• Antonio (8/5): Ottima posizione e servizi di ristorazione a due passi. - La struttura si trova vicino a via Garibaldi dove esistono numerosi locali per fare colazione, pranzare o cenare, o semplicemente prendere un aperitivo. Inoltre ci si trova a metá strada tra la Biennale dei Giardini e quella dell'Arsenale. L'imbarcadero dell'Arsenale e quello dei Giardini si trovano entrambi a circa 7 minuti a piedi. Meglio arrivare con valigie da Giardini, in quanto dall'Arsenale si debbono superare due ponti. L'appartamento ha due stanze matrimoniali separate ed un ampio soggiorno con divano letto. Peccato che ci sia un solo servizio igienico per tutti. La doccia si trova sotto la scala dell'appartamento del piano superiore ed é un poco limitata in altezza.

• Florence (7/5): Au cœur d'un quartier authentique et proche de tout - L'emplacement et le quartier castello typique, vivant et à 15 min à pied du centre ville. Plusieurs arrêts de vaporetto à proximité. L'appartement est plutôt spacieux et confortable.. La terrasse est vraiment appréciable. Le processus de check in/out est simple et rapide. Ionela a donné quelques recommandations de restaurant et bars. Malgré de nombreux équipements de cuisine, il manque un peu de vaisselle courante: pas de bol, 1 seul verre à vin est présent. La literie de la chambre n'est pas très confortable, le matelas semble usé. Le point de collecte des poubelles est dans la rue d'à côté, l' indiquer clairement éviterait de passer du temps sur internet à chercher l'information et simplifierait le séjour des vacanciers;)

• AV (9/5): Au ❤️ de Venise sans les inconvénients - Emplacement, calme,propreté des lieux et communication efficace avec Ionela L'appartement donne à la fois sur la ruelle et une cour intérieure très calmes.On entend juste les voisins du dessus marcher mais cela ne dure pas .L'appartement a été refait avec goût en préservant une certaine authenticité. Le mode de chauffage est très confortable. La via Garibaldi à 2 pas est une large rue pleine de charme et d'atouts (commerces,restaurants, marché) ,et très peu de touristes, c'est aussi bien! Les bateaux pour San Marco ,l'aéroport, Murano etc ,sont à 6-7mn de marche avec un panorama splendide. Le lit de la chambre proche de l'entrée est très inconfortable. Les ressorts se sentent à mains nues. Ajouter une poubelle pour pouvoir faire le tri. Les consignes pour les poubelles sont très longues et contraignantes.Simplifier les consignes. Ajouter un micro-ondes

Coqueto, acogedor y con todo lo que puedas necesitar en tu estancia. Nuestra anfitriona Ionela fue muy agradable y la comunicación con ella rápida y sencilla. La ducha es un poco estrecha, las puertas no cerraban bien y el agua sale caliente, pero con poca presión

• Kimberlykepharttravels (10/5): Small Apartment in Venice in a Wonderful area! - This apartment was such a wonderful place to stay near the Biennale. We loved the easy access to the restaurants on Girabaldi, the access to the Vapparettos, and how tastefully the place was decorated. The bedroom was beautiful, and the beds were extremely comfortable. Check-in was easy; we just met someone from the office outside of the Coop, and the apartment was easy to find. The apartment was perfect for 3 adults; 2 slept on the pullout couch, 1 in the bedroom. I think a family with 2 small kids could fit in here, but note that the space was limited (historical house issues, lol). The patio was wonderful to sit out on, even in mid-October weather, just note to be courteous of neighbors! The stairs, but that's the price you pay for staying in an old house in venice!

• Stefano Rosson (9/5): Bellissimo appartamento - Arredamento, cucina molto attrezzata e spaziosa, silenzio del quartiere, pulizia dell'alloggio. Mancanza microonde, doccia con bassa pressione dell'acqua, mancanza di bagnoschiuma e shampoo. Discordanza sull'orario di check-out: secondo il gestore, alle 10; nell'annuncio e nelle regole scritte in casa, alle 10.30. Alle 10.15, si è presentato il personale per le pulizie che era istruito per pulire dalle ore 10.
• Kramarz (10/5): Es war eine unglaublich tolle Zeit - Das Apartment war viel schöner als auf den Bildern und sehr hell und gemütlich. Wir haben die Küche und die Terrasse oft genutzt und es war alles da. Die Lage ist phänomenal und ruhig. Alles ist zu Fuß zu erreichen und es gibt genug kleine Geschäfte und Restaurants direkt in der Nähe. Wir wurden sehr freundlich empfangen und fühlten uns von Anfang an gut betreut. Wir werden auf jeden Fall wiederkommen und alles weiterempfehlen.

• Array (10/5): Hoping the apartment will be available Next Visit! - For me, a perfect location, just off my favorite street, via Garibaldi. Where the tourists are few. A short jog thru the Garden brings you over to the island of Elena, another gem. Especially loved the terrace. Cant think of a thing,…the hostess was most accommodating to every request.

• Martina (10/5): - Skvělá lokalita v klidné části města, v blízkosti obchody i restaurace. Výborná komunikace s hostitelem, nebyl problém si uložit zavazadla předem. Pokoj byl čistý, postele pohodlné, vybavení kuchyně dostačující. Určitě doporučuji, rádi se vrátíme.

• Jeni (7/5): Enjoyable stay. - Good location. Loved the quaint street which was mostly quiet but close to shops and restaurants. Off the main square but a short walk away. Enough room for our family of five. There was nowhere to sit as a family at the end of the day, only a dining table. The couch was made up as a bed with no other comfortable seating. Could remove the little wall separating the kitchen and lounge area and replace with a double seated couch?

• Sandor (8/5): In summary: an apartment with excellent features, which could be renovated a little. - This is the best place if one wants to see the Biennale. The Arsenale and the Giardini are also nearby. There are shops, restaurants and a great ice cream shop nearby. The apartment (Fenix Otello Deluxe) is almost in the condition shown in the pictures. I wrote "almost" because a lot of things are worn out. The doors of the kitchen cupboard and the cupboard in the bathroom are hanging, luckily they didn't break off. Water flowed from the sink and flooded the kitchen floor. (Matteo fixed it, but then it dripped again) Some of the beds are already uncomfortable and sagging.

• Diogo (6/5): Overall, while the apartment's prime location near key Biennale venues and local amenities was highly beneficial, th - My stay was greatly enhanced by the apartment's location, close to the Arsenale and Giardini, perfect for visiting the Venice Biennale. The proximity to supermarkets, restaurants, and bars added convenience to my trip. Despite being centrally located, the house is remarkably quiet, providing a peaceful retreat after a day out. The home is also reasonably well-equipped for basic needs. Despite the positives, I encountered several issues that affected the quality of my stay. The area under the beds was not clean, and the bed linens did not seem fresh and clean, which is essential for a good night's rest. The air conditioning seemed to increase the room temperature on hotter days instead of cooling it down. Additionally, the mattress was uncomfortable as the springs could be felt, disrupting sleep. The house also lacked amenities like an oven or microwave, limiting meal preparation options at home. Other areas needing attention include the very small TV, the fridge which does not hold many items, and the unnecessary division between the kitchen and living room that seems to reduce space. The sofa and the cramped bathroom also need improvements to provide a more comfortable experience.

• Rachel (7/5): Location is fantastic. Quiet although next to lots - The location is perfect, if you like something away from main tourists but yet close enough and with the locals around. Street along from it has some brilliant bars and feel too it. With convenience/ deli shop Just next too at great prices. The balcony is a bonus especially on afternoon to relax in sun. (We stayed April) Piano is a great touch was my 40th birthday and daughter & partner played piano to me. Location and balcony makes the property. Shower isnt great, take own toiletries as non provided, cooker has missing buttons, and not enough utensils etc to cook properly with. We were travelling for 2 weeks so already on holiday but host sent many messages, wanting to know arrival time and information although we expressed it would only be day before we had a guide being flexible with trains and travels through Italy and Switzerland. The bed wasn't made on arrival but sorted within an hour. Unfortunately i never put correct child (not teens) information on the booking from a previous search and had a bit of upheaval and upset on a day that was my 40th birthday. I explained this as the property was able to accommodate us but obviously my error and i paid the £44 due immediately. I didn't like response from the man who said "us English and seemed aggressive" but after that we were left alone and hopefully just a one off as I've never made an error before.
• Dragana (9/5): Recommend - Location is great, in small quiet street. Near apartment you can find everything from grocery store, medical store, bars, restaurants,… Apartment was clean (especially bed linen), good equipped, comfort. Terrace is perfect for evening relaxation. Additional bed in the living room was ok but not recommended for people taller from 1.75 m. Stuff was ok, very polite (all communication was on whatsup). But they don’t answer early morning so communicate everything day before. Every room has window, even a bathroom which you can open and feel safe. We didn’t get hand soap and clean new sponge for dishes washing.

• Decebal (10/5): Fenix of the Venice - The Fenix apartment was not a rebirth from its ashes, but it was a pleasure staying here. The location was very good, in Arsenale, near the main street (via Giuseppe Garibaldi). Very quiet and secluded. Very spatious, and with a big terrace where you can enjoy your breakfast in the morning. We had anything we needed in the house - a big fridge, a big stove, washing machine. The main bedroom had lots of books, an interesting chess game - but the lack of time didn't let us explore more of these items. Yes, it was an enjoyable staying and we recommend this place. The narrow stairs to the apartment, not very suited for the elderly. The fact that we felt compelled to take out the trash to the pier (tip: on monday the cardboard and the domestic trash is being collected from your door, around 10 in the morning). We understand to collect it separatelly but not to behave like a local when we are on holiday. But the owner understood us at the end (even this situation really stressed us at the moment).
• Nikita (6/5): Pleasant - Apartment is rather spacious and located very well, though a bit far from the train/bus station. Very hard to come on foot. But it's close to San Marco and Bienalle. Well equipped kitchen with everything necessary. It was also clean. We appreciate that we were allowed to stay with our pets, though it involved some extra costs. If you're a tall one you will suffer a bit. Some door holes are too short and you can't avoid hitting your head into those. Also the stairs leading to apartment are very narrow. The big minus is the bed size. It's only 1,40m, which is barely fit for 2 adults. In general this place is not for big people 😀 Also the bed linen was weird... Instead of a duvet cover we had 2 sheets wrapping the blanket, which was not really convenient. The furniture is quite old and should be replaced...
• Loredana (9/5): Superb - I loved that the host was really nice with us, helped us with local recommendation, gave us indications and even helped us to store our luggage on the last day. I really enjoyed how spacious the apartment was, the bathroom was really nice and the piano in the room was a really nice touch. The terrace is big and allows you to enjoy a nice coffee in the morning. It has easy access to water bus, 15 minutes maximum walk to San Marco and a really quiet zone.

• Valeria (9/5): Superb - Very charming apartment in a great location, just off via Garibaldi. Close to many restaurants and bakeries and an easy walk to Venice's main attractions. Francesca is very friendly, professional and responsive.

• Olivier (8/5): Still enjoyable, with a slight bitter aftertaste. - Everything was perfect in itself and the appartment was clean and very well located. We were warmly welcomed too. The web page for the appartment is (voluntarily ? Not fair) confusing. They own several appartments in the same building, but only show photoes of the best and most expensive one. They promised more rooms from the photo and two showers and a bath, and a balcony. Instead we got 2 rooms and one shower :((( as well as no piano and no balcony.
• Alexandru (9/5): Great location - Nice comfy apartment. Great location, easy to walk to San Marco square around 15-20 minutes by foot ( bridges with ramp for kid stroller). Close to vaporetto station coming from Bus station/ Train station. Nice restaurants nearby. Some problems with the hot water ( technical problems with heater) but they did their best trying to fix it and make us feel comfortable.

Homeowners were so friendly and helpful The door of the balcony was broken however the homeowners were in the process getting it fixed and offered to get a stool if we wanted to get onto the balcony through the window

The apartment is lovely, piano a nice touch, and the staff were keen to offer suggestions of how to get the most out of Venice. The last step into the street is higher than others. If you're taller than 180cm on of the doorways is a little short.

• Marthe (8/5): Charming apartment with terrace - Lovely apartment situated on a top floor in a quiet street nearby Garibaldi. The terrace has a confortable table and sitting area, making it perfect to enjoy lunch / chill. The wifi didn’t work, we mentioned it to the team so hopefully it will be fixed now!
