Guest Reviews
- Topfield (10/5): -
- Martin (6/5): Would rate it as a 2/3 star accomodation - Location It’s an old property that is in need of renovation. It’s very tired and needs updating .
- Lyn (7/5): -
- Topfield (8/5): -
- Wendy (7/5): - The location was beautiful and it was close to the shops and places to eat. We felt that the cleanliness could have been better as a Nurse it is the small details that I notice.
- Riley (10/5): super clean, comfortable place to stay, good location as it is close to the shops, food, etc and had everything we neede - Loved the location, super close to the town centre nothing!
- Rosslyn (8/5): Great location and conveniences - Good TV to view football.
good hot shower
very clean and plenty of kitchen equipment instructions to operate microwave and hot plates would be good because we could not operate
- PO-HSUAN (7/5): - 房間蠻大的 隔音不好 晚上跟早晨外面鳥很多很吵
- Corey (8/5): -
- Melissa (8/5): Beautiful house, has everything you need for a 5 night stay, lovely location. - The house was a great size for a 5 night stay. It had an awesome deck with a beautiful view of the oval and swamp. The hot water and hot water pressure were awesome and the big TV provided entertainment for down time. A lovely house that we would definitely stay in again. The sound of the Corellas was hard to deal with from some of the guests, I personally enjoyed them, much preferred listening to them then the usual traffic of home. The red bin was already nearly full when we arrived so putting our rubbish in the red bin was difficult, we had to squash everything down to get it below the lid.

- CW (9/5): - A very nice three-bedroom house in a nice area. Off-street undercover parking. Good cooking facilities. Good wifi, smart TV. Comfortable. Just over a kilometre to large supermarket. Lock box made getting the key easy.. The $200 deposit and the delay in it's return. I had to request after a lapse of a week. No excuse for that.
Very poor quality toilet paper.
- Cull (6/5): - Great outdoor deck
Central location Steep driveway
Some Crockery items insufficent - 3 bowls
No tissues
Tenants responsible for dishes-some items in cupboard needed to be washed before use
- Steve (10/5): Easy - Everything Nothing
- barbara (8/5): It was a great location and lovely premises - A little hiccup but keys not in the key lock but where delivered soon after arriving arrival Door in one room very hard to open and noisy so disbursed other guests. Bed in same room needs attention.
- Madeleine (5/5): Poorly maintained property and theft of damage deposit. - Lovely view to the lake Facility took a $200 damage deposit that was NOT returned as promised, even after contacting them. No reason given.
Had to contact the manager as the entrance code was not sent as promised.
Cleaning supplies not provided
Second bedroom door not functional
Decking had multiple areas of rot
- Rebecca (10/5): - Location was excellent, house was super cute and had everything we needed in it. The owner provided mini bodywash and soaps for each guest which was great!
- Alex (5/5): - The location was nice. Despite being called a B&B, there was no breakfast.
They hosts were slow to respond on the app.
One bedroom door slides (very poorly) and has large gaps on both sides.
Not enough dishes for the number of beds.
The passive aggressive note to wash your dishes but not supply any dish washing liquid to do so.
- Holly (9/5): -
- Lipscombe (9/5): Fantastic for family stay. - Comfortable, clean & spacious for my family. Had everything we needed, including very well stocked kitchen (equipment & utensils). Great location, quite area but still close to town, overlooking water reserve & walking track. Electric blanket on bed in bigger room didn't work. Glass table wasn't ideal for family accomodation. Some information on local eateries & attractions would have been handy.
- Lindsay (10/5): -
- Sean (8/5): Cute comfortable cottage - Lovely location. Very clean Shower door was broken
- Riaz (8/5): Good spot and comfortable home - Great central location to access all major caves in Naracoorte
Facilities were good and comfortable clean house Lack of bath mat and responsiveness of the host to text messages.
- Lewitzke (9/5): Very welcoming - The location was great and had a wonderful view.
- Natasha (10/5): Exceptional -
- Rosalie (9/5): Superb - Quiet, nice outlook and reasonably close to the shopping hub
- Krysty (9/5): Superb -
- Mischa-louise (8/5): Very good - The house was nice, great location but I would recommend that you update your photos, due to the furniture upgrade/changes. The sliding door in the lounge/dining needs a blind or curtains for privacy.
A washing basket would be handy, as well as a dish rack so that wet dishes have somewhere to dry. Plastic bowls/plates and cups would also be handy for young children.
- Romana (7/5): Beautiful views, cosy feel - Location, size of the house, bunkbed, beautiful balcony views, facilities Towels could have been newer and a hair-dryer would have been handy, but otherwise all great!
- Laell (9/5): Peaceful, easy access, close to town (short drive). Has everything you could need. - Very peaceful setting close to town. Everything you could need for your stay. Easy access. Great water pressure. Naracoorte caves were a must see. Local pub food was excellent. Bed in the main room was slightly hard but some people like this and there was other beds to choose from.
- Raelene (7/5): Had a great time in Naracoorte and enjoyed our stay - Location was good, spacious and good kitchen, dining area. Could have been cleaner, bugs on carpet, dirt on toilet floors, very small shower, only one tea towel and one hand towel. floors vacuumed but not washed only tiled areas so all socks very dirty. Some screens not bug proof, no bottle opener. Maybe bigger BBQ for family
- Raj (10/5): Exceptional -
- Manfred (5/5): Did the job, but will not return (not value for money). - Ease of access
Quietness of area and property.
Large 4K TV
Large deck area
Beautiful parkland opposite to explore
Close ro city centre Lack of equipment eg: only two forks available
Is guesthouse, not B&B, no breakfast provisions available
Injured my knee when the legs of chair I was sitting on, went through rotten part of deck
Beds were squishy and not sturdy.
Long blonde hair found on towels, bed linen aopeared stained
$150 cleaning fee, however.guests expected to leave house in clean condition or pay more
One week return of bond
- Sue (10/5): Lovely house, with a good central access to everything - Great view
- Andrew (10/5): A great place to stop on our way between Melbourne and Adelaide. - Fantastic location just a short walk to town and the local high street. Everything we required and great communication from our hosts making this a stress free stay. All 6 of our party (3 couples) were happy with our stay. Nothing.
- Kym (10/5): Communication was excellent would use you guys again. -
- Leanne (8/5): Enjoyable - Loved the location.
Lovely comfortable home. Only negative probably just some curtains on front window.
- Mark (10/5): Exceptional -
- John (5/5): Pleasant visit soured by poor communication and slow refund of Bond. - Property takes a Bond debited prior to stay. Took 10 days and two requests before we received refunded Bond. Business did not acknowledge or reply to Communications seeking reimbursement. We could accept that a damages Bond be charged to Visa if an issue arose. Taking Money in advance and slow refund/ lack of response to messages was not a good tactic by this Property Manager.
- Renee (10/5): Exceptional -
- Rosalyn (7/5): Easy and comfortable house - Three bedrooms Kettle didn’t work and the beds were not very comfortable, especially the second bedroom queen bed, was very wobbly! The bedside light in bedroom one was not user friendly either..
- Gail (8/5): Comfortable, bright and open home. Lovely location. - Cheerful and well set up. A couple of minor issues as it is an older house that has been renovated.
- Matt (10/5): Exceptional -
- Debbie (9/5): A beautiful weekend family catch up. - Panorama B&B is a lovely home with beautiful views and lovely quiet area.
The view over the park and walking track was great.
The house has everything needed to enjoy the stay.
- Roslyn (6/5): Good as far as sleeping facilities but not great cleanliness in kitchen also a bit short on supplies provided - Sleeping facility was good Only one bathroom and kitchen cutlery crockery wasn’t clean
The blind in twin bedroom fell on one of our party’s head
- Heidi (6/5): Pleasant - Very pretty location. And quiet.. could hear the frogs and birds in the swamp across the road Dishes not clean, cutlery greasy. No telly in the bedroom, sofas uncomfortable to sit in for long periods.
- פרי (9/5): Superb -
- Yen (9/5): Superb - The location and abode were great We couldn't work out the microwave. It wasn't the start button for 1 minute. The kettle was kind of icky, but we were only there for 2 nights, so weren't too fussed
- Michael (10/5): Exceptional -
- Jackie (9/5): Superb -
- Zayne (2/5): Predatory behaviour. - Good location. TV was much better than the photos. Bathroom was clean and good supply of towels. Kitchen well stocked with utensils and pots. Predatory "cleaning" bond collection on the day of arrival, need to submit a credit card to receive code for the key box. Cleaning bond not mentioned in terms and conditions. A damage bond, which is mentioned, explicitly excludes costs for cleaning.
- Nicholas (8/5): Convenient, easy, good location - Easy check-in Lacked a welcome touch
- Lyn (8/5): Very good -
- Angela (7/5): Tranquility and comfortable, but have room for improvement - Spacious, kitchen well equipped, free car parking Tumble dryer and some lighting did not work. No hot water at late night. Wash basin water tap dripped. Needed to ask the host for the code for key box lock and WiFi password. Booking.com did not inform me direct the instruction of collecting door keys.
- Raquel (7/5): Lots of strange noises, left early - Location was fantastic. It wasn’t the most comfortable, the lounge was hard, small and terrible. Blinds would have been welcomed.
- Jack (10/5): Exceptional -
- Melissa (9/5): Superb -
- Jenny (10/5): It was a lovely house, and a beautiful & quiet spot to relax. - Beautiful outlook from the balcony, was clean and well furnished. The host was quick to respond to questions about the wifi and laundry. Bathroom and toilet probably due for modernising to match rest of house.
- Kashish (7/5): Good -
- Nagoria (7/5): Good - Nice location, Toilet should have facility to lock from inside.
Mattress quality too low to get peaceful sleep.
- Nick (3/5): I would not recommend this property to anyone, had I read the reviews properly I would have chosen not to stay here. - The location was great, right near a lovely lake with a nice walking trail. The property was unfortunately dirty. The floors were not clean, the crockery and cutlery in the cupboards were dirty with left over food bits stuck to them, there was long hair in one of the beds and hair in the shower! This was VERY off putting and my son ended up sleeping fully clothed on top of the bed. There was also a musky smell as soon as you entered the property. No curtains in the living and kitchen areas is also very impersonal and uncomfortable.
- Geoff (8/5): Very good - Location. Bedding and pictures. (Would have liked a DVD player)
- Michele (4/5): For what we paid we are extremely disappointed with the property. - The location of the property was handy for the reason why we were In Naracoorte and we loved all the surrounding wildlife 1. We couldn’t get into the property at the time it was supposed to be available due to the cleaner still there. So we had to waste time driving around while we waited.
2. When we did arrive the floor hadn’t been vacuumed or mopped and was extremely dirty. Within 10 minutes of being their by baby daughters knees were filthy.
3. A passive aggressive note about cleaning the dishes was found in the kitchen however the sponge looked like it has seen better days (see photo) and there were no tea towels to be able to dry them with.
4. There were cobwebs all over the deck which we had to sweep ourselves
5. The listing stated air conditioned however one split system in the lounge room is definitely not suffice and only one pedastool fan available
6. The dining table is extremely dangerous and needs to be changed ASAP before someone is hurt by it.
Upon reading other reviews it has become apparent that most of the issues have been raised previously but clearly not taken on board by the property management/owners. I have stayed at many bed and breakfast’s and I would definitely say this one was fairly disappointing in the fact of how much the stay cost. The price of this property is ridiculously above what you get. In saying this we did ring the management and get an answer and delivery of tea towels and a bottle of wine. I hope the management/ owners take the feedback on board and make the improvements. I would say that the advertising of the property is not a true accurate representation of the property and we wish we had read the reviews before we booked our stay. If this was a $200 a night accommodation I wouldn’t be so scathing. Need to be more realistic to avoid disappointment.
- Todd (10/5): Exceptional -
- Carolyn (6/5): Comfy beds, easy to to find, good for short stay - Location to the Hospital was good, easy to get to, which was the reason for our stay.
Beds were comfortable Dont want to sound like a whinger but
(1) Hated no blinds/curtains over the lounge windows on to the street, very impersonal, cars passing in the street could look up straight in, No window covers in kitchen either. Very uncomfortable. A lot of light coming in early morning so kids up early too
(2) Not suitable for those with bad backs or knees, lounge suite is way too low hard to get in and out of
(3) would like to have seen the property presented a bit nicer on arrival, kitchen windows washed and leaves and debris around the entry door cleaned up (which was trampled into the house while unpacking)
(4) would be concerned with kids playing outside over summer and snakes
- Bonnie (10/5): Exceptional -
- Patrick (7/5): The name of the place is misleading. It is NOT a B&B!! That needs to be changed! - There was no bed and breakfast despite the name of the place. Hence the name of the property is MISLEADING!!! We could not find the wifi details inside the property and I had to ring the owner to get them but she was not that helpful as she claimed the details were on the fridge which were not. She told us we could find the password somewhere else [which we did] but we had to check all the wifi names and try them all before we could find the correct one.
There was no tea towel available to dry the dishes. We used clean toilet paper to do the job.
- Christine (7/5): It was OK for an overnight stay . - Loved the big TV. The beds were bouncy. The kitchen table moves.
No continental breakfast. Just an open packet
of cornflakes. No wi-fi.No reply from host
- Price (9/5): Superb -
- John (7/5): Overall good apart from the beds, needed better outdoor furniture - No breakfast Single beds were fine the queen/double beds are very soft
- Janette (8/5): Very good -
- Waimarie (9/5): Superb - Good. Close to a park
- Sharon (5/5): Okay - Great house nice area Hair in the bed
Pillow were yellow under pillow cases
- Belinda (10/5): Exceptional -
- Hope (7/5): Good - Location was great, good value for money and the netflix was an added bonus. The cleaner may have forgotten to vacuum but aside from that, it was a comfortable stay.
- Natasha (8/5): Very good - Convenient location, well equipped, plenty of space
- Christine (6/5): Pleasant - Very clean and comfortable
Lovely outlook No sensor light in the carport to be able to see to unlock at night
Dining table was a hazard - not stable and the corners were treacherous for small children
Would have liked the basics that come with a motel room - more tea bags, long life milk, tissues etc
Looked up two web sights - both advertised continental breakfast
- Bessie (8/5): Very good -
- Bessie (8/5): Great House, Great Location... will be booking again when working down that area again -
- Laura (8/5): Was great - Very spacious home, great deck, nice outlook, lots of bathroom amenities, quiet area opposite a lovely park. Would be good if the shower didn't keep dripping, beds could be firmer, couches not very comfortable, bedding needs freshening up.
- Nelson (6/5): The most may not be able to fix the salty water but the shower head needed to be fixed. - Location was close to the caves. Shower head was heavy and broken and fell on head a couple of times that may cause serious injury to the head, the face or anywhere of the body.
Drinking water was a bit salty. Water from nearby restaurant and cafe were normal.
- Aidan (9/5): Superb -
- Katrina (7/5): Overall it does the job for a quick stay, however pretty expensive for the quality and location - Rooms were a good size and house layout was good. undercover driveway parking is a plus, however we found it difficult to find in the dark. good communication from the host. couch wasn’t comfortable and the bathroom is pretty old
- John (7/5): Good -
- Vanessa (6/5): would love to stay again if it were cleaner - the size, air conditioning, location, freshly painted, views The kitchen was dirty, there were no dish cloths and no dustpan
the fridge and oven were dirty, the kitchen cupboards and cutlery drawer were dirty, there was rat poison left on the coffee table in reach of children. there is also a dripping ceiling in the dining room near stone feature wall.
there were no instructions ( that I could find) for the Tv, oven, microwave etc
- Michael (7/5): Reasonable accommodation for a family of 6, but poor communication by host - Great location, lovely view over park, clean and tidy. We contacted the host in the morning and were informed that the code to the key safe would be sent through by 2pm. We arrived close to 2pm, but still hadn’t received the code. After waiting for about an hour, we rang again and were finally given the code! We have never experienced this sort of problem with any other AirBnB. We were also charged an additional $21 — we wrote an asked for an explanation, but have still not received a response. Communication is clearly very poor.
- Andrew (4/5): Disappointing - nice view and good location tap was leaking in bathroom
no curtains in living room
glass top on dining room table not attached - very dangerous for kids, nearly came off multiple times when someone lent on it
not enough dining room chairs for paid persons to eat as a family
lounge chairs were uncomfortable, you could feel the wood when sitting on it
bed head not attached to bed in second room
electric mattress too small for bed, when laying on bed you could feel the controller
not enough heating in bedrooms
- Cara (5/5): Nice location but overall quite disappointing - The view was lovely. The space in the overall home was great. Location was perfect, big park across the road and nice a quiet. Water pressure in the shower was great and nice and hot. First impression as we opened the door was it stank, and the smell did not go away despite opening all of the doors to let some air in.
The floors were perhaps swept but definitely not mopped, we spilt a bit of water and when we wiped it up, the cloth was black.
Had to message the host multiple times to find out how to get into the property which was very unprofessional and frustrating.
The lounge was terrible, despite the accommodation suiting 6 people, could only fit 4 on the couch and 4 at the dining table.
Whilst the tv is great, it is ridiculously big for the space, we had to move the couches back to make it somewhat comfortable.
The sliding door into the bedroom got stuck so that was fun at 6am trying to get out to use the loo.
The kitchen, all the cutlery had a slimy feel, we had to rewash everything as it was not clean. And the dish sponge was used! In this day and age with covid and everyone being conscious of hygiene, this is deplorable. Not happy as we had just been to Woolies to have to go back. The peeler barely worked and none of the knives were sharp enough to cut a carrot.
The bathroom, light above the mirror doesn't work and one of the heat globes doesn't either. Cold tap drips in the hand basin. Shower is tiny, luckily my 6'3 husband stayed home as there is no way he would have fit.
Having no window covering over the sliding door made it cold and not very relaxing, had this feeling of being watched.
Overall, glad we only stayed 2 nights, would not recommend to family or friends. For the price we paid, 100% expected a lot more.
- Miskeen (9/5): Superb -
- Rebecca (9/5): Superb - It was a lovely place to stay. They were just a little late for it to be available to check in and we had to wait around.
- Gabi (7/5): Good -
- Nicole (8/5): Very good -
- Geoffrey (8/5): Very good - Spacious and modern accommodation. Massive television. Well stocked. Bedrooms were a bit hot in summer.
- Nipunahh (10/5): Beautiful spacious little property with a nice view. 10/10 would recommend and visit again. - Had to message the host for the code for the lock box. But he replied fast. Property wasn't clean enough. There weren't any garbage bags. Bins were overflowing.
- Georgia (8/5): Very good - the house was close to town & comfortable. Great for a family.
- Dance (8/5): Very good - lovely inside, bathroom outdated, towels and bedding old. good amount of space though. outside needs a bit of work. lawns were very overgrown. no contact was made about getting into the property, we had to call to ask for details.
- Alexandra (4/5): Disappointing - the bed was comfy could of been cleaner
- Erwin (8/5): Very good -
- Mark (9/5): exellent value comfortable and clean - price and cleanliness driveway not good for low vechile s
- Raelene (9/5): Superb -
