L’accueil cordial.
Les deux fenêtres qui faisaient une belle circulation d’air.
Une vue à partir des fenêtres sur un canal et sur les toits. Il n’y avait pas d’éclairage pour monter à la chambre. La seule lumière que nous avions était celle de nos cellulaires. Ça fait étrange le soir…
Il y a quatre étages à monter à pied ; il faut un minimum de forme physique.
Le check Out est cédulé à 10h. Il ne faut pas dépasser de cinq minutes!!

- Bo Bengtsson (7/5): - Very central, lively and close to many nice restaurants. The room was small and not very comfortable, but offered a nice view of the square, canal and Frari church. Staff was absent except on arrival, but the room was cleaned every day. The room was located 3 levels up with 80 steps! On the other hand, it is a privilege to stay in a 17th century Venetian palace. So, thank you!

バスルームは狭いけど、だからこそ冬は暖かくて良かった 建物のエントランス、宿泊施設のドア、自分の部屋の3つ鍵が必要だったのが、面倒な上に、
それぞれコツがいるのか開けるのが難しかった

- Burak (7/5): Satisfied - The owner Madame Christina was kind. They were filling our candy jars with candies <3 thanks again. The best thing is wc has a bidet faucet.
- Apeksha (7/5): Good - Location and view were amazing. Private room is inside an apartment and there are few other rooms as well. Host lives in the same apartment. Apartment is also used for cooking classes as well. There are lots of people in the apartment but it's still overall quiet and did not impose much disturbance for us. We weren't informed there would be light cleaning done daily in our absence- so garbage was changed out, windows/heat would be closed incase you accidentally left them open/on. Overall good experience.

The host was welcoming, and the room was clean and warm (visited in January).

- Christina (1/5): Found bed bugs on night one and the apartment owner won't refund me despite seeing them - Please be careful, this apartment has bed bugs, and the owner denies it despite having held a live bug in her hand. When we wanted to get into bed on night one and pulled the bedspread back, we saw a bed bug crawling over a pillow. We trapped it in a coffee mug and handed it to the landlady who lives on the premises, she apologized to us but said there was nothing she could do since she had no other room for us. She squished the bed bug, took the cup with her, and returned to bed. We went on a hunt trying to find another place in Venice that would let us check in that very night (it was after midnight). We found one which of course was expensive and moved out. Just before we left the room, I pulled the bedspread back over the bed, and another (this time dead) bedbug fell out. I informed the landlady (who had gone back to sleep) that we had checked out and that I expected her to refund us for the stay. The next day she - or whoever it was I was writing with - completely denied that there were bed bugs and sent me pictures of the bed without the bed bugs in it as "proof". She also accused us of simply having wanted to switch to a nicer and cheaper apartment. Since I cannot send pictures in the booking chat I asked her to share an email address with me so that I could send her a screenshot of the hotel alternative I had to get late at night, to prove that it had been made last minute and is way pricier than our original choice, but she ignored me. I do not understand how someone can have a bed bug handed to them and then neither care about helping their guests figure out where to sleep nor deny them a refund. We had a terrible first night spent running around trying to find a hotel that was still open, and I am not only out of a couple of hundred euros that I spent on a bed bug-infested room we never slept in, but also had to pay for a much more expensive place last minute.

- Marco (3/5): Expensive, noisy and no privacy - Clean and well located but… The description of the room is misleading and inaccurate: there is no coffee machine in the room and soundproofing is non-existent. Also access to common areas and the terrace are not available because the accommodation offers two cooking classes per day, which results in numerous visitors in the apartment and restricts access to common areas for us. We were constantly disturbed by the sound of the doorbell when participants arrived, as well as the slamming of the door and conversations in the hallway.
In the room you can hear visitors in the other room speaking, in normal tone.
The biggest issues is the privacy: the owner enters the room in our absence. She would open the window or the blind, move things around and always shut the air con. We felt watched and inconfortable. In addition, she is not very friendly and it is obvious that she is looking to maximize her profits at the expense of her visitors.
As for the room, it is not very comfortable and, without access to common areas, it only serves as a place to sleep and shower. So very expensive for what you get!

- Raphael (9/5): Amazing View, Best Location, Great Stay - The location is perfect for doing everything around Venice. Right next to it is a Plaza with many restaurants and bars. The view is outstanding as well. If I had to choose something I did not like then it would be that the flights of stairs can be a bit tiring after a long day, but really not that bad.

The next morning we heard about 30 people walking through the hallways and kitchen and saw a whole cooking class in the small living room, and we couldn’t even sleep in or take an afternoon nap as the crowd left in the evening, and the walls are paper thin. Definitely would not recommend this place if you enjoy any sort of privacy.

Apartament itself and private bathroom were super clean. We had everything we needed here, thank you very much! We had some problems with keys, it requires some power to open main door, but Christina helped us out here, so not really big deal.

- Anna (9/5): Superb - Perfect location: quiet but 3 minutes from bars, cafes, etc. Situated directly on the channel embankment, so will feel the atmosphere of Venice 100%. The room is quite cosy and had all promised (room 2). 2 windows with view on the channel (one) and on the 14th century church (another), so it was a separate pleasure to have an espresso with a view. Lots of good towels. Enough glasses and hangers. Tea, coffee (Nespresso machine), biscuits. Even a rug! Everything is made to make you feel comfortable. Ventilation in the bathroom a bit too loud. Be careful with the bathroom door: if you accidentally slap it, it can get stuck (we got instant support from the 1st person from staff I could find so the door got repaired with some kitchen utensils!).
The bed was ok but a bit too short for tall people.
No elevator, long stairs: be ready if it is critical for you (for us it was ok).

Also we were not allowed to keep the luggage at the place, as we had very late flight, we were told to store the luggage bit out of the city centre . the owner was not really nice and welcoming , and didn't speak English too

Difficult for us because our flight was cancelled and our arrival considerably delayed. There is nothing on the building to indicate the hotel is there. Fifth floor and no elevator. Was OK for us but might be difficult for some.

Bathroom is seperate from bedroom but there is cleaners, chefs and cooking class customers coming through constantly so it is awkward to go for a shower or use the bathroom. Erika constantly asking precisely what time we would arrive, and wouldn’t accept a two hour window. We are backpacking through Europe and we’re coming from Milan, things go wrong when backpacking that makes it so hard to give precise arrival times
- Léa (10/5): very nice stay with a great host - the room was equipped like a hotel room(towels, coffee, shampoo, sheets, minibar, etc.). the flat was very clean all the time and had an authentic italian vibe. the host was really nice, offering us delicious tiramisus on several occasions. the area is very nice and not very touristy, with bars full of locals. as many have said, there are quite a few stairs but if you know about them, it's not a problem.
Otherwise if you are a light sleeper or like to sleep in, I wouldn't recommend in the summer season as there is a lot of movement in the flat from early morning until early evening.
- Zach (10/5): Nice stay with a nicer view - The views outside the windows of our room were incredible and were such a highlight of our stay. The community area was very cozy to walk through and made for a very comfortable stay. The shower and bathroom worked well and the room was supplied like a hotel room (mini fridge, coffee, etc), very thoughtful. While we were fine with it, the room is located inside of a larger home and is on the fourth floor with no elevator access. If you are aware of that ahead of time, like we were, it doesn't impact your stay at all.
- Diego (6/5): Not the best - The location, the friendly owner and the room itself that had a kettle, a water jar, coffee and even some sweets. Unfortunately, the owner was not available for our checkin, so Erika, who previously texted me twice to know the EXACT time we would get to the place, was late and the chef did not want to let us in the building regardless the excessive heat outside, instead he recommended us to go for a coffee until Erika came.
Later, even though Erika knew I didn’t speak Italian (even she asked me if I found it disrespectful so she could switch to Spanish), she continued speaking that language. The whole process of check in was long and painful.
The entrance of the place (hall in the first floor) is not very appealing—it might need some renovation. Also, be aware of the stairs if you bring a huge luggage—it’ll be a long and exhausting journey.

- Kai (4/5): BEWARE: The flat is simultaneously used as teaching premises as well as guest accommodation. - No breakfast as such. Coffe and sweet biscuits. No alternatives offered. After reading the promotional descriptions we were somewhat baffled to find ourselves – in all practical terms – barred from using the terrace and living room several afternoons and evenings during our booking period. The running of various businesses (cooking classes and guest dinners) from the same spaces we understood to be available (also) to us left us somwhat disappointed. Checking again the promotion on line we found that we were indeed promised access to both living room and terrace «whenever you want».

The apartment itself was impeccable. It was evident that the staff took great care in maintaining cleanliness and comfort. The addition of a private balcony was a lovely touch, providing a peaceful space to relax and enjoy the surrounding views.
One of the highlights of this hotel was the common terrace. It was a delightful spot to unwind and soak up the atmosphere. Whether it was enjoying a cup of coffee in the morning or sipping a glass of wine in the evening, the terrace offered a serene ambiance that enhanced our overall experience.
Another aspect that impressed me was the well-equipped kitchen. It had everything we needed to prepare meals during our stay. The appliances were modern and functional, and the kitchen utensils were in abundance. It was a convenience that added to the overall comfort of our stay. Overall, the accommodations were satisfactory, but there was one aspect that didn’t quite meet our expectations. The property had two bedrooms, one with twin beds and the other with a normal queen bed. While the second bedroom with the queen bed was comfortable and suitable for a couple, the first bedroom posed a slight inconvenience. The twin beds couldn’t be joined in a comfortable way, which meant that if you are traveling as a couple, you would have to sleep separately. It would have been more convenient if the twin beds could be easily converted into a double bed for couples. However, aside from this minor setback, the rest of our stay was pleasant.

Every evening there was a pasta cooking class in the common room. It was fun to watch. If you want complete silence during this time than this is not the right place for me. We loved it though and if we had more time we would have probably join the cooking class :). -
It is on the 4th floor without an elevator, but we were warned and took our backpacks rather than heavy luggage, so it was fine.

A great variety for breakfast - very yummy. They also offer some good cooking class and wine class experience in the living area which was very handy. A great living/dining shared space. unique books as well around! the owners were very lovely too! There was some reconstruction happening on building didn’t disturb us much, and there was 70+ stairs to walk to the place so just be prepared to cart bags up!

staff was very polite and made us to feel welcome building under maintenance (was only advised last minute) couldn’t open the window properly due to noise/privacy. breakfast was very basic and a little boring after a couple of days.

Although it is situated about 10 minutes walk from the train station but there is no landmark or signpost to locate the address. We went around in circles for an hour to find the place. Finally we hired a porter just to get help with finding the place. Also the host called us few times and said that she will not be available for our check in after 2.15p.m. We somehow managed to reached the place by 2.15 but I noticed she stayed at least till 3.30 in the flat. The flat is located in the fourth floor of an old building with no lift. At least a climb of 80 stairs. So not ideal in summer and also for people with walking difficulties. The breakfast given to us had few items less that what was given to the guests in the next room
