Unfortunately, what was advertised on Booking.com for room 3101 at Jade Resort Apartments 63 Whiteman Street, Southbank, was nothing like the apartment we stayed in. The images appear to be of when the apartment was new and not how it is presented now, especially #5 of 16 These apartments are privately owned, which meant we were unable to complain or request a refund at reception on discovering this disgraceful accommodation for the price paid. The apartment location was good and the views were great, so it was disappointing to find that the windows were dirty. The apartment has had little to no maintenance for a considerable period of time, there were marks and dents on most of the walls. The furniture and beds throughout the apartment were of poor quality, dirty and we were hesitant to use them. The bedding in each room had stains on it, the doonas were old and very dirty, which made for an uncomfortable bedtime. The booking was made for 9 people, there were beds made up to accommodate 6 people, with an additional sofa bed. The extra bed was an old and dirty foam mattress located in a bedroom cupboard. There was insufficient bedding supplied for the number of guests paid for. The towels were old & dirty The flooring under the beds was dirty and mess from previous occupants still visible. The main bedroom curtains were dirty and stained, they were also not long enough to ensure darkness at daybreak. On inspecting the curtain tracks, a second set that would have fixed the coverage issue, had been removed. The air conditioning unit in the apartment had not been adequately maintained and was leaking water inside the apartment. The outside deck area was dusty, dirty & contained two buckets partially filled with cigarette butts. The property owner does not like negative reviews and attacks customers, however images don't lie.

- Tracey (4/5): Dissappointing - Million dollar views The apartment was grubby. Facilities sub standard for a "sub penthouse" property. Towels were old, thin and one towel had holes. We were told multiple times to turn air con off each time we left the apartment. The air con barely kept the apartment cool. It was old and it needed to cool down all 3 bedrooms which were like a sauna. The dryer was broken and looking at previous reviews hasn't been working since 2023... The ensuite in the main bedroom didnt have a door which made privacy an issue. There were dirty neck ties in the pantry. Wasn't a fan of being contacted through whatsap. Agree with previous reviews it seemed dodgy. Peter who I dealt with was not always professional in his communications.

I had constantly reminded peter of this. He won’t give me my deposit unless I give a 10/10 or 9/10 review. No wonder the apartment had high reviews that were not warranted because he blackmails his tenants. Do not deal with this dishonest scum!!!! It had no bedding on the 3rd bed, no hand towels and it was dusty!

- paul (3/5): Promised chocolate but got a boiled lolly. - View No milk for coffee,only 1 towel per person,no hand towels,face washers. Glasses,cups and plates were still in the dishwasher,curtains didn't pull across,bag of rubbish in kitchen cupboard,empty tissue box.Only 2 toilet rolls for 4 persons for 2 days.2nd bedroom had 2 single beds but when our friends went to put their suitcases in the cupboard they couldn't as a large mattress was in there,they had to put their cases in the lounge because the bedroom was so small. TV is on the wall but a blind man must have put it up because the cords down the wall etc were a mess.Extra $40 taken for our supposedly free upgrade and then we are expected to take all rubbish with us.A very poor penthouse suite,it's 2 to 3 stars at best.We are seniors and pretty easy to please but this was a rip off in the first instance.Was told that during the Grand Prix it was up to $3500 per night ,an average 4 star hotel provides much better amenities,won't be coming back, from what we were told it was a sham.Next time,it's a nice Hotel but we thought we would try something different,when told of the upgrade we were thrilled but it was the complete opposite.

- Cai (1/5): You better pray that the facilities in the room are good when you check in. - Great views and easy to get around. If you want to rent this property, be prepared for the deposit to be non-refundable as the deposit you transfer is in the landlord's account and everything is at his discretion. Alternatively, make ample video, photo documentation before you move in to ensure that any problems are not your damage, but it probably won't help as it's his call on everything. We asked the landlord at 17:15 how to obtain the keys to the house that we entered 10 minutes later, and a friend travelling with us video-documented the general condition of the house. In the video it has been clearly shown that the cabinet was damaged (screenshot of the video, marked). At the beginning we did not consider it broken and did not report it. When the landlord demanded compensation from us, we remembered the previously recorded video and sent it to the landlord. However, he not only deducted our entire deposit of $500 AUD, but verbally abused us (screenshot shown). Although the landlord later provided photos to prove that the cupboard was originally closed, this does not prove that it was intact and in our eyes it was only in an open state. Our guesses are that 1. the cabinet itself was of faulty quality and it fell apart when no one was there. 2. we entered the house and suddenly went mad and went straight to destroying his cabinet, (which according to his description was badly damaged) and took photographs of the crime. What infuriated us the most was that despite the fact that we had provided evidence in the form of photos, videos, logical explanations of time, etc., the landlord assumed that we had faked it and insulted us. The landlord has determined that we damaged it and we accept that. He can take the deposit to repair it and pay us back the rest.

- Robert (9/5): Amazing views and location. - For the price the location and room were amazing and enjoyed the million dollar views. We found ourselves sitting at the window just watching the world go by most nights. Swimming pool was nice and clean. It was salt water which is nicer than chlorine. The water pressure on the showers was good so we enjoyed them. Michael was very friendly and always answered messages quickly, so the service he provided was exceptional. I felt extremely uncomfortable with the booking system. There was no mention of paying cash during the booking system and received a phone call a couple of days before which left me with no real choice but to pay cash for the room and deposit. I was told then it would be transferred directly into my account and the deposit would not be returned as cash, which also made me nervous giving my bank details to have the money transferred. The money was returned but it would make me think twice especially as the cancellation fee is the same as the room fee!! Would recommend bringing extra towels and your own pillows as the extra pillows on the bed had stains. The linen and towels seemed not as fresh as a chain hotel, for the same price.

We got an upgrade (although nearly everyone who has stayed here said that, so maybe we were not that special). The room fee was very good value for the size of apartment and view - maybe to encourage return visits. The communication about check in and payment were a bit unconventional - our host asked that we get there before the advertised check in time so he could meet us. He also asked for cash payment for the room charge and bond on arrival (by direct deposit), which we were reluctant to do. When we got there the EFTPOS machine was not working so had to go that way anyway. We had a nervous 24 hours until our bond was refunded.
