- Sandra (1/5): Left us sitting out in 35 C (100F)heat - Terribly poor management - Location was the only redeeming factor We only stayed two nights and wished we hadn’t. First, the property contacted us on Booking with some initial information. That was great! We responded providing our arrival information and let them know we were about an hour away coming from Split. We messaged on booking and on the whatsapp number they provided. We heard nothing back! We decided to go ahead and try to grab lunch somewhere we could walk. After lunch and after no contact at the check in time of 2:00 (now two hours since we gave our anticipated arrival time) we didn’t know what to do. It was 35 C out and so terribly hot. The kids were frying in the heat and we couldn’t wait forever. Nonetheless, we got some ice cream and waited another hour in the 35 degree heat. It was now three hours we had been waiting for contact from our host. Since it’s a long walk down in the 35 degree heat, we decided to send one of us down into the old town (cannot be accessed with the vehicle) to see if we could find help. After a long walk in 35 degree heat, my husband arrived at the apartment and found a different phone number and email on the door - he rang and emailed these contacts and got nothing back. He then decided to ring the bell to the apartment (which was awkward since we didn’t know if we had been scammed, or if it was even the right apartment) and finally someone came to the door. After three hours of no contact from our host, and 35 degree heat, finally we had help. While my husband had gone to walk down, I had called booking for help and they tried all the emergency contacts for the host. They also got no response!! This was an awful way to handle the arrival of a guest!
Being hot and sweaty, we decided to just try to move on with the apartment. Upon close inspection of the apartment, it was very dirty. There were poop stains on our toilet. The floors were dirty. The patio was dirty with bird poop on all the chairs. There was really bad mold in one of the showers (and not a little!).
- Charles (3/5): Beware what is advertised may not be what you get - The issue with this apartment is that it is not what it claims to be. It is advertised as a twin room with 2 double beds. In fact it is a tiny room with one double bed. Also but less significantly the bathroom is through a corridor which houses the shared washing machine and used by the cleaning staff.
As the apartment was not suitable and as advertised, I spoke to the owner on arrival to complain. At first she said that it was linguistics. A twin room apparently means a room with a double bed suitable for a married couple. Her words. The website clearly states a ‘twin room with 2 double beds’.
After a long conversation with the owner, she agreed to give me a full refund. However, Booking.Com claim they were not aware and therefore it took a lengthy call with Booking.Com to secure the refund. Fortunately the offer of the refund was clearly documented by the owner in an exchange of messages with me on Booking.Com. The refund is therefore now coming to me.
In summary beware: what is advertised may not be what you get. However the owner has provided a full refund. Surely better to advertise the property correctly to begin with and avoid the guest disappointment. See above
- Eleanor (8/5): Absolutely wonderful stay. - The roof terrace was stunning, such a beautiful way to enjoy our breakfast and a drink before dinner. The bed was comfortable and the flat had everything that we needed. The shutters were really effective and kept out all light and some noise (there is always noise in the Old Town). The location of the apartment was absolutely wonderful, it was so close to the main street (Stradun) and the harbour area. But also close to the Buza gate so not too far to carry suitcases. The staff were great, a real pleasure to deal with. As others have mentioned the bathroom did have a bit of a smell at times, this then quickly disappeared. I think this might be present in all of the old town due to the ancient plumbing.

check in indication is easy Room is very small. The beds are not even standard single size. It is ok for one person to stay, but not for two people.
The description of how to find the property could be better. If you made mistake, it is 70 steps of going up with luggage, not easy.
The communication from landlord lady could be better.

- Dion (3/5): Poor - The location was perfect, and everything was close by We didn't get the room type we booked. Staff were rude when we questioned them about it. The room didn't look like the pictures and was very small. Missing some light globes in the bathroom so it was dark. Lack of privacy, we had someone come into our room and use the washing machine while we were out and left towles and sheets in the machine. So after that we didn't feel comfortable
- Natalie (1/5): Try to avoid them! - The location. but we have to stay in another property by the same owner. First, the host surprised us by claiming that our reservation was incorrect and therefore did not exist, despite the fact that I had fully paid for our stay. The paid invoice I presented was ignored, and the host repeatedly told me not to contact Booking.com about the issue.
Second, she arranged for a taxi to pick us up from the airport without our agreement.
Third, upon arriving at the place, we were informed that we were in the wrong location, and she blamed me not to replying to an email I never received. For two hours, we were running around Dubrovnik because the host refused to give us the address of the new location.
After finally checking in, I had to listen to a long speech about how generous and great a host she was for making so many sacrifices and losing money (WHAT???) to avoid spoiling our vacation. she called it an upgrade! Despite the apartment being somewhat nice, nothing worked: no TV, no air conditioning, nothing! We could not open the windows as they faces garden on the first floor and had no mosquito nets. As addition to a very unpleasant check-in, she dropped my phone calls when I was trying to get codes for the doors and than was laughing saying that if she changed it we would stay on the streets.
I believe it was a scheme from the beginning, and it absolutely ruined our first impression of Dubrovnik. The "upgraded" property was Ella La Bella.
Just awful! Never ever I had such an experience and hope will never have one!

The apartment is very dirty with hair in the sink, on the beds.
The bed sheets had blood stains on them.
The Bed is tiny if you are anything above 165cm not to mention how uncomfirtable the mattress is.
The owner doesn't allow you to use the Wifi and doesn't provide a place to leave your luggage until your flight time after the check-out.
Someone tried to break into my room, and said he was sent by the owner because I didn't pay the fees although it was fully booked by booking.com
The area is very noisy and you can barely get sleep at night because of the noise.
The pictures are NOTHING like the reality.
I honestly regret every penny paid there.

Handy to be able to easily escape the crowds during the busy part of the day and then enjoy the old town when the day trippers have departed. The apartment had all of the features for a relaxing and comfortable stay. Communication with the host was timely and helpful. Charming character of the building with a relaxing outdoor terrace.

- Marc (10/5): Exceptional - One of the absolute best things about this charming little accommodation was its perfect location, which I'd say is absolutely ideal for visiting Dubrovnik! After arriving at Buza Gate, it only took a few steps to get there. Even travelers with a lot of luggage will find it easy to reach, and the gate is generally less busy with sightseeing tours and buses. Maja was also a wonderful host, always eager to help with good recommendations, and easy to reach. She helped us with the transfer from the airport and gave us some great advice about things to do in Dubrovnik. Overall, we had a wonderful time staying here. We would highly recommend this cozy room to people who want to stay within easy reach of the beautiful old town of Dubrovnik.

He just said that it was good to be nice, so I really appreciate that he did that for us and the location was right in old town in the middle of everything and still very quiet so thank you big shout out to the owner.

And not too many steps! It took me a little while to get used to the bells ringing on the hour but that is not the property’s fault!

The owner was easily contactable throughout the stay and helped us with a minor issue we had. It had everything we needed for a few nights stay. There isn’t anywhere to hang up clothing but plenty of drawers for your things.

- Tripta (9/5): Centrally located in the old town - The property is located in the heart of the old town. Everything is at walking distance, even the pick up/drop point of the airport shuttle so it really easy to get here. You have to get down few steps to get to the property but its far less as compared to other properties in the area.
The room was spacious and the shared terrace was a lovely little corner to sit and relax. The cleaning could have been better and because its on old building, there is a musky smell in the room.

There was barely enough space to open a full luggage case and the bathroom door did not even open properly. Photos on Booking.com made it look like a quaint and cute BNB and it was absolutely nothing like the photos at all.

- James (9/5): Superb - By far the stand out feature of Casa de Mateo Ellias is the deck. Outdoor living spaces are extremely rare in Dubrovnik, so this alone is the reason to stay there. Our room was very small, so that one side of bed was pushed up against the wall.

It was very clean and had a nice porch to have a drink on in the evening. There is no place to hang clothes so you live out of your suit case. The shower door is only half length so water gets all over the bathroom floor which was a little weird. Not being able to hang clothes up could be an issue for some people.

Petra was extremely accommodating! It was wonderful to be able to rely on a host like rhat while bagpacking. We absolutelt loved our stay and would definitely book again!

- Lisa (10/5): a wonderful experience & ideal for first time or frequent visitors. - beautiful and very convenient location right near buža entrance, nice terrace that overlooks alleys into Main square, easy access, amenities are available and efficient (functional AC, toiletries, towels, kitchen stove, fridge and some non perishables). The best was that I had a wonderful host who is very responsive and helpful, and accommodating to ensure I was comfortable and able to store my luggage and explore the city even after checkout. You will not regret booking with Petra :) my only warning is that you will be near a bell tower. light sleepers may want to bring ear plugs, as it rings in 30 min and hour increments

- Claire (10/5): Amazing location & host - Amazing location in Old Town, the place to be in Dubrovnik if you are visiting for the first time. Host was very friendly and responsive. If we needed something, she directly arranged it.
We stayed in two different rooms. We stayed in this room first. It was fine but the bathroom was a bit small. After staying in this smaller room, we extended our stay and moved to the studio upstairs. That room was recently renovated and very specious. It also has a small kitchen. We could highly recommend it!

- Lena (5/5): Passable - The location in the old town is good Hairs everywhere in the bedroom, bathroom and in the towels. The towels were dirty and there were hairs in it. As I complained the property manager told me I can go upstairs and there are fresh towels in the closet, but even the fresh towels were dirty and hairy. The floor wasn't cleaned before the stay. We aren't sure if somebody was in our apartment as we've been out because the washing machine was wet and it smelled like washing powder as we came back in one day.

- Oleksii (8/5): Hidden gem of the old city - The Casa de Mateo Ellias has amazing location and a small shared terrace (which are pretty rare in such old city). All touristic attractions (including the port) are literally just 5 minutes away by foot. Room is small but very well fitted. There was not just electric kettle but also tea bags and a honey to it. It's not a super luxury place but I would definitely recommend it as a place to stay in the old city. It has amazing value for money. The window of the room directed to the active street, sometimes people's voices could be pretty loud. But restaurants situated around the corner so between 23-7:00 it's quiet enough.

- Yas&jc (5/5): Worth it if you can get it cheaper than elsewhere - Location and terrace are great. For what we paid compared to other nearby properties it was good value but only in these respects.
If all you want is a bed in the old city with somewhere to have a glass of wine before you go out for the evening, this is perfect. If you're looking for somewhere to cook a few meals, this is not worth the extra money we paid to have the kitchenet. It smelt like mold (badly covered up by a plug in air freshener), no towels were provided, the kitchen utensils and crockery were dirty and/or broken (handle came off a knife and I nearly cut myself). The shower goes all over the bathroom floor, and no bath mat was given, we had to use our clothes on the floor to stop ourselves slipping whilst we air dried!
No tea towels are provided, considering we had to wash everything up as it was dirty and the drying rack is tiny this was a nightmare.
There is no microwave as per the pictures, only a two ring hob.
Toilet seat was broken, we reported this and asked for towels on first day, never received any towels and toilet seat wasn't fixed. This would have been obvious as lid was on the floor and seat was at a 90 degree angle when we walked in.
We were left about 10 sheets of toilet paper. No spare rolls.
Mosquitoes everywhere, weird considering our windows werent open.
About 4 loads of washed bedding and towels were left out on the balcony one day, they were left through a storm and some werent hung, explains mouldy smell review from someone else.

- Alix (8/5): Nice apt in a central location - Great location though It's at the end of a street at the tip of a hill -a bit of a workout. Our unit had a washer which was very helpful and we had access to a lovely rooftop terrace. AC worked well. We had an issue with the internet which was out for 2 days but the owner worked tirelessly to resolve the problem. I did not like the big hard pillows and it would have been helpful to have beach towels. Nonetheless it was a good stay.

- Beatriz (7/5): Good - Perfect location and that there was a washing machine in the room. The apartment smells to rubish,the towels smell very badly,probably not enough time and temperature of washing.
Under the bed was not clean.
- Natella (10/5): the best place in Dubrovnik, in vicinity to all touristic attractions - the hostess was very nice and allowed us to check out at later time

- Daniel (9/5): great location and great host. will stay again - great location and the apartment was small but had a great layout! had a mini kitchen if you wanted to cook and the shared balcony was great to chill on after a day of swimming.

- Bonofiglio (10/5): Exceptional - The location was stunning. Inside Old Town. There were some pretty long stairs but it was worth the effort. The terrace was the most beautiful part.
- Elise (10/5): Thank you for the best holiday ever. - We loved the terrace, the staff, the location, and the air-con!! The beds were a bit hard for me, but perfect for my man who is bigger than me. So it is surely up to preferances.
