There was a lot of water damage on the wooden surfaces and the floor. The room did not match the photos on the website. It was significantly lower standard.

Rooms were not as advertised on website, very disappointing dull room, no towels when we got there and they brought later when we were back. Loud boating music in the middle of the night at car park for more than 30 minutes with people talking loudly.

- the staff were not friendly. when you walk in, you go into some weird makeshift reception/breakfast and dining area. it is badly lit and has a funny smell
- the staff are not friendly, they don’t even smile at you when you walk into the guest house. it’s almost as though you’re doing them a disservice by staying at the GUEST HOUSE
- we asked for an early check-in time and it was okayed by the property manager. we waited three hours before our room was ready. there no issue with that, my problem is why did you confirm and accept the early check-in? when we arrived why were you not honest about the wait time? they kept saying 30 minutes, 5 mins, 10 minutes. Then it was “they’re fixing the AC”
- we eventually left and went to wait elsewhere as they prepared the room. when we returned we were accompanied to the rooms, they look nothing like the photos advertised. the carpets are smelly and dirty. the walls have stains on them. the bedding is EXTREMELY OLD and is coming apart. the beds are uncomfortable. it’s as though they haven’t changed the bedding/bed since they opened. the white bedding is not either some off cream colour from wear and tear

- the ACs don’t work though they spent 2 hours of our waiting time fixing them

- Ntando (10/5): - The Royal Bryanston is a great place to book your stay, very clean and friendly stuff members especially the lady at the reception who welcomed me with jokes and a warm welcome to the accommodation and assisted me with kindness.. Had a problem with water not being available but shortly it came through
I like the neighborhood it's situated in very quiet and peaceful if you're on a work trip like i was and very affordable with the convenience of shops being near by

- Mare-li (3/5): I managed. - The bed was good quality My room that I booked was not ready at checkin, I paid extra for the use of the aircon and it was out of service. Phoned and asked if they could please move me to another room, this was 9pm. They moved me into a smaller room, no discount provided back as I paid for a big room, the towel provided was hard as a rock and completely ruffled at the seems, the shower head leaked at the joint so bad that you can’t adjust it without it falling off.

It’s great that they have a carport for my car. I didn’t like that I had to pay for air conditioning separately as an extra, I would assume it comes with the price for when I booked.
