I had shit in the toilet for two days and they told me they would get Plummer once I left. It didn’t help during my stay. We had to run to restaurants near by to use toilet and it smelled due to toilet not working. I have rescheduled the owner and wasn’t complying. I want my refund which is the least they can do

Ci sono stati molti problemi con la porta con apertura automatica, una sera siamo rimasti chiusi fuori per 30 min perché non si apriva la porta, e ci è stato detto di riprovare più volte; stanza luxury con macchina per il caffè a capsule ma senza la possibilità di averle, solo 2 asciugami a testa, almeno il tris (piccolo, medio, grande). Porta della camera in vetro, seppur non si riusciva a vedere dentro, poca privacy e sicurezza, personale che non parlava italiano, fatta più di una volta la doccia con acqua fredda perché la calda non usciva più, rubinetto del lavandino con una cospicua dose di silicone che però si scolla e se si apre l’acqua con un po’ più forza si rischiava di far saltare tutto.

No limpiaron en 4 noches ni cambiaron las toallas. Sin jabones ni shampoo, solamente un poco de jabón líquido. Las toallas solamente 2 de baño y en un estado pésimo. Sin toallas medianas, solamente para secarse las manos. La falta de mantenimiento hace un riesgo ducharse. Falla la combinación para abrir la puerta y anoche si no fuera que nos abriera un pasajero de otra habitación no hubiéramos podido entrar. El día que salíamos no hubo agua caliente. Es un lugar que no justifica lo que se paga. Desaconsejo alquilarlo, pero prueben a ver qué tal les va.

Per le scale si sentiva odore di vecchio e 2 lamoade non funzionavano. seconda volta con booking seconda cantonata . mancanza di acqua calda ,la tv con un bel segnale, NO SIGNAL. Contattato Booking, risposta, questo e il telefono della propietaria. Chiamata propietaria , risposta che sono inconvenienti che possono capitare. Del resto per soli 150 euro a notte non si poteva pretendere di piu. Per me Booking non mi ha assistito, di conseguenza da oggi in poi con Voi non avro piu rapporti Tanto vi dovevo. Sam Rzym piękny. - Lokalizacja Brud pod prysznicem, pleśń, różowy osad na płytkach, to samo w toalecie i szczotce do WC pokój w niewielkim stopniu przypominał ten ze zdjęcia. Sejf w pokoju to luźnie leżąca mała kasetka, którą można było przekładać w dowolne miejsce na pewno nie spełniała funkcji do której powinna być przeznaczona . Tv w pokoju jest ale brak kabla antenowego więc nie działał ( dla nas to akurat nie problem bo byliśmy całymi dniami poza obiektem) ale jeżeli kto lubi pooglądać to się zdziwi…

She explained everything in a very friendly manner and made us feel very welcome. The location, amenities all are great. We would have preferred coffee refills or tea for the duration of our stay. Lala arranged a welcome starter coffee set for the first day, thank you.

There are many restaurants nearby where you can have a great breakfast

• Evgenii (10/5): Exceptional - Had an amazing stay at Spanish Steps bedroom! The staff was very friendly and helpful. The room was clean, cozy, and nicely decorated. It had everything I needed: a comfortable bed, clean shower, coffee machine, kettle, fridge, hairdryer, and even a safe. The location is perfect—right next to the Spanish Steps and just a short walk from the Trevi Fountain, shops, restaurants, and the metro. A great spot for exploring Rome on foot! It really felt like a home away from home. I’d definitely stay here again and already recommend it to friends! The only thing to keep in mind is that there’s no elevator. We knew this in advance, so it wasn’t a surprise for us, but just be prepared to carry your luggage up the stairs. Other than that, everything was perfect!

• Cristivo (9/5): Excellent position - We booked the suite and it is great in terms of surface area. We received coffee and tea capsules, a nice gesture from the host. Initially they told us that it was not possible to leave our luggage for a while after check out, but later they found a solution and solved this request for us. There is noise on the street considering that it is one of the busiest pedestrian streets, but still at night after 11 pm, 11:30 pm it is quiet. Indeed the stairs are narrow but they are old buildings in the center of Rome and considering that you only go up the luggage once and take it down once when leaving, it was not a problem for us. I have a suggestion for the owners: the shower cabin is very small and the shower head is fixed. If you don't want to wash your head then you have to rotate the shower and it is not very flexible. I recommend that they replace the fixed shower with a mobile one and it would solve this problem.

• Neil (7/5): Good - The property is in an excellent location for visiting the main attractions in Rome. It's surrounded by a great choice of restaurants. Easy to get to and from the airport via the metro and express train from Roma Termini station. The street outside was very noisy throughout the night - from late night revellers to delivery vans to street cleaning vehicles.

Breakfast was provide in a nearby cafe which was a little different than expected, but nice. While we coped OK with two sets of stairs to the apartment, this might be challenging for less able persons and should be made clear in the description of the property. Communications with the host were essentially via email, which caused delays and some uncertainty.

Maria was an excellent host, very attentive and willing to help in any way she could. This included sourcing a gluten free breakfast. The apartment was very clean and clearly well cared for.

• Zhanara (10/5): Great place in great location - I think this guesthouse is even better than majority of hotels, much bigger space and right at the center of Rome (many things around, all best restaurants and squares) especially thanks to Maria Lusia she is sooo attentive and sweet. They managed to book for me for one day long when i had to stay one day more in Rome. Also Maria is a painter and all the wall pictures were made by herself. Very impressive and talented lady
• Gabija (9/5): Great location in Rome - Pros Great location. Very close to the Spanish steps and the metro, as well as other monuments. Great central location to access the city by foot. Our host was very welcoming and frequently messaged us to make sure we had everything we needed. Bed/pillows were comfortable. Was offered a QR code which gave us access to the wifi at the property. Breakfast is at a local cafe which is very close and tasted good however is limited as only has 2 options on the set menu (sweet and savoury). Please note it is essentially one apartment which has been split into 2 ensuite rooms, thus you share the corridor/entrance area with other guests. Cons No elevator so not the most convenient if you have large luggage. Luckily we only had cabin bags. Air conditioning unit in our room would not work on cool mode, only warm mode. Luckily the building was not too hot. Some miscommunication/language barrier at check out regarding the keys which meant we couldn't access the building to collect our luggage before departure. However, we were able to message and have the host let us in.

The room is a good size, with a comfortable bed, an ensuite, tea/coffee making facilities and airconditioning. The host was most attentive, regularly checking in with us to see if we needed anything. On the last day, she went above and beyond her duty to help us, as we forgot the key and couldn't access our luggage. Highly recommended! I liked everything about this property and I'm a regular visitor to Rome. We were lucky to find it available for our dates.

• Amarit (4/5): Disappointing - Location is not bad but you must travel light. No heavy luggage to carry up and flown the stairway. Size of the shower and bath room is too small even for one small person. The lack of elevator is also put a negative effect. What was the most surprise is that this particular unit is really a 2 bed room apartment and rent it out as a 2 units of a single room with toilet facility. The 2 guests had to argue which part of the apartment to be shared and that could be ugly. All of these should have been told up front.

This apartment consists 2 bedrooms and each room has separate bathroom’s. It should be explained that you will share with strangers in the same apartment. Beds comfortable and as sharing room with a friend it was great the basin and mirror was separate to shower and toilet. One could get ready in front of mirror while the other one showered. Carting two suitcases up 2 flights of stairs (no lifts)

• Kathryn (3/5): Kindness and polite communication should apply to everyone. - The property is wonderfully located near all the city center, attractions, and not far away from the Spanish steps. The communication situation with the staff was very unpleasant. Although I was not charged for a late arrival, we had to wait over 30 minutes for our host to provide us entry into the apartment. While there was lack of communication as a result of translation, I was never given a specific place to check in, and we had luggage. There are two flights of stairs that need to be climbed in order to access the apartment. *I would like to state that Maria Luisa and her friend were kind enough to help with the luggage and explain how to access the apartment from the street. At that point, things proceeded to go downhill. My rate included breakfast, which is located off property, but within an easy walk.(see photos) I would also like to state that if having snacks in the parlor is prohibited, the staff should inform the guest of that online, on arrival, and possibly even post a sign. We had a late arrival so we had snacks in the parlor. In fact, Maria Luisa brought us forks We clean everything up, except for moving two chairs back to their initial position. That evening, Maria Luisa told my guest that not only did our food stink, but she did not appreciate us eating our snacks in the parlor. She was very angry and extremely rude.(I would like to preface again that we picked up all the trash. Only two chairs were not put in the exact same place, and Maria Luisa took the trash bag out and thrust the empty bin at my friend.) The next day while I was at breakfast, Maria Luisa had an irate conversation with my guest. She was angry that the guests who arrived later that no night (they were situated in the room/flat next to ours) complained about the rate, and the fact that they could smell our food in the hallway. Mind you, you couldn’t smell the food in either of the bedrooms. (We had bread, prosciutto, green beans, and Parmesan cheese, with olive oil.)The hallway/ parlor is the common area which connects the two apartments/bedrooms.

• Tony (10/5): Excellent location, welcoming n - Couldn’t ask for a better location, the host was excellent, very helpful and welcoming. Very well set up, with excellent security. Within 5 minutes walk of several historic sights including the Spanish Steps and Trevi Fountain, restaurants and bistros are plentiful and close by. I recommend Spanish Steps Bedroom to all travellers and look forward to returning next year. The blue light on the WiFi booster was very bright at night but I hung a hat over it which worked well. It could do with some type of cover over the light source.

Clean rooms, helpful and friendly staff. it’s sold as a hotel but is really an apartment that’s been turned into two on suite rooms, this was disappointing as I specifically searched for a hotel and felt misinformed. Had a problem with the hot water/heater and the replenishment of coffee, however, once informed Gianluca sorted these out promptly. I do believe a little brochure or even some sort of welcome pack/information would help the guests a lot. No lift to apartment either. A little overpriced considering it’s basically an air b and b.

Afterwards came the host who didn’t explain anything about the town , about the room and generally nothing practical. He just asked for the taxes . The toilet was very dirty and although we complained they never cleaned it . They don’t change the towels. There was not enough toilet paper . Finally I forgot my charger and they never contacted me .

• Radu-mircea (1/5): If you can choose, choose another one - If you decide to take this apartment, when you arrive, take pictures of everything because you risk being accused of taking things. At the accommodation, I didn't notice that there were only medium and small towels in the bathroom, we only saw it in the evening when we returned to the room and took a shower, we didn't make a fuss because we thought this was the equipment, then after we left we were reported to Booking that we took the large towels from the bathroom and they asked us for 70 euros. (!!!!???). We were in our fourth accommodation on this vacation and we had another one near Venice, we paid for this room for 2 nights more than 300 euro, I think that only a person with bad intentions can consider that you would take towels from an apartment in this situation. In addition, if we can afford to pay more than 150 euros per night, I think we can afford to buy as many towels as we want. We felt very offended, my wife cried all evening, Of course, Booking office apologized for the lady's behavior, and did not charge our card either.
