• Ann (10/5): Perfect location for a stress free stay. - Perfect location, close to Buza gate with not that many steps if you have luggage to lug. Dado goes above and beyond to help. Allowed us to leave our luggage early on day of arrival and we even left our luggage there overnight when we went to Montenegro. Lovely little courtyard to sit and enjoy drinks.

• Anna (10/5): Lovely room inside the city wall. - The location was brilliant. Within the city walls, but not too many steps to navigate with luggage. Our host provided great tips on where to eat and local dishes to try. And the room and bathroom were clean and comfortable. Having an outdoor space to relax in was a bonus! Nothing!

He was very easy to communicate with and was always quick to reply to any messages. The room itself is in a great location right inside the walls of the old town, just make sure to take his advice about which gate to enter unless you fancy walking up some stairs with your bags! The room was clean and comfortable the provided coffee and snacks were a nice touch. Nothing

Sunscreens are provided during the stay. 1.The rooms are next to each other and there is no soundproof. Our room was next to the other residents’ bathroom, and it was really difficult for us to sleep. 2.Photos need to be updated, since the room is a bit different now. 3.Payment is only with cash, which should have been mentioned during the booking. **This is the host’s house who provides two rooms for rent. This is ok, but it is important to be clarified.

You are living within the city walls. You can see the place from the walls. No negatives. Just a few observations. Bathroom is private. That means it is outside the room. If you are comming by bus, the place is about a km from the Bus stop at Pile Gate. A safe could be added to the room.

• Edana (10/5): Perfect place to stay in the Old Town - Dado was amazing! He arranged our airport transfer too, making sure we came in the correct way and went up minimum steps with luggage. The room was clean and very comfortable, with plenty of additional items in the common area (ear plugs, coffee, sun cream, maps, restaurant recommendations etc). The location was amazing, just by Buza gate. Everything was amazing!

• Sui (2/5): To return? NEVER - Spotless clean Very noisy though the host provided ear plugs. Next to a restaurant and customers were very noisy at night. Though it was said the bathroom was private, solely for our use, it was OUTSIDE the room. Perhaps it was my oversight when making the booking. Anyway, it was never desirable. It was literally on the hilltop, requiring a hundred steps up and another hundred steps down when going out.

• Yuting (10/5): Everything is perfect. - The location is excellent. It’s in the old city, near the Buza gate, so you can easily get there without climbing too many stairs, carrying heavy luggage. The room is clean and cozy. Dado and his family are so nice, we had a memorable holiday there. None.
• Don (10/5): The Victoria Rooms was the best decision we could have made for our visit. Thankyou Dado for a wonderful stay. - The room was very small but it had everything we needed. In our case the bathroom was across the hall but it was our private bathroom so we found that it caused no problem at all. The best thing about our stay was getting to know our host Dado. A fantastic guy who does everything possible to make your stay a memorable one. We also met his wife Nina who runs a small shop in the old town and she was delightful to talk to. There was nothing I didn’t like about the property. But all guests should be aware of two things about Dubrovnik. First is the endless stairs. To get anywhere in the old town you will have to climb stairs, in some cases very steep stairs. So good shoes and a reasonable fitness level are definitely helpful if you want to enjoy the stay. Also you should be aware that Dubrovnik has become very expensive. When we visited a few years back Croatia was still on the Kunas. Now they are on the Euro things have definitely changed.
• Holly (8/5): Good Location - My room was average size but well planned. It was clean, easy to find and you could manage to get around and not always need that many steps. Owner was very kind in greeting us and helping us to get the luggage to our room and to the gate when we left. Room could have been a bit bigger. And no view.
• Janice (9/5): Superb - Nice room in old town. The owner was very helpful. He helped with arranging a cab from the airport and met us at the taxi drop-off. The room did not have an attached bathroom but it was just down the hall and was private. Everything was very clean. Not a negative given you are in old town Dubrovnik and climbing stairs is normal there. But it is important to note that there are multiple flights of stairs to go down & back up to the room from the main Piazza.

• Kate (9/5): Superb - First and foremost, the host, Dado, is wonderful. He contacted us minutes after booking, explaining everything, and offering the transfer (which I suggest). His son, Antonio, greeted us at the airport and gave us some good sightseeing tips to know. Buza gate is what you need to avoid a lot of stairs, cuz it is a struggle with suitcases if you come from the wrong side. Dado is always in touch, so don't hesitate to ask he will do everything for your comfort. We had everything in our room and even more. I would definitely come back to Dado's place again. Perfect Location! Everything is near, 10 min walk to Banje Beach, 3 min down the stairs and you are in the middle of the Old city. It is not quite a dislike, but still good to mention) the window is too small for the room (as all other windows in the old city) and faces the famous restaurant kitchen, so obviously it is a bit noisy when they start working in the morning. However, there is AC in the room, so we kept it on all the time.

• Roberta (9/5): Host is fantastic, great location! - Dado the host was super. He was so caring and supporting, there was a rain storm when we arrived he waited for us with umbrellas at the towngate, helped us with parking and luggage. He checked on us every day of our staying for help and advices. The room was clean and fresh and in a quiet location in old town. There room wasn’t very big but it’s perfect anycase for few days. Reaching accommodations in old town with trolleys is quite a challenge because of the stairs, but compared to most Victoria rooms are better locales. Honestly I cannot see any flaw.
• Katie (8/5): A home away from home. - The host (Dado) was amazing!! So helpful from the moment we arrived. Met us outside our taxi and took us straight to the rooms. Happy to answer any questions about Dubrovnik and loved his family-owned shop in the town. Good air con facilities. Would not hesitate to recommend this place to anyone visiting Dubrovnik. Rooms were fairly basic but absolutely fine for what we needed.

• Susina (10/5): Exceptional - Could not fault the accommodation or hosts, were amazing. We took Dado up on the offer of airport transfers and were picked up from the airport in a lovely a/c car and even some bottle water waiting for us. Accommodation is situated up alot of steps, fine for young and fit but be wary if you find steps hard to manage. But when you do reach to accommodation, the air conditioning it a much needed relief. And works really well! We enjoyed a quiet stay at the end of June. They had all the amenities we needed, has a fridge in room which is really handy if you want tea/coffee in morning on a budget. The bathroom is across the hall but for us it was no issue. Its lockable with a key, and there are slippers and robes provided if required. Located inside the city walls, it was lovely not having far to go to be right in the heart of the old town, especially before all the other visitors arrive, and close to the Buza gate if venturing outside the walls. We recommend the restaurant next door it was our favourite restaurant during our stay and conveniently located. Thank you Dado and Antonio for a pleasant stay and your amazing hospitality!

• Rosemary (10/5): Excellent stay with amazing hospitality. - The host, Dado was so welcoming and very communicative prior to us arriving. He met us at the door and showed us around. He provides everything you need and more and the washing machine in the bathroom was an added bonus. Thankfully, he provides a very good description about how to get there so you avoid the many steps. You only have to go up a few and they’re easy. There is a private bathroom outside your room but the other room has an ensuite so you know it is only you using it. Would highly recommend Dado’s place. He and his family also have a cute little shop with coffee to visit. His son offers affordable airport transfer. Nothing - no complaints.

• Stephanie (9/5): The kindest host in a great location! - Fantastic location just inside the City walls. The host, Dado, was brilliant before we travelled and answered all our questions. He sent me a WhatsApp message a couple of days before so I had his number, and he offered to collect us from the airport to bring us in for a small fee. It was a gorgeous properly, next to Lady Pi Pi restaurant which is one of the best in Dubrovnik, with unbeatable views across the City. Our room had the bathroom in room and the shower was so great, lovely to relax under after a tiring day walking around. We went to Dados shop during our stay and bought his wife’s homemade marmalade! Dado and Nina were always on hand and couldn’t have done more for us. Would highly recommend anyone visiting to stay there!

Lovely place to stay right in the centre of the old town ❤️ We would return to stay in Victoria Rooms without hesitation. We look forward to returning soon .
• Cindy (10/5): My calve muscles are bigger. Just enough stairs but not too many. - Located 151 steps from Old Town Strada. And fairly easy access from taxi dropoff at Buza Gate. A wonderful view and set up just across a few cobblestones from the Walls and restaurant Lady Pi Pi. Our host Dado, a long term resident of Old Town Dubrovnik provided coffee, tea, advice, history, and a ride to the airport. He took time out of his busy day at his deletable shop Note Bene! Quiet location and close to everything. Bed very comfortable and room was set up better than most. Small things we come to expect like back of door hangers in the washroom for toiletry bag. A quiet private small courtyard right outside for our evening glass of wine. Highly recommend for a short stay in the Old City of Dubrovnik.

Dado and his son were terrific with logistics on getting to the place, help with luggage and transportation to the airport. Initially we were put off by the fact the “private bathroom” is outside the room. However, it ended up being ok.
• Christina (8/5): Great location and fantastic host. - The hospitality of Dado , the owner could not have been better. His welcoming nature and willingness to offer anything we could need was so wonderful. I was a bit surprised that the description of “private bathroom “ meant a bath exterior to the bedroom. But this turned out to be less of an issue because of the very small size of the overall property and the thoughtfully provided robes and slippers.

He gave us recommendations for restaurants and a coffee shop he and his wife owns which they gave us free coffee and a muffin. He let us stay an extra hour even though we asked last minute but there was no problem. The location was brilliant only a 5 minute walk to everything.

• Hans (9/5): Superb - Our host Dado embodied hospitality in every sense. He fetched us outside the Old City walls after dark and helped carry our bags to Victoria Rooms. He invited us to his family shop to have a coffee and delicious carob muffins together, and his son drove us to the airport at the end of our stay. The room was very comfortable and a great resting place at the end of each long day we had in Dubrovnik. Highly recommend! Just to he aware that Victoria Rooms is not a private apartment. It offers two bookable rooms on the ground floor of the host's home.
• Lisa (10/5): Beautiful guest house and the most wonderful host, Dado! - Dado and his son were so very accommodating and extremely personable! They make you feel right at home ! The location of their home in old town is a perfect location ! Extremely easy to find and at the top of the stairs at the wall . The rooms were extremely clean and Dado was always available to help in any way possible. I can’t say enough about how extremely friendly and helpful this wonderful family is. We went to their store in old town and met his lovely wife , enjoyed a lovely espresso and she has such a wonderful variety of spices , we bought some items and some of her sweet candied almonds ! Yummy 😋 The room is bigger than any normal European room imo and we had our own bathroom located inside our room . We were given plenty of towels and even beach towels ! We stayed 10 days in Dubrovnik , of course we island hopped as after a few days in old town you must get out on the ocean as well as go to all the beautiful islands (13 in total ) . We had waters , coffee , tea , sugar , hair dryer , even some toiletries ( I brought my own ) to use if needed. The restaurant next door is fantastic and a must if you stay here! The room was silent , we heard no outside noise whatsoever … the only time we heard any noise is perhaps that of the other room ( at one point there were some very loud customers staying - only a few nights ) they like to shut doors very hard and very loud . You have a private entrance and keys and it is lit extremely well for dark hours . Let me say this we were there during a heat wave ( hotter than normal even for them they say ) 38C and the room AC unit was fabulous, it cooled the room without any issues ! Thank goodness because in the city as it sits in a bowl like shape and with all the walls no real breeze , rock pathways and rock stairs it was super humid and extremely hot! It is at the top of the stairs I loved that ! Nothing ! The room was absolutely perfect!

The bbq restaurant next door is a must visit! There were toiletries which looked like they had been left behind from previous guests in the bathroom, rather than fresh bottles, and there wasn’t an iron in the room, so we had to WhatsApp the owner every time to borrow theirs, not a huge inconvenience but it’s the little things that make such a difference! Room was pretty basic but if you are out sight seeing, that doesn’t really matter!

Available to help if you need anything. - Clean spacious room, with plenty of hanging space for clothes (in wardrobe or back of door) - Loved the inclusion of slippers for walking around - Great pick up transfer as well - Great location! - Bathroom isn't in the room and I don't think this was originally clear in the description. However, it wasn't an issue. - Suggest adding full length mirror in room

• Lou (10/5): Exceptional - Dado and Antonio were fantastic hosts and we really appreciated the airport transfer, as well as being responsive to our needs. The location is just inside the town wall and easy to reach from the Old Town's main entrance. We loved that it was a convenient base of operations for exploring Old Town Dubrovnik. Nothing really, everything was great!
