Guest Reviews
- Susan (9/5): Absolutely fabulous apartment in an old Croat villa with stunning views, close to everything - Fantastic views over Dubrovnik, lovely terrace, washing machine, perfect location close to Pile Gate, bus station and restaurants only a few minutes away. Waking up in the morning to look at the views from your bed was priceless. Beds a little hard but that's personal choice. No lounge could have been an issue if weather not good but these two tiny things far outweighed by everything else. Also there is a sofa and table in the large triple bedroom, so you could make a lounge area if needed.
- KATARZYNA (9/5): - Lokalizacja apartamentu wspaniała. To piękna stara willa, kameralność zapewniona.
- Annemarie (9/5): - This property was amazing. The views from the terrace alone should make you book this rental. Having two bedrooms was a win and the washer was great too! The marble floors and large windows really made this property stand out. My only complaint would be about the bedding. We would have loved a comforter or blanket instead of just a sheet.
- Miranda (9/5): Beautiful location, safe with a feeling of space but would consider updating the bed linen to include queen bed sheet se - Location-walking distance to Old town, outstanding views, spacious unit and ability to use the garden area and visit the pet tortoises. The lack of bed linen & doonas.

- Colleen (10/5): Loved everything about this place. The views were spectacular. - Beautiful old house divided into apartments plus living area for the owners. Very private and safe. 5 minute walk to Pile Gate. Unbelievable views over the old town and the ocean from a shaded terrace. We just about lived out there. Both bedrooms had air conditioning, and the kitchen was, very kindly, very well stocked with supplies. Close to eateries, bakery and small supermarket. It is a haven away from the heat, crowds and town of Dubrovnik. It truly was a special place to stay and Nick the owner made us most welcome. Would not hesitate to recommend. Bathrooms were tiny, as you would expect in a 180 year old house. They were functional, but would be tight for a larger person. One had a washing machine in the corner, shower, toilet and hand basin. The other had an over bath shower, toilet and hand basin.
Stairs! If you’re in Dubrovnik, you must expect stairs everywhere. Whichever way you choose to walk from the property there are stairs to negotiate. You are very, very close to everything, but some level of fitness is required to get around.
The property was a little tricky to find and a vehicle is not able to get to the gate, so be prepared to carry luggage up quite a few flights of stairs to access the property, and your rooms once in there. There is no lift.
- Robert (9/5): An excellent stay and would very happily return. - The owner (very friendly) lives on site and so was there to meet us to give us the keys and to provide information concerning the accommodation. Communication with the owner prior to travel was very good with the owner answering questions very quickly. They were happy to arrange a taxi to meet us at Dubrovnik airport. The air conditioning was very efficient, and the kitchen was well equipped. The rooms were large and well equipped. The accommodation is in a large old villa (Villa Iveta on Google maps) which is beautiful but the main attraction of the property is that it has a large outside terrace which has stunning views over Fort Lovrijenac and Dubrovnik old town. There is comfortable furniture on the terrace and there are external lights for evening use. The property is a few minutes walk from Pile gate and the entry to the old town. There are several supermarkets in the vicinity. Just be aware there is no vehicle access to the property, the property is accessed via a pedestrian walkway. Conveniently, there is a large hotel (Hilton Imperial Hotel) a short distance from the property and so the garage area of this hotel is where taxis will drop you for the property and where you can arrange pick-ups for day excursions etc. Just be aware the pedestrian walkway to the property involves many steps (as in almost all of Dubrovnik) so if you have mobility issues this property may not be suitable for you. Also be aware there is an embossed glass door to one of the bathrooms but this can easily be covered if required.
- Suzi (10/5): The best 40th birthday stay ever 🤩 - Apartment was beautiful and very clean on arrival, equipped with everything you need. Hosts of the property were very friendly and accommodating. Location was fantastic. The only thing I could say was that the beds were slightly hard however this did not effect our stay nor would it stop us staying here again.
- Wendy (10/5): Exceptional -
- David (10/5): Best apartment in dubrovnik without a doubt - Amazing stay at this apartment, the apartment was stunning with everything you could ask for a home from home experience and made the trip even more memorable with beautiful views of old town. Will definitely be back again one day. Absolutely nothing, everything was perfect
- Gerald (9/5): The balcony and view were the really big bonuses here. - The highlight here was definitely the balcony and view of Old Town Dubrovnik and the Sea, and although in an urban area it was surprisingly quiet. The bedrooms are nice size, and it has two bathrooms. The kitchen is not fancy, but it has everything you need. The host for this property lives on the premises and was very helpful in giving us all the particulars of the apartment. It is Dubrovnik, so if you like casts, like my wife and I do, they are here, there, and everywhere. It wasn’t very straight forward to find this place so make sure the host gives you some details and be ready for up and down and stairs everywhere—hey it’s Croatia. It was a bit hard to find with a lot of up and down stairs.
- Wilfried (8/5): Very good -
- Judith (10/5): Beautiful villa overlooking the Old Town - It was a pleasure to stay in this beautiful property with a terrace overlooking the town. Within easy walking distance of the town, but there are a lot of steps to navigate!
Niksa - one of the hosts - welcomed us and was only a text message away, if we had any questions. Good facilities made it feel like a home from home. I would definitely recommend staying here. Guests should know that taxis can only drop on the main road, so you need to walk the last bit ... but it was definitely worth the effort!
- Andrew (10/5): Exceptional - Location fabulous, 5 min walk to old town. Spacious apartment with amazing sea views. Comfortable beds, good showers, tea, coffee, everything you need is catered for. Super friendly host who explains everything.
- Nikki (10/5): We loved the apartment, the property is beautiful and feels very safe. - Great size, awesome location and easy walk (there are steps as you’d expect in Dubrovnik) to the old town, really good layout with lots of space and amazing views from the balcony. The apartment was well supplied with the essentials. Air conditioning was in the bedrooms which was great. The beds were comfy however it would have been better if they were made up properly with full size sheets and a thin duvet or cover (or if this was supplied for must to make up ourselves).
- Marnie (10/5): Exceptional -
- Sanni (10/5): Amazing views - The balcony and the views are the best thing about the place. Great locations, peaceful and very clean.
- Russ (9/5): Perfect location and stellar views - Solei with terrace, Old Town and sea view delivered on its promises of beautiful views and spacious bedrooms. Location was excellent - several minutes walk to Pile Gate. We made great use of the patio/balcony, watching occasional boats pass by the city walls and Fort Lovrijenac.
Staying in an older property lent some magic and mood. Its soaring ceilings and period touches enhanced our visit to historic Dubrovnik. Of course older buildings can be quirky, but we found this charming.
Both bedrooms were air conditioned, which was welcome after hot days of sightseeing in early September.
Our host, Nikša Iveta, welcomed us on arrival, showed us how everything worked and kindly left us some rakija made by a friend. We felt very much at home and would definitely return to this property. A note to those less-abled: One of our party had a bad knee and found all the stairs to be challenging. This is a common hurdle to overcome in Dubrovnik.
It took a little sleuthing to figure out the stove since the dials have no markings.
- Linda (8/5): Very good -
- Paul (9/5): We very much enjoyed our stay and would definitely recommend this apartment . - Very roomy. Well equipped. Nice private terrace. Close to Old Town. Nice views Rather vague instructions about access to property which could be easily remedied. It was a bit stressful arriving in the rain late at night
- Bruno (9/5): Superb - Gorgeous view
- James (10/5): A fantastic property with an incredible view of the old town from the patio, the garden was amazing. -
- Terry (9/5): Excellent location for a quick city break - It was a spacious air conditioned apartment with views over the sea and towards the old city and walls. Nearest beach as per the old city about 500 feet away.
Restaurants/bars all within similar distance. Location was nice and quiet.
- Sheryl (9/5): Fabulous place, top location and everything you need. - Fabulous views from the terrace. Host was very communicative and pleasant. We were able to stay later on our check out day due to no one arriving that day; very grateful. Needs more clear signage on outside door on walk-way/stairs.
- John (9/5): Superb -
- Helen (10/5): this was supurb and would highly recommend - beautiful apartment with stunning views nothing at all.
- Nicolas (10/5): Exceptional - the view is amazing, very nice host, great location
- Karuna (9/5): Wonderful hosts , a beautiful place to stay -
