathroom. The pillows are disgusting.

• Tami (7/5): Awesome location! - The location was awesome The master bathroom toilet seat was broken and both showers did not drain well at all. We never found the air conditioning control. The kitchen was so small we never used it. And one of the windows was not closed all the way prior to our arrival and it took two days to figure out why it was so noisy and why we had a ton of mosquitoes that had gotten in. Also… it could have been cleaner, but the location still made it a good choice.

• Louise (8/5): Very good - Great location, great views. Easy to bit of a access by public transport. Right in the thick of it all. Definitely recommend. Shower drains are slow to drain, so they created a bit of a musty smell. Size from that, it was great.
• Gabriela (4/5): Disappointing - The location is great and the decor is very nice. The place was dirty! There were water stains on the ceiling, the walls and on the headboard. There was a terrible smell of mildew all over the apartment and the smell in the bathrooms was very alarming. The bathroom floors have rotting stains and seem to be constantly wet.

• Sarah (7/5): Good central location in Venice with nice living area - The location is wonderful and the living room and main bedroom are large and pleasant. Bathrooms were fine. The two other bedrooms were very small and musty with nothing other than a bed in the room, no bedside tables, bedside lights, chairs etc. There was dirty laundry and old clothes in the cupboards. The bedding and towels were old and tired. We could not access the heating or the television.
• Candace (1/5): This conditions of this place are unacceptable. - Location This is far from luxury! Do not spend your hard earned money to stay here! The only positive thing I can say about this apartment is that it has a good location, and that’s only if you love people watching all of the droves of people outside of your window taking pictures of the Bridge of Sighs- which is a little creepy in itself because it was the last bridge prisoners walked over before going to jail or death. The pictures posted on here have clearly been photoshopped. I have never left a rental before until we were unfortunately scammed to stay here. It was the filthiest rental I have ever stayed in. The beds had hair and dirt all over the sheets and comforters; the walls and floors had mold, dirt and water stains everywhere (to include holes and and patches over places where they were trying to hide same), the rooms were musty, dark and moldy, the master bath smelled like sewage, and the air condition did not work! The majority of the one day we could stand staying there it was over 82 degrees the majority of the time. Luckily we found a room at Aqua Palace that was fantastic, but we unfortunately had to spend more money, and even though the owner told us she would refund us for the night we didn’t stay, she never did. The pictures below are just a few of several so that you can see the truth of where you’re actually booking your stay in Venice…and it is absolutely not “luxurious”!We booked several wonderful places throughout Italy on booking.com during our two week stay and this was the only place we had issue with.
• Alessandra (2/5): Definitely not worth the money and not recommended - Location was very central and convenient Pictures were quite misleading. First of all the bedrooms were not 3, but 2 with a sofa bed attached to one of it. There was mold on the walls and overall the flat was super dirty There was even blood on one of the duvets
• Kathryn (10/5): Wonderful location and beautiful view of the canal with gondolas! - The location was awesome. And three of the windows face the canal with the gondolas and a bridge. We loved watching the gondolas go by every morning with our coffee! The air conditioning never really got cooler than 25°. We set it for 18 for all three days. Some of the rooms stayed even up at 27°. The two sofa beds in the living area did not come with sheets nor sleeping pillows. When we arrived, all of our bath towels smelled of mildew, and all the throw decorative pillows on the beds and sofas smelled a little (as if they hadn’t been washed in a while). We ended up doing a load of laundry with all the bath towels to freshen them up.

The windows looking over the bridge of size and canal are breathtaking. The apartment is modern, well kept and clean. It was such a jewel in Venice! Nothing! It’s was perfect.

We loved sitting watching from the windows the canal and gondolas as well as the bridge of sighs, i was close to all the sights. It was great it had a dishwasher and washing machine. Lack of instructions on how to use appliances. No tea towels provided and the property was a little run down

• Jim (7/5): Once we got over the negatives, we enjoyed our stay mainly due to the location and the ambience of the city. - Spacious apartment in a good location It was almost impossible to find the property, no warning that it was difficult to find. It took us some time to find after several phone calls and the heavy rain made our experience even worst. The beds are a very low standard. One sofa bed had collapsed and we spent an hour putting it back together. Access to the apartment once inside the building requires climbing quite a few steps so quite difficult for people with mobility problems and impossible for a wheelchair.

• Sara (2/5): I DONT RECOMMEND AT ALL - The location and that its spacious When my family and I arrived to Venice. I followed the location sent to me via whatsapp by the host called Olga. It was hard to find the exact location. but i couldn’t find the apartment, so i opened booking and i followed the location of the apartment that is there and it was different , i got there and still nothing so i sent msgs and called on whatsapp with no answer so i started asking around in the restaurants untill i got there. We got inside (which i wont recommend anyone with stroller and big bags because there are stairs)the apartment looked exactly the same as pictures but very used and not well maintained. We went to take showers, the drain of the shower was blocked and all the water started going outside. Then i took out the iron it was so dirty that i had to clean it.my kids walk barefoot in the house when i saw their feet i was shocked.the microwave inside was not clean there were food crumbs inside. But the worse part were the beds, not to mention that the mattress and the pillows are so uncomfortable, they didn’t even bother to change the sheets from previous guests, when we went to bed i saw hair on bed and it smelled like used sheets so i contacted the host and she told me where I can find extra clean sheets ( by the way its stored no wonder that the whole house is dirty) so we changed the sheets and she said that someone will come to pick up the dirty sheets in the morning.next day we went out around 10-10:15 and when we came back i was shocked that someone got inside and took the dirty sheets and changed our bed sheets and she didn’t even bother to send a msg and tell me if it is ok someone to get inside the house, plus that my son who has sensitive skin got all red patches on his body and around his eyes which happens to him if he gets in contact with dirty things..

Enough beds for a family of four instead of having to rent two hotel rooms. Living room couches odd to sit in and TV location not ideal, but not too much of an inconvenience since we were only there to sleep.

Information emailed gave different password for wifi… we contacted owner with instant response. We just needed to scan the barcode on the modem, and this worked.

The appartement is in a perfect spot, windows to the bridge of sigh and to the canal, high roofs, light, enough windows, close to shops and restaurants and to the public transportation, just around the corner from the Marcus square. The appartement was clean and had easy access. The living room is spacious enough for 6 people, as is the dining table. It was very nice that we could leave our luggage after check out. It would would have been nice to have the essentials in the kitchen like pepper, salt, oil, vinegar, tabs for the dishwasher … The kitchen is quite small for 6 people and has no working space, the sofa bed in the tiny room is a challenge for a good night sleep.
• Emory (10/5): Frustrating at first because of confusing directions but wonderful overall. - The location was excellent with a superb view of the Bridge of Sighs from the living room. The layout offered a lot of space and all of the rooms were light and airy. The restaurant next door, Calle 21, was outstanding with great food and drink , reasonable prices and a wonderful host. Directions, directions, directions! Please let future guests know that to get to the apartment all you have to do from the San Zaccaria boat stop is walk left to the San Marco Plaza, go right along the front of the Doges Palace and Cathedral to the small roadway at the far side of the Cathedral. Go right to the end of this road all the way to the canal. Then take a right along the canal and quick left over the bridge. You are there!
• Catherine (10/5): Absolutely perfect - The property is superb. 5 mins from St Marks Square and with a lovely view of the Bridge of Sighs. It was very clean and well appointed. Orsetta made everything about our stay very easy, with lots of very useful information about restaurants to visit, shops and things to do. We couldn’t fault anything about the apartment, it was exceptional and the perfect place to stay. Nothing
