• joseph (1/5): Worst experience. Booking.com - Location The stay wasn't as addressed in booking.com. we should've known that when the property was booked there is no refund or no backing. I took the expensive room available in the time. But I got really bad experience from booking.com.. we should have taken some hotels.. No water No plug socket No handwash Bath gel shampoo everything empty There where dove feathers and dust in the curtains and in floor We had to kneel down under the table . Switch off heater and then plug in our mobile charger. They kept dishwash liquid for handwash. There were stains in jacuzzi and we used it only once.. There were no paper rolls and water especially. We reached at late evening. We had to climb 3 floors to get the expensive room we took.. conjusted corridor and stairs.. We tried calling the management for things but no one responded. Later they called and apologised and said we will rectify things and offered champagne as a token of apology. Everything was a gimmick . They just came and filled bath gel and went.. didn't clean . Did nothing.. Really disappointed Booking.com.. won't do anything about this as well..

• Charlotte (3/5): Really disappointed, they need to sort the ants roaming around in the basement rooms! - The location was great for what we were doing in London. The staff where helpful via WhatsApp and provided the door codes before the time we were checking in so we weren’t waiting aroundc self check in was very straight forward and easy! The property is extremely run down from the front door to the rooms. The room we stayed in was not clean and we actually shared our stay with a bunch of ants which was disgusting, didn’t even want to leave my shoes on the floor! There was still stuff in the room that hadn’t been cleaned from the stay before, the shower was spraying everywhere and the head doesn’t ever look like it’s been wiped down so it’s all clogged! Really disappointing with our stay as the hot tub was a great idea and the room had so much potential!

I have also sent a separate email and, to date, have received no response. As a paying guest, I am entitled to accommodation that meets basic safety, maintenance, and security standards. The issues I reported involved physical injury risk, intimidation by other guests, and hazardous conditions within the property. These matters fall squarely within Airbnb’s guest safety obligations. I expect a response and confirmation of my refund within this week. If I do not hear back within this timeframe, I will be taking this matter further through formal escalation, as I am fully aware of my rights as a guest in relation to unsafe accommodation and duty of care. • Raymond (1/5): I wouldn’t recommend this place to anyone and I’d honestly avoid it completely. Not worth the stress. - Nothing - Terrible property and terrible customer service. Honestly this was one of the worst stays I’ve ever had. The room wasn’t cleaned at all before I arrived and the bedsheets were actually dirty and stained. It was obvious no housekeeping came in that day and I even filmed it because it was so bad. You just don’t expect to walk into a room that hasn’t been serviced or checked properly. I reported the issue on the same day through the booking platform and they didn’t respond. Only weeks later when it was chased again did they finally reply and then they pretended they never got anything, even though the platform clearly contacted them. Instead of fixing the issue or apologising they tried to blame me and basically did nothing to help. The place didn’t feel clean, didn’t feel comfortable and it’s definitely not worth the price they charge. The communication was terrible and the way they handled everything just made the situation worse.

We also got a bottle of wine and some bath bombs which was really kind. The only problems we come across was the fact tbe towels are tiny and could do with more toilet roll but the man did say we could have extra towels we could have some. Also the little lights flicker

• Miles De Alba (3/5): - Property was really good value for money and said what it did on paper. The smell of the room was unbearable at times. The door for the Hot Tub room was unable to close causing the smell of damp to spread into the bedroom. You can see the steam from the hot tub was causing issues in the bedroom as there was various spots painted over to cover the mould due there being little to no ventilation. I'd recommend to make it habitable for guests they need either find a way of opening the celling window in the Hot tub room or install a proper Air conditioning unit with a CO2 sensor which will pick up when there is a lack of oxygen in the room and ventilate fresh air through the AC into the room. I say this as my partner nearly fainted in the room when the hot tub was on due to lack of fresh air. The ventilation was very dusty and hasn't been cleaned in months once inspected. The combination of Mould and lack of air is very dangerous and I will consider reporting it to HSE. I would be interested to see their Fire Risk Assessment. Being a service apartment with cooking equipment and a lack of ventilation is very dangerous, also given there was a lack of emergency lighting in the premises made me question the overall safety of the building in the event of a fire as even the doors didn't look fire safe. Also the guests staying in the room next to us were clearly smoking as the smell was spreading across the basement floor. The fact that the fire alarm didn't go off makes me question whether they have been serviced this year. No fire extinguishers nearby as well in the event of a fire. The poor attitude towards fire safety has made me question whether they are compliant with legionella assessment as well.

• Sean (1/5): Shithole - Nothing The smell , the stinking infested hot tub , The fact that the balcony door was completely broke and couldn't be closed properly or locked and had a 2 inch gap in the the top and bottom of it ,Standing outside waiting to receive the codes for 20 minutes after the check in time .The builder knocking the door claiming he needed to go through my room to gain access to the roof , the fact they never even wrote back to me after I asked about the broken door .

• SUNIL (5/5): Good for short stay like overnight in this prices though bit expensive, but still worth - I was expecting would be bigger size room and a sofa, also kitchen should have kitchen towel or something to wipe the dishes and kitchen tp. Unfortunately there was nothing so used toilet paper after washing dishes. It was so compact and no exhaust in bathroom. If we leave window open noise comes from road, if shut the window it was very hot, fan create bit suffocation. late check out charges too high per hours, so we checked out on time and moved for couple of more hours in another hotel ( Cheaper then the amount suppose to pay to Duke) all like and dislike in box above #3

• Danny (2/5): Waste of time and money - Good location Bad smell of sewers and damp. So much limescale in the hot tub from where it’s never been cleaned. Everything was broken. The door the cabinet the fridge.

• Luke (9/5): Great hotel for the price but reconsider your access arrangements. - Cool room, comfortable and clean. Bed was decent, the shower was hot and powerful. Well located for public transport into the centre of London, plus local restaurants and venues. The code entry situation feels precarious. Imagine staying there and something goes wrong with your phone. No way are you going to memorise two codes.
