Anonimo Adri (8/5): Pagas por lo que obtienes, no esperes lujos. - Los estudios tienen lo justo, un frigobar, una cafetera, un horno de microondas y el espacio necesario para tu equipaje, obtienes lo que pagas no es nada lujoso como se muestra en las fotos, la ubicación es muy buena a casi nada caminando llegas a Walmart, mercado 28, súper céntrico el lugar, el ado está a 5min en coche, muy bien! La piscina que ofrece el "rooftop" no es una piscina, el agua está sucia y no caben dos personas dentro, el estudio estaba lleno de polvo, la regadera no tiene puerta así que cuando te bañas el agua llega hacia el retrete, no había agua caliente como en un hotel, tienen como un medidor y el agua sale tibia si lo pones todo, para mí estancia larga no proveen bolsas de basura, la sobrecama la encontré con cabellos.

Ubicación buena, cerca de Mercado 28, Walmart, y avenidas que conectan a diversos puntos de interés. Buena y rápida respuesta del anfitrión ante los pedidos u inconvenientes. El Check in nos permitieron hacerlo 13,30 hs cuando llegamos del aeropuerto. Que se cortara el agua caliente un par de días, faltaría una mampara más amplia en la ducha para que no se moje tanto el baño al ducharse, y que no tengan trapo de piso/secador de piso, escobillon a disposición para poder secarlo.

El edificio parece moderno pero está algo deteriorado ya Uffff, piscina imposible de utilizar en julio. suciedad abundante por excrementos de palomas que viven literlamente en la terraza. Por otra parte utensilios del baño con cal acumulada de meses. Se agradece que hayan bastoncitos para oidos pero el moho acumulado en estos era asqueroso. No volvería a contratar estos apartamentos.

It wasn’t dirty either, but also not clean. The shower was broken, so we basically had a few droplets of water that went everywhere. The location was fine, but not a single tour operator or taxi driver knew where it was so we got dropped off a few streets down the entire time
John (8/5): Very good - Ideal location downtown near market 28, walmart and buses to the hotel zone. Great cold air conditioning in the room and little plunge pool on the roof. Coffee machine and microwave along with a fridge available Wifi is almost non existent. Mainly used my own phone data due to dropping out and had no WiFi on the roof.
Jerusalen (1/5): Bad - This Airbnb was very nice and beautiful but sadly it was very dirty, when we got there we found hairs everywhere and the toilet was dirty, we had to buy cleaning supplies and with just wipe it everything came of, what means that it wasn’t clean before. It was very disappointing considering that there is a cleaning fee in the reservation. I really hope the owner works in this because this Airbnb has a lot of potential.

The shower could improve, towels a little run out. Sometimes could be great to have a tv but on the other hand everything would be loud.

Kitchen facilities for preparing food. Microwave and coffee maker. Outside space is very good, with chairs on a private patio, plus a decent shares space with small plunge pool. Private bathroom has a decent shower. It was quiet at night and we slept very well. Good air-con, plus large ceiling fan. Communication with the hosts was very good. Plunge pool is very small and warm - it could use some shade.

Damian (7/5): Very good, but weird shower and bathroom - The room was big and the area on the roof was great. The bed was comfortable and the room had everything u need. The Check-In and Check-Out was very easy done with the codes of the door and the keybox. Practical room for leaving the luggage there after Check-Out. I didnt come along with the shower. You could not close it has just a glasswall for like half the room, so it would sprinkle out in the bath sometimes even on something that shouldnt get wet. Even if it was written there, I never had really hot water, not very cold, but not hot. On the last day then, something sounded like it would explode and then the shower only like came out of the side and not really through the showerhead. But now I got hot water, weird. Wifi was not the best, you easily lost connection sometimes.
Jain (1/5): Do not go for this place at all. Instead prefer to stay over streets if no other option is available. - There was nothing to be likes about this property. Everything mentioned in the losing is exactly opposite to what they provide you. You expect the fan in the room would be in mexico when it’s 30C of temperature. But no the fan was not working, the property new about the issue but still they gave us the room with no fan in it. The fridge was sticking like I was living in a garbage bag. The sink was so dirty to even put any dishes in it. They mentioned there will be toiletries and hair dryer, instead no hair dryer was there and for toiletries they provided is with nail paint remover, I mean wow

Kitchen was mostly equipped, hot plate but no pots or pans no cooking utensils, had cups, plates, coffee machine and bonus blender and hair dryer. Pillows uncomfortable for me. Pool was small but acceptable. Texted landlord about getting pot and pan the reply was that cleaning staff would provide it to me, but I waited several hours so I asked cleaning staff myself and they were helpful to get them. Pool needs a cleaning. No TV which was fine for 1-2 nights.

Rafael (9/5): Superb - This studio is in a convenient location near Mercado 23, with easy access to restaurants and public transportation. If you're driving, the parking space in front of the building is a great perk. The drive to the beach is about 25~35 minutes to dolphin beach with morning traffic, there are other beaches before but that was the one with the most palapas and not so crowded. The kitchen is well-equipped, the bed is comfortable, and the additional outdoor space in the master studio plus the small pool adds a nice touch to the stay. Nothing, that's a very honest budget option.

Easy communication and check in Location is a bit of a trek from the bus station with all your luggage and in a less touristy part of town...felt a bit sketchy walking there in the dark with all our stuff. We took a cab in the morning back, which was cheap as it's like 5 min drive to the ADO.

This change was announced through a message- 4 hours before our announced planned arrival- saying sorry and that I would receive a 10% discount. On arrival I specified through messaging that we need the original room we paid for and that we didn’t have a bed covering in January, when it’s not hot enough to sleep without one. My messages were completely ignored by the host and I never received the 10% discount for the inconvenience either. The walls and door are so thin you can hear everything from other people’s rooms. Instead of a bed covering we had to use a blanket that smelled bad. Don’t recommend

Dan (6/5): OK - I stayed here for one day, two nights after arriving in Cancun from London as I just needed a day to relax and adjust. The room was pleasant and modern/stylish and the location is decent, walking distance to several restaurants and markets and the ADO station is only a 20 min walk. As you’re in downtown there are no beaches or typical tourist stuff nearby but I was happy with that. The price was good, as was the Wi-Fi. The room had a hammock but I didn’t attempt to use it The photos used to advertise this place look like they were taken about a decade ago. The building is a grimier, older version of what they show. The roof terrace was dirty and unkempt with no sun loungers and the small dip pool was filthy. My ground floor room had a terrace but the mosquito nets are bolted to the doorframes so you can’t actually get outside, only open the doors for ventilation. One of the extra blankets in my wardrobe had what looked and smelled like a poo stain on it, which the manager insisted wasn’t(?!), and they had to send a workman to fix my shower as it only pumped out boiling water. Finally the building was fairly empty but any noise in the corridors reverberated a lot, so in high season I can imagine the noise would be a problem
Ndagou (8/5): cosy low budget studio dith amazing terrace in - cosy terrace and great location in downtown cancun. the staff on site was very kind. the place is quiet and peaceful, for duos of friends or couples. the online communication with the host wasn’t always smooth and I had to ask the same question multiple times due to no response. the towels had old stains and they charge extra for fresh towels.

Zia (7/5): Works for a short stay in Cancun - A decent option for a short stay in Cancun, we stayed only for a night before catching our return flight. The location has some shops and food options close by and the kitchenette in the room allows for some self-catering. Our room was at ground level and there were some people talking till quite late near the entrance, though that might just have been bad luck and not a structural issue with the place.

Mart (1/5): Drama - Nothing WARNING: DO NOT BOOK THIS! I DO NOT BEWARE ANYONE TO STAY HERE. Please believe me when I say, don't book this. Check out the photos attached, this says it all. 🤮From arrival to departure it was a big drama. We booked this studio for 3 nights and left in the meantime because it was so terrible. It was dirty, the floor was full of hair and stains, mold throughout the bathroom, stains in the towels and in the bed and a shower that did not run, causing the entire studio to be flooded within 2 minutes. All my things were wet and dirty. We had to try to remove all the water from the room ourselves with towels and a mop from the cleaning room. The bed was filthy, the pool is a dirty foot bath. No point of contact, not cleaned or very very poorly cleaned upon arrival. Contacted the owner, who did nothing at all about this. We did not receive any money back for the nights we did not sleep there. “We just had to contact booking.com ourselves.” Absolutely no cleaning lady could come by, we asked this several times. Landlord doesn't solve anything. View my photos, they say more than 1000 words. It's even better to lie on the street than here. If you want to get scammed and sleep in a dirty loft, then you've come to the right place. Absolutely not recommended. Never experienced anything so absurd. I don't wish anyone to voluntarily spend even a euro on this.
Denisa (8/5): Good for short stays - The studio is very nice with little bathroom and great shower with hot water. It’s very close to Walmart, therefore also to bus stop from which you can easily get to the Hotel Zone (where all the beaches are) for only 12 pesos. The only three reasons why not put 10 stars are: 1) We really didn’t like the fact that you have to pay for cleaning the room, the towel change and other services which should be at least once in a week included in the price. 2) Noise from the hallway. The door to the rooms are very thin and with gaps and all the noise from hallway including cleaning staff, other guest is too loud especially in the morning or late nights. 3) The water fountain on the hallway was almost all the time empty so we had to buy lots of water in unnecessary plastics.

Joseph (9/5): Great Value For the Money! - I am being very nit picky but to put it into context, I have stayed here now many times when passing through Cancun, for up to 4-5days but usually under 2. The room is well thought out with lots of little amenities. It is always very clean, and fresh. The beds are great! Just the right support but supple and maybe up to 2in of top foam. I stay because of bed comfort, large shower with very hot water and adequate bathroom space, good ac and location and ease of entry and exit. My special requests to stay on ground floor, due to excess luggage and a bad knee are always accommodated if booked far enough in advance. The room Now for where they could and should improve: 1. None out of 4 rooms coffee pots will brew. Thoroughly clogged with scale. Need to flush all of them with white vinegar or replace. They leave coffee and sugar but to no avail. The OXXO is directly across the street. 30P for large black coffee. 2. Smoking. Non smoking rooms, but twice encountered strong smell of residual cigarette smoke, usually quite prevalent in the bathroom but permeates the room. Smokers ruin it for everyone else, since it can remain for days or longer. I think maintenance should report violations when they clean the rooms so the offenders can be charged. I don’t blame the property 3. Toilet seats are always very loose and almost wiggle and slide off and don’t align with the basin. Maintenance needs to simply tighten the attachment bolts. Toilets are always very clean. I said I was being nit picky.

Shower did not work dripped all night no hot water...mildew stains on the ceiling Dogs running through the hallways barking when there are signs that state no pets allowed Reached out to the owner about not hot water at 4pm He stated that someone would be here between 9:00 and 10:00 p.m. to fix the shower the next day it took most of the day before it was fixed. not a real pool just a foot wash.

Rooftop was cute and we were able to go up to the rooftop after check out to relax a bit before our bus to leave Cancun. It’s A pretty easy 15 minute walk to downtown bus station and downtown parque de las palapas. Multiple Buses nearby on Av Xcaret take you to the hotel zone for beaches. Tidy. Of course, this is a cheaper option in Cancun so it is perhaps more minimalistic than other more expensive options.

Kyle (9/5): Really well run apartment in central Cancun with superb hosts - This place is great. Super low cost, relatively well maintained apartment in the center of Cancun. You're right by the bus, park, mall, etc so you can get everywhere with ease. Really good amenities - coffee maker, stove top, etc. Hot water. Good internet. I really can't think of a complaint. They also noticeably seem to want to provide a lot of extra amenities, which was appreciated. E.g. there's a closet where you can store your luggage if you want, water on the premises, they have signs to show where to leave trash - that kind of little stuff that goes a long way. It's worth mentioning - there was a big storm the day I was supposed to check out. All the buses, taxis, streets, etc had closed as well as most of the hotels in the area. I had no other reservation and couldn't really leave. Booking was showing I couldn't extend my reservation either (very frustrating!). I reached out to the hosts directly hoping for an extension. They were super helpful and immediately took care of things. I think what they did was close off their reservations for the day *just in case* anyone needed extensions. You could tell they were ready to handle any requests people needed due to the storm. Their forward thinking and storm awareness was really appreciated and it really reflects that they'll take care of you when needed. So a personal thanks for that! I liked the check-in instructions. Pretty detailed and they give you recommendations / other house rules & amenities via QR code. The hosts are superb. Roof is okay. Obviously the "pool" is more for decoration. I wish the view looked into the main street, but it doesn't really. The ground floor apartments are listed as having patios. That's sort of misleading. You can open the door for air, but they're screened off so you can't use the patio outside. So if you're thinking of having a smoke break, you'll have to go to the roof or out the front.

We moved here from another place that was too noisy, this place was so quiet and peaceful, THE MOST COMFY BED, nice hot shower (maybe a little to hot if I’m honest) a beautiful roof terrace area and just such a lovely safe vibe. Showers were difficult to get the right temperature (a little too hot)
Habiba (6/5): Pleasant - The apartment was as shown in the pictures and it was very easy to find. The location was accurate. I was also able to check-in earlier as the cleaning lady was very friendly and accommodating, when i came earlier than the official check-in time. The extra bed was a major downside. It was very small and extremely uncomfortable to the point where we didn't use it at all and had to squeeze into the master bed instead. Also, the rooftop pool was disappointing compared to the photos. It was just a tiny, improperly maintained space that we could not use.
Nylse (9/5): Affordable comfort - Great, simple studio to spend the night - no noise at all. The rooftop was a nice surprise; it was cloudy so it felt fresh and perfect. The bedsheets look old and stained. I stayed in the master bedroom on the bottom floor, and it was rainy, so all the water got inside. Be reasonable, this place is super affordable, so don’t expect luxury or everything to be new.
