The rose gardens and patio are so beautiful with that sea view. The host was clear that there are some steps from the entry to the house but they are manageable.
- naruemon (10/5): Great choice in Dubrovnik - We were a group of four and had a truly wonderful stay at Ivanka’s Seaview Apartment. The location is excellent - just a 10‑minute walk to the Old Town or a single bus stop away. The whole house is very clean. Ivanka and her family looked after us with genuine care, providing convenient services such as luxury airport transfers and sharing plenty of helpful information about Dubrovnik. Their hospitality made us feel completely at home, and our trip would not have been the same without them. I highly recommend this place to anyone visiting Dubrovnik.

Tea kettl - The location could not be better, just 500 meters from the old city and with stunning views. It was not modern, furniture was antique and master bedroom had single beds, but no issues as such.

Perfect location - 10 minute walk from old town but far enough to not be amongst the crowds. Highly recommend and would stay again. Nothing, we thoroughly enjoyed our stay.
- Meaghan (9/5): A beautiful home for exploring Dubrovnik and also finding some tranquility. - The garden is gorgeous and it is a very beautiful home with a lot of character and carefully chosen artwork. The design style is eclectic and a little antique which was fine by us - we don’t want every place we stay to have a super modern cookie-cutter atmosphere. It feels like you’re staying in your fabulous great aunt’s pied-à-terre. Not a complaint per se because the location is so convenient and the sea view is beautiful but if you are bothered by traffic noise and lots of passers by, you would want to book elsewhere as it’s on a main road leading straight to the old town.

What made the property so wonderful on top of the old world ch - It was like we stepped back in time with all the beauty and architecture but all the modern conveniences. We cried happy tears upon arrival because it was so pretty and just like the pics online. The twin bed I slept on was so comfortable. Perfect after many hrs of flying. So close to the water where I could swim! Walking distance to everything you needed and would want. Only thing maybe is the fact it’s on a busy street. People walking by all the time. But it’s far enough away from the house and below that you don’t notice. Makes for great people watching and friendly smiles when you out in the patio.

- Tracey (9/5): Grand palace style apartment - Great communication with owner since need a local transfer operator due to new permit system & one way road in after July 2025. Apartment is like stepping back into time to some grand palace! Gorgeous large rooms, antique furniture, air conditioning, outside veranda area with spectacular views, tea, coffee maker, even stuff in the fridge provided. It’s 10 mins walk down to the gate which means 10 mins walk up hill! However its a gradual slope so very doable for us unfit types! Approx 12 steps up to villa entrance behind a locked gate so very private whilst overlooking the main road.
We loved it but it may not be for everyone due to the antiques & I would be worried about kids so best for couples who love grandeur! Didn’t realize when we arrived about the permit system for old Dubrovnik introduced 2025 & one way street not showing on google maps yet. Makes it confusing if not a local. Upstairs apartment in villa owned by another landlord had very noisy guests but no fault of this owner. Main road outside can be noisy. Apart from that loved it!

It was particularly hot the latter part of our stay and the air conditioning was fantastic. Beds were comfortable and the hosts left food for us when we got there on the Sunday since markets were closed. That was so helpful and unexpected. The communication was great with the host which I really appreciated. Would recommend and even stay there again! We had a problem with ants outside when we sat out watching the sunset. We all had a few bites from them but nature is what it is. The apartment above us was a bit noisy at times with a youngster up there but again no fault of the host.

The host made are super welcome and looked after, responded immediately to any questions. Dubrovnik old town is within walking distance. It was just difficult to decide where to spend more time - in the garden or old city! Beautiful Dubrovnik and the beautiful host.

It was close to the main road and the traffic noise in the main bedroom was a little loud, but not too bad.

- Bruce (10/5): This is more than an apartment. It is a villa! Very luxurious! Great grounds and view. - Plenty of snacks left in fridge. And coffee! The location did not have parking. Walk necessary. About .2 miles from 37 euro/day lot.
- Marie (10/5): Exceptional - We had a lovely time at Ivanka's place. We loved the location, slightly out of Old Town. We were able to walk on foot to Old Town and back several times and to the Belevue Beach to swim in the Adratic. The view from the patio was amazing! Ivanka and her team were great about communicating, and she even helped arrange transportation from the airport to the apartment. The fridge had a few snacks and beers stocked up, which was a very thoughtful touch. We felt safe there. The air conditioning worked well. Others should be aware that the gated entrance to the apartment is on a very busy street with a narrow sidewalk with cars, busses, and motorcycles passing by at higher speeds. Perhaps narrow sidewalks and streets are the norm in Croatia - it was something new to us but easier with older kids as opposed to younger kids (toddler and babies with strollers, ect). Just something to be aware of depending on your comfort level.
- Alan (9/5): Great place. Beautiful city that needs to think about its crowds and costs. - Beautiful place. Well cared for. Responsive host. Wonderful patio area and view from the patio. Super clean. Getting in was easy and the host offered a parking suggestion that was helpful. Location is quite good, but not quite perfect. It's a 12 or so minute walk to the old city. We enjoyed it. I suggest a tour guide for old city. Very good. We went swimming at the nice beach in town. I suggest bringing water shoes due to rocks anywhere in Croatia. Try the swimming areas by the old city which I saw late and we didn't get the chance! It's not the place I wasn't crazy about, but Dubrovnik needs to wrestle with the tourism that supports it. It seems to be having a tough time with the crowds and it's not as cheap as you might think. (35 Euros to walk the walls of the city is rather greedy.) The road in front of the place is a main thoroughfare with narrow sidewalks and speeding cars that are un-nerving as you walk into town. A little noisy due to this - and one night there was a loud AC/DC cover band playing across the way at the local university that probably should have been required to wrap up earlier.
- Laurie (10/5): Best view and large apartment. Wonderful - Short walk from town. The views are beautiful. You open the windows and walk into the bedroom and it’s like waking into the sea. The terrace has a barbecue. So you won’t have to eat dinner out. It’s a huge apartment. The owners are very helpful! I would absolutely stay there again. The road is busy but it’s Dubrovnik. So that’s to be expected.

- William (10/5): Highly recommended: a pleasure to stay in, and very close to the old city of Dubrovnik. - Wonderful classic house on the hill, just 10 minutes' walk from the main gate of Dubrovnik. Beautifully furnished with period pieces, opening on to a verandah with ocean views. Great communication with generous host who left basic items in the fridge and a little bottle of welcoming liquor. Parking is a 10-minute walk away up steep stairs, a little challenging carrying luggage even for an able-bodied person, and virtually impossible for someone with mobility issues.

- Jon (9/5): Excellent experience. We would stay there again. - Location was exactly as described, a short walk to Old City, yet much quieter than in the City. The apartment was spacious, lovingly furnished, well equipped with a full kitchen and a welcome clothes washer. One of the best features was a graceful, inviting garden overlooking the Adriatic. The hosts were charming and ever-attentive. When we had trouble understanding how to use the TV, a host arrived in person in about 15 minutes to show us how to operate it. No complaints whatsoever!

Beautiful apartment. Clean and well appointed. Balcony overlooking Adriatic. Fridge stocked with loaf of bread, spreads, water, and 4 cans of beer.
Main road to old town runs adjacent to apartment but the balcony/garden separates the two. Road noise not noticeable.
2 bedrooms with split-system air-conditioning in main and pedestal fan in other. Only pedestal fan in second bedroom.
