The beds were comfortable
Large kitchen dining lounge room great with family members That the front door didn’t have any way of locking it from the inside dangerous when staying with toddlers as the can easily open and get out onto the main road
Bathrooms floors and showers were mouldy and dirty
No toilet in the top level inconvenient for bathroom runs through the night, navigating the stairs with children through the night half asleep is very unsafe for everyone

Off Street parking at rear of premises ensured security for our vehicle.
Good communication channels with hosts. We are two elderly couples so we found the walk to shops and harbour challenging, but our fitness emproved because we made effort.😊
Layout of house - was a bit weird. Steep flight of stairs to kitchen, living room and two bedrooms - was OK but could be improved with the addition of a bathroom or toilet. Not good for elderly or people with mobility issues.

- Lynette (9/5): The perfect house for your Hobart holiday. - The house offered everything our six-person, three generation tour needed. A standout was the bedding; it was plush and cosy and wonderful. It was like the best hotel We loved the spacious dining/kitchen/lounge room. The kitchen was very well equipped with loads of bench space. We never expected Miele appliances but that is what we got. The house was obviously very old and had been renovated. It would have been nice to have ensuites but considering the age of the building, the laundry, bathroom and toilet facilities were fabulous. 75 Patrick Street is an excellent location. It was easy to get into town or out to the highway for day trips. And the neighbourhood was quiet. We would recommend it in a heartbeat. The teenagers were so pleased that the wifi was excellent. Narrow driveway and small backyard were awkward for the size car we had to have, Hyundai Staria. It would have been nice to have been warned about that when we booked not just before we checked it. Although it is desirable to go paperless, sometimes it works better to have a hard copy of local information and a local map. Google is not perfect. For example, Google sent us to the middle of town for a supermarket when there was one much closer which we found the day before we left.
- Biplab (8/5): - it is in the main city and very close to the harbour. you have everything near you. it has very big dining+lounge +kitchen area, which we loved most. there were no mirrors in the bedrooms, no toilet on the 2nd level. owner should put mirrors on the bed rooms atleast.
- Lai Yee (6/5): Stay in Hobart - The house is huge with most of the things you need. Beds are comfortable and cozy. Privacy is a plus point as the main door has a one way mirror glass which strangers cannot peep in. Has several eateries within walking distance. Heater not warm during cold days, no air-con and not enough fans for all rooms when our stays consist of 2 days when heat wave strikes.
Not easy to use the dryer, have to clean fluff filters and airways after very use.
Asked for one more towel for 6 guests since we stayed for 4 nights but host only provided 4, so ended up 2 of us had to use the same towel for 4 days.

All bathrooms on bottom floor inconvenient at this price point.
The bathrooms were very cold with no heating. This was tough for our family coming from much warmer climates!

Heater in the living areas and 4 bedrooms. Two toilets and 2 showers, three rooms in total, but in winter, there is no heater at all in the showers, freezing before and after shower.
DVD collection great but we could not find the DVD remote so couldn't use it.
King bedroom on the ground floor, blinds are broken, blinds would not close so not alot of privacy as the room is in front of main street with lights.

- Barry (6/5): - The house overall was good, however, it's advertised as a four bedroom, three bathroom house but it's really only a two and a half bathroom as the third bathroom is only a toilet and no shower or bath which is what we were looking for.
The other thing we weren't happy with was the fact that only one of the bedrooms had a wardrobe which meant that there was nowhere to hang clothes for a weekly stay.
The lounge and kitchen area was very good and the kitchen was well equipped, although not enough dishwasher tablets to last a week.

- Diane (7/5): A property which was within a 20 min walk to shops, wharf and other attractions. A basic but affordable property for lar - We were a group of 6 women and the hosts were very obliging. Beds were comfortable with warm bedding. The lounge, dining and kitchen were spacious with large with comfortable lounge and dining suites. Plenty of space for the 6 of us. Small issue would be the thin venetian blinds on all the bedroom windows which kept little light out, especially the upstairs bedroom which was very bright as soon as the sun was up.

They have a driveway, however it is quite narrow and they have a big pa - Location was great as it was close to everything we wanted to go. The curtains didn't close properly so there was always sunlight during sunrise and the traffic lights would light through our rooms.

- Jazryl (8/5): Winter staycation at Hobart - The agent provides a portable heater the next morning after having conversation over the phone that the toilets are really too cold for us as we are from an all year round summer country. We are not used to winter. I didn't know that this place was converted from an office to residential. There isn't any toilet on the second floor where most of the bedrooms are. It is very inconvenient especially in the middle of the night.

Would definitely stay again. Not a 'game changer' but no wardrobes or clothes hanging space in the upstairs bedrooms, a portable hanging rack or stand in each bedroom would have made it perfect.

- Maxine (7/5): Great place for large groups of fit people. - The location was excellent!!! A walk to most places we wanted to go. The property main living area was massive! Great for large groups with some extra smaller areas for people to split off too. Reminded me of a luxe backpackers by its size. Beds were very comfy! A floor plan lay out. Whilst the photos did show stairs, we did not realise that ALL the bathrooms were on the ground floor which was a different floor to the main living. We had 70+ year olds with us, so they took the ground floor bedroom but still inconvenient for the rest of us. The blinds, all let so much light in! We woke early each morning because of the light , and to watch tv in main lounge the lights reflect from the windows as blinds were all see through.

- Sally (8/5): I am happy with the stay as it had accommodated our group sufficiently. However, it was misleading to advertise as 4 b - It was clean and spacious and provided all basic necessities. Property owner is friendly and approachable. The bathrooms locations were not convenient as it’s at the back of the house on the ground floor and two other bedrooms were located on the second floor.

- Teresa (8/5): Overall Good Stay - Great location to the CBD The house was good and spacious Room for everyone The steep stairs and all the bathrooms being downstairs it would have been good to have at least a 1/2 bathroom upstairs for the convenience and not having to go downstairs every time which is quite a hike The stairs were a real concern being small and narrow, not good for elderly and the bigger frame people but loved the space The back room downstairs would had been good if it had a door on it off the hallway as that room was cold and had no heating

Thr check in and check our procedures wre seamless..The beds were really comfortable and it was well equipped. It wasn't too far to drive anywhere. Close to the city centre and to Constitution Dock abd Wharf. The communication between the hosts was exceptional, and they even checked in via text to check that we had arrived safely and to let them know if we needed anything. Lots of suggestions about where to eat and places of interest. The fourth bedroom wasn't really a bedroom & it only had a sofa bed in it. You also had to walk through it to get to the bathrooms. It would have been good if their was a powder room upstairs. There were a lot of rules and I supposed thst they have encountered everything. It I'd all in writing sk I guess you can't say you didn't know.

Enough cutlery crockery for all guests including extras for dinner. Bathroom with out laundry leaked water all over floor. Washing machine and dryer instructions need to have as the first instruction turn on to open doors. Doona covers were like paper and not that comfortable to sleep under very noisy when rolling over in bed.
