Guest Reviews
- Angela (7/5): Modern, pretty. Required further heating options for the mountains. - Beautiful, modern property, located about 5 months drive from katoomba shops, and close to ha ha falls which was stunning No heating made available in loungeroom. No air conditioner. Fireplace present but no wood available or other things to start fire so the plunge room was cold once sun went down. We stayed at house in April.
One bedroom upstairs also didn’t have air conditioner for heating and that room was cold also.
No tv in main lounge room, though there is one in upstairs lounge.
Set out was strange with no entry signs to areas where rooms were locked. Couldn’t access garage, not s big deal.
- liang (10/5): Great - The backyard is quite nice

- Nancy (8/5): Spacious and sufficient for our family of 11 - The house was very spacious for our extended family of 11. The beds were comfy and all rooms made available to us. There was plenty of cutlery and crockery and seating for everyone, and having a washing machine was helpful.
The house is only a short drive to shops, restaurants and the main attractions.
Communication with the property manager was very smooth and efficient. Whilst the house was cool on the bottom floor despite the very hot weather, the top floors were very hot and humid and with no airconditioning in the house it attracted insects at night especially in the bathroom. This was warned to us on messages stuck on the wall that being in the bush there would be more insects however having air-conditioning throughout the house would make it a more comfortable stay for the hotter days. It did however cool down quite quickly in the early mornings.
Whilst there is a TV on the top floor and one couch, having another TV on the bottom floor would be a bonus given the number of people staying at the place.
- Jacinda (10/5): The stay was very pleasant. - The property was located in good location. Beds are comfortable and the rooms are spacious and clean. Bathrooms have large bathtubs and modern fixtures. Shampoos and conditioners, body wash (even had for kids) are available, which I thought was very thoughtful. The ad for this property mentioned it’s a 5 bedrooms house but in fact only 4 bedrooms were made available for us to stay, one of the bedrooms was locked. This made it awkward for our family as we thought we had the 5th bedroom as indicated. I thought this is misleading! As the prices we were comparing with other properties was for 5 bedrooms and not 4, which is quite expensive. Secondly no where in the booking indicated security deposit for the booking, yet upon release of the check in details, I was asked to pay $300 deposit. I am yet to find out when this will be released back after we have checked out the property keeping it in the condition we came in.
- shin yi (10/5): 好👍 - 全都很好 要放点暖气,和烘干机要换,用不了

- Alexandra (10/5): We had a very comfortable stay at The Roses House - Spacious, clean, comfortable, peaceful ! The house had everything we needed Everything was perfect
- Vincent (6/5): Great place for big family group and great location but seems to be neglected. - Location and bedroom facilities Lawn was to long and was not cared for,
Have to wait to lock the front door
Found pill’s on the floor in en-suite bed room.
Bathrooms had broken toilet roll holders
- Elizabeth (7/5): - The house was spacious. The bedrooms were large with desks and chairs. Bedrooms 6 had a TV, this was the only bedroom with one. The beds were very comfortable. Beautiful birds in the gardens. Finding dirty tissues in the bedside table in one of the bedrooms.
The barbque was also dirty so we could not use it. There were no garbage bins in any of the bedrooms or bathrooms, which would of been nice, there was also not garbage bags supplied, this I think is a staple in any kitchen, having only I bin in the kitchen with a liner in it.
- Helen (8/5): - The house is nice, everything you need is there. We needed an extra bedroom for my mother, one phone call and it was settled. Nice staff, replied quickly if needed. One bathroom was not so clean and in the kitchen not all utensils, pots and pans and crockery were clean. We washed what we needed, so no problem for us, but you expect different.

- Jas (7/5): - This house is spacious, modern, close to Blue Moutains and is suitable for a big group. Very easy to check in and the location was quiet. The play area upstairs is great for young children. The house is big but it doesn't have central heating, only a fireplace downstairs in the living room and small portable heaters in the bedrooms - it was still very cold in September,we were not be able to stay in the living areas for too long. The hot water mixer in the downstairs bathroom shower couldn't be turned on so we could not have 3 bathrooms to share between 8 people. The water got cold for some people during shower even though we spaced out to take a shower. The floor was a bit dusty.
- Kylie (7/5): Fabulous time except for not getting the 5 bedroom house as expected! - How clean and tidy it was We were 1 bed short for our group. Two were forced to share a bed!!! Booked a 5 bedroom house and only 4 bedrooms were opened. Management wouldn’t open up the 5th room. Caused a few problems.
- CS (9/5): Family trip away to the Blue Mountains - This is a very spatious property with two lounge areas and the general set up was comfortable. The manager/owner provided very clear instructions and details to the house. The weather LOL
Other than that this was a very comfortable space.
- Geoff (7/5): A well positioned, very comfortable place to stay - Location was quiet and peaceful. A more accurate description of how much of the house was available to us. The listing didn’t make clear that the WHOLE house was only available for more than 9 guests.
- Joyce Yow (8/5): Great. - The house is spacious and great, with a play area for young children. There’s also a fireplace, though it may not be enough to warm the entire house. The location is a bit far from town, but it’s very suitable for family gatherings. We would have enjoyed it even more if we had stayed longer!
- Ryan (9/5): Great location, great facilities, large space to host many people comfortably - Location was right smack in the middle of the Blue Mountains, ample parking space for two to three cars. The property itself is huge, and can definitely accommodate up to 10 people comfortably. Love the huge kitchen to make dinners/breakfasts, and the fireplace during winter is a nice touch. Beds are comfy and sleeping rooms have electric heaters in case it gets too cold / hot.
- Papallo (8/5): Spacious, open-plan and modern house, clean and very close to the main town of Katoomba and Leura - This house is modern, very clean, with comfortable beds, great quality towels. The bathrooms had lovely showers. Well equipped kitchen, working oven, comfortable lounges, the place is extremely spacious. The heating (wood-fire in main living room and a few small heaters in some of the rooms) was inadequate; especially for Blue Mountains in winter. The house being open-plan is extremely difficult to heat. It would be great if they could find a way to close off the corridors and different areas within the house. (extra doors or curtains) The house contains no central heating or aircon. If you decide to book this house with all it's wonderful qualities, be sure to bring a few heaters and electric blankets for your comfort.
- Vicky (9/5): - The property is kids friendly. The living room have fire place to keep you warm. The only thing I feel disappointed is only 4 bedroom open for 9 people. We expected 5 bedroom for 3 wife and husband and mother with son, one single but end with one person have to share with the other wife and husband 😒

- Irish (10/5): Exceptional - The property was beautiful and clean. It was peaceful and the cozy. The host was accommodating and quck to respond. N/A
- Laura (10/5): Exceptional -
- Michelle (10/5): Wonderful weekend! Would recommend staying! - Beautiful spacious home! Perfect for extended family catch up!
- Shawn (9/5): Superb -
- Vartika (9/5): Excellent property in Katoomba - It’s a new nicely kept property. Has all amenities.
- Vicki (8/5): A spacious house - The house is spacious and homely. The rooms are large and well appointed. There was good parking and a great dining table. The house was so cold. Even though it is November, the temperature was 12 degrees, and there was no wood for the fire. It can be cold any time of year in the mountains. There is no heater provided. The house needs a good clean, from the cobwebs on the front door to the oven.
- Jjj (8/5): Very good - The house is big and there are many kitchen utensils, so it was good to cook.
very cozy and comfy. No ducted heating but there is a fireplace.
- Kylie (9/5): Spacious and comfortable - Spacious. Rooms were large. Nice and warm with the fire and electric heaters in the rooms. Nice breakfast area.
- Eddy (8/5): Very good - Charging more than expected contrary to booking info
- Sapir (2/5): Very poor - Good location Very very cold!! And very dirty
- Dania (10/5): Exceptional - It had a great calming feel, beautifully set up, clean, peaceful place, the best part for the kids was the playroom and for us adults the fireplace.
We had a great time with the family and the kids loved it and called it a Barbie dream house. The only suggestion I have is that they remove all the fine china and breakable items from the play room to make it more kid friendly without having to worry about the little ones touching or breaking them.
- Panutda (7/5): lucky it was only 1 night - good location & big enough to accommodate big group it has wooden floor, so it make noises everytime you walk around, pretty noisy and it didnt clean properly, floor wasnt clean. Not enough heater, it should have heater in every room. Not enough kitchen equipment. And this accomodation has too many ‘rules’ that they dont mention in the websites(we used booking.com), they sent us the ‘rules’ after we checked in online. Dont do this, dont do that, extra charge for this, for that, too many!! and last but not least, the owner was not nice.
- Aravind (8/5): Very good -
- Penny (7/5): Good - Large space The kitchen is dirty and limited facilities,eg only a few pieces of paper towel left, no dish washer detergent available
- Andy (9/5): Superb -
- Ngoc (9/5): Superb -
- Lo (9/5): Superb - The house is spacious and spotless clean. The staff is very nice and willing to handle our request even beyond normal service hours. Our stay at The roses house is perfect.
- Michele (8/5): Great family get together in a family friendly house ! - Great lace for a family get together , very spacious , comfortable beds ! Could have had more heaters in rooms .
- I (10/5): Exceptional -
- Ma (9/5): Superb -
- Baron (10/5): Perfect stay-cation for families and exceeds expectations! - Beautifully decorated house, absolutely clean and spacious. The family including the kids enjoyed every bit of it. Perfect location, close to all the main attractions.
- Kay (9/5): Comfortable spacious house. - Plenty of room. Big house with private bathrooms. Dishwasher was dirty. Not enough wood for the fire. Had to request extra heaters.
- Sarita (7/5): Good -
- Peter (9/5): A very good house overall. - I liked that there were hooks in the bathrooms, which is very rarely the case.A very spacious and well furnished house. Quiet residential area. Plenty of toys and games for the kids. There were several TV-s in the house, but they are almost useless, you can only watch freeview tv on them. There were some DVDs but no DVD player. Nothing for the kids to watch.
- Warren (9/5): wonderful house for 2 families - Beautififul and spacious house. Modern and comfortable with superb furniture and beds a heater in the bedrooms would have been good. BUT it was only MARCH, And got unseasonably cold early
- Ainy (10/5): The place is clean , organize , homey , suitable for big family , had a lot of room . I like the room upstairs.. Victori - Excellent… Nice place … nice kitchen .. Quiet drive in … but it’s ok … need transport
- Penny (7/5): Good -
- Lyndal (8/5): Very good - The disposable paper pillow slips on pillows. I understand that it is a hygiene thing, but it is pretty awful to sleep on.
- Gary (9/5): Superb - Nice big space which could easily accommodate 2 families, including all the amenities that made it feel very much like home Upstairs bathroom cornice could be repaired, other than that, both bathrooms were nice and modern and clean.
- Yvonne (5/5): Passable - Good location, clean kitchen utilities I understand that there are a lot of bugs because the house is surrounded by the Blue Mountains. However, the insect screens were not the right size, so many different types of bugs came in through the gaps, so the one bedroom was overflowing with bugs. We gave up to sleep there and slept on the sofa. And there was no fan or air conditioner anywhere in the house. The weather was very hot, but I was embarrassed because I couldn't open or close the window.
- Jackie (9/5): Superb -
- Anonymous (10/5): Exceptional -
- Peter (9/5): Superb -
- Mel (5/5): Passable - All the signs in the house were too much. Made the experience uncomfortable
- บุญทวี (9/5): Very good - Should prepare how to use fireplace and prepare more heater machines.
- Trung (9/5): Superb - It was a great house, spacious, plenty of bedroom. Love the fire place. The floor and plates, cutlery needed a clean. The floor was dusty a bit. Besides that, it's all good. I would rent this place again
- Steve (7/5): A good option for families as the children and spend time together in their own area. - N/A Having air cond would be nice to bring the house up to a comfortable level upon arrival and maintaining that level.
Not all blinds were functioning correctly.
- Louise (10/5): Exceptional -
- Louise (10/5): Exceptional -
- Joaquin (10/5): Exceptional - The house it’s beautiful and really spacious! We had a very nice day in the blue mountains I didn’t hace any problem at all. Everything was in perfect condition.
- Sunhwa (8/5): Very good -
- Catherine (10/5): Exceptional -
- Anonymous (7/5): Good -
- Rupesh (10/5): Exceptional -
- Chris (8/5): Perfect base for a large group to explore the upper mountains - spacious, comfortable and modern. The steps and pavers leading to the entry need work. it was wet while we’re were there and two people slipped over.
- Andy (10/5): highly recommended, excellent stay - very clean and new, excellent facilities and amenities a bit far away from shops
- Anne (8/5): Very good -
- Adalat (8/5): it was nice overall. - nice garden, enough room for us too close to neighbours, for a holiday night, hard to keep kids quiet.
- Anastasia (10/5): relaxing and peaceful - Big house can host a few families nil
- Liz (8/5): A great house for an adult family group to stay with lot of double rooms for couples. - We had to ask for a heater as the evenings were cold. The ensuite shower flooded due to the drain being blocked by hair. Another shower was not far off blocking too. There was some visible dust under the beds in one of the bedrooms.
- Di (5/5): Passable - big house in good condition dirty house
- Portraits (10/5): Exceptional -
- Vera (8/5): the house is nice, clean and modern. it’s good to stay in the warm day - clean, a lot of space not enough woods for the fry place. it’s cold in the living area. all the heaters in the bed room heats up very slowly.
