Very well located and near the beach Picking up the keys is far away from the apartment (1 or 2 blocks), considering that you have to move with luggages.
The host makes the clarification that don´t consider the signals in the lobby door of "temporary Rentals not allowed" but they are a lie because it´s not permitted in LA.
The parking is free but only in some spaces; one day we arrived and we didn´t find any place on those places.
Too much noise in the street.
We couldn´t turn down the curtains so there was too might light during the morning.
A little expensive for the service offered.

- Vaughn (1/5): Disappointing stay, especially considering the cost. - Good location if near 3rd Street Promenade Keys and garage opener difficult and time consuming to collect.
Owner claims he has short term rental permit, but signs all over the building say no permits exist and threaten trespassing charges. Room is not in good shape, furnishings are very cheap, everything looks like it was purchased at the TJ Maxx down the street. Bed/ bedding uncomfortable, bathroom mirror has mildew damage. Curtains not sized correctly, curtains rods about to fall off. Room is very small, no place to sit and eat. 2 chairs at the end of the bed are just taking up floor space.

Accessi - the apartment is in a great location Our experience was very disappointing from the start. Accessing the apartment was unnecessarily complicated – the keys had to be picked up from a hidden lockbox at a parking lot with no available (free) parking nearby, and then we had to move to the apartment itself, which was located two blocks away. Again, no parking available there either. Only after entering the apartment did we find the keys to a garage – which was free, but located two more blocks away. While inconvenient, this was actually the least of our concerns.
The biggest issue arose upon arrival at the building, where we were greeted by multiple warning signs (at least 8) stating that short-term rentals, including those through Booking and Airbnb, are prohibited in Santa Monica. These notices made it clear that guests could be held legally responsible, fined, or even approached by the police. Understandably, we felt very unsafe and uncomfortable.
We contacted the host immediately, but received a reply only the following day. As we are from Europe, calling was not a practical option due to high international rates. We decided not to take the risk and left the property without staying overnight. We are currently trying to resolve a refund, but the host has refused to cooperate and has since stopped responding altogether.
Based on our research (including AI tools), it appears that the host does not have a proper license to rent this property. While we cannot confirm this with 100% certainty, there is no license number provided anywhere in the listing, and the host did not offer any proof when asked. I strongly recommend that anyone considering this apartment request proof of legal authorization before booking.
- Timika (9/5): It was a great stay and would love to return again! - The beds were very comfortable and I liked the decor it was very minimalist and pleasant to the eye. Wish the air conditioner was a bit colder. However it’s possible that I did not know how to use it properly.
- Heather (5/5): Passable - It was like a scavenger hunt to get the keys and park the car. Well described and sorta interesting, but not that convenient. Lots of signs in the location indicating conflict between building managers and property made us worried we were criminally trespassing by staying.
- Sol (1/5): Host put us at severe legal risk and lied about it - The location This property is illegally operated in violation of Santa Monica laws. The building had official notices everywhere warning that short-term rentals are banned and guests could be charged with trespassing. We were never informed of this before booking. Extremely stressful experience. Avoid this place and protect yourself.

- Parry (10/5): Great location in Santa Monica and Los Angeles. - This is one of our favorite locations for staying in Sanga Monica and Los Angeles. it is only 2 blocks from the cliffs that overlook the beach, a half mile from the pier, and just around the corner from the 3rd street walking mall. We stayed in a well lit apartment that faces the mall. It was clean and well furnished. We appreciated the free parking and would still rate it 4 out of 5. However, to honestly answer the question "what didn't you like, we would have to answer, "the walk to the free parking." which was about three and a half blocks away. For loading and unloading luggage we used the public parking just one block away and allows 90 minutes free parking. Again, it was a good parking spot and it's a pleasant walk during the day, but not so much at night.

- Maureen (4/5): Great location, not worth the price - Great location, easy to get around Santa Monica VERY noisy on the promenade, you will want to play white noise as you'll hear everything. The bathroom really needs a freshen up, the mat in the bathtub is far gone and gross to stand on. There are also too many chairs in the space which doesn't allow you to put your suitcases anywhere. Very small space. Given the amount of money each night, you can spend the same on a nice 3-4 star hotel. LOADS of signs saying that the building prohibits Airbnb and that you can be arrested for staying there...not a great welcome. You also have to retrieve your keys from a random lockbox next to a parking garage down the road.
- Helen (9/5): Contemporary, comfortable, convenient - Very clean, contemporary studio in a great location. Super comfortable bed. The parking was very convenient. Just a couple of small things:
A bit difficult to find the tiny lock box.
The charging ports by the bed didn’t work.
- Tamika (7/5): Was a nice area but the parking and noise at night was a pain. - Was close to a lot like the outside mall and the pier. And Saturdays they have the farmers markets on the street. The parking. Had to figure out the parking than carrying my stuff two blocks and fourth. Got me mad and sweating carrying. Also kinda noisy at night. I couldn’t sleep sure to the loud music playing outside.

- Giulia (10/5): Amazing location in downtown SM - Amazing location in downtown Santa Monica. I appreciated the support received by the host to change the dates of the stay. Nothing specifically, it was exactly as expected.
- Rogers (10/5): Perfect location in the heart of Santa Monica - The location was perfection. Right above promenade st. And farmers market is right outside the door. It was amazing! It was clean, well kept and the decor was very modern and had everything we needed. The pillows on the bed were sooo soft and comfortable. The only thing that threw me off was the signs around the property saying no short term rentals. Then they would be gone/destroyed and the next day they would be back up. So that made me feel very uneasy. The owner said they had a permit so they didn’t count on those signs. But then the signs would say there is no such thing as a renter permit. So I was very confused. This was so uneasy because I absolutely loved the place and location.
I would also upgrade the mattress or get a topper just to give the added softer comfort.

- Jessicaben (9/5): Clean and cosy apartment situated in the most perfect location for exploring Santa Monica! - Cute little place right on the promenade so it's the perfect location for anyone exploring Santa Monica. Was clean and comfortable. The car parking is fairly easy, great value for money and the instructions sent by Alex made it all relatively simple to use. However it's not the most convenient especially when you have heavy luggage and a lot of bags
- Hanna (3/5): Good enough but I don't think I'd stay there again. - The location was great. Not exactly sure what is LOVELY about this studio. It was basic, good enough for an overnight stay, but that's about it. Parking was a 10min walk away. They mentioned that only after I booked. I found it annoying that I had to find parking to get the keys from a lock box to then having to get more keys in the apartment itself and only then being able to go to the garage and park the car. If I hadn't been alone it would have been less stressfull, but I just hate looking for parking after an exhausting day. Same goes for cheking out. I had to get the car first, park, bring back the keys to leave them in the apartment. I wasted quite some time with that. Didn't love it. In the building were signs that no short time renting is allowed. The cleaners were cleaning when I arrived and I arrived an hour later than planned. They were lovely but that is just not what you want when you arrive and are tired and want to take a shower. It is clear that someone is just making money with this, like so often in America, there is no effort in making this a nice experience. The only thing that counts is the 10 star review I was asked for, but I'm sorry, nope. It might be still good enough for people who travel on a budget - I still find it too expensice for what it is, but then again, welcome to America.

- Mehdi (5/5): We had to live, eat, watch tv and sleep in the bed! - This unit is advertised as an apartment but it is a room with a bathroom and kitchen! There is no space to sit, as a living area, or a dinette to eat breakfast. According to the owner, we should have understood that is only a room, or studio, by the pictures and the property's name Lovely Studio, which can be any name!!!. The laundry in the building is a coin machine, but this is not mentioned in the posting. The place is clean and well locatedé

Free parking is important in a garage 2 blocks away from the apartment . The host has organized instructions in 4 photos he has sent to me . Fast communication . All good !
