• Naomi (6/5): Amazing views and nice bath. - Incredible views, a beautiful deep bath. 1. I had to phone the property to receive information for check in after the 2pm. This meant that I was waiting outside for prob 10 minutes. It would have been good if that information was sent at 2pm without having to chase it down. 2. The carpet smelt - needs a clean!

• Petina (1/5): Worst booking experience we have ever had and we are still trying to get a refund - There was nothing that was nice about this property and I would never recommend anyone to stay there It was falsely advertised. It is a guest house and they are renting out five bedrooms plus the floor on the lounge room downstairs, that is supposed to be available to all guests It is not a villa. It is literally a house renting rooms to anyone. There is no TV in the house. There are holes in the walls and doors with toilet paper poked in them as some sort of way of covering up the damage. The carpet is disgusting and filthy. The bed was extremely uncomfortable, to the point where I’ve had to see a physio upon my return from the stay. We booked for two nights and wanted to leave the moment we got there, but as we arrived very late we had no option. We contacted the owner immediately and they did not respond until the next day after we repeatedly contacted them but we are still yet to have them call us, apologise or offer any form Of refund. The owner is unresponsive and does not care once they have your money. When they say nature, they mean weeds all through the garden and the wall falling down. My elderly father who is able-bodied but does have bad ankles could not walk up the driveway due to how steep it was. It was extremely steep. We were unable to lock the doors that lead out to the Verandah meaning anyone could’ve walked in from any of the other rooms The other guests were unruly and had no respect for anyone else at the property. If you want to ruin a trip away go here

• Laura (6/5): - I accidentally booked the wrong night and the host changed it around on me as it was all last min booking for an emergency stay. Very grateful for that! Bed wasn't overly too bad, a little hard for my liking, but had a good sleep. The shared bathroom door, there was no handle and paper towel or something shoved in it. Can see that there has been many things broken from other guests unfortunately. And they need to do a few repairs. The room I was in smelt a little like cat pee. And stains all over the carpet. Would be nice to have some bedside tables next to the bed and a tv in the room.

Horrible to stay for 9 nights and no TV or music downstairs, so depressing! General areas not swept and mopped every day with 5 rooms being full! Just a lounge suite and tall boy in the lounge All guests staying were so disappointed Kettle in room and no power point! We should have our own bath mat instead of everyone using the same bath mat for 3 units! 2 towels given only, no face washer either! Kitchen area and fridge dirty - Photos attached When you arrive, 2 coffee sachets and 2 tea bags for a 9 day stay and no milk for the tea/coffee. Nothing replenished, no room clean or vacuum offered in that 9 day stay! Hinges on the pantry both broken!

I was able to get the room the next day and I was told I would get a full refund the day of checking out. I still have not received any refund. No staff member to meet us. No key in lock box. Very poor response from the manager.

Room door lock was sticky and hard to use. Balcony screen door is bent and near impossible to close to lock. Complete waist of money!

Everything about this accommodation is bad. It is a scam. Floor was mouldy and not vacuumed. Bed linen was dirty. Toilet wasn't cleaned. All cutlery in the kitchen was dirty. Everything in the kitchen was dirty as well, it smelled awful. Difficult to understand where my room even was. No one to ask and no way to find out how to access the property. Do not stay here!!!! Photos on Booking.com do not match the reality of the rooms which are disgusting.

• Fiona (1/5): ABSOLUTELY DISGUSTING - OUR WORST ACCOMMODATION EXPERIENCE - EVER! - DO NOT STAY AT THIS PROPERTY! We arrived to the property late afternoon to find vomit on the front entrance window, which had clearly not been cleaned for at least months. Likewise, with the balcony doors / windows from our room (making it incredibly hard to enjoy the view. The room had clearly not been cleaned from the previous guests. However, the lack of cleanliness clearly went beyond the previous guests - we actually felt like we had walked into a squatters' room - marks were on the cabinetry, shelves fallen to the floor, broken window shutters, surface on outside of bath and shower screen had not been cleaned in ages, stains were on the bed frame, no tv, no pictures on the wall, coffee making facilities consisted of a cheap $7 K Mart kettle with ONE PAPER cup with a couple of sachets in it - no milk, drinking cups, stirrers, etc. Marks on walls and entrance door, hair in the bathroom basin, toilet rolls on the floor (there were no toilet rolls - one in picture is our own). JUST ABSOLUTELY DISGUSTING. When we tried to tell the host (who lives interstate), he did not care at all and told us to cancel the booking and book elsewhere, as the cleaner was unable to get to the property to clean it. We then were left with the full responsibility of doing that, which took several calls and hours of our time to Booking.com. While at the property, we spoke to another guest who said that their room was also disgusting and stank. Pictures provided in this review is what we turned up to when we arrived!

The big walk in shower was great, and water pressure was really nice, along with temp. The property feels like a hostel. And is in need some some love. The rooms weren't cleaned properly, the bedding was wrickled and the base sheet didnt fit the bed. The beds base felt like it was broken also. The toilet in our room had poop stains on the inside, so obviously wasn't cleaned. The skirting boards were covered in black dust, again, obviously hadn't been clean in a long time. The carpet in the bedroom was full of stains. A wall had stains splashed accross, looked like coffee had been spashed. The door looked like a bear had tried to enter. There were 2 arm chairs in the room. One had a broken spring in the base that was almost popping through. The walls are paper thin, we had some quite drunk neighbours return to their room about 1240am, and although wouldn't have been talking that loud, they woke us up, and we could hear every word. Neighbours are out of the properties control in a way. But the walls are not think enough for accommodation of this style. The shared space downstairs has a kitchen, with a gas cooktop, oven, dishwasher, microwave, kettle and a large fridge. There is also a large couch, no TV, but given how thin the walls are thats probably a good thing. The range hood worked intermittent, the light within never worked, the knobs for the cooktop were caked in grease. There is a mismatch of utensils in the drawers, we stayed as group of 4, which was hard. But a couple would find enough in the drawers.

• William (1/5): SCAM SCAM SCAM - Nothing Upon arrival at the booked property, I was confronted with a state of disrepair that rendered the premises unfit for habitation. The front door handle detached completely upon contact, the garage door was structurally compromised, the gardens were overgrown, and the brickwork around the garden presented an active safety hazard. This was not merely disappointing, it was a gross misrepresentation of the accommodation advertised. No staff were present, the entrance was locked, and no access was provided despite a confirmed reservation. I attempted contact with the owner repeatedly over the course of one hour, to no avail. Left with no alternative, my partner and I were forced to secure last-minute accommodation elsewhere in Hobart at additional expense in order to attend a time-critical event. Only after departing did the owner return my call. I detailed the situation and the owner explicitly committed(verbally) to issuing a full refund. I accepted this undertaking in good faith. One month has now passed. Despite three formal follow-up requests, no refund has been processed, and the owner has failed to respond. This constitutes a clear breach of contract and a deliberate withholding of funds rightfully owed. I demand immediate processing of a full refund. Failure to comply will leave me no choice but to escalate this matter to the Australian Competition and Consumer Commission (ACCC) and the relevant state Office of Fair Trading. I will submit comprehensive evidence, including photographs, correspondence records, and proof of alternative accommodation costs, for formal investigation under Australian Consumer Law. This is your final opportunity to resolve the matter without regulatory intervention. I expect confirmation of the refund transfer.

• Anne (3/5): Could be a nice place if renovated and cleaned properly - we nearly left. - The view from the balcony was beautiful. The parking situation was easy and convenient. The check-in process was simple, although we had to ask for the access details because they were not sent automatically. The kitchen downstairs was clean and tidy. The room was quite cold, but at least there was an electric blanket. The door handle at the entrance was broken and hanging loosely from the door. The carpet upstairs was extremely stained. The bed linen had visible stains. There was dried urine on the toilet seat, and the bathroom floor was dirty with hair on it. The balcony chairs were partly broken. We would have preferred to leave immediately, but it was already very late when we arrived.
• Keanna (5/5): A bed to sleep in but nothing special. - Okay room and bed. The view is the redeeming quality of this guest house. Check-in is listed from 2pm onward but it actually wasn't until 3pm. I stood outside the property for about 40mins waiting for instructions on how to enter and locate my room. The handle on the front door isn't fully attached and it seems like you need to keep the key with you to open and properly close the front door otherwise it doesn't latch. The other guests at the time I was there in mid-October were loud and obnoxious at random hours during the night, including what sounded like a 3am argument after returning from a night out. Sound does travel a lot in the guesthouse which is unfortunate as the digital door locks on each room notify the entire house when you lock and unlock it.

Staff is helpful, but properties are poorly maintained and cleaned. - The properties managed by this organization have potential and are located in a great position with great views on Sandy Bay , but they are NOT as good as shown in pictures you see. At least the staff is responsive and helpful, but we do not recommend the experience. Our experience was overall so disappointing. The first apartment we were assigned was in a shockingly dilapidated state. It had no heating, the room was in extremely poor condition, with a broken door, a completely collapsed mattress, crumpled sheets, and a bed that appeared to have been used. The carpet was covered in stains and absolutely disgusting. The bathroom was in terrifying condition, with a loose faucet and knobs that kept falling off, and a soaking wet floor. Every corner of the apartment was filthy to the point of being unbearable. We have photographic evidence documenting all of this. After contacting the host, we were quickly offered a second apartment. However, we had to pack up and drive again to relocate, causing further disruption. While this second unit initially appeared pleasant and featured a nice view over the city, we soon realized that absolutely nothing worked. Both toasters were broken, the kettle didn’t work, and the water heater was non-functional. On top of that, the overall cleanliness was once again very disappointing. There were no cleaning supplies whatsoever available in the apartment—not even basic items like dish sponges, spray cleaner, or tea towels. The following morning, we requested another change, hoping to finally be relocated to a decent property. We were given the code to a third apartment (yet another relocation and loss of time). This last apartment was aesthetically nice and the room itself in better condition, but the state of the property overall was appalling. It looked as if a group of teenagers had hosted a wild alcohol-fueled party the night before. The floors, including the bathroom, were littered with popcorn, and there were bottles of alcohol scattered everywherei. The kitchen was a disaster, with rotting food left on dirty plates all over the counters. At around 12:00 PM, we contacted the property management to report the situation and asked when the cleaning team would arrive.

View was great but not worth the bad that came with Bed was old and soft that you sink into the middle of the mattress. Looked like the bed was thrown together on arrival. The chair outside was broken and the chair inside had a spring that was popping up so one chair inside to sit on. Kettle in room but no fridge or cups spoons etc in room to use. Shared kitchen down stairs proves that it's a boarding house which made us feel uncomfortable but wasn't in the description. No tv in the room and no tv downstairs in the tv room. There was no personality in the place it was a boring place to stay. Dead gardens and plants dead hanging all over driveway. Rubbish everywhere out the front of the property. Rooms need a deep clean just to bring them up to scratch.

• Rogers (7/5): Good - The bed was incredibly comfy and I honestly had some of the best nights of sleep here, I was disappointed by the lack of a mini fridge however the bathroom was very spacious and I liked that it included a bath, there was ample space to store clothing and many outlets to plug in devices, the addition of a air conditioning unit is also nice although It did leak, the communal fridge did have a slight off smell however it wasn’t overly terrible As listed above

• Jennifer (1/5): DO NOT BOOK HERE - Leaving DO NOT BOOK HERE!! Room was completely falsely advertised, the photos you see are NOT what you get. It made it seem like it was separate but it's not. It's all shared and the room had nothing in it that they say is included, did have a fan though. Room was disgusting, holes in doors, mould in the bathroom, nothing wasn't cleaned in what looked like months, toilet seat was just sitting there, you don't get anything they say is included eg coffee/tea amenities. . Stained (white stains if you know what I mean) furniture, yellow stains on the towels (only 2 provided for 2 people for 4 nights) Lovely stains/ drips on the walls, Pillows where yellow, bed was a mess (pics are how we found the bed, i moved the towel). Felt so unsafe being here the second we walked in. You want privacy? Too bad, shocker, the blinds are broken. The balcony goes to other rooms too so you can't even sit out there for privacy. Stayed there for less than an hour (to take photos and to contact them to get a refund) and left. (For those wondering, no refund was given) Good luck getting in touch with the property owner, they'll ignore you. Booking won't help you either because "they can't get a hold of the property owners" Currently going through other means to get my money back

• Christopher (1/5): NICE VIEW WORST PROBLEMS NO REST, TERRIBLE BEDS , NO HEATING, BATHROOM TOILET LOCKS BROKEN ,NOISEY - The property was vandalised by its own guests inside there was violence hiting cursing swearing and crying noises in room 1 and I contacted the owners/management they moved me one room away to room 3 then a quy with health issues moved in snoring all night and in day time too. (YOU HEAR EVERY SOUND INSIDE) The walls are paper thin you can hear everything upstairs and downstairs and what people are saying on their mobiles (NO REAL PRIVACY OR PEACE) (BROKEN LOCKS) Both the toilet and bathroom looks were broken my bedroom door was smashed in by previous guest (BAD BEDS) Beds were terrible they sank with body weight and left a crator and gave me back pain. ( NO HEATING) There was no heating or blankets to stay warm in room at night when colder and very hot with NO AC during the day when sunny in rooms. I asked the owners/ management for a refund and they did not contact me back this has to be one of my worst ever experiences in travelling over 61 countries in last 45. concerning accommodation.(. MANAGEMENT AVIOD YOU) The views were great the house was clean in most part but location is a little isolated if you do not have a rent a car but everything else was terrible. I understand it is impossible to screen all guests but this place for sure attracts the wrong kind of people you would want to share a house with and I did not feel safe there or had any real rest but other people were nice too.

• Sophia (1/5): Do not come here if you want an enjoyable night stay - Locked bedroom Upon entry the kitchen and living room area looked dirty with used plates, crumbs and not properly cleaned floors or tables. Our bedroom was falsely advertised to have a “panoramic” sea view but we were stuck with the view of the next door houses. The lighting was dim and there was no access to ac or any ventilation so the room was hot and stuffy so barely got any sleep. Our mattress was the hardest thing to sleep on and the bed frame was obviously so cheap that any time we’d turn over it would creak further contributing to our lack of sleep. I also wasn’t 100% certain we had fresh sheets as I woke up itchy. There was no soap in our private toilet making it ridiculously unsanitary to go. We feel the house was falsely advertised and would not recommend anyone stay here.
• Cassidy (3/5): Poor - Was not listed as a share house arrangement. The add said unit but was an ensuite bathroom and bedroom with a coded door. Which the door mysteriously opened itself at some point through the night so woke to a cold breeze coming through. Had no tv in the whole place, no fridge in room. In the community kitchen there was 1 plate and very little of the other kitchen supplies if that was supposed to be for a whole house full of guests.
• Lisa (6/5): Lower cost stay and clean room , but as you are sharing a house with others you are at the mercy of other guests - Clean room, nice bed sheets and towels The check in process - the info and codes should be sent in the morning if the stay to the mobile and email of the booker. It was only because another visitor was on the balcony to assist that we had any chance to get in . Need tv in each room and chairs on balcony
• Warina (7/5): Hostel with private bedrooms - Enormous bath tub Hostel like with kitchen, living and shared main bathroom
• Gaylene (4/5): Loved the river views but the front yard needs maintenance and so do things like curtains off the rails - The views and location. A couple talking late at night in the room next door meant we couldn’t get to sleep, the walls are far from soundproof. Floorboards are noisy so no chance of a good sleep with others so close.
• Glen (2/5): Very poor - It may be suitable for others, but it wasn't what I expected. I paid for 3 nights, but only stayed there for one night. The only thing I liked was the view from the balcony.
• Shay (1/5): Unprofessional owners very dodgey - The location That on arrival my room I booked the door was wide open and the room was a filth stains all over the carpet , dust everywhere, bathroom sink doesn't drain , bathroom light flickers on and off , room had a unpleasant odour to it , sliding deck door no key so couldn't lock , main room access door handle was all loose and dodgey kept coming open on its own , bathroom door couldn't look due to lock not lining up with the latch cut out on the frame , material chairs had white stains all over them , bed frame had white stains also over the material , hot water didn't work what so ever , all this within 20mins of arrival and it was just not stayable so I had left and slept in my car for the night Contact the owner this morning to ask for a refund to be told they'll send a cleaner to check the room and will update me , mind you one lady cleaner rocked up , then all for me to be told by the owner that the cleaner had checked the room and it's been stayed in so that's my booking completed and they can not accept giving me a refund I told the cleaner the way she sees it now is the way I had arrived to it , very unprofessional dodgey people
