Uitzicht op grachtje (alhoewel slechts vanaf de 2 balkonnetje te zien… ) , goed werkende airconditioning. De vriendelijke en goede adequate support van personeel. 3 trappen om appartement te bereiken (geen lift). Tv met slechts Italiaanse zenders.

Great communication and support from the team managing the property. Loved the old homely feel to the property which matched the city perfectly. I felt like a true local for a few days. Our flight was cancled and our host was so so helpful extending our stay and helping us pay with a credit card to make it easier to claim back. The shower could use an update.

• Vikki (8/5): Great location & comfy beds! - The people who look after the property were brilliant. They provided us with lots of information in advance and helped with recommendations. Nothing was too much trouble. Really nice people. The beds were very comfortable and decent shower pressure. They are predominantly the most important things to me when I go away. It’s a bit tired and could do with a lick of paint and freshen up but to be honest for the price and location it was absolutely fine.

Quiet neighborhood, a few steps from Campo Santa Fusco ( this is where a water taxi can drop you off). 2 blocks from the main walkway between the train station and St Mark's. No crowds or noise. Venice is dense and all stone. Sound echoes. You can hear a dog barking 2 blocks away. Staying closer to the high volume tourist areas is a mistake. 3rd floor corner apartment with 2 balcony's (very nice). 3 windows on the canal, 3 more facing a quiet street. Lots of light. Nice views. 2 BR, full kitchen, living room, inner courtyard, big bathroom. Perfect for 2 couples or a family. Perfect floor plan. Big entry area opening to all rooms. Easy access and keys, good communication with rental company. Clean ironed sheets and pillow cases. Everything works: toilets, faucets, dishwasher, coffee maker, iron, shower, lights, locks, refrigerator, comfortable beds, windows and shutters. Lots of space, high ceilings, large windows. Dishes, cups, glasses, plates. We did not cook, but kitchen was well stocked. No complaints, just the reality of Italy. 3rd floor corner apartment with 4 flights of steps (60). No elevator. Shower pressure a bit low but adequate (it's Italy). Plenty of closets and hangers, close to casino, Vaporetto and Tragetto. It's a very high quality self-service apartment. If your looking for a fancy hotel experience with service and a door man, this is not it. However if I were returning to Venice I would book this apartment again without reservation and skip the Internet search.

• elisabeth (10/5): je recommande le logement et son hôtesse ! - l'appartement est très bien situé, central mais dans une ruelle très calme. Les équipements sont ceux attendus. L'accueil par Raphaella est super, elle donne des informations sur les activités à ne pas manquer, des adresses de restaurants aux environs. Nous avons eu un gag de sac oublié une fois la porte fermée et elle est accourue aussitôt, merci encore! L'appartement est un peu sombre mais c'est normal à Venise ou les ruelles très étroites ne permettent pas une grande luminosité et, de plus, on ne va pas dans cette ville extraordinaire pour s'enfermer dans la journée.

The apartment is on the 3 rd floor , a level of fitness is a help. We were fine but if travelling with older/ unfit people be aware , there’s a definite pull on the thighs for last flight of steps.

Some drinks and snacks left which was greatly appreciated. Good space to relax after sight seeing. Communication from the owner by WhatsApp in advance on how to access the property was very helpful.
• Dora (3/5): Poor - The house is not properly isolated from noises. The noise of the door downstairs is very loud and goes until mid night. We also could heard the neighbours as if they were talking just next to us until 3 am. For me it was impossible to sleep in this place.

Agnes & Raffaella created a chat prior to our stay and provided incredible clear and concise instructions [photos & videos] on how to navigate your way to the apartment - including which water bus to take and which stop to disembark. At first, the number of messages was a little overwhelming - but simply take a moment to read them thoroughly and level of detail will be welcomed. When I had questions, they were friendly, helpful and prompt with responses. The apartment was large and comfortable - unique in that it had 2 separate bedrooms which I understand is not common in Venice. The kitchen was lovely to have - and the welcome basket of treats was a nice touch. The location of the property is ideal - a short walk from the water bus launch and a 15-20 min walk to St Marks - perfect for discovering the labyrinth of Venice. Incredible hospitality. Thank you!!! The Booking.com listing for this apartment was somewhat confusing as the property management company has multiple properties, so we were not aware of the the actual location of the property until after we confirmed the booking. Not a biggy, as we loved the area - but be aware for anyone who has specific location needs or wants. Also - the apartment is located on the first floor - which means up one flight of stairs. [ground floor is "0"] I don't believe this was noted in the description, but be mindful if accessibility is a concern. Lastly, be prepared to pay the 4Euro/per person/per night, city tax in cash on day of departure. This was noted in the booking confirmation, but a detail easily forgotten.

• Kirstie (9/5): Ideal place for a short trip to Venice. - We loved the quiet area that the flat was located in. The apartment was typical Italian/Venetian decor so it was very authentic. The facilities were all working and everything we needed for a short trip & an ideal space to relax in after days out. The view from the bedrooms along the canal were beautiful. The coffee left for us was delicious in the morning and there were plenty of shops and bakeries within walking distance to grab the essentials. Nice to have a terrace although no sun on it and as it was raining for most of our stay we couldn’t enjoy sitting out. We had really good communication with Agnes who was always helpful and quick to respond. The shower head needs replacing as it’s very low water pressure in the apartment and not all of the holes allow water through. It took longer to have showers. The cups for hot drinks are very random in size - it would be good to have some new sets.

Excellent! A conversion wall plug would have been nice (our luggage was delayed so we didn't have our plug).

Excellent and attentive communication with the host (Via Whatsapp) The apartment has 2 airconditioners - One in the living-room/kitchen and one In the major bedroom. The other bedroom has only a ceiling-ventilator.

• Nick (9/5): Well-placed apartment with easy access to the whole city, and perfect for families. - Well-positioned in a lovely part of Venice. Close to a vaporetto stop, which gives easy access to the Grand Canal and all of the sights. Plenty of shops and sights within walking distance. Lovely, clean property with great facilities. Close to the casino, which may mean some noise on weekend nights. Otherwise this is a quiet place to stay.
• Leona (10/5): Friendly hosts, Spotless apartment, Couldn't ask for more - Everything was excellent about this property. Kitchen was equipped with everything you could need. Host left some treats on arrival for us. Apartment was spotless. Location was great. 20 mins or so walk to all major attractions. Area was quiet but in 2-3 minutes you could be in a lively area. Apt overlooked a canal. Host stayed in contact with us throughout our stay and was wonderfully helpful. Highly recommend this apartment and host.
• Jenny (8/5): Very good - Apartment was super spacious and in a good location. Well appointed with everything we needed. Perfect for a family. Communication with hosts was excellent and self check-in was easy. The neighbours were very noisy. Singing at 1am. Piano practice at 6:45am, which I thought was unreasonable. There was also a large building/renovation project next door (June 2024) so there was noise from 7:30am every day - not the end of the world but if you want peace and quiet is good to know. Beds were comfortable but the mattress covers on the beds weren't great - like sleeping on a plastic bag - also made it hot. Shower water pressure was dire.
