Ottima disponibilità da parte del Signor Lee, sempre cortese e prodigo a venire incontro alle nostre necessità.
Presenza di condizionatore e Wi-Fi (il telefono non prende in camera quindi avere il Wi-Fi è stato fondamentale)
La posizione ottima, a 15 minuti circa dal Colosseo, e molto vicina a tutti i servizi (metro, supermercato a fianco, forno dal lato opposto della strada) Il bagno era cieco, ma c’era comunque una buona aerazione

Clean small rooms with aircon and private bathroom, the host doesn't speak very well english but he is very friendly, flexible and helpful. the area is full of oriental cafes and restaurants, so when you walk around you feel mixture of smells.

- Quynh (8/5): Very good - Location is good. It's near Termini (the main station) so basically you can walk from the station. But do consider calling a taxi if you have heavy luggage, the streets here are not convenient to walk with luggage.
The staff is very nice and helpful. The room is relatively small but clean, convenient and has everything I need.

- James (5/5): It was a nice room but was so congested. Light was also Dim. - It was clean. But sometime toilet of bathroom is wet. There was nobody to whom we can ask for help. When we left the room then they were there to clean it.
Normally cleaning is necessary everyday at least for toilet. And no water no cattle, no extra pillows of blankets.
Nobody was there to whom we can ask something if we required. No staff was available for assistance.
Lift! System is so poor and sorry to say we don’t have keys of assistance for lift. Of may be it’s not allowed to use it.

Nice restaurants close by and very quiet with rooms facing into a private courtyard. Man at door is very friendly and helpful. And they let us check in when we got there (11am) at no extra cost! Bit further away from some of the main attractions and the room can get a bit dark in the day. Although, at night the light from the hallway doesn’t go off and this comes into your room.

We could also leave the bags at the accommodation after checkout!
There’s also a supermarket right beside the apartments. The wasn’t a bidet.

Also close to a nice park. In the description it was mentioned that one room has one large bed and one small bed, only the large bed was there. Still for the 5 of us was ok. The small room is small:), without windows.

- Alicia (8/5): Great location, friendly host. - Location is excellent, just a short walk from the colosseum and centre of Rome. Very near a metro and bus for transport outside of the centre and walkable (10 mins) to Roma Termini.
Host is very friendly and accommodating with good communication and makes themselves available when needed - we needed to leave our bags for the day and he allowed us to and then came back to let us in before our train.
The room is a good size - basic but has everything you need.

Could upgrade to a smart TV so guests could watch Netflix or similar after a long day of walking - did have a TV but all channels in Italian which is expected but we couldn’t change subtitles into English. Need better sign outside residence as hard to find - bearing in mind it’s a apartment converted to rooms - no reference to Fabio Rooms outside on street entrance. As others have said the walls are very thin you can hear other people in their rooms so earplugs required if light sleeper but always quiet after 9pm at night

When I didn't have any change, he directly paid for it for me. I was very lucky to meet such a good landlord, and would recommend this hostel to all my friends who came to Rome. The house is very clean and tidy, large and cost effective. It’s perfect!

The host didn't know much English but was still able to understand me and to accommodate my requests and offered water on arrival.
The room was clean and everything you need was provided (shampoo, shower gel, towels, etc). It was looking over an inner area so it was also quiet.
There was a lift in case you travel with heavy luggage. The room was a bit cold. The heating was working only between 6 and 10 (I believe) and for a visit in January it was not enough.

Dirty and not safe area around

- Maryna (9/5): Overall impression is good - We arrived early in the morning and were able to leave our suitcases for storage. The owner responds quickly to messages. The metro is nearby, it was a short walk to the Colosseum. Opposite is a park with parrots) The room is small, for 2 people. Clean, everything ok. Linen and towels are clean. The bathroom is clean. There is no wardrobe, there are hangers and a safe. You enter a common corridor from which you can access 3 rooms. You will hear your neighbors coming and going. In the corridor there are cups, spoons, a kettle and an iron. A good option for a stay of several days. Close to all the interesting places in Rome. There are some problems with wi fi. I had to connect to 3 different networks. The password will be in the room and another in the corridor. Water was dripping from the heater in the bathroom. They put a towel on the floor, but that's not enough. I placed a trash can to catch the water.

- Todd (5/5): Location was great, but the non-hotel room was below average for the high price. - We liked that Fabio Rooms 102 was located very convenient to the metro (subway), to many food places, and to major attractions. We expected it to be a hotel, but it was certainly not. The room was located in what seemed to be a residential apartment building, with no label or sign. The air conditioner was broken (thankfully, the host fixed it the next evening), the room was dark and the bathroom was missing light bulbs. The shower shelf was broken/missing, and the shelf above the toilet was broken (we put everything on the bathroom floor—no other choice). We had a WhatsApp number to text for assistance. Only one thin pillow per bed with light sheets. No maid service, so no fresh towels or cleaning.

- Annalise (7/5): Good - Rooms are situated in an apartment block and close to a metro and termini with shops nearby. The room size was quite big for Rome and a big plus was that we were able to walk to the Colosseum and sites. I only met one staff member, Lee, and he was really helpful and friendly! My colleagues and I had a bit of a mix up on first night due to a burst water pipe in the street which was sorted on second day. We were moved to different buildings and this was a bit disruptive but we did get half our first night rates reimbursed. The airconditioner did not work and the room got quite hot. A single sheet was used for a double bed which was not comfortable for sleeping. There was a kettle in the passage which someone had taken to their room on the first morning so I then arranged one for my room. We had to buy our own coffee at the shop downstairs. My biggest complaint was that there is no reception so if you do not arrive at the specified time and do not have Wifi to whatsapp the host, it is difficult to check in.

It was nice of them to allow us late check out as I wasn't feeling well. Very noisy neighbors (in other rooms). The room was cold. The room had only a double bed and a small table, not even a chair to sit down. Only two pillows were provided, we had to ask for two more.
