• Pietro Paolo (10/5): Un soggiorno breve per svolgere impegni di lavoro mi sono trovato molto bene. - L'igienizzazione e la pulizia è perfetta sia della stanza che del bagno ma anche e soprattutto della biancheria. La struttura è in una posizione strategica vicina alla zona centrale che è raggiungibile a piedi. Il personale è gentile e disponibile al bisogno.

As duas moças que nos receberam foram extremamente queridas, simpáticas e acolhedoras, sempre sorridentes e demonstrando muito carinho no atendimento. Foram completamente diferentes dos romanos em geral, sempre muito simpáticas, receptivas e fazendo questão de nos deixar confortáveis. Fizeram com que nos sentíssemos realmente bem-vindos, algo que marcou bastante nossa experiência. O apartamento é muito limpo e organizado, com limpeza diária feita com muito capricho. Dá para perceber o cuidado e o carinho que colocam em tudo. O quarto é muito bem equipado, confortável, e o banheiro é lindo. A localização também é excelente, muito próxima da estação Termini, o que facilita bastante a logística em Roma. Apenas um detalhe importante para futuros hóspedes: o check-in é realizado no Florian Restaurant, que fica cerca de um quarteirão ao lado da acomodação. Sabendo disso antes, é tudo muito tranquilo. No geral, tivemos uma experiência ótima e certamente recomendaríamos a hospedagem.

Hergun oda temizlenmiş yatak toplanmış kirli bardaklar temizlenmiş, ve yatakların üzerine çikolatalar konulmuş şekildeydi. Otelin asansörü ve bina oldukca eski, ayrıca duş başlığı sağlam değil ve kabine zarzor girebildim.

O que foi um pequeno transtorno. A sorte é que os donos tem um restaurante próximo e podemos deixar as malas lá e ir aproveitar a cidade. Só tinha uma chave, como estávamos em 3 e íamos a lugares diferentes, o ideal era ter ao menos 2 chaves. O elevador não funciona bem.

• Lusine (1/5): A very disappointing experience. - The only positive thing was the position, very close to the Termini train station. The rooms are located in an old building with an outdated lift. It was very noisy outside during the night. There was a kettle available for making tea, but it was broken. I arrived in Rome with my three children (aged 2, 5, and 7) after our trains were cancelled, and we needed a place to stay for just a few hours. I found Florian Rooms, very close to the station and called the property directly to make it fast. I was told that the room cost €176. I then checked and booked through Booking.com at the more convenient price of €141. Upon arrival with my three children, I was asked to pay an additional €50 for my 2-year-old, without any extra service provided (no extra bed, no breakfast, nothing). Unfortunately, the booking was non-refundable, so I had no choice but to pay. I find this behavior unfair and not transparent at all, especially considering the difficult situation we were in.

Ovviamente non hanno fatto nessuno scontrino. Ho insistito per pagare con la carta ma ho preferito non arrivare a litigare avendo dei vincoli di tempo. Imbarazzante nel 2026

L'ingresso al piano terreno e l'ascensore lasciano un po' a desiderare ma non bisogna spaventarsi. Il personale del caffè Florian è gentile ma il doversi occupare sia dei clienti sia di chi ha prenotato le camere rallenta e complica le procedure di check in.

• jandmvermont (10/5): - We had two rooms, Dec 28 and 29. Communication was excellent and we were able to store our bags in the rooms before check-in. We were met at the restaurant for key pickup; the rooms are even closer to the train station in a nice, safe neighborhood -5 minute walk to the top of the station plus time to get to your platform in the station. The rooms had a kettle and a refrigerator. We were offered a complimentary breakfast at the restaurant - coffee and a gourmet croissant. Rooms were clean, nice size, comfortable and quiet. AT 2 am we felt comfortable walking to the T.A.M bus to the airport. We would stay there again. This is not a negative about the guest house but something to note. The station is closed in the middle of the night. If you take the TAM bus to airport, you need to plan to walk around the station.

• DEBORAH MARIA (7/5): Si può migliorare - La posizione,la pulizia della stanza e la colazione Purtroppo non ho avuto possibilità di lasciare il bagaglio nella struttura al momento del check out qualche ora e mi sono vista costretta a pagare un locker. Mi è stato comunicato che di domenica non è possibile lasciare presso la struttura i bagagli pertanto ho dovuto attrezzarmi pagando Locker in zona limitrofa. Onestamente c e un salotto tra le camere ove ho prenottatto e credo che lasciare lì il bagaglio per solo due ore non potesse recare qualche complicazione.posso capire essere fiscali sull'orario del check out ma onestamente è la prima volta che mi capita di non poter nemmeno due ore lasciare un bagaglio oltretutto piccolino presso le strutture dove ho alloggiato.

Ed eravamo al quarto piano! Impossibile riposare decentemente, i rumori si sentono fortissimi a ogni ora del giorno e della notte. La stanza si trova in un altro luogo rispetto all'indirizzo indicato su booking, dove si trova invece un bar.

Der Roomservice hat bei 4 Übernachtungen 1mal die Betten nicht gemacht, der Lift ging mal nicht ->danke 4.Stock :-) alles in Allem etwas in die Jahre gekommen.

• Salazar (7/5): Large room close to station! - The location was perfect if you’re coming in from termini station and you plan to use public transportation. The room was huge and had plenty of space to unpack if you wanted to. The older style elevator was a bit stuffy and uncomfortable when traveling with luggage. Having to use multiple keys to gain access to the room wasn’t ideal, especially because the keys were clunky and the locks were difficult. However, that didn’t affect our overall experience.
• Esenboga (4/5): Disappointing - I got to the room very easily thanks to the nice lady who dealt with all the procedures until I settled in the room. The room was not as big as on booking.com. It was very small. Accommodation in such a place should not cost more than 50 euros. An overpriced accommodation according to the condition of the room. Definitely does not deserve the money.

This resulted in lack of sheets for the second bed.

• Victor (8/5): Overall, a very pleasant stay. - Good location, very clean, very good beds, and nice staff. The rooms are on the fourth floor of an apartment building that has a small elevator. The foyer area and the room were very nice. The room, with its own bathroom, was spacious and very clean. The common areas of the building (main entrance foyer and stairs) could use some maintenance, but it did not create a problem for our stay. Since it is an apartment building, you need to go to Florian's Ristorante/Caffetteria (about 1 1/2 blocks away) to "check-in." Just tell the restaurant staff you are checking into Florian Rooms.

However for an extra cost in the same space :/ It might not be a problem of the hotel itself but of Rome in general. It's excessively overpriced and this was the cheapest accommodation we could find for a family of 4 staying in a single room, 3 beds. I'd say it's worth the money but it isn't. however you won't find cheaper accommodations in rome

Elegant room with large comfortable bed and wardrobe, parquet flooring and balcony with double shutters. Room cleaned daily. Breakfast and check-in 50 meters down the road at Florian's restaurant. The ground level doormans room filled with rubbish bags who's foul smell grew daily. The lift was small and awkward and sometimes failed to arrive.

The owner Sebastian is a very kind person, he even offered to pick me up from Ostia in the night as I was alone. Is it affordable unlike every other place around Rome and has what you need. The check in instructions lacked mentioning that you have to go to Florian Café on the square (300ft or so). If the guest trying to type Florian Rooms on the Google Maps, they will come to the closed door at the actual Hotel. Phone number on the reservation has auto message in Italian, so if you don't speak it, no way you can reach the real person. I pressed "1" by chance and got connected.
• Priscilla (6/5): Great for a short stay right near the train station - Bed was comfortable! No electricity from 4pm to 8pm which was not disclosed. The check-in process was very confusing and not clear.

If you arrive at night you must pay 60 euros extra for late check-in, but apparently they are not able to provide a proper invoice, after 15 minutes of arguing because they want to give me a handwritten random paper they gave me a receipt as an extra night but they are not able to give you an invoice with the reason of the extra cost. They don’t speak English at all or Spanish, or they don’t want to, just Italian, and if you don’t understand… in an accommodation in one of the most touristic cities of the world this is unacceptable. Room was ok, the service a disaster. I was without toilet paper for 2 days until I asked them to bring it.

Today is 13 days after the overcharge and they still have not processed the refund for the overcharge. I am having to dispute it with booking dot com and also my credit card company. Otherwise, the room was nice.

There was the possibility to leave the luggage before check-in at the Caffè where you check in and the same after checkout. There was an air conditioner that unfortunately did not work. The room was very noisy because the windows were not really soundproof. The rooms are located on the 4th floor and the elevator is very small.

This way you can go anywhere by train or bus. Buildings and rooms are safe. Anyone must have a key and combination to enter the building, elevators and rooms.
• Samantha (8/5): Very good - clean and spacious room within one mile of main attractions jn Rome Not the most responsive when questions needed to be answered and lack of clarity on check-in instructions. You need to walk two blocks down to “Florian Cafe” to check in and then walk back to the address of “Florian Rooms”.
