• Nicole (8/5): Mooi uitzicht en lekker verblijf - Prachtig uitzicht over de zee. Fijn dat je het zwembad en bedjes van het hotel kunt gebruiken. Oxxo aan de overkant van de straat en een koffiebar beneden in de hal met lekkere koffie. Let op: in het hotel kun je buiten de lobby geen eten of drinken kopen. Dit is alleen voor de all inclusive gasten. Handig: bus stop voor de deur om de paar minuten voor een paar pesos om de naar andere restaurants / winkels te brengen. Snelle en duidelijke communicatie met eigenaar. De eerste dag moet je ‘leren’ waar je wel en niet mag zitten op de bedjes aangezien sommige gedeelten geserveerd zijn voor gasten met exclusieve all inclusive services. De gym kan wat extra kracht apparatuur gebruiken.
• James (9/5): A superb stay in Cancun - The Ocean view was breathtaking, the floor to ceiling windows made it seem like we were floating above the ocean with an unobstructed view to the horizon. The one bedroom apartment was clean with a well appointed kitchen in the lounge area, a TV that could be connected through a phone or tablet. A comfortable sofa and a lounge chair as well as a dining room table and chairs was nice. The bed in the bedroom was huge and comfortable. The host Betty was communicative from booking the apartment months ago, right the way through to checkout. Really accommodating and kind. It was a really good stay. Thank you Betty for everything. There was not anything to complain about.

El estudio tiene una vista hermosa al mar, disfrutamos la playa, las albercas y el jacuzzi. Las camas y almohadas muy cómodas. Hay un oxxo enfrente y restaurantes cerca. Seguramente volveremos pronto. Todo el personal muy atento. No hay nada que no me hubiera gustado, todo excelente.

• Carlo (10/5): Simply amazing! - Staying at Betty’s apartment was amazing. We’d never been to Cancun or Mexico before and Betty contacted us before with really clear instructions on how to get there from the airport and access the apartment.  The apartment itself is stunning. The view is spectacular, the bed is really comfy, the shower is excellent and the location is very beautiful. The beach is very pretty and the waves are very cool, so staying here to swim in the sea is fine.  You can use the facilities of the hotel (minus the food, although you can opt in for the all inclusive if you want) and if you want to use the beds, we’d suggest to do go down before 9 am. The sun does go away relatively early (4-5 pm in February) because the beach is East facing, but that’s absolutely fine.  The most important thing, Betty’s customer care really is second to none. The apartment and location are excellent, but we’d choose Betty’s apartments again because of we were treated. She was helpful, available when we had questions, and let us stay six hours after check out because our flight was at 10:30 pm and there were no guests arriving that day (low season). That was so kind and we really appreciated the gesture.  Thank you Betty for making our holiday such a wonderful one. Nothing to say here

El apartamento muy bien equipado y con múltiples servicios en el Condominio, Súper recomendado! Y además un OXXO a pocos metros de distancia caminando. Comprar bebidas o alimentos en el área de piscina solo es posible adquiriendo un pase de día completo al Hotel. No hace sentido por el costo que tiene comprar el pase por solo un par de horas. Pero es permitido llevar bebidas y alimentos del apartamento.

• Kiah (10/5): THIS PLACE IS HIGHLY RECOMMENDED! Affordable and comfortable place to stay in Cancun. - The property is beach front and we have amazing view of the ocean and pool from our room. We aren’t all inclusive and it helps that there is stove inside the apartment. We mostly cook our breakfast here, and go out for lunch or dinner which saves us a lot! The bed, and sofa were really comfortable. We slept straight and uninterrupted. Air-conditioned is working perfectly and the whole apartment is fully equipped with things you need like iron, hair dryer, towels, utensils, cutlery and more. It is my first time to travel Mexico, and surely having a place to stay like this made the experience worthwhile. Thank you to Betty Moreno for being a great host! She’s very nice and responsive to all your questions. You can hear the kids from the other rooms screaming, and crying sometimes but we managed to get through it. It’s just a minimal problem.

• Mirna (8/5): Muy lindo Depto vistas ESPECTACULARES - Las vistas del depto son espectaculares. Está ubicado en un lugar muy tranquilo, a 10’ en auto del centro. El complejo es muy lindo. Se aprovecha mucho la pileta si tocan días de sargazo. Faltaría un Black out en el living para que la persona que duerme en el living no le dé la luz desde tan temprano. El catre que sumaron al living era muy incómodo, terminé durmiendo en el sofá . La puerta de costado que se comparte con otro depto resultaba a veces incómoda por los ruidos. Hay parking pero a veces está completo y se deja el auto al lado, más que nada aviso por si alguien va en silla de ruedas quizás sea más complicado movilizarse. Lamentablemente (y esto escapa a la propietaria) si bien piden respetar el silencio en determinadas horas lamentablemente no sucede. Al menos en el piso que arrendamos. Subía gente a los gritos y disturbaba el sueño de quien dormía en el living. Una pena que no se respeten los horarios de descanso.

Por otro lado, creo que hace falta un poco de vigilancia en las instalaciones comunes. Habían parejas indiscretas en el jacuzzi, mientras otras personas también se encontraban allí.
• Orla (9/5): Superb - This is really good value for money! Using the hotel's facilities were great! Betty was very easy to communicate with. Its a bit out of the town but the R1 and R2 buses are very regular and stop right outside the hotel.

Special thanks to our host Betty, who was very quickly solving minor problems and always was there to answer any questions. A very good restaurant and a small convenience shop across the street. A free parking space. Nothing to mention.

• James (6/5): Go all inclusive in this area. Poorly treated by hotel staff and there’s not much in the area. - The host Betty is very helpful and replies to messages promptly. Our check in was very smooth and informative thanks to Juan. The hotel is within another hotel called Oleo which is beach front. There are two outdoor pools plus a small jacuzzi pool. Next to the pools are stairs that lead right onto the beach. A few restaurants over the road from the hotel and one convenience store called OXXO. 15-20 minute walk away there is playa delfines and a Go Mart. So many guests of the hotel put their towels on the pool chairs and leave it vacant for most of the day. There are not enough chairs around the pool and on the beach for all guests. A lot of guests complained about this during our stay. There will be 10 chairs in a row but only 2 people sat there, yet all the chairs have towels on them. We were sat at the pool for 4-5 hours one days and not once did anyone come and sit on these towel covered chairs. Staff do nothing about it and are too lazy to help guests. As the property is linked with the Oleo Hotel, we dealt with the hotel staff there. As we were not paying the Oleo Hotel and only staying on site we were given a different colour wrist band to the guests of the Oleo Hotel. This made us stick out and the hotel staff were horrible to us throughout our stay. They were rude, obnoxious and didn’t help us with anything. Even a small request like helping us move a parasol next to our chairs around the pool so we could get a bit of shade in high temperatures. The staff really looked at us like something on the bottom of their shoe. It made us very uneasy throughout our stay. If you stay here you are moved if you are sat on a beach chair and someone from the hotel wants to sit in your seat. We sat at the beach on day as the pool area was full with unattended, towel covered pool chairs and there was no space for us. After being sat on a beach chair for an hour or so we were moved because someone from the hotel wanted to sit there. This happened with no warning and we were told during check in that we were allowed to use these facilities. Basically it means you can use the facilities if no one from the Oleo Hotel wants to use them. As there is nothing else to do in the area, everyone sits around the pool and in the beach everyday so where are we meant to sit. Guests staying at the hotel are given red wristband and here you are given a brown wristband.
• Paula (10/5): Paradise - Everything went so smoothly from pick up at the airport to ease of accessing our place. Beautiful view of the ocean and access to pool and hot tub. Bus picks up right in front to go to downtown Cancun. Convenience store across the street, and a great restaurant (Navios) . Just a beautiful area. Ocean was so blue like a swimming pool. Betty out host was so easy to reach and get back to us if we had any questions. Could have been a larger bed, but we made it work.
• Tanah (10/5): Exceptional - Apartment in hotel area, right on the beach. The view was amazing. We could use pool, gym, beach beds, got beach towels. If you like you can pay extra for breakfast or all inclusive. Beach is nice, sea beautiful, there were often red flags but usually also yellow, we liked waves. Communication with the owner was great, they solve any problem. You can't open windows, I missed fresh air. I understand that there is central ventilation and it was ok.
• Juliana (4/5): Not recommended - Location. Good communication with the host. Let us stay a little bit longer after midday since our flight leaves in the afternoon. The unit wasn’t beachfront like the picture shows. Those pictures are from 2 different units. Make sure to confirm which one has beachfront views. There is not enough utensils in the kitchen, whatever it’s in there is broken or extremely dirty. If you use the kitchen you need to use one appliance at the time. Since there is just one outlet. Good cleaning on the curtains is needed.
• Egle (9/5): It was a great stay for our budget. - The location was directly across the street from two good restaurants! The buses came by regularly and fares were cheap! There were no stairs as the room was main level - huge plus for seniors! However, in the evenings, people allowed their young children to roam the halls unsupervised, breaking up the quiet moments.
• Decor (5/5): Passable - Very good location, all what u need is cross the road. Nice place go be.8 In the apartment we felt like someone was sleeping with us. There should be at least one more door or a thicker wall with soundproof doors dividing the apartments. Once I met a leaky door between 2 apartments and all conversations from the 2nd apartment were heard. It is very disturbing at night when you have neighbors with loud voices.
• Elvie (9/5): Great location, beautiful view, not much to eat nearby. - Excellent location on the southern end of the hotel zone. Beautiful ocean view from the 5th floor apartment. Loved looking down on the pelicans fishing. Juan Pablo was very friendly and met us on check-in and showed us around. Beds were ok. We took a day trip to Chichen Itza, which was great. We didn't have a car and Uber was easy to use but by far the best option for transport is the local bus, only 12 MX to travel all the way to the north of the hotel zone, so that's where we went for food mostly (also with mixed results). Make sure to have cash for the bus and small change is easier for the driver. It was really nice that we could use the hotel pool and beach chairs. The hot tub was packed any time we were interested in trying it. The hotel spa prices were exorbitant (probably like most all-inclusive places in the hotel zone), so we didn't use it. Very few food options nearby unless you pay the gigantic all-inclusive daily rate at the hotel. There was a mediocre Mexican restaurant across the road and one other restaurant that we didn't try. The convenient store only has snacks and drinks, no fresh produce, so our plan to eat breakfast at the apartment was disappointing. If we had had a car we could have gone to a supermarket perhaps, but the nearest one was pretty far away. The apartment had a coffee maker (but no coffee). One other important thing for the host to know, the sliding glass doors to the balcony don't have a seal. We had some really windy weather at night and the wind was coming in through the openings in the door. We could feel the breeze and it was so loud we couldn't hear the TV. It was a little disconcerting. The host was pretty responsive when we didn't have hot water one morning, although what we found out over our stay was just that the hot water was unreliable - sometimes great, sometimes nonexistent.
• Puhalanthi (6/5): There is room for improvement! - Betty’s! Prompt reply when messaged! The room can cleaned further! There were lots of dust on top the posters and wall! Towels should be changed each other days! The room will only be cleaned for longer or more than 7 days is a bit ridiculous! Although Betty assisted in the cleaning during our stay! The owner shd ensure the tv is in working conditions at all time! Or at least have the courtesy to inform the occupants before their arrival if it is not in a working condition! To push the blame on the service provider is not acceptable. Also the white bowls were not in a clean condition as I found food traces not washed thoroughly. The plastic plates were in a deplorable state! They shd be replaced! The room is facing a tennis court! It is not facing the sea, that’s the impression I get when I booked the room! So be prepared for this surprise!!

• Haining (9/5): Great place for vacation - The location is good. It’s quiet and the view is beautiful. It shares the facilities with the resort. So we can use the hotel facilities such as swimming pool and gym and beach with fantastic ocean views. The bathroom door takes some effort to open.

Internet Wifi connectivity was poor, the studio needs more maintenance and needs safety locks on the main door and the balcony door specially if you go with kids.
• Clarke (5/5): NICE BUT NOT WORTH THE AGGRAVATION AND EXPENSE! - The location was good. Being able to open the sliding door and hear the ocean was delightful. Another good point is that the public busses run every five minutes and only cost 12 pesos (or 1 dollar US). Made sightseeing and shopping much easier. Wish we had known about the bus system the first day instead of the third day. The check in procedure was terrible. All the check in information was emailed to us at home LONG AFTER WE HAD LEFT TO TRAVEL. We arrived and the front driveway guard would not even let us into the property and the front desk did not have our names or any information about our stay! Frankly, we felt like we had been swindled out of our vacation. Finally, after way too long someone drove up to let us into the room. The biggest complaint is that fact that you cannot purchase anything at the shared hotel - no food, no drinks, nothing! You have to purchase a "day-pass" costing US$90 per person per day. We might as well have booked a full service all-inclusive and saved a ton of money. Best deal for food was the OXXO grocery store across the street where we bought a package of hot dogs for lunch and dinner. By the third night we tired of tube steaks so we to the KM19.5 restaurant across the street which was very nice watching the sun set.
• Angela (8/5): Perfect for a relaxing getaway - The host, Betty, was wonderful. Great proximity to the beach. Nice beach view from the room. You will fall asleep to the sound of the ocean. Ideal spot if you want a quieter stay in Cancun. It’s within a smaller resort so you can use some of the amenities such as the pool, spa, and lounge chairs. Very reasonably priced. I missed the all-you-can-eat and all-you-can-drink aspect of an all-inclusive resort. We were quoted $90 per day per person if we wanted to get the all-inclusive experience. I also wished there was more entertainment and activities on the property. If you want to just relax or if you don’t mind venturing off property to eat or find entertainment, this spot will work for you.
• Rambali (10/5): Fabulous apartment in the hotel zone - Absolutely stunning views and location. Great facilities. Good air con. And Betty was a fantastic, friendly and very professional host! Some of the flat could do with a refresh, it's slightly dated but it was not at all an issue for me personally as it was excellent value for money.
• Rafal (8/5): Good location but room needs refreshing - Location is perfect! Just almost at the beech and having pools is also a bonus Kitchen would need to be better supplied and bathroom needs refreshing
• Lisa (9/5): Best of both worlds! - Great location with easy beach, pool, and outdoor access. I liked the private beach and pool of the hotel, but the freedom to manage our own meals, etc. We found it easy to catch the bus to get up and down the hotel zone, and there are a couple of good restaurants and a convenience store across the street. We enjoyed our stay! It’s too bad there isn’t a quicker exit to the street, but not a big deal. On Fri/Sat nights, the occasional loud group wandered past and woke us up.
• Novella (10/5): Exceptional - Amazing value for money. The room was spacious, had a beautiful view and was comfortable. The beach is beautiful, as are the pool areas. Definitely recommend staying here and will come back as well.
• Guminski (9/5): Superb - everything was almost perfect, the owner was very helpful, close to local shop, and buses every 5 min. the beds on the beach almost everyday booked or used by the same people since 7 am, but if you patient you can get a bed after someone leaving the beach. And on minus we couldn't buy a drink if our package haven't include all-inclusive.

• Vivien (8/5): Quiet, clean, and well priced. - Ocean view, warm shower, kitchen utensils Bed was very hard and only 2 pillows on bed. Have limited mobility in neck now and have to see a massage therapist.
• Mani (8/5): Best vacation in my life thus far! - No breakfast, but it had stove and microwave for you to cook. There's a store across the street and you find groceries to cook. Very convenient. Awesome property on the beach! Property shares with an all inclusive resort. Address of the property was not provided and was a bit challenging to find. But the staff at the all inclusive resort that this property shares with were very friendly and helped us find the keys. Toilet got clogged and there was no maintenance staff available. But we could us the bathroom in the all inclusive resort.
• Jrramirez (10/5): Exceptional - Amazing experience at estudios yalmakan, great location and the apartment was fabulous. This is the place to stay. The room was veery comfortable and the apartment was loaded with all kitchen items needed to make some delicious meals. Amaxing view of the ocean. Through the windows. The ac was cold. The facilitator was amazing and always responded with any questions we had. Amazing experience Water in shower was a little on the cold side. But over all was great restroom
• Amg (10/5): Excellent vacation. It was my first time visiting Cancun and I was very pleased with the experience. - Very nice , modern property with perfect location right on the beautiful beach. Beautiful view of beach from the Condo. Beautiful View, very quiet and relaxing. Comfortable bed and accommodations.
• Maria (6/5): Disappointing - Seaview is really good, though our apartment (1504) was in the corner of the building, so the view is not particularly panoramic.Balcony is a nice bonus. AC was good. It was very convenient to have 3 restaurants and Oxxo in the walking distance, two of them are just across the road. Maybe we got the different unit, but it doesn't really live up to the raving reviews from others. It was kinda dirty on most surfaces except the floor and beds. A lot of rusty stuff, even the stove and coffee maker were full of rust. Also the hot water was brownish. Don't expect to cook anything there, but at least you get a small fridge and microwave. No service at all. We stayed for 4 nights, and towels were never changed, and it was really hard to dry them in such humidity. But the worst thing was the noise: doors are paper thin and our apartment had a connecting door to the other one, exactly where they had a bathroom, so we were able to hear every word they said there, like they were in the same room with us. Even the hair spray smell easily got through this door to our place.
• Helena (8/5): Very good - It is a spaceus apartament. We liked the pool. It is right on the beach. You can take a bus to go downtown in front of the hotel for 12 pesos or 1 dollar. The only thing that bothered us was that the pots in the kotchen were very old and used. Evrything else was ok.
• Andrea (8/5): Beautiful property and Betty was a very communicative host. - Beautiful property with an amazing view There are only two restaurants near by if you don’t want to pay for the all inclusive through the hotel.
• Ffion (10/5): Great stay - Great place situated inside an all inclusive resort. You get access to all the pools, beach and gym which are great! Betty was a very friendly and responsive host. She has thought of everything to make the stay as comfortable as possible. Including a coffee machine, beach cooler and toys for children. The apartment is modern spacious and clean. I would highly recommend! Its located almost at the very end of the hotel zone, but its very close to the airport and has good restaurants nearby.

Betty was absolutely wonderful. She answers questions quickly, was kind and helpful. Price was a good value. This property is on the end of hotel zone. It was much quieter. You need to get transportation to get to places, but it was not a problem. We loved the quieter scene and getting a bus or uber was quick. It is a beautiful condo that had what we needed.
