Guest Reviews
- Joanne (8/5): Would like to give Ian the property manager for his excellent customer service. - Didn’t have the breakfast. The living area could have been a bit bigger but otherwise it was ok.
- Rachael (8/5): We loved the location and facilities - would definitely stay again. - Ian was great to deal with. He was so accommodating and helped us gain early access and a late checkout which made everything so easy for us. We loved how close it was to the cbd and especially the market - which had fantastic food options. We also loved using the pool and sauna - made our stay very relaxing.
- Patricia (1/5): Disappointed, with service, lack of booking.com support. Have used all over the world and to have an experience like thi - did not stay Booked accomodation was changed on day of arrival, completely different from what was expected, did not received email as in flight, went to original booking destination, no indication that it was even the destination, no signage. Had to walk 12mins with bags to other location. Was then told required $300 bond, not in any other documentation with exception of email update received at 1pm on day of arrival whilst mid flight, had paid already in full $1,149. When we declined to pay bond owner was abusive and told us we couldn’t stay unless we paid, so we left. Had to get other place to stay, d/w Booking.com, they said we needed to talk with owner to get refund who we didn’t want to call as had been so rude. They were literally no help. I think the accommodation was misrepresented the added cost a nasty surprise.
- Bernard (9/5): Perfect stopover for a group of friends enjoying a short break together. - Great apartment away from the city hustle but close enough for an easy walk to most attractions. Nestled between the City and the Torrens river and sporting precinct RNR is the perfect spot. There is a supermarket and coffee shop in the same building and a great pub just around the corner. The host was excellent at providing ideas for places to visit and ery responsive to any questions we had.
- Adel (10/5): - Fast check, great location and beautifull spot. Adelaide markets was walking distance and the FOOD around and dessert (deep fried oreo) was the best 😍 Everything was great and comfortable
- Kevin Robert (6/5): -
- Corey (7/5): -
- James (9/5): - Excellent location and good quality accommodation Location and modern fit out. Host was very accommodating
- hughes (6/5): -
- SweeGoh (1/5): - We have requested for refund and did not stay. Ended up looking for another place. Most disappointing experience. Having paid 2 month in advance for an advertised apartment on Franklin (with carpark, pool & gym), we were greeted with an ugly surprise - they told us we are in another apartment around the corner (no carpark, no pool, no gyms). The "manager in charge" is extremely rude. Having traveled long hours to Adelaide with family - most unpleasant experience. I have traveled to many countries - this is the worse ever experience I have.
Worst experience ever. Feeling scammed.
Am now awaiting a full refund from Booking.com.
- John (4/5): Very disappointing and won't go back ever. - Location and facilities 1) Accommodating our re-arrangements because of the fuel crisis.
2) 3rd person bedroom was inadequate! no block out blinds although the agent said "not needed as it is on the south side??"
3) Wi-Fi not working properly or not at all
4) Not enough towels
5) Pillows are fluff and cheap
6) Communication with Ian was rude and obnoxious
- Tess (7/5): Great to have a secure carpark - convenient location, well appointed room. - Location was convenient - easy to park and walk everywhere in the city.
- Jonathan (1/5): -
- Kirsty (8/5): -
- April (5/5): Not great for the amount we were charged. - Good location. Was good with the iga just down stairs. The beds were very small.
Dishes weren't clean, the fridge was old and dirty with stains throughout and the ensuite shower still had hair on the tiles and the grout was dirty with black mould between the tiles. Didn't get the chance to take photos but hopefully other guests dont have this same problem and aren't charged over 400 for 1 night.
- Susan (8/5): Great stay in an excellent location . - Booked a one bedroom studio. It was in a location around the corner newly built.
Very clean, comfortable , good security and in an excellent location with an IGA and cafe just outside.
Very happy stay. Only issue was limited essentials - no full length mirror, only power point for kitchen bench and no cutting board. Little issues and just felt unit not yet fully supplied. But neat, clean, comfy bed
- Saskia (10/5): - Nice and central, easy walk to shops and restaurants. We had a lovely time. Would be great to have an information book in unit, re rubbish disposal and where exactly to leave keys when leaving.. Nothing major but it would be helpful. And maybe more then one tea towel 😊.
- KATHERINE (7/5): Little things make a difference. - Quiet and convenient Bed too firm. Bathroom drainage inefficient. Sub-standard toilet paper. Not enough power points in necessary areas. No anti-bacterial handwash. Difficulty with fob to enter building.
- Tiana (8/5): Good stay nice view good spot to spend the weekend away - Nice and clean either way a great view wasn’t loud at night for being in the city was nice and relaxing clean plates & cutlery parking available everywhere near the front door
- Katrina (5/5): It was okay.Disappointedin presentation of the entire apartment - The building is brand new and yet all the furniture looked like it was picked up from here a there. I was really disappointed with that. Crack in toilet destruction
- Paul (9/5): Very pleasant, a nice and neat apartment convenient for all the attractions. -
- Wai Man (1/5): No Wifi - Comfortable room No WiFi
- Feras (10/5): -
- Robyn (8/5): -
- Josh (10/5): -
- Kynan (5/5): - Location was great
Staff was friendly Shower drainage had issues.
Wifi was slow.
Pool and sauna was out of order.
- Mohamed (1/5): Rude - horrible service horrible
- Richelle Warrington (10/5): - It was very close to city centre and had a shop downstairs making it easy for groceries
- Nicola (10/5): -
- Shania (9/5): -
- Jason (9/5): - First apartment was actually a studio and very small but second was actually a 1 bedder and had everythingwe needed. Very easy to access Adelaide CBD No free onsite parking
- Marilyn (10/5): Really enjoyable. Loved the city, really felt part of it in this handy block - Absolutely perfect location. Close to bus stops to airport, 15 mins walk from central station and main CBD. Property clean, functional, had everything I needed. Not that easy to get in touch, but wasn’t a huge problem
- Glynne (3/5): Disappointing! - Not much about the apartment. The pub on the corner was good. 'RNR on Franklin' apparently has nothing to do with Franklin Rd! Booking.com advised us that we would be staying at 68 Elizabeth St in Adelaide however when we got there there was no message on how to get in or where to find the key etc!!! With the help of some very kind young ladies in a nearby cafe we eventually contacted Ian and he met us with the key - BUT - not for an apartment at 68 Elizabeth St or anywhere on Franklin! Instead we were staying at a AirBnB at 181 Waymouth St - 200 m away. Another building entirely - a tiny apartment with only a regular sized double bed. Passable only. The toilet seat was broken. He also said that we would get fresh towels etc the next day - that did not happen!
- Paul (9/5): Nice accomodation and welcoming staff and friendly neighbourhood. - Very convenient
- Glenn (9/5): A great apartment in a great location. - The location is fantastic... pretty much walking distance to everything in central Adelaide. The apartment was modern with excellent facilities. It was extremely clean. Because we were there when the Ashes cricket was on we paid alot more than I would normally expect to for such an apartment.
- Felicity (3/5): -
- Douglas (1/5): - Nothing Everything
- shaun (8/5): - Dinner at pub was great cafe for breakfast Iga next door was super convenient close car park nice warm pool 🏊♀️
- Brian (8/5): - The pool and sauna are great. Location was great. Room size was excellent. The internet provided was avani's public wifi and it was unusable and coz we were between two tall buildings the mobile internet was also very poor.
- Jai (8/5): -
- Jessica (3/5): Save yourself the trouble - Building manager is dismissive, and has little respect for guests - Location, Studio was Brand new I was booked to stay at the RNR on Franklin, but was moved on the morning of my stay to The Cullinan Building without any proper confirmation. Travelling solo, no phone call, no email, and no update on Booking.com, only an SMS from an unknown number providing a different address.
When I queried this, the building manager, Ian, was rude, condescending, and dismissive, stating: “There’s nothing else, what’s the problem?”
Upon arrival, I found the apartment had no blinds, leaving the studio completely exposed to the neighbouring building and the bed was positioned directly against the balcony’s glass door. When questioned, Ian referred to a small room divider as a “screen,” even though it covered only part of the window. When I raised privacy concerns, I was told “no one can see in,” despite this being clearly untrue.
After expressing how unprofessional and uncomfortable this was and requesting a room change or a solution, I received no response. The next day, after removing my items in the hope of being moved to the RNR (where I had actually booked), I was told, “If you’ve moved out of the room, I’ll put it back up for advertisement,” with no regard for resolving the issue.
Eventually, I was offered stick-on paper blinds taped across the window/sliding door. While they provided some privacy, they were makeshift, ripped, and obstructed the balcony door.
Additionally, half of the building was under construction; there were workers, rubbish, boxes, and painters’ tape throughout the hallways. When I arrived, the skirting boards, architraves, and room numbers were taped, and painters were working directly outside my door the next morning. I was not informed of the amenities, discovering the pool and gym were closed due to construction, which I discovered when I had to Google the floor it was on.
I then found a ton of bad reviews regarding similar experiences with the same person on TripAdvisor, making me wish I had checked all platforms before booking.
- Robert (9/5): Overall this was an enjoyable stay for us and it was good value for money. - I thought the apartment was well appointed, comfortable and the location was good. The advertising for the property on booking.com was a little misleading.
It indicated a pool and gym were located on the property which were not yet completed and the address given was incorrect.
- Ashley (10/5): Very enjoyable and comfortable - Yeah neat and tidy N/A
- Christine (10/5): -
- Berryman (2/5): Student accomodation - Nothing The fact that the bed was uncomfortable, the pillows were soft and couldn't sleep in the bed. The accomodation wasn't clean at all. Stains on the couch. I wouldnt let my dog stay there
- Mark (9/5): -
- Lina (3/5): -
- Mandy (9/5): Friends escape to the city - Spacious, well set up apartment perfect for 2 couples. Comfortable beds, quality bedding & great showers. There was a strong room perfume used & our friend had an asthma attack minutes after entering. Thankfully we were able to open the big doors to the balcony for fresh air. The sweeping was a bit hit & miss. Hair in the ensuite shower was a little ick.
- Zdravko (6/5): - Location & Staff. No secure parking available
- Linda (10/5): - Apartment was clean and spacious. Grocery store and coffee shop on ground floor in the building was great for supplies. Only a short walk also to the Central market or Rundle Mall. Ian was very friendly and made checking in a breeze, not to mention we could contact him anytime if needed. He even contacted me after we had checked out to see if everything had been ok with our stay. 10/10 will definitely stay again
- Marven (10/5): - It’s very nice and very comfortable. Very convenient as well because it is very close to everything.
- Luke (8/5): -
- Jason (2/5): -
- Paul (9/5): Really enjoyed our stay. Great location with being walkable to most things in the city. Apartment very comfortable with - Location, lay out of apartment and amenities Nothing
- Tara (2/5): - The beds were comfortable We paid for early check in and spa facilities.
We wanting to check in at 1pm told we couldn’t check in untill 2pm, arrived at 2pm waited 20minutes for host, to be told the apartment wasn’t clean yet and had to wait a further 40minutes.
One of the rooms had been flooded and towels on the floor, its smelt wet and musty! Dishes were dirty.
There was no spa! Pool could only be used on the first day as the second it was under maintenance.
The $200 holding deposit is still pending and hasn’t been refunded 4 days later.
- Katrina (8/5): Comfortable clean and facilities were also fantastic to be able to use. - Clean and very comfortable
- Trudi (3/5): - Not much. Change of location without notification prior. Furniture was cheap. The Cullinan building not completely finished. No toiletries and other items that make your stay comfortable. Sent an email to the host via booking.com, no reply.
- Jordan (10/5): Perfect for my needs and to be close to the city - Great location, rooms were so big and spacious with great facilities. Service was great too Nothing to complain about for me
- Michael A Dunn (8/5): -
- Teresa (2/5): Very disappointing stay . Very unprofessional of the Manager to put us in 2 separate bookings , made this booking in Mar - The location was a little way out from the main part of the City We asked for adjoining rooms, got 2 rooms in 2 different buildings, not fun for a group of 7 that were away together for the weekend . The manager’s response was it’s only for 1 night . . The maintenance guy came in to one room just after 8 am to do work , not good when one girl was in the shower . Wasn’t told the building wasn’t even complete , building works going on & looked very incomplete . Balcony door would not lock , nowhere for the lock to lock
- Cathy (9/5): Great location and clean. - The location was great. Easy walking distance from the market. Fairly close to the Adelaide Oval. The bedrooms were a good size. Large laundry with laundry detergent supplies. Over our 5 nights stay the towels were changed twice, which was more than I expected. The room we had could sleep up to 6 people but there were only 3 chairs around the table. The living and dining area was small and it really couldn't fit another 3 chairs around the table but it was a minor issue and we made it work.
- Katrina (7/5): Still waiting for deposit to be returned, which I paid $200 cash after receiving key which waited 15min for also even th - Location It’s not that I didn’t like facilities. It just felt downgraded from room stayed in with bookings through Avani.
Also wait time to receive key,
plus deposit! Didn’t see any information regarding the amount for deposit or that there WAS ONE!
I paid cash and almost 2weeks later still waiting for it to be refunded.
- Solo Traveller (8/5): - Large, well planned apartments in good area. Views are only good depending on which way your apartment faces.
- Theresa (9/5): Great comfortable location and ni r rooms. - Amazing location, great shops below (cafe and IGA) close walk to inner city, beds comfortable and rooms had all that was needed. Also great communication with person managing property’s over whole stay if needed. All staff and myself said we would stay again. Pool and sauna were out of order which understand needed maintenance but wasn’t advised before arriving and going to try to use them which had been out of order for almost a month so just an email would have been nice to advise. 2 couches(1 in each appartments) needs replacing as material is rubbing off a lot. But that’s all-was still comfortable to use just could be messy.
- Fabsnake (7/5): Roomy 2BR apartment in quiet location but not too far from Adelaide attractions. Needs better WiFi. - Location - several blocks from convention centre, small supermarket, several restaurants and a pub nearby.
Plenty of room.
Was met outside building to be given key access - lucky it wasn't raining as hardly any weather cover there. WiFi was average to poor - no WiFi present on arrival, had to enquire about lack of WiFi and was given a "Pocket WiFi" to use that never stayed charged for long.
Only bars of soap provided as "toiletries", no shampoo or conditioner.
Apartment swimming pool closed for prolonged (over a month) maintenance.
Staircase in apartment to get to bedrooms & bathrooms may be difficult for less mobile customers.
- Veronica (7/5): Close to everything - It was close to everything- the maps, Woolworths, Cole’s, food outlets and bars Washing machine was not hooked up so unable to do washing.
No house keeping for time there.
Duvet to small for bed - one of us lost out every night!
- Amber (10/5): Exceptional -
- Amber (10/5): Exceptional - Every thing was so central. Nice cafe downstairs open for breakfast, lunch and dinner . Iga directly downstairs. Secure car parking. Modern unit with everything you need , intercom if too lazy to go out and want to order food to your door . The manager was super lovely and helpful, organised early check in and gave some good recommendations for things to do in Adelaide . Definitely will be booking here again
- Carla (8/5): Very good - Clean, comfortable, quiet, convenient location. No front desk as it’s an air b n b.
- Melissa (9/5): We had a great time and would stay at this property again - Very clean, right next to an IGA, great host and property was exactly as described
- Gary (10/5): Exceptional -
- Taryn (8/5): Very good -
- Hamilton (1/5): We did not stay! The morning we were booked in we were told that the room we had booked was not avai - We could either have been provided with the room we had booked, or with an apology and a refund. We ended up with none of the three.
- Brendan (10/5): Superb apartment, fantastic location and a great company to deal with. - Superb location, really friendly & helpful team. The communication was excellent from start to finish, as it was my first trip to Adelaide Ian gave me some great pointers as to where to visit whilst travelling for work.
The apartment was spotlessly clean and comfortable, I will definitely be staying again on my next trip to Adelaide, thank you very much for a great experience all round!
- Shakeel (10/5): Exceptional - Clean and tidy
- Justyse (1/5): Bad -
- Justus (1/5): don't stay here there scammers - Nothing Was located to another unfinished apartment block.no staff no help no nothing whole booking was a waist of money .we were treated poorly and ripped off .
- Claire (10/5): Was a great girls trip - Great location Bathrooms were full of black hair
- Alison (10/5): Exceptional -
- Kristy (10/5): Exceptional -
- Celene (10/5): Exceptional -
- Krista (10/5): Exceptional - The area is super close to the main strip with pubs, cafe's and clubs. We loved that the building was right above an IGA so we could easily run down to get things we forgot to bring or get a midnight snack! The rooms were tidy and the spacing was great so everyone truly had their own privacy - no shared walls.
- Rachel (7/5): Good - Location The fact it was though at 3 parry didn't had to meet a guy there to get key , didn't know where things were like bins etc , had concerns about things not clean, text man he said they would address issues never did , I paid a $300 bond which took 3 weeks to get back
- Rebecca (10/5): Exceptional, I will be booking again. - the excellent communication between the host and I. The location was perfect and it was extremely family friendly and quiet.
- Gary (7/5): Overall would recommend for a short stay and if you are not too reliant on WiFi. - We enjoyed our stay and found the IGA and coffee shop on the ground floor very convenient and the location was not too far from Rundle Mall, 1.3km (approximately 15 to 20 minute walk). It was also close to the Adelaide Cenrtral Market, 750m (approximatley 10 minute walk) Unfortunately no NBN WiFi service was available so we were supplied with a Vodafone Pocket WiFi unit to use, it lasted about 1 day out of a 3 day stay (only used it for work, definitely no videos or movies).
The car park is easy to access but is only designed for a small car, a ute or landcruiser would be hard to park.
- Michelle (8/5): Very good - Overnight stay. Great location close to good IGA, pub & good barilsta coffee (cafe)., Very clean apartment with basic kitchen amenities.& two balconies. Would stay again.
- Nicolle (9/5): Superb - Good stay everything we needed and right in town
- John (10/5): Exceptional - Beautiful modern apartment well.equipped with everything needed for a great stay... Rundle mall around the corner, and staff go above and beyond to make the stay perfect.
- Shawni (8/5): Very good -
- Loxton (10/5): Went when Adelaide was the hottest city in the world 🔥🔥🔥🔥 - All facilities in the building you could need. IGA on one corner great pub on the other. Nothing
- Fiona (10/5): Great stay in Adelaide - Great location in the cbd, all the facilities you could need, perfect for a mini break for the family.
- Kylea (5/5): Location was great, was disappointed in the cleanliness. - Pool Had no hot water for the first 2 days, stayed for 8 nights and room was serviced twice with towels and once for bedding on day 2. Floors were dirty, thick dirt/dust on surfaces they assume we wouldn’t see. Wifi was pocket wifi that worked for one day, and was told to message when I need more, could this a hassle.
- Liz (8/5): Very good - Everything except Ian the agent. Ian the agent. He was ok till we had a bit of a problem and he didn't handle it very well. His reaction to a problem on their behalf, he didn't handle well and just slammed the phone down on us. Then no apology whatsoever after admitting the problem lay on them.
- Scott (1/5): Bad -
- Aaron (10/5): Exceptional -
- Georgia (8/5): Very good -
- Cain (1/5): Shit - Shocking Shocking
- Kallum (10/5): Exceptional -
- Sharon (10/5): Selecting accommodation in a city that you have never visited, can be difficult. RNR on Franklin did not disappoint. A c - Excellent location, central to Adelaide’s attractions. We loved the apartment!
