- Daniel (10/5): - very comfortable booking.com was very slow to send me notification that the owner had sent me property access details. the owner sent this information prior to my check in time however booking.com did not send me notification until 6 hours after my check in time. so i was left wondering if i could access the property at all or if the owner had confirmed my booking.

- Kent (10/5): Great position easy access to city with comfort and privacy - Spacious light filled and view to the lovely garden Not applicable 😀
- Graeme (5/5): Served our purpose for a one night stay - Clean, comfortable bed, hot shower Very small. Didn’t like having to park on the Main Street, a long way from the unit. Can’t comment on staff as there was no direct contact
- Elizabeth (7/5): -
- Angus (10/5): - Great price, very nice room and garden NA
- Angela (9/5): We would stay again - Quiet good location well equipped The key box was small and difficult to see the numbers. Loose fitting lid hard to replace
- Marie-Eve (10/5): Gorgeous and comfortable studio in the heart of Ballarat. - The place felt very homely and the garden is beautiful and lush. Very comfy bed. Nice and quiet although it’s on a busy street.

- Ross (8/5): A pleasant stay in a lovely location. Would use again if needed. - Lovely location, close to Victoria Park (events). Also an easy 25 min walk to the railway station if you prefer to walk rather than use public transport or a cab. The property itself was very nice, and the suite was at the rear of the property which further shielded one from the road. Just Minor things, quibbles that are not important. The aircon control was almost impossible to use because the battery was flat and the screen so dim it was hard to read the settings. The suite lock box was a pain because you needed the code to both lock and unlock making it fiddly to put the key back in.

- Chilton (10/5): - Everything very beautiful and peaceful
- Bruce (8/5): Enjoyed our stay, great value - Unit was in great location. Rooms very tidy, very clean, good quality throughout. Beautiful garden surrounding unit.

- Georgina (9/5): - Great place for over night stop in Hard to find property at night lack of lighting for street number
- Glen (8/5): - It was convenient to where I wanted to visit during my brief stay. Getting in and out was hassle-free. Being provided with kitchen-like facilities, but it being hard to use them (e.g. not being able to rinse bowls and cutlery in the tiny bathroom sink. Not a big deal, but many I changed plans re making dinner at home that night.
- Jade (10/5): - Very nice and cosy.

- Greg (9/5): - Nice and clean! Electric blanket was a very welcome feature for staying in the middle of winter. Easy to follow instructions for access to the room. Was more than happy to remove my shoes before entering the room, yet was awkward to do so with both the ground and the outside door mat being very wet; meant I had to use the door mat inside to stand on while removing my shoes. I'd also recommend some form of shoe rack, either inside or outside the room, to make storing shoes and respecting the space even easier.

Privacy N/A
- Linda (8/5): Very good -
- John (9/5): Great room in a great location - Very comfortable room with a comfy bed. The room was very clean and close to Hotel, supermarket and shops. Would have prefered to have parking on property rather than on street. A small couch in room would be nice,
- Sue (8/5): Great location with a private back garden area, handy to the hospitals. - Very accessible to transport, hospital and eateries if you needed/wanted to walk. No TV picture/ reception.
- Helen (8/5): A great quiet location. - Very quiet, clean and convenient to the city centre. It was unfortunate we had a power blackout for a few hours but this couldn’t be helped. Thankfully the owners loaned us a candle and torch which helped immensely.
- Helen (8/5): Very pleased , would stay again . - Very clean , stylish guest suite . Good value. Private All ok
- Merridy (8/5): Very good - Cute little studio. Much better than a motel room. Very comfy bed. Ideal for my overnight stay. Great location. Supermarket on one corner, fuel on another and a short walk to Lake Wendouree and eating options. Also close to main shopping area and other shopping centres. Great price. Would stay again. Was a little bit of noise from adjoining house during the day (but quiet at night). Parking was on the road outside the property. But it was a service road....so not too bad. May be a problem if you had a lot of luggage.
- Mark (10/5): Happy repeat visitor - Perfect location between Clarendon College, supermarket, pubs, restaurants and Lake Wendouree. Doing dishes in bathroom basin is a little challenging
- Rose (10/5): Exceptional - It was a lovely little place. All I needed for one night. Bed was comfy. Room was cosy and warm. N/a
- Graeme (4/5): The noise from the hoons with thier performance cars and motor bikes would not stay in ths area. - The general motorists traffic noise and noise from high powered cars and motorbikes until approaching 12.00 midnight.
- Rachael (8/5): Very good -
- Bernie (7/5): It suited our needs for a basic two night stay - The bed was comfortable, AirCon was needed and good Bathroom basin to small to wash face.
No facility to wash dishes, fridge does not allow bottles to stand upright. Plastic carpet protectors were slippery.
- James (9/5): Superb -
- Siobhan (8/5): Very good -
- Cathryn (10/5): Comfortable, quiet room. Very pleasant stay - Lovely well presented property. Clean and comfortable, spacious with a lovely garden outdoor area. The host was communicative and accommodating.
The unit is very well positioned with three hotels within walking distance, a very well stocked IGA 50M away and the number 26 bus goes past the front door.
Short walk to Lake Wendouree which takes about an hour to walk around.
We would stay again. Thank you to our hosts 😊 Simple breakfast of toast and juice, maybe.
Overall very happy
- Janet (8/5): Very good -
- Hayley (10/5): Exceptional -
- Kayleen (9/5): Comfortable Studio in a tranquil and peaceful setting. - The Studio was peaceful and quiet and looks out onto an amazing garden. Although it's near a busy road, we didn't hear much traffic or road noise. The studio is very comfortable for a couple and we thoroughly enjoyed our stay. We stayed at the beginning and end of our travels to Hamilton. We would highly recommend this accommodation. Thanks to Joy for providing such a great place to rest. I can't think of anything which I didn't like about this property.
- Alison (8/5): Lovely, tucked away - Very clean and comfortable. Beautiful garden. No off road parking available , rather on service road near major intersection.
- Marika (9/5): A great spot to stay for a weekend away exploring Ballarat. - Location and amenities
- Kim (8/5): Very good -
- Deven (10/5): Exceptional - Very clean, private & had everything we needed. Great for the price
- Mogms (8/5): Very good -
- Ruth (8/5): Very pleasant stay and I would visit again. - Lovely and private. Peaceful garden with table for meals. The room was large and well set out. Bathroom was a bit small with shower door hard to manage as a result. Room was only 900mm wide. Not much space for toiletries. Leaving the door open would allow more space to dry oneself with bumping into walls.
- Bronwyn (10/5): Exceptional - Comfort without any fancy knicknacks. Easy to find and access. Explanation of how to replace the key in the safe - hardly an issue at all.
- Brian (10/5): Exceptional -
- Adrian (8/5): Very good - Clean room with easy access.
- Kim (9/5): Superb - The room is surrounded by a gorgeous garden and is lovely and quiet. There was a mini fridge, microwave, kettle and a little bit of crockery and cutlery to allow for a nice breakfast.
- Ruth (10/5): Perfect place to stay, would go back again. - Lovely room, beautifully decorated. We could sit & look out over a lovely garden. Quiet.
Great hotel which served lovely meals in a short walking distance.
- Marion (9/5): A quiet location that suited my need for an overnight stay. - Location was perfect as I was attending a private function in Lake Wendouree.
I also liked the privacy of the studio located at the rear of the prroperty.
I appreciated the provision of coffee bags.
- Concetta (8/5): Perfect!! - Cosy
- Elliot (10/5): Exceptional -
- Aurel (9/5): Central and quiet. - Central location but also quiet (to the back). All fine.
- Wendy (9/5): Superb - Great location, great price, easy to find. Clean, comfortable, warm, and cosy on a rainy night. Bed was comfy, electric blanket was a bonus and I loved the coffee bags as opposed to sachets of instant coffee.
- Aurelie (7/5): Easy stay in Ballarat city centre - It was cold and it was not heated when we arrived .
Parking was not the best
- Phyllis (9/5): Very clean and private room, perfect for a night stay! - Beautiful and exceptionally clean little room and private,.. Bed was super comfy. Highly recommend..
- Nathan (9/5): Superb -
- David (7/5): A comfy studio, but a chilly bathroom and poor communication from the owners - It was an excellent location for me as I was visiting the west end of Town (Hospital). The bedroom was nicely set up, with a comfy bed and access to the patio and very clean.
The internet was fast, the desk area was nicely set up, and the air-conditioning was lovely to keep the room warm.
The owners left out some Ferrero Rocher, which was a lovely little welcome gift. The owners had practically no contact with me.
I received a standard message about how to access the property the day before my stay. When I followed up with them about the timing of accessing the property (a question about leaving my bags at the property earlier in the day), they did not respond. I attempted to call, left a message and received no response.
The patio is not private; the owners accessed it a few times throughout my stay and were able to look right into the room. Despite this, they did not interact.
The room is advertised as being soundproof, but it is not. I could hear the owners quite clearly.
Finally, the bathroom window was permanently open, meaning using the toilet and stepping out of the shower was a chilly and unpleasant experience. The bathroom sink was tiny, making it very difficult to use to clean your teeth.
- Helen (8/5): Lovely quiet studio with your own access - everything you need for your stay. - Very private studio with your own access. Well lit at night. Nothing
- Averill (8/5): Nice and easy to find, with clear instructions to a private bungalow - Clean, quiet, cozy Would like to have been able to park in driveway
- Elaina (9/5): Lake charmer - Very clean, private, warm, and comfortable, close to lake and shops. Ensuite studio attached rear to main house. However, there is no issue.
